Your Association is governed by a Board of Directors comprised of 15 REALTORS® members who serve 3-year terms and are elected annually by the general membership. The Board is responsible for providing the overall direction and strategy of the Association, setting the strategic plan, approving the annual budget and creating and revising policies. We are looking for members to serve in leadership roles. We currently have 5 openings available ( 2 Directors, 1 President-Elect, 1 Treasurer, and 1 Secretary). PRESIDENT’S MESSAGE As we reach the middle of the year, I couldn’t be more proud of our membership for being so involved with our, or should I say their Association. We are seeing exciting things happening in our community and it is encouraging to see that our membership truly has a voice in our community. The participation in our REALTOR® Care Committee stands out, whether as a member delivering food through Meals on Wheels, or perhaps you donated food items in our recent food drive, or contributed a suitcase to assist a foster child. Global interest is up, with more and more members becoming educated, as evidenced by the Certified International Property Institute, held this past week June 24 – June 28. Prior to that, an OSCAR delegation made its’ first successful trade mission trip to Canada. OSCAR members are local, regional, and global! Many of our newest members participated alongside other experienced and longtime members in the REALTOR® Leadership Program in mid-June. Helping each other grow and learn builds a stronger and more resilient community of REALTORS®. As you read about other REALTORS®, whether in our monthly newsletter, or in the local community paper, just know if you are not an active member in your community, reach out to us to find out how you can become more involved as well! While we’ve made great strides in our legislative efforts, the REALTOR® Party, through the REALTORS® Political Action Committee (RPAC) requires our continuous presence and leadership in protecting and promoting the traditions of home ownership. We can celebrate in the fact that we are half way to meeting our local RPAC monetary goal. But remember, we are HALF WAY there, and so, just like with all great activities, events, and classes to come the balance of this year, let’s stay motivated, energized, and excited that we are all moving Together Towards Tomorrow! I encourage our membership to keep up the momentum as we are evolving into a more robust and active organization. Don’t let up!

Each month a different question is asked and REALTORS® are asked to answer based on their past experiences. Each month the prompt will change, allowing you to submit multiple stories. Being a member of the National Association of Realtors means you hold yourself to a higher standard. The REALTORS® Code of Ethics and Standards of Practice set you apart from those who are not members by establishing objective, enforceable ethical standards that govern the professional conduct of REALTORS®. Every two years, REALTORS® are required to take the Code of Ethics course. The deadline to complete the course for the 2019-2020 cycle is December 31, 2020, but please don’t wait! RPAC Committee The RPAC committee was pleased to see such a great turn out for the first Latin Fusion event held at the Association. Despite the off and on rain showers, we still had over 100 members in attendance, many of which were new members. During this event, our members were able to learn about RPAC and how it affects our industry while enjoying great food, cocktails, and the musical entertainment of Junno Faria and Friends. They really had everyone on their feet and moving to the music! This fundraiser was a huge success and we could not have done it without our staff, affiliates, and members (who donated many of our auction items). The TINA CAMPBELL auction items alone raised over $2,300! Our goal is $81,000 this year and we are RPAC COMMITTEE CHAIR pleased to have already met over 50% of it! We appreciate the members that have signed up for the Nifty 50 Club and Major Investors that contributed to our goal. We’d like to also thank our sponsors Homebridge Financial, HWA Home Warranty, Oliver Title Law, and New American Funding along with NAHREP for supporting and partnering with us on this event. We’ve got another great event coming up that will promise to have you “traveling” to bigger adventures. We will be sending out more information via our weekly email communication, The REALTOR® Resource, and social media.
During the month of June, Governor DeSantis signed two bills that Florida REALTORS® have been fighting to get through the House.

The HB447 Open and Expired Permits will allow local governments to close a permit six years after issuance, as long as there are no safety hazards that exist and will prevent any penalties from a previous owners open permit. This has long been an issue in real estate transactions by delaying or preventing the sale. You will see this bill go into effect beginning October 1, 2019. In addition, HB409 Online Remote Notaries will allow Florida to join other states currently allowing the use of online remote notaries in real estate transactions. This will allow a more convenient and faster process for buyers and sellers to close on their properties from a distance and will go into effect on January 1, 2020.

REALTORS® Care Committee Congratulations are in order for the Realtors® Care Committee members who participated in the Paddle Challenge supporting Grace Landing. Our awesome team took 1st Place! We have already started planning our strategy for next year’s event, so if you want to participate, please let us know. During the month of June, we also collected suitcases and duffle bags for foster children in our community to support the Guardian ad Litem program. Thank you to all who contributed. With your help we were able to donate over 40 suitcases! We continue to support the Council on Aging by doing Monday morning Meals on Wheels deliveries. We can always use more hands on deck, so please get involved and sign up to deliver meals to those that are in need. International sales now require global consciousness and a fluency between the known and the new. Join us for our Global Symposium which brings together global real estate experts to share and learn more about best practices and the current and future landscape of the global market.
This year, the offerings made by The Global Alliance Committee are designed to build on each other. Members who attended the “Certified International Property Specialist Institute” from June 24 through June 28 are encouraged to attend the “How to Build a Global Outbound Referral Network” class on July 10. The Global Alliance Committee will also be hosting a symposium titled “# FALL IN LOVE WITH GLOBAL”. This event shall be held on September 10, 2019, 10:00 am to 2:00 pm. All real estate practitioners wishing to expand their business into the global realm will want to attend this event. Final details for this event are still being discussed by the Global Alliance Committee and will soon be announced.

NAR’s Manager of the Smart Growth Advisory Board, Hugh Morris, recently shared a summary of a new report quantifying the value of real estate in walkable communities. Below is a detailed summary as well as a link to the report itself. The research was conducted by the George Washington University School of Business and Smart Growth America.

For the last 70 years, governments at all levels have been heavily subsidizing sprawling, drive-only development, pushing housing, office, and retail further afield into the fringes of metro areas. But this new research throws the utility of such investments into question by showing that walkable urban places-the kinds of places that people built for hundreds of years before the advent of the automobile-are not only the economic powerhouses of the United States, but they’re also more socially equitable (compared to the driveable sub-urban areas in most metro areas). Foot Traffic Ahead 2019, released today, identifies 761 regionally significant walkable urban places (i.e. WalkUPs) in the country’s 30 largest metros. While these WalkUPs occupy less than 1 percent of the land mass in those 30 metros, they punch far above their weight economically.
To get a sense of their impact, and the level of walkable urbanism in each city, Foot Traffic Ahead examines the share of total retail, office, and multifamily housing space located in WalkUPs and then ranks the metros. The top six metros with the most real estate in walkable urban places are New York, Denver, Boston, Washington, DC, the San Francisco Bay Area, and Chicago, in that order. LEARN MORE: smartgrowthamerica.org/... One of the most notable findings in this report is that walkability isn’t just about center or core city neighborhoods, either. Much of the growth in WalkUPs has come in the suburbs of these metro areas. In Boston and Washington, DC, two of the cities ranked in the top six, over 40 percent of their occupied WalkUP space is located in their urbanizing suburbs.
The bottom line
Walkable urban places are in high demand but in too many communities-even in the top tier metro areas-we make it illegal to build these types of places. Outdated zoning and decades of misguided incentives and regulations continue to promote more sprawl instead of creating highly productive, connected, walkable places. Foot Traffic Ahead shows that there is huge unmet demand for more walkable places and not nearly enough supply. Meeting this pent-up demand for WalkUPs would create a new economic foundation for the U.S. economy, one far more resilient than the old model predicated on suburban growth. Florida Legislative Update
Governor DeSantis Signs FY2019/2020 Budget
SEAN WHYARD GOVERNMENT AFFAIRS COORDINATOR The FY2019/2020 budget includes funding for some of Florida REALTORS® top priorities: $682 million for environmental projects — Highlights of the environmental funding contained in the budget include $400 million for Everglades restoration, $100 million for springs restoration, $50 million for beach restoration projects, $25 million to combat blue-green algae and red tide, and $25 million for a septic-to-sewer cost-share program.
More than $200 million for affordable housing projects — Lawmakers allocated $200 million from the state and local government housing trust funds for affordable housing programs. $115 million will assist Panhandle residents whose properties were devastated by Hurricane Michael. Continued funding for LIDAR mapping — The budget includes language that allows the Division of Emergency Management to continue spending the $15 million currently being used for LIDAR (light detection and ranging) mapping. LIDAR is a next-generation mapping technique and has the potential to lower flood insurance rates throughout Florida. Preventing unlicensed real estate activity — The Legislature allocated up to $500,000 from the Professional Regulation Trust Fund to the Department of Business and Professional Regulation (DBPR) to combat unlicensed real estate activity.
Osceola County Legislative Update The Osceola County Board of Commissioners will be presented with a proposed agreement from Airbnb regarding the collection of Tourism Development Tax (TDT) dollars sometime in the near future •
As of now, Airbnb hosts are obligated to pay the 6% tourism tax to the Tax Collector’s office. When staying in an Airbnb unit, the host has the onus to ensure the tax is paid.

The Commission Auditor says that roughly 70% of the listings on Airbnb (within Osceola County) currently have tax records showing they have paid the tax with the Tax Collector’s office. If the County gets into a contract with Airbnb, then Airbnb will likely take over responsibility in collecting the tax, according to the County Auditor. The host would not need to register with the County Tax Collector to collect, remit, or report TDT dollars.

Orange County and Airbnb agreed to a contract allowing Airbnb to collect the TDT tax back in 2016.

If you spend time online these days, you have probably received a targeted add with the right product for you at just the right time! What if you could take a similar approach to your real estate marketing? Rather than spending money advertising to people who are not a good match for your services, through Remine, you can use a variety of data and predictive analytics to hone in on individuals most likely to buy or sell. You then have tools to quickly engage with those individuals, such as the ability to build lists, export data, create labels and send mailers. Remine also offers many third-party integrations to make your life easier. REGISTER: STELLARMLS.COM The purpose of this class is to take away the mystery of preparing commercial contracts. Specifically we will review Letters of Intent and how and why to use them. We will go over, line-by-line, the provisions of Commercial and Vacant Land Contracts and talk about when you should use Optional Clauses along with your Commercial Contracts. As part of these discussions we will include, in detail, due diligence that should be completed during the feasibility period of a commercial or vacant land contract. In this interactive workshop, you will leave with the knowledge to explain the agreement(s) to a customer/client, determine how long due diligence periods should be, and be better able to write a solid and binding contract.
The purpose of this class is to concentrate on the leasing aspect of commercial real estate. This is a category that stands alone because of all of the unique terms and concepts that are associated with it. There are many ways to structure a lease and many types of leases. Real estate professionals learn: the terms that are associated with leasing, the different types of leases, how to calculate rent, the different types of lease agreements and how to be comfortable with preparing a lease.
The focus of this class is to empower you to successfully negotiate leases for your commercialtenant clients. More specifically, how to determine the tenants’ needs and collect information in order to evaluate potential sites. We will review the most common terms and conditions incorporated into most leases and you will learn which of these clauses, when negotiated, will result in the most favorable final terms and conditions. Finally we will discuss how to review a lease and how to prepare a tenant-and property-specific lease. Utilizing class discussion and role-playing, this course will provide you with the confidence to negotiate the best deal possible for your client and to prepare a lease that meets everyone’s needs.

Due to construction near our office, we have moved our education classes to a Satellite Classroom located at 2262 E. Irlo Bronson Memorial Highway, Kissimmee, FL 34744 (only 0.5 miles down the road from our office). All other membership and committee activities will be held at our office on Shady Lane. Our office hours will also remain the same. The amenities are limited at the temporary location and we may be unable to provide beverages, but you may bring your own.
