SPRINGFIELD, Ill. — REALTOR® Ed Neaves, managing broker of Berkshire Hathaway HomeServices Central Illinois REALTORS® in Bloomington, has been named the 2022 Illinois REALTOR® of the Year by Illinois REALTORS®. Neaves served as president of Illinois REALTORS® in 2020. The announcement was made during the state association’s Winter Business Meetings held Jan. 18-20 in Bloomington-Normal. Neaves will be honored at a March 28 banquet in Springfield. The REALTOR® of the Year award is presented to an association member who best exemplifies the professional qualities of a REALTOR®. The award recognizes leadership in the REALTOR® association as well as service to civic, community and charitable causes. Neaves has been a leader in the real estate industry with his local association, the Mid-Illinois REALTORS® Association, Illinois REALTORS® and the National Association of REALTORS®. As the 2020 Illinois REALTORS® President,Neavesledthestateassociation and its more than 50,000 members during the first year of the COVID-19 pandemic. He is a longtime member of the Illinois REALTORS® Board of Directors and currently serves as chair of the association’s Audit Committee, vice chair of the Nominating Committee and is a member of the Advisory Council and the Strategic Planning and Performance/Compensation Review committees. Neaves has always been committed to the power of REALTOR® political

advocacy. He has chaired the Illinois REALTORS® Political Involvement Committee, the Federal Political Coordinators Working Group and Major Investors Working Group and served on a variety of Illinois REALTORS® committees. Neaves advocacy also extends to being a REALTOR® resource to elected officials. He is the State Legislative Contact for state Sen. Jason Barickman (R-Bloomington) and the Federal Political Coordinator for U.S. Rep. Adam Kinzinger (R-16th District). He is among an elite group of REALTORS® nationwide who have been inducted into the REALTORS® Political Action Committee (RPAC) Hall of Fame for lifetime contributions of at least $25,000. He was honored for his political leadership with the 2015 Illinois REALTORS® Political Involvement Award. On the national level, Neaves has served on the National Association of REALTORS® (NAR) Board of Directors since 2018 and has served repeated terms on NAR’s State and Local Issues Mobilization Support Committee and REALTOR® Party Member Involvement Committee. In his Bloomington-Normal community, he served as the president of his local association in 2017 and was honored as the local REALTOR® of the Year in 2011 and again in 2020. As life-long nature advocates, Deanna Frautschi and Alan Bedell have reforested 5 acres of cornfield over a 45-year period, turning it into a nature preserve with 250 trees and a multitude of plants and wildlife. Their property is certified as wildlife friendly by the National Wildlife Federation and the Illinois Audubon Society. Deanna, a Master Naturalist, photographs and writes for several publications about the nature around her. She gives presentations to share her passion for nature using her wildlife photography. She is a Parklands board member, chaired the local McLean County Greenways program and is a volunteer field editor for Birds and Blooms Magazine. Because of their longtime interest in the environment and nature, Frautschi and Bedell are funding the Go Green Frautschi/Bedell Grant to enhance and beautify our surroundings in McLean County. This annual grant will be awarded to a nonprofit organization or a group of citizens seeking to enhance a community, public space with green plants or trees to beautify and naturalize the area. The location for enhancement must be a park or common public area shared or seen by many people. Up to $3,000 will be awarded annually, either for a single project or up to three projects each year.

BLOOMINGTON — State Farm is looking to hire more than 3,400 employees for full- and part-time remote and in-person positions in claims, customer service, sales, underwriting and other areas.
Normal Council OKs $2.5 million loan
NORMAL — A $2.5 million loan was approved Monday, Feb. 7 as the final piece in the funding mix for the Normal Fire Department’s new station despite dissent from two council members.

Rivian produces 1K vehicles
NORMAL — Rivian Automotive in a regulatory filing Jan. 11 said 1,015 electric vehicles had been produced by the end of 2021 at its Normal plant, which fell short of its 1,200-vehicle goal because of supply chain delays.

Benefits of investing in CommerCial real estate
A
ny type of property, whether it’s commercial or residential, can be a good investment opportunity. In general, commercial properties typically offer more financial reward, but like all investments, you have to understand what you are investing in. If you are new to commercial real estate investing, just like any investments, it is important to understand the different types of commercial properties. Types of commercial properties are: • office buildings • retail buildings • warehouses • flex space • industrial buildings • apartment buildings • “Mixed use” buildings combination of uses, such as retail, office and apartments. Positive Reasons to Invest in Commercial Property Income potential. Obviously, investors invest in commercial real estate for the earning potential. Commercial properties can have a wide arrange of annual returns depending on type of property demand, lease structure, maintenance, management, and expenses. Business vs residential hours of operation. Businesses usually have business hours and close at the end of

the day. Addressing tenants’ issues, businesses usually take place during working hours, where residential investments can take place 7 by 24. What is a property worth? Commercial property can be very difficult to value because so many factors come into play. The investor needs to purchase a property at a price where they can make the desired return. Paying too much for a commercial property is going to be problematic. Triple net leases. There are variations to triple net leases, but the basic concept is the tenant pays the expenses on the property, including insurance, real estate taxes, maintenance, utilities, etc. The only expense you’ll have to pay is your mortgage. There are several other types of leases besides the triple net lease. The Downside of Investing in Commercial Property Time commitment. Real estate compared to other investments can require your time and attention. Depending on the property and lease will depend on how much time commitment. Professional help. You can manage the property yourself, or you can hire a property manager. If you use a property manager, they will handle your calls and address repairs

and maintenance. This will be an added cost that you will have to budget for, and not all management is equal. Financial requirements. Acquiring a commercial property typically requires more capital. If you finance, you will need at least 20% down. The expenses and upkeep with commercial property can also be expensive, if your tenant is not covering these in the lease. Doing an inspection on the property before you buy is a must, especially on the mechanics and roof. Bottom line. If you don’t own commercial property and decide it’s something you want to consider, don’t try it alone. look for professionals in this area and seek advice. There are also strategies on how ownership should be taken, and you should always use an attorney for such transactions. Saturday, Feb. 5 Horton Field House, Normal Photos by Justin Hurt A little cold weather couldn’t stop the 17th annual Taste of Redbirds that took place before the Redbird men’s basketball team took on Southern Illinois University. Food vendors will include Avanti’s, Denny’s Doughnuts, Moe’s Southwest Grill, Papa John’s, Pizza Ranch, Noodle’s and Company, and DP Dough. Local musician Dan Hubbard entertained the crowds while the kids enjoyed playing in Reggie’s Kids Club Fun Zone

Fundraiser for the Bloomington-Normal Renegades Baseball Organization Friday, Feb. 4 Parke Regency Hotel & Conference Center, Bloomington Photos by Thom Rakestraw It was the ultimate girls’ night out, filled with great food, great company and some amazing purses. The crowd of 300 ladies enjoyed heavy hors ‘oeuvres from Baxter’s and played BINGO for the chance to win high-end purses from famous designers including Tory Burch, Kate Spade, Louis Vuitton , Coach and Gucci. Emcees Brandon Vercruysse and Jeff Mavros kept the night fun and light. The event was first launched in 2017, and due to its popularity it is now a two-night event, with 600 attendees for both nights. Funds raised will be used to help defray costs associated with travel baseball so cost is not a barrier to those who want to join.

ISU Athletics Play4Kay
Sunday, Feb. 6 Redbird Arena, Normal Photos by Justin Hurt Illinois handily beat Indiana State at its 12th annual Play4Kay game and the game also served as a fundraiser for the Kay Yow Cancer Fund. ISU Athletics partners with the Carle Cancer Institute Normal, Carle Bromenn Medical Center and Mennonite College of Nursing to support the cause. During the game, treadmills and ISU President Terri Goss Kinzy, Judy Neubrander bikes were used by fans who independently fundraised for the KYCF. ISU has raised over $200,000 for the Kay Yow Cancer Fund in their 11 years hosting a Play4Kay game.
