Pride Fest
PRIDE Efest SATURDAY, JUNE 26
12
After a long stretch of isolated “calm,” there’s a storm brewing in Downtown Bloomington, and with COVID 19 restrictions lifting, we are all ready to get back to business of having a good time – together! Plans are currently in the works for a summer full of live music, exciting collaborations, and uplifting opportunities to come together in the heart of our community. First on the calendar, following the return of the already popular Cogs and Corsets Steampunk Happening which took place June 4, The Bistro will take to the streets with its third annual outdoor PRIDE fest, June 25 and 26. “This event began in 2018 as our 25th Anniversary Celebration,” explains Bistro owner Jan Lancaster, more affectionately known as “Momma” to generations of devoted friends and family. “Reaching a milestone like that was worthy of a big celebration, and it was just so heartwarming to see the next generation meeting and celebrating with the old crowd, and their families. I’ve always liked the quote, “In unity there is strength” and after the year and half we’ve all just had, I’m hopeful this year will give people the opportunity to gather, to show love and acceptance, to be a real coming together for us. I feel it will be our biggest and best event yet.” The Bistro, located at 316 N. Main, will kick off PRIDE FEST weekend with an indoor concert on Friday, June 25 featuring Chicago Artist Jen Porter, a Bistro favorite. Porter will take the stage at 10 pm. One June 26, the fest hits the street – the 300 block of North Main to be exact- with activities beginning at 4 pm. The Main Stage, sponsored by Prairie Pride Coalition, will feature

live music and drag performances throughout the day. The line up, scheduled from 4-8 will feature the music of Plain Jane, Alex Jordine, Addie Mendez and My Anchor Holds. The exact performance times are still being determined as of this writing but will be announced closer to the date. The beautiful, iconic Sharon Sharealike will host an evening of drag beginning at 8 pm, and will host a special, limited seating only afterhours show indoors at 11 pm. With the exception of the afterhours show, all other entertainment is free of charge and open to the public. The festival will also feature food from Deadwood Barbecue and Under the Ground BloNo, artists booths, and will showcase several non-profits including the YWCA, the WBRP Bookbike, Central Illinois Friends, offering HIV testing, and the McLean County Health Department who will be onsite to administer COVID 19 vaccines. “None of this would even be possible without my amazing staff,” declared Lancaster, who knows all too well how many hours go into creating an outdoor fest. “On the day of the festival, its all hands on deck, and every single one of my staff will put in 15 hours or more!” Lancaster also gives thanks to those who help to sponsor the event, which means more to her than she can say. “I can’t really believe it,” she shares. So many people are so generous, with their time, their talent, and of course, their cash, which is such a blessing. I’m so grateful!” Anyone interested in donating/ becoming a sponsor should contact Lancaster directly, through the Bistro Facebook page. If you would like to help support the hardworking staff, volunteer opportunities are available. If interested, you can sign up at volunteersignup.org/M3JLH
JULY 24, 31, AUG 14, SEPT 4 DOWNTOWN BLOOMINGTON
In an exciting new collaboration, Pantagraph Media and The Castle Theatre will be OPTION A joining forces to create an exciting new summer happening called Saturdays on the Square. Details were still emerging at the time of this writing, but Castle Theatre founder Rory O’Connor promises a series of concerts that will bring the heat this summer. “We’re still negotiating contracts on some of the acts, so I really can’t disclose all the details just yet,” O’Connor teases, “but I will share what I do know. And I want to acknowledge that this is a real coming together with the City, Downtown Development, and Pantagraph Media. We’ve been wanting to build something like this for years, and its finally happening.” There will be four outdoor concerts offered on the square – the stage will be set at the corner of Main and Jefferson, outside of Pantagraph Media, and all events will be free to the public. With respect to CDC guidelines, O’Connor intentionally set these dates as late in the summer as possible to allow all people the opportunity to get vaccinated and resume activity safely.
Saturdays on the Square will be held July 24, July 31, August 14 and September 4. Two of the four OPTION B dates have been confirmed. “July 31 will feature Cordovas and Great Peacock,” O’ Connor shares. “These are great bands – they’re touring together now, and we’re lucky to get them.” Cordovas is described as a “melding of Southern and Californian Americana” who epitomize “what it means to be a free spirit.” Great Peacock refers to their music as “Heartland Rock” or “Forward Thinking Folk.” “And on August 14 we’ll be bringing in The North Mississippi Allstars, just a great group, you’re gonna love,” O’Connor continues. The North Mississippi Allstars bring a blend of American Blues and Southern Rock. “I wish I could announce more, but you’ll just have to stay tuned.” In addition to Saturdays on the Square, the Castle is also collaborating with the Corn Crib to bring in some larger shows such as Blues Traveler, on July 10, and Jason Isbell in August. O’Connor and his team are also hard at work planning an outdoor celebration to mark the venue’s tenth anniversary downtown,
which was put on hold due to the pandemic. “We’re celebrating our tenth in year 11,” he explains. OPTION C “Again, details are still being worked out, but I can say this – it will be our second Black Dirt Music Festival, and its going to be HUGE.” “Our goal in planning all of these outdoor events is to bring attention to all of the wonderful businesses we have in our downtown. We want to enhance the vibe, and get people to explore all that is here, hiding in plain site,” O’Connor shares. “We’re proud to be a part of this community. And really, we have the best fans. They keep the dream alive, even through this crazy year when there was so much uncertainty. We cannot say thank you enough.” Additional information about Saturdays on the Square will be available on pantagraph.com, the Castle Theatre website or the Pantagraph and Castle Theatre Facebook pages as soon as it’s available.

COMMERCIAL REAL ESTATE MID-YEAR 2021 OUTLOOK W
ith the vaccine widely available and being administered, we expect the recovery through the second half of 2021 to be led by industrial, grocery retail, multifamily, land, single-tenant net leased, and drive-thru retail properties. The leasing of small office spaces will be preferred over larger ones and tenants will look for flexibility in lease terms. Secondary and tertiary markets, like Bloomington/Normal, will grow echoing people’s current preference where to live. Vacant malls will be repurposed for nontraditional tenants as obsolete retail space is recommissioned. The recovering economy paired with continued low interest rates should help sustain the private investor market and may push commercial real estate asset prices higher this year.

can be accomplished outside of the traditional office space – leading many companies to adopt flexible schedules. Working from anywhere will become the new norm – and will not always be just at home once risks related to the pandemic are mitigated. Work style changes may bring back shared service models like coworking; and an increase in hybrid workers will likely spur demand for small office spaces over larger ones as companies rethink the need to maintain expensive real estate portfolios.
Retail: Given their dependence on foot traffic, retail and restaurants have been the hardest hit sectors in this pandemic and are expected to bear some of the worst long-term impact of the shutdowns. Nature story
Water Lily Magic Story and photos by Deanna Frautschi
Almost twenty years ago, we had an ornamental pond dug (about 18 ft. x 12 ft.). I can remember my surprise when frogs showed up out of nowhere the next day! We got a few fish and then decided to put in a few tropical water lilies that first year. The lilies did well but we were advised to take them out and store in our basement in a large water container before the pond froze over in December. Much to our dismay, we had a sudden freeze in November that year and figured we would have to replace the lilies next spring. The following April while still cold out, we were surprised to see tiny leaves coming up from the base of the potted water lilies under water. Every year since then the lilies have returned after winter We are so proud to be the freezes. We’ve #1 Butcher & Meat Shop! even had to • Assorted Discount divide them Bundles several times • Tons of FLAVORED Brats and have • Weekly Specials given starts to • Custom Processing friends.

Cogs and Corsets
Friday, June 4 Downtown Bloomington Photos by Thom Rakestraw and Justin Hurt There was leather and lace. There were parasols and top hats. There were corsets and vests and kilts. It was a celebration of all things steampunk as the popular Cogs and Corsets event returned to the streets of Downtown Bloomington. Besides the fabulous promenade of characters decked out in their best finery, the streets were filled with vendors offering jewelry, lighting, clothing, home décor and body bling. Families enjoyed the Tea Pot and Dirigible races. There was also Nerf Dueling, STEAM activities and a concert by Lady Lyric D’Avalon.

Property Division in Divorce Many people believe that divorce is simply the ending of a marriage. However, the reality is that the process involves several key factors, including the division of property. This can often be one of the most contentious aspects of any divorce. It is important for parties to understand the laws surrounding property division in their jurisdiction. Most states uphold an equitable distribution statute aimed at providing the fairest possible division of property. Unfortunately, it is not uncommon for people starting the divorce process to misunderstand how equitable distribution works. First, it is vital not to confuse the term “equitable” with “equal.” Most states uphold an equitable distribution law that strives to ensure the fairest possible division of marital property in a divorce. By contrast, some states uphold equal community property laws that ensure strict 50/50 division of marital property. While the equitable distribution process is more complex, it typically leads to more agreeable results for all parties involved than policies in community property states. The first step in an equitable distribution determination is identifying the full extent of the divorcing couple’s marital
property. To do so, it is vital to differentiate between “separate” property that belongs to just one spouse and “marital” property that belongs to both spouses. Separate property typically includes assets owned before the marriage began, gifts, and inheritances. In some cases, separate property transmutes to marital property when it meets specific requirements. The second phase of equitable distribution is the actual division of marital property. The judge must assess multiple factors to reach the fairest possible determination in the matter, including: • • • • •
Each spouse’s income and earning capacity. Each spouse’s conduct as it relates to marital property. Divorcing parents’ custody rights if children are involved. Any prenuptial contract. The amount of separate property each spouse owns.
These are just some of the most crucial factors a judge must consider when analyzing property division in a divorce case. Ultimately, the judge has the final say. As a result, many couples may look toward alternative dispute resolution methods like mediation as opposed to traditional divorce litigation. If parties are willing to negotiate privately, they can keep their property division determination firmly within their own
control. Regardless of what path parties choose to handle their divorce, financial disclosure requires careful consideration. Financial disclosure means providing complete and accurate information that clearly lists all relevant details about all property and assets. Both parties must provide a complete list of all separate property they intend to claim, as well as records of all marital property and assets. Unfortunately, some people heading for divorce attempt to hide assets or intentionally waste marital assets out of a desire for personal gain or to spite their soon-tobe ex-spouse. These are unwise decisions the court will eventually reveal. If the court discovers that parties intentionally hid or squandered marital assets for personal gain, they should expect these actions to carry significant consequences. In some cases, hiding marital assets can lead to fraud charges.
