REALTORS® face job-related risks every day. Being aware of potential dangers and taking precautions will help you avoid risky situations. In an ongoing effort to keep safety top-of-mind for our members, the National Association of REALTORS® and OSCAR dedicates September as REALTOR® Safety Month.

Our goal is to reduce the number of safety incidents that happen in the industry, so each of our members makes it home safely every night. This month, you’ll see messages from us empowering you to take action with a variety of resources, including daily safety tips, and details about NAR’s upcoming REALTOR® Safety Webinar.

The 2024 Committee/Task Force applications are open until September 15!

Joining a committee provides an abundance of opportunity for personal and professional development. We are looking for members who are looking to grow their leadership skills and are passionate about our Association to serve on our 2024 Committees.

Remember, even if you are currently on a committee — you must re-apply to your preferred committee(s) each year. If you feel like you may be a good fit for one or more of our committees, please visit OsceolaRealtors.org/Committees for more information on each committee and how to apply.

CEO Message

Campaigning on Association Premises Policy

Purpose: This policy is established to maintain a neutral and productive environment within the Association office, ensuring that it remains focused on its core objectives and operations. The intent is to prevent disruptions caused by political or campaign-related activities that could hinder the daily functioning of the office.

Definition: Campaigning, defined as any activity aimed at promoting or supporting a political candidate, party, or ballot initiative, is strictly prohibited within the association office premises. This includes, but is not limited to, distributing campaign materials, engaging in political discussions, wearing promotional clothing, materials, etc. or soliciting support for political causes.

Scope: This policy applies to all members, visitors, employees, and any other individuals present on Association premises.

Guidelines:

1. Neutral Environment: The Association is committed to maintaining a neutral and inclusive environment that fosters collaboration and professionalism. As such, engaging in campaignrelated activities that may lead to divisiveness, distractions, or discomfort among members, visitors and staff is not permitted.

2. Focus on Mission: The primary focus of the Association is to carry out its mission, goals, and tasks efficiently. Engaging in campaigning could divert attention away from these objectives and negatively impact the overall productivity of the office.

3. Enforcement: Violations of this policy may result in removal from the Association premises. It could also result in suspension of membership.

4. Endorsement: Candidates seeking approval for distribution of campaign materials would be required to receive endorsement from the Osceola County Association of REALTORS®, Inc. via the Candidate Screening Task Force and Board of Directors. Candidates officially recommended for endorsement by the Candidate Screening Task Force and approved by the Board of Directors will be supported by the Association. Support may include but is not limited to marketing and promotional materials. Candidates endorsed by the Association may leave campaign material in approved locations at the Association but must abide by the Association’s policy of not campaigning on Association premises.

Review and Modification: This policy will be periodically reviewed to ensure its relevance and effectiveness. Any necessary modifications will be made to address changing circumstances or requirements.

REDEEM YOUR EDUCATION VOUCHERS BEFORE 12/31/23

Reflecting new guidelines, this course reacquaints Realtors with the intricacies of the Federal Housing Administration Lending Policy and Practice, including the four programs of the National Housing Act most used by today’s consumers.

ZOOM Only - Reese Stewart

Mandatory ethics training requirements for new and continuing Realtor members was established by the National Association’s Board of Directors. The policy dictates that all active members must take a code of ethics class once every three years. The applicable dates are the same for all Realtors irrespective of when they join. The current cycle began January 1, 2022 and ends December 31, 2024.

Understanding real estate law is part of every real estate licensee’s business. The more a licensee knows, the better he or she can work with customers and safeguard them from legal complications. This material will provide a “red flag notice” of when participants are potentially going into a danger zone—the unlicensed practice of law.

This required class teaches every new Stellar MLS subscriber the basics of how to use the Matrix

System to power their real estate business.

This required class for new subscribers reviews the MLS comprehensive rules & regulations to ensure that all users have access to the best data possible.

This class is mandatory for agents who will be adding and modifying listings in the MLS. We will walk through the process of gathering listing data, entering listings into the MLS systems, adding photos and attachments, and modifying listings.

When couples divorce, many assets need to be divided up. Of all the different assets involved in divorce cases, the division of real estate can be the most complex and contentious. Since real estate may generally be considered the most high-valued asset owned by a couple, many issues may emerge during negotiations of the division of marital assets.
