As we approach the important time of year when we elect our next leaders, I want to ask each of you to think about your role in our association… Like any successful organization, OSCAR is always looking for our next leaders; quality individuals to move us forward, to make a positive difference and to build upon the foundations of our predecessors. We want leaders that are committed to serving others, have an enthusiasm for improving things and creating new opportunities, and possess the qualities, demeanor and willingness to be effective. As we all know, leadership is much more than a title and demands a desire to serve others while remaining dedicated to the vision, mission and purpose of the organization you lead. So, what about you? Below are a few qualities all good leaders must possess and have been identified as common denominators in effective leaders. ♦ Team Builder – It has been said a successful team is a group of many hands, but of one mind. An effective leader values the contributions of the team, inspires others to a higher plane of thinking, requires respect and ethical behavior from all involved and considers success when motivated, capable people work together to make a positive difference. ♦ High Ethics – The stronger our ethical behavior, the better leaders we become. Ethical behavior is putting our morals (philosophy on right and wrong) into practice. It represents the outward manifestation of our inward thoughts or beliefs. Regardless of what some may say, high ethics are still valued and expected in all social, economic and political spectrums and people expect their leaders to have high ethics to guide them in their actions and decisions. ♦ Effective Communicator – The better we communicate the better chance we have to make a difference. A leader that can effectively communicate will be able to inspire and motivate people, build trust and cooperation, maintain focus on the issues, resolve conflict, provide accurate information, and avoid communication breakdowns. Effective leaders are effective communicators because they often listen twice as much as they speak – maybe we have two ears and one mouth for a reason. Although there are certainly additional qualities leaders must have, such as being a big thinker, a risk-taker, a decision maker and being committed and courageous, the three I have outlined above are paramount and foundational. I hope you will take the time to ensure you are developing the qualities of effective leaders to safeguard your business, your family, your future and our organization. In closing, I present the same question, are you Ready, Willing and Able? Ready to move our association, community and profession into the future, willing to offer your time and talents to a committee or task force and able to be an effective leader and make a positive difference… If so, let us know! Strategically Speaking – Leadership! by Carol K. Platt, CRB

It’s election time! As our dedicated nominating committee makes recommendations and our committed members place their votes, we have another great opportunity to reflect on leadership. Our association has made leadership development a priority within the strategic plan. I’ve often heard people refer to a leader’s subject knowledge, their “connections”, and their persona or presentation skills when discussing their own criteria for selecting leaders. However, none of those attributes are represented in the analysis of the seven essential attributes for leadership success completed by Jeffrey Cohn and Jay Moran in their new book, “Why are we bad at picking good leaders?” They identified the following seven successful attributes of successful leaders: 1. Integrity 2. Empathy 3. Emotional Intelligence (managing your own emotions and reactions) 4. Vision 5. Judgment 6. Courage 7. Passion Being someone that likes to do my homework, have answers for people and be knowledgeable, these seven attributes stand as a reminder to me that people really don’t care how much you know, until they know how much you care. There are also a few pitfalls that can derail a sincere leader’s effectiveness. 1. 40% of leadership failures happen because they do not build relationships and create a team culture. 2. 32% of leadership failures happen because there is a culture mismatch. “You can’t lead people where they don’t want to go.” 3. 25% of leadership failures happen because the leader

fails to achieve results. A successful leader must be willing to be accountable. 4. 25% of leadership failures happen because the leader fails to win support for their vision and plows ahead without it. They are outstanding in their field – all by themselves! 5. 23% of leadership failures could have been avoided with leadership training. This is the most important opportunity that we have as an association. Owen Sullivan, another leadership guru, surveyed the top four indicators that are critical for leadership success. 1. 92% succeed because they have a strong strategic vision. 2. 62% succeed because they inspire others and recruit key leadership to join that strong strategic vision. 3. 57% succeed because they communicate an accurate and comprehensive overview of their strong strategic vision. 4. 55% succeed because they use wise decisionmaking skills. Leaders make decisions! Leaders with emotional intelligence (and perhaps a little divine intervention) make wise decisions. The very best leaders don’t accomplish goals from just winning the debate or compromising with the right people, they find the best answers. John Andersen describes these “smart skills” as the ability to “bake a pie that all can be satisfied from.” I wish you all the very best in your endeavors. The association is here for you. never been before. Do you simply drive and hope you find it, no GPS or map in tow? Of course not! Over time, some Realtors® may go into closings without a “road map’ since they conduct them so often. Doing so, however, can prove problematic and may lead to becoming lost. This course will help real estate professionals understand the importance of knowing who is responsible for the various parts of the closing, how to overcome the problems that may be encountered, and getting to the closing table and ensuring that the Realtors® fees are received without obstacles or road blocks! No two closings are exactly the same, and this course will ensure that Realtors® stay on track.

I remembered that in the book written by Terri Morrison called Kiss, Bow, Or Shake Hands he said that “Indians appreciate punctuality but don’t always practice it themselves so one should keep his/her schedule loose enough for last-minute rescheduling of meetings”…so now I’m cool.

As we come up to the gated subdivision, Jahaan notices that there is a CDD cost listed on the property sheet and questioned me on this. I explained that in a CDD, the developer borrowed money from the State or County to build the infrastructure and this has to be repaid. The people who have to do it are the people who live in the subdivision and so the cost is shared among the homeowners. Even though the CDD fee is collected on your tax bill, this cost is separate and apart from your property taxes.

I have also taken the time to speak with the Property Management Company that I’ve pre-screened and done business with in the past to get a fair idea of what properties are renting for and what the demand is for these areas. It is important that you do this leg work because this factor can make or break a deal. In pre-screening, I looked for companies that have a strong Marketing Plan that use solid methods of qualifying the tenant, that have a good record with respect to collection and distribution of rental income, an effective response plan for maintenance emergencies, an eviction procedure, a good reputation, personable staff and, of course, reasonable management fees.

“So how much still needs to be paid on the CDD loan?” “I don’t know for sure and that has to be researched but just to let you know, the CDD consists of two parts, one to pay for the development that has already taken place, and the second to maintain the community. So even once the bond is repaid, there will still be a CDD fee to cover the maintenance of the facilities that were built using the CDD funds.”

“Does a CDD eliminate a HOA fee?” “Oh, no, the HOA fees cover the maintenance of the areas not covered under the CDD.” As we drove through the subdivision they were pleased with the scenery, landscaping, etc and appreciated the value of the CDD. On the way to the house, I passed along the route that has the golf course on one side and the lakes on the other. When I arrived at the home, I parked across the street and had them walk across to the property. This allowed them to have a better view of the tiled roof and nice landscaping.

“Is someone home?” asked Jahaan “Should I bring the kids in?” “Yes, someone’s at home, it’s a short sale and the owners still live here; but it’s ok to bring the kids in.”

“Good idea, Imran! I like the flow of the space, the pool and the fact that it was on a conservation lot and the neighborhood is nice and well kept; so I think at least a 7.” Jahal and the kids agree.

Jahal remembers… “Imran, when we get back to the car I need you to go over the short-sale, bank owned things. I’ve heard a lot of stories about it in the media in Canada.”

It was obvious from Jahal’s earlier question that he did not fully understand the intricacies of Short Sale, Bank Owned, etc. As we drove to the next home, I used the time to educate them on the pros and cons of each.

As we entered the home, I introduced the Rampalsinghs and struck up a small conversation with the seller and I then took them through the home, which was well kept. As we departed we thanked the seller who in return thanked us for coming by and complimented Jahaan on her well behaved kids.

As I started to speak, I remembered a quote of Edgar Watson Howe: “If a man has money, it is usually a sign too, that he knows how to take care of it; don’t imagine his money is easy to get simply because he has plenty.”

“Ok, so let’s rate this house; on a scale of one to ten what do you give it? I’m asking this because it will help to narrow the properties that have the best potential and at the end of the process we will do an in-depth review of the homes that score the highest.”

I understand my job is to educate them, get them comfortable with the process and then they will buy. An educated customer is the best customer; not only will they be easier to work with, but they will explain to their friends and family whenever the topic comes up and, who will they recommend?
