PETTIS COUNTY OFFERS REAL ESTATE TAX CREDIT FOR SOME RESIDENTS 62 AND OLDER
The Pettis County Commission passed an order Friday that provides a real estate tax credit for eligible seniors in Pettis County.
The order aligns with Missouri Senate bills 190 and 756, which implement the program statewide.
Qualifying participants 62 and older can apply for the program between March 1, 2025, and May 31, 2025, according to the Pettis County Commission.
Eligible seniors can apply for a credit that reduces their real estate tax bill. The credit amount is calculated by comparing the current year’s property tax liability on their primary residence to the liability in the year they became eligible.

Plaintiffs in Umpa and Gibson have asked the court to merge the two lawsuits. The antitrust cases cover similar ground and name several of the same defendants.
With a national consolidation plan off the table for now, the home sellers in two Missouri cases filed last year are hoping the judge will consider merging just the Gibson and Umpa lawsuits.
Attorneys for the plaintiffs in both cases submitted documents April 19 in U.S. District Court for the Western District of Missouri requesting consolidation.

Branson Mayor Larry Milton spoke before the public comment time of the Tuesday, March 26, Board of Alderman meeting to address concerns from some residents about his being the listing agent for property near the upcoming Mammoth Fieldhouse project on Gretna Road in Branson. The complex received a tax incentive agreement approved by the Board of Aldermen on Jan. 9, which could offset up to $10 million of the project’s estimated $41 million cost based on the performance of the project’s business entities.

“Despite being crystal-clear with our contractor that we wanted to keep all the amazing old details, we walked in on Day One of demo to find half of the tin ceilings crushed and thrown away,” they told us at Remodelista.

We once checked in with a couple, six months into living with their new kitchen, to rate their choices. Their chief complaint was that the Calacatta marble counters looked beautiful but were already etched and marked by water rings. Fine for some, annoying for others.
Materials and appliances are among the most expensive parts of a renovation. Do your research and make sure you’re ordering according to your lifestyle, not just looks.

Definitely. Julie once had cabinet pulls installed only to find, a year later, that every single one was askew. In refinishing her floors, our editor-inchief Annie Quigley gave the sander the wrong grit (which she realized after applying finish to the entire downstairs—by hand). WHAT’S THE MOST IMPORTANT THING TO REMEMBER WHEN RENOVATING?
The old edict holds true: Measure twice (maybe three times), cut (and order) once. It’s a small step that can help prevent any number of snafus.
The lesson learned? Add can’t-miss-it visual labels and signs to everything, and tag everything you want to keep with painter’s tape marked “Do Not Remove.”

Self-protection for Real Estate Agents

Real Estate agents work hard to get listings, market properties for sale, and bring sales to fruition. They often do so with no money up front, but with the expectation that their reward will come at closing with the payment of their commissions. If the closing does not happen, an agent who has fronted money for marketing expenses may suffer financially.
An established agent may consider this situation a cost of doing business, take the loss, and move on to other sales. Sometimes, however, an agent will go to great lengths to market a unique property, and end up liable for considerable expense when the owner decides not to sell after all.

The standard form listing contract for Missouri agents provides that if an agent procures a “ready, willing, and able buyer,” for the listed property, the agent is entitled to the agreed upon fee in the contract. That sounds good, but it is rarely so simple. The term “ready, willing, and able buyer” can be construed many different ways by many different courts and attorneys, and it may not be worthwhile for an agent to sue an owner who decides not to sell. Lawsuits are never a sure thing, legal fees are not cheap, and an agent may not want to have a reputation as someone who sues. There is also the practical consideration of collecting the fee when there is no closing. So what is an agent to do? Consider asking for money up front or for reimbursement for expenses exceeding a

certain amount. The standard listing contract has no provision for this, but agents can write their own language in the “Special Agreements” section of the contract. For example, “Owner agrees to reimburse Agent for marketing expenses exceeding $___,” or “Owner agrees to deposit $____ with Agent’s Broker for marketing expenses.”
Some owners may balk at the prospect of paying expenses up front or at the suggestion that they might decide to take a property off the market, and look for another agent. At that point, the agent needs to make a decision. Is this owner worth the risk? If the answer is yes, understand that you may take a loss. If the answer is no, let the owner go elsewhere.
