Retire Smarter,

NOT Harder! When it comes to planning for retirement, most people right away think of stocks, bonds, etc. A successful plan for retiring well includes diversifying assets and investing in multiple buckets. Real Estate has a lot of great potential for passive income! You don’t have to be a landlord taking calls at 3am dealing with headaches and stress to invest in real estate! There are a variety of ways to achieve your goals! Destination airbnb’s are a great option if you want to take advantage of owning and visiting a property multiple times a year that other people pay for to use for their vacations. There is a whole entire business around managing these properties for turnaround so you don’t have to physically be there. Another option is long established publicly traded REITs. These are companies that own and operate real estate, so you’re investing in the company, not just the underlying real estate. They pay out their income in the form of dividends. The most known real estate investments are known as DST’s that is a form of direct real estate ownership in which you have the ability to defer capital gains tax on gains so long as the gains are reinvested in other investment properties through a 1031 exchange. Some other options for retiring smarter are downsizing and moving to a state where general living expenses are low along with reduced real estate taxes and state income taxes. Contact me so I can help you accomplish your goals!

A Road Much Travelled BY M I C H A E L E S C O U B A S

It isn’t Robert Frost’s less-travelled road, that fork in life where one must decide which way to go.

This road is merely a path much travelled on, worn and dusty, boring to a ten-year-old. Then, life

happens between the school bus and the house— Mother meets me at the door, scoops me up like soft ice cream, kisses

my peach-colored cheeks, brings out a plate of warm Toll House cookies, with cold milk, sits near me, her chin resting in both hands.

How was your day? Tell me all about it.

Some may remember a story from the past about monkeys at Miller Park Zoo escaping and living on an island surrounded by water in the park. I’m not sure if this is an old monkey’s tale or really happened, but I do know that there will soon be a new DeBrazza’s Monkey exhibit opening at the zoo. With its distinctive white beard and orange brow, the Debrazza’s Monkey captures attention. They are common and widespread across Central Africa though hunting and habitat loss have caused declines in their traditional habitat. Miller Park Zoo Director Jay Tetzloff says, “Our guests will have the chance to get nose-to-nose with

these animals separated by only glass.“ The Debrazza’s Monkeys will be in a conservation breeding program at the zoo. They should be fun to watch as they interact with each other and zoo attendees.

ZooDo to Feature Monkeys ZooDo, Miller Park Zoological Zoological Society’s annual fundraiser gala to benefit the zoo, will highlight the DeBrazza’s Monkeys. The event will be held Saturday, September 11 at the zoo from 5

THE KEY RETAIL SEGMENTS FOR BRICKAND-MORTAR GROWTH F

or the battered retail sector, 2021 seems to have good things in-store. Just recently, the National Retail Federation issued a revised forecast for the year, anticipating that retail sales will now grow between 10.5% and 13.5% as the economy accelerates its pace of recovery. But e-commerce’s explosive growth during the pandemic leaves many wondering which places of business are essential as online marketplaces and direct-tocustomer models thrive. Although many retailers shifted to digital storefronts in recent months, there are key retail segments with goods and services that won’t be doing away with physical footprint anytime soon. Seeing Green Despite the pandemic, 2020 legal cannabis sales rose 46% from 2019, for a record $17.5 billion. As more states legalize the recreational use of marijuana across the country, available retail space is being swooped up by dispensaries, cultivators and on-site consumption retailers. There are certainly challenges around site licensing for cannabisrelated tenants, but the influx of new companies and investors remains undeterred as competition for finding the rights space and location increases in markets such as New York City, where many are leasing large spaces, ranging from 3,000 to 10,000 square feet. By 2026, U.S. legal cannabis is forecasted to drive $41.3 billion in sales. Due to the highly regulated nature of the cannabis industry, it

10

won’t be trading bricks for clicks even as this demand grows. Caring for Furry Friends Another segment of retail real estate that has no online substitution are veterinary clinics – and the demand for pet care is rising. Last year the pandemic spiked pet adoptions 34% nationwide, causing animal shelters to “run out” and consumers to spend $31 billion on vet care, according to NPR. Architecture firms specializing in vet clinic design report business is booming as more sites want to create comfortable, intimate settings that appeal to Millennials – 70% of whom own pets. Private alcoves to calm stressed critters, luxury finishes and membershipbased models are a few of the ways clinics are hoping to attract new clients amidst the industry’s frenzied expansion. While many clinics now offer 24/7 telemedicine services to consult with a veterinarian, it’s clear in-office visits for pets aren’t going away. Discount Retailers Abound Deemed essential businesses at the start of the pandemic, many discount retailers, including Dollar Tree and Dollar General, posted strong retail performances during 2020. The question many had was if they could keep their momentum. The answer appears to be ‘yes’, with several announcing store openings and expansions. Family Dollar revealed earlier this year it plans to open 600 new stores and renovate 1,250 existing locations in 2021, and the Real

Limited Magazine | September 2021

Deal reports that half of all store openings this year will be from a discount retailer. Due to their accessibility during COVID-19 restrictions, discount retailers gained many new shoppers outside of their normal consumer base, as people were looking for open stores where they could stock up on affordable essentials. Earlier this year, Dollar General reported a 20% increase in store visits from 2019, indicating the retailer’s ability to hang on to the new shoppers it gained during the pandemic. On the flip side from discount, luxury retailers announced they plan to lean into physical retail, as the online shopping can’t replicate the customer experience of shopping in-store. These varied and diverse niches – from veterinary care to dollar stores – prove retail’s staying power. For many, brick-and-mortar formats provide a 3-D shopping experience that can’t be shuttered. Wondering What Medicare Covers? Here’s a Quick Breakdown Provided by Pam Deaton, HealthMarkets

Before you sign up for Medicare, it’s important to know what Medicare covers. You have a lot of options, so it’s best to do some research first. That way, you can choose the best type of Medicare plan for the healthcare services you need. If you want to skip the lengthy research, use our Medicare tool. Answer a few quick questions, and we’ll suggest a plan that may work best for your lifestyle. But if you want an answer to “What does Medicare cover?” first, we’ll explain the basics below.

What Is Not Covered by Medicare? Original Medicare does not cover most prescription medications that you would take outside of a medical facility. To get comprehensive drug coverage for medications you pick up at the pharmacy, you can purchase a Medicare Part D drug plan from a private insurer. Additionally, most Medicare Advantage plans include prescription drug coverage. Some other services not covered by Medicare include:

What Is Covered by Medicare Part A and B? Medicare Part A (hospital insurance):

Medicare Part B (out patient services):

• Inpatient care in a hospital • Skilled nursing facility care • Inpatient care in a skilled nursing facility* • Hospice care • Home health care *Does not include custodial or long-term care

• Preventive services (vaccines, lab tests, etc.) • Diagnostic services • Ambulance services • Durable medical equipment

• Long-term care • Most dental care • Routine eye exams • Dentures • Cosmetic surgery

Keep in mind that what Medicare covers does not include 100% of the costs. You are responsible for monthly premiums, and you’ll likely have to pay a deductible, copays, and/or coinsurance. If you have to see a healthcare provider often or have a long hospital stay, your out-ot-pocket costs can add up! To offset some or most of these charges, you can purchase a Medicare Supplement plan.

• Acupuncture • Hearing aids and hearing screenings • Routine foot care Pam Deaton, HealthMarkets Licensed Insurance Producer

• Medicare Advantage • Medicare Supplement Plans • Medicare Prescription Drug Plans

Tax Considerations of Short-Term Trading P r o v i d e d b y S a v a n t We a l t h M a n a g e m e n t

Some investors may be in store for a larger than expected tax bill when they prepare their returns next April. The new wave of short-term trading in digital currencies like Bitcoin and so called “meme” stocks (think GameStop, AMC, BlackBerry) have yielded substantial gains for some. Others have not been as profitable. The sudden downturns that are inherent in these types of volatile investments can be a painful reminder of the increased risks involved in shortterm trading. Careful consideration and proper planning should be undertaken before investing capital in these areas. Understanding the tax implications that could result from short-term trading is a key part of that planning process. The type of account that is used to make these investments can produce varying tax consequences. Several factors such as an investor’s age, income, and need for liquidity can factor into a decision to purchase an investment vehicle.

Non-Qualified “Taxable” Accounts With non-qualified accounts, every year, the owner reports income and pays tax on net interest accrued, dividends received, and net realized capital gains. If realized capital gains came from investments that were held for less

than one year, the gains are subject to ordinary income taxation. Higher income investors should be aware of this and understand some of the potential profits from short-term trading may end up going toward increased income tax costs. One positive aspect of this type of account is that you are allowed to withdraw money without any agebased penalties. Younger investors may find this provision attractive if they may need to access the funds in a shorter timeframe. Traditional IRA Some investors may find using tax qualified accounts like IRAs beneficial for these shorterterm investments because there are no capital gain considerations. Funds are subject to income tax only when withdrawn from the account. Withdrawals prior to age 59.5 are subject to a 10 percent penalty on top of the income taxes due. Older investors or those who have earmarked investment funds for the long-term might fit well in this category.

Roth IRA Like traditional IRA accounts, Roth IRAs do not have capital gains considerations like those of non-qualified accounts. Additionally, Roth accounts are funded with dollars that have already been subject to income tax. As a result, withdrawals are without any tax or penalty once

the owner is age 59.5 and the account has been open for at least five years. Contribution limits to Roth IRAs are imposed as income increases, creating a barrier to desired funding levels for some investors. Choosing to pursue short-term trading strategies in these very speculative investments should be done with caution and consultation with tax and investment advisors. Understanding the various account ownership options could bolster tax consequence preparations.

DogOlympics 2021

Jane Kahman holding Hudson

Sponsored by the Humane Society of Central Illinois Saturday, July 17 The Workout Company, Normal Photos by Justin Hurt Humans weren’t the only ones who missed attending events during the pandemic. Dogs, being the social anmials that they are, also missed interacting with their four-legged friends. So the Humane Society’s first event in 15 months received two paws up from happy dogs and their families. Humane Society neighbor (and dog lovers) Carl and Carol Clover generously offered their site for the event. Shelter dogs were on hand to meet and greet and they also got to participate in the fun events organized by Kay Richardson, president of the Town & Country Kennel Club. Dogs enjoyed the tunnel run, the kiddie pool and, of course, each other.
