April 14th— Enforcement of Shared Login Begins! Over the past several months, when logging into MLXchange with the secure login, Clareity for SafeMLS has been capturing your login keystroke patterns. This program was established to ensure that only authorized members and unlicensed assistants are accessing and using MLXchange and other products. Beginning on April 14th, the MFRMLS Compliance department will implement the remediation policy established by the MFRMLS Board of Directors. The remediation policy has criteria that are based on the number of patterns, pervasiveness and the frequency that sharing has been detected on the account. The policy is an 8-step policy, which can include alerts while logging in, email notices, password changes, as well as further steps. The launch of the remediation policy will be in stages, and accounts with the highest level of sharing will receive the first round of notices. (MFR’s SafeMLS system has gathered login information since September of 2010, and has indicated the possibility of over 30% of accounts showing some level of sharing.)

The first step in the MFMRLS remediation policy states that once an account has been flagged as having a potential sharing violation, the MFRMLS subscriber will receive an email requesting a change in the password. (Once again, only members who have been sharing their login information will receive an email.) If sharing continues after the initial request for a password change, the remediation process will continue in accordance with the policy, and further steps will be taken. If you are unaware of MFR’s policies toward system access and keeping track of your login information, or if you have general questions regarding the remediation policy, please contact the MFRMLS Compliance department at 1-800-686-7451 (option #4). Please note: If you have an assistant that you have been sharing your login information with, the assistant must also be registered, in which case he or she will receive his or her own login account. I have not told you what is wrong with real estate folks for a while. Now is the time. I am a busy busy REALTOR® and I do not have time to listen to a person on the other end of the phone who just asks and asks me questions about what I want and who I am, and I do not need to tell them things like this... if I am a Realtor®, if I am calling because I am interested in the property or asking on behalf of a client or what is my relationship with the client! “Unauthorized Access to Property” by Robert St. Gordon Professional Standards Coordinator In 2010, the National Association of REALTORS® addressed questionable property access by establishing Code of Ethics Standard of Practice 3-9, which states: “REALTORS® shall not provide access to a listed property on terms other than those established by the owner or the listing broker. (Adopted 1/10)”
obtained guidance from both the Florida REALTORS® Association (FR) and the National Association of REALTORS® (NAR). Such guidance indicates that a REALTOR® could be found in violation of the code of ethics under Standard of Practice 3-9 if the REALTOR® allows unauthorized access to a seller’s property. Per guidance received, if an ethics complaint cites the proper Article(s) and/or Standard(s) of the Code of Ethics, such complaints are actionable under the Code, regardless of provisions in the Pathways.

If Your Photos Are Bad, Why Bother With The Internet? by Kemp Howland, REALTOR®, GRI, SFR
If you have looked at any of the local Realtor® websites lately, you may have noticed many of them share a common problem: the photographs are atrocious. With all of the REO listings, auction properties and short sales, it is easy to believe that photos aren’t important. It is amazing how many listings on our MLS have just one photo. It is even more amazing how bad some of those photos can be. The problem is compounded when the various third party aggregators and consumer-facing websites find and display our new listings. Most sites like Trulia®, Zillow®, realtor.com, cyberhomes and homes.com have a provision for multiple photos. It is bad enough when the site offers just one photo, when there could be ten or twenty, but when the photo that makes it to the website is underexposed, poorly composed or just plain bad, many prospects just click away from the listing. Some of us are old enough to remember when the internet was entirely text-based. There was no graphic interface - just text. We could retrieve documents; browse the card file at the library; communicate via “boards”; and that was about it. No pictures to look at. No video to watch. Just two colors: black and whatever color your monitor used to display text (usually green.) Life was simpler, but not nearly as much fun. Today the internet is substantially a visual medium. It even competes with television. Videos are everywhere. And good photos of homes for sale are expected. The buying public, whether it is an investor looking for income property, or a family looking for affordable housing, wants to see pictures of homes on the internet. They want to go to your website and see lots of photos of your listings. They want to see pictures of the neighborhood. Buyers today are not entertained, engaged or amused by a single photo of the front of your listing. With that in mind, we want to encourage you to take lots of pictures of your listings. If you have a digital camera,
your film is very cheap. In fact, it’s free! So why not take 40 or 50 or even 100 pictures of your listing? Then you can sort through your photos and pick out the very best 10 or 15 photos to go on the MLS listing, and eventually to the internet, realtor.com, Trulia®, etc. One other fact we picked up while reviewing photos of listed properties is this: even if an associate has 10, 15 or 20 photos, most of the photographs suck. Having access to a decent camera is not enough. At some point you must learn to use it! Probably because it is so easy to buy a camera these days, and so easy to just point and shoot, most of us just assume that we can take a good picture. Having reviewed literally hundreds of recent listings, I can assure you that the camera has almost nothing to do with the quality of the picture. With one exception: cell phone cameras. No Realtor® should ever sink so low as to think that a cell phone photo is adequate for the marketing of a home. Save the cell phone camera for its true purpose: catching your friends in embarrassing situations. Our advice: never use a cell phone camera to take photos of a listing. The best your photos will ever look is mediocre. Is that what your seller is expecting? Fortunately, if you have a point and shoot camera; a bridge camera; or a full-blown DSLR camera, you can take really good photos without too much trouble. There are usually three adjustments you can use to make your camera take better pictures. The first is the aperture. That is the size of the opening through which the light enters the camera. It is called the f-stop. In a strange, quirky twist, the higher the f-stop number, the smaller the opening. So a camera set at f11 is getting much less light than a camera set at f5.6. If you are using a small aperture, you need to compensate to let enough light in to make a picture. The other two adjustments are the shutter speed (which regulates the amount of time the light can enter the camera), and the ISO number (the sensitivity of the camera to the light coming in through

the lens.) By adjusting these three components, you can make a good picture in virtually any situation. Your shutter can be your best friend, or your worst enemy. If you are hand-holding the camera, your shutter needs to click at a speed higher than 1/250th of a second to be sharp. In low-light, that may result in a very dark photo. I would suggest using a tripod and setting the built-in timer to take the picture. If you do, you can use a shutter speed of 1/60th or 1/125th of a second and get great sharp photos. The standard ISO setting for daylight shots is 100. If you are in a low-light situation, kick the ISO up to 400 or even 800. The higher the ISO number, the more noise will show up on the finished picture. Noise is what we usually refer to as “grainy”. At the higher ISO, your photo may look a little grainy. A higher ISO intensifies the available light as it falls on your camera’s sensor. The first thing to think about is composition. What do you see in the viewfinder? Is your front view shot mostly driveway? You need to get closer to the house. Is the sun causing your picture to be too light in one area and too dark in another? Come back at sunset. Are there trash barrels in the shot? Move them out of the way. Is the toilet seat open? What about clutter on the countertops? Toys all over the floor? Laundry in the bedroom? TV on? All of these things are within your control. Look through the camera at your picture like a buyer would. See the picture from their point of view. Remove the parts of the picture that won’t be attractive to the buyer. The next most common mistake is exposure. Exposure is simply how much, and what kind of light we let into our pictures. Properly exposed pictures show details in both the bright areas and the dark areas. When all we had was film, we had to wait for days until our photos came back from the developer, only to see that the pictures were over-exposed (light areas are blown out, lots of white with no detail), or underexposed (washed out, poorly defined, no contrast definition between light and dark areas.) Today we can see instantly if the photo is poorly exposed. In fact, if your camera has a histogram, you can see a graph which will tell you immediately if the photo is over or under exposed. Almost every camera has an exposure override which can help you reduce or increase your exposure to match the lighting. Often exposure problems show up because the light from the windows causes the room to look too dark. If there is lots of light coming in through the windows, and not much light in the house, you might want to wait for

dark and take the picture with artificial light. This brings us to the flash. The worst feature on any camera, no matter how much the camera cost, is the built-in flash. It produces extremely harsh white light, which creates horrible shadows. It is the worst part of any camera, and using it should be avoided at all costs. Every camera has a way to turn off the flash. Find out how to do it on your camera. But you still need artificial light, right? Here’s how photographers get a room to light up without a flash. Go to Home Depot and get a halogen or fluorescent work light and a transparent shower curtain. Try to find something that puts out at least 1,000 watts. Then when you need to light a dark room, plug in your work light and point it at the ceiling. Make sure it is out of camera view. As long as the ceiling is white, the light will reflect out over the whole room, and will fall softly on the furnishings. If you need to soften the light, put the transparent shower curtain between the light and the ceiling (don’t let it get too close to the light. The light is hot and the shower curtain could catch fire!) This will diffuse the light and create a softer illumination. Move the light from corner to corner so you can get photos of the whole room from every angle. Hide the light behind furniture, counters, etc. Just don’t take a picture of the light! Crank up your ISO to 200 or 400 and take the picture. Open your aperture to the lowest number and see how the pictures look. If they are over exposed, lower the ISO a bit. If your camera has an exposure adjustment (override), use it to raise or lower the exposure. Keep adjusting the aperture, the shutter and the ISO until they look good. So that’s it! Learn about your camera so you can take better pictures. Allocate enough time so you can properly compose your shots and evaluate your exposure. Adjust your camera for the shots you really want potential buyers to see. Illuminate the rooms to get lighting that flatters the home. And make sure that what is in the picture is what you want your buyers to see. Get rid of the negative stuff and accentuate the beauty of the home and the surrounding areas. The result will be more phone calls, more prospects, and maybe even a buyer more willing to pay your asking price. ■

RPAC is our POLITICAL ACTION COMMITTEE. Through RPAC we strive to protect our customers and our livelihoods. Our profession is under siege from all directions right now and this is just the time to support RPAC enthusiastically. Let me give you three brief, crisp points about RPAC and why you should make supporting RPAC a priority: First, RPAC succeeds. Last year RPAC supported candidates from both major parties who resonated with our concerns. We elected 90% of our candidates. Second, RPAC protects. Amendment 4 would have been a disaster for our profession and for our customers. Both sides of the issue credited RPAC for its defeat. Third, RPAC is vigilant. Most of us are too busy to contemplate the future and act to shape it. Most of our customers are blithely unaware, not to mention those who have yet to become customers and don’t realize how their future dreams of home ownership may be compromised. RPAC is already on top on many of these issues including major changes in the mortgage industry and the restructuring of the entire secondary market and the elimination of the mortgage interest deduction - just to name a few. Big government threatens new regulations that could be a disaster for us. We need RPAC today more than ever......

New Version of Android eKEY Software Available Now! Dear eKEY for Android Customer, There is an important update available for eKEY Basic for Android. You can download this important software update from the Google Android Market. This new version (1.0.1) addresses a range of syncing issues that are specific to eKEY Basic for Android devices. In particular, users should no longer encounter 9BFF and 9B03 errors when eKEY attempts to update. You can get the eKEY update in one of two ways: 1.) From you phone you will see an “update� icon that is shown when any installed application has a pending update. Simply drag down the alert and select the option to install updates. From there, eKEY will show up as an application that has an update available for download. 2.) Visit the Market from your Android phone. Select Menu > My Apps to see a list of applications installed on the device. The eKEY application will show that an update is available. Tap the eKEY update to begin the download and installation. Both methods preserve all user settings and does not require a new authorization code. Note: Now, QR Codes may be a fad so you’ll need to keep a close watch on them and don’t be afraid to experiment with them in your advertising. There are ways to leverage this technology without spending any money. A QR code (short for Quick Response) is a specific matrix barcode (or twodimensional code), readable by dedicated QR barcode readers and camera phones. The code consists of black modules arranged in a square pattern on a white background. The information encoded can be text, URL or other data. Common in Japan, where it was created by Toyota subsidiary Denso-Wave in 1994, the QR code is one of the most popular types of two-dimensional barcodes. QR is the abbreviation for Quick Response, as the creator intended the code to allow its contents to be decoded at high speed. The technology has seen a large uptake in Japan and South Korea. However, in the West there has been a considerably slower adoption of QR Codes. Although initially used for tracking parts in vehicle manufacturing, QR codes are now used in a much broader context, including both commercial tracking applications and c o nve n i e n c e - o r i e n t e d applications aimed at mobile phone users (known as mobile tagging). QR codes can be used to display text to the user, to add a vCard contact to the user’s device, to open a URL or to compose an email or text message. Users can also generate and print their own QR codes for others to scan and use by visiting one of several free QR code generating sites.

QR codes storing addresses and URLs may appear in magazines, on signs, buses, business cards, or on just about any object about which users might need information. Users with a camera phone equipped with the correct reader application can scan the image of the QR Code to display text, contact information, connect to a wireless network, or open a web page in the phone’s browser. This act of linking from physical world objects is known as a hardlink or physical world hyperlinks. Google’s mobile Android operating system supports QR codes by natively including the barcode scanner (ZXing) on some models, and the browser supports URI redirection, which allows QR Codes to send metadata to existing applications on the device. Nokia’s Symbian operating system is also provided with a barcode scanner, which is able to read QR codes, while mbarcode is a QR code reader for the Maemo operating system. In the Apple iOS, a QR code reader is not natively included, but over 50 free Apps are available with reader and metadata browser URI redirection capability.
