Miniature replica makes a

BIG STATEMENT A

s a child, Julie Kubsch played with dolls. But it was not make-believe when she received a dollhouse-sized replica of her store, Specs Around Town, from members of the Midstate Minimakers Miniature Club. The club donated the miniature Belle Plumb Lee Building at 317 N. Center, Bloomington in 2017. Julie displays it proudly in the life-size version of the 118-year-old building. Many customers admire the display and express wonder at the realistic detail, including the slanted steps in front and the lettering on the windows. The building façade was created by a member of the club who has since moved. Other members completed the work and personalized the building, turning it into a miniature optical boutique featuring the Specs’ logo and tiny glasses in the display windows. Three members who worked on the scale model met recently at Specs to talk about their club and their work. According to Marie Follick, one of the original members, the Bloomington chapter of the

National Association of Miniature Enthusiasts started sometime in the 1970s. Illinois has a number of active clubs, and Chicago is the site of the largest annual international show. While members of the club each work on individual projects, they also do a club project once a year. The completion of the Specs replica was such a project. Poem

Santa the Train Maker

I always thought the elves made all the toys, but peeking through a crack in his workshop door, I see Santa holding an antique engine under a magnifier — he spins the wheels to ensure they turn free, the whistle gets a happy toot, a shine-cloth buffs the smokestack. Santa’s sleeves are rolled up to his elbows, black suspenders droop a little as he bends into his work. His white-fleece beard shows spots of soil and soot.

The pitted workbench displays an array of pliers, screwdrivers, and wire cutters. A wooden box holds pins and clips, along with hinges, washers and bolts. In front of him, a caboose and cattle car, along with a tanker and freight transport wait their turn for inspection. Over Santa’s shoulder, shelves hold all the trains deemed perfect enough to make the sleigh on Christmas eve. It was an experience, a journey from the past to the present, with hope for our future. The ‘From the Ashes’ theme came from the 1908 race riots in Springfield, where a black man was falsely accused of rape. Businesses and cars were burned, as were many black people’s homes. They took the two black prisoners to the McLean County Jail in Bloomington for safety. I guess you can call it a safe haven. From this incident, many articles were written and went national, which was the canvas of the NAACP being born: Out of pain came courage and faith to help inspire justice and equality for all. During the Freedom Fund Banquet, Roland Martin, black national journalist, conducted a membership drive and within 15 minutes more than 50 people joined. We had over 390 diverse people from every walk of life present. Yes, we still have work to do and it begins with each and every one of us accepting the call. The Bloomington-Normal NAACP meets every third Thursday at Mount Pisgah Baptist Church at 6 p.m. Join us!

ith so many Christmas-themed events happening in the Bloomington-Normal area, it’s easy to get into the holiday spirit! Christmas is the perfect season to spend time with your family, friends and loved ones. Uptown Normal, Downtown Bloomington and all of our attractions will fill you with the spirit of the season. The McLean County Museum of History will open its doors to the entire community for a day of family fun and holiday cheer at Christmas at the Courthouse. Visitors will enjoy holiday music, caroling, homemade cookies, and cider at this free, family-friendly event. Santa will be making a stop in Uptown Normal this holiday season at Santa’s Station, located between the Children’s Discovery Museum and Uptown Station. Opening day kicks off on December 1 and parents are encouraged to bring their own camera for photos. Christmas is not complete without some festive music. Noel, a brandnew holiday family musical, will

be performed at the Bloomington Center for the Performing Arts. Electronic violinist Lindsey Stirling will fill Grossinger Motors Arena with Christmas favorites, including “Santa Baby” and “Mary Did You Know.” The Illinois State University Friends of the Arts will host a sing-along concert of Handel’s Messiah at the Center for Performing Arts. At Once Upon a Holiday, enjoy live window vignettes in the shops of Downtown Bloomington. This is the perfect opportunity to do some Christmas shopping! The Jaycees Annual Christmas Parade will also take place in downtown and will travel down Center Street. How does Miller Park Zoo look at night? Visitors to Ewing Manor and the David Davis Mansion will get a glimpse into the past of an Edwardian and Victorian Christmas at Christmas at the Mansions. for Christmas, and guests can enjoy special foods, seasonal music and costumed guides. The tour will include a Mystery Mansion, which won’t be revealed to visitors until they arrive. 10 Popular Commercial Real Estate Terms You Should Know

E

very industry has its own lingo, but there are some fields that really have a lot of jargon – and commercial real estate is definitely one of those fields. If you don’t have a background in CRE or CRE experience, it’s easy to feel overwhelmed. We thought it would be a good time to share 10 of the most common terms in commercial real estate that everyone should know. 1. Building Classifications In most markets, building classifications refer to Class A, B, C and sometimes D properties. While the ratings can be very subjective, class A properties are usually newer buildings with excellent construction and in great locations with easy access, reliable tenants, and a multitude of sought-after amenities (such as on-site management or covered parking). As the class of the building decreases, typically one component of the property or another, such as age or quality of construction, becomes less desirable. 2. Cap Rate (slang for Capitalization Rate) The cap rate represents the unleveraged initial yield on the investment expressed as the annual Net Operating Income divided by the asking sale price of a property. 3. Common Area Maintenance (CAM) Simply put, this is the amount of additional rent that is charged to the tenant in addition to the base rent, in order to maintain the common areas of the property that are used by all of the tenants. Examples of this include outdoor lighting, cleaning of the parking lot, insurance, and more. It’s important to note that this often does not include any capital improvements that are made to the property.

4. Concessions In an effort to attract tenants, a landlord will sometimes grant concessions in negotiations. This could include a number of offers, such as lease buyouts, free rent, moving allowances, and above standard allowances for tenant improvements. 5. Net Absorption This represents the net change in occupied space in a specified market for the current period of time measurement and the previous period. This can be either positive or negative, and must also include any decrease as well as any increases in the levels of inventory. 6. Net Operating Income (NOI) As the name suggests, this is a calculation used to analyze real estate investment properties that generate income. The NOI equals the sum of all revenue from the property, minus all (reasonably necessary) operating expenses. 7. REIT (Real Estate Investment Trust) A REIT is a security that sells similar to a stock on the exchange and invests in real estate directly, whether through properties or mortgages. REITs receive special tax considerations and will usually offer investors higher than average yields, with a highly liquid method of investing in commercial real estate. 8. Return on Investment (ROI) Not specific to CRE, ROI is a performance measure used to measure the efficiency of an investment. To calculate ROI, the benefit or return of an investment is simply divided by the overall cost of the investment. The quotient can be expressed as a ratio or a percentage.

9. Tenant Improvements or Tenant Improvement Allowance (TI) TI represents the custom alterations a building owner makes to the rental space as part of a specified lease agreement, in order to fit the space to the needs of the particular tenant. Examples of this can include changes to the floors, ceilings, walls and/or lighting. 10. Triple Net Lease (NNN) A triple net lease is a lease agreement that stipulates the lessee (the tenant) as being completely responsible for any costs related to the space being leased, on top of the rent that is applied under the lease. This type of lease requires the tenant to pay for net real estate taxes on the property, net building insurance, and net common area maintenance. As a result, the tenant has to pay the net amount of all three of these costs, which is how the lease got its name. It is true that divorce filings are probably the most common type of family law case. Next to divorce filings, paternity cases are on the rise as well in the United States. This is particularly true in high conflict cases where parties are constantly in conflict. It is unfortunate when this takes place and is needed. But the reality is that many parties end up back in court frequently litigating modifications. When parties think about family law cases, parties should not forget about modifications. When many parties are unhappy with the results of their divorce or paternity case, these are common types of family law matters.
