CALUM MACLEOD, GLAMPITECT FROM CONCEPTION TO COMPLETION: YOUR GLAMPING SITE DESIGN Calum started his career as an Electrical Engineering Consultant after getting an MEng from Heriot-Watt University. Wait, is this the right guy? Not long after starting as an engineer, he came into control of some land that he thought he might try and ‘put in some of those glamping pod things’.

KATE MOREL, MOREL CONSULTANCY FROM CONCEPT TO SUCCESSFUL LAUNCH..THE STORY OF A TREEHOUSE WORKSHOP: THE ULTIMATE SUCCESS FORMULA Using a combination of industry knowledge and creativity, Kate helps independent landowners establish glamping sites that stand out from the crowd, which is becoming more important in the UK especially, as the industry develops. She also advises companies and corporate clients on diversification, and provides a contract consultancy service to related businesses. Kate is the founder of design & build company, Morel & Co, which specialises in natural builds such as roundhouses, and bespoke treehouse, cabin and canvas structures. Kate wanted to offer her clients a seamless turn-key service, and the best way to do that was to create a collective of skills. Collaborating with the most experienced and talented people she knew, she brought together a hand-picked team of planning and financial consultants, designers and builders, which can support a project from field to first guests. Kate gives presentations for tourism organisations, at trade events and conferences and has a regular column in International Glamping Business and Open Air Business magazines. She also runs glamping business start-up workshops, tailoring them for other organisations, tourism bodies and industry events.

Yorkshire based BCT Outdoors Ltd have been manufacturing tents for over 110 years. Raw materials sourced from leading British and European manufacturers, help to ensure the quality of their finished products. Staff at BCT have recently seen a 30% increase in workspace, have access to over 30 sewing machines, three welders and an industrial printer. With the latest additions to the factory, a large washer and tumble drier as well as a state of the art ‘laying’ machine, BCT is striving forward. Alongside the production of quality canvasses, BCT and a leading laundry expert, have been pioneering a tent washing and proofing process. The investment in new machinery now allows BCT to offer a complete repair service, not only for their tents, but also those manufactured elsewhere. Helping companies and individuals to prolong the use of their investments and break away from a ‘throw away’ culture. This issue being close to the company’s heart and reflected in its ongoing work with Glastonbury Festival. The company is now filling its order books for 2020

Previous experience includes positions in the television production industry and a role as the Head of Production and Business Affairs for Sky One, before taking on the responsibility for the integration of three newly acquired independent production companies for IMG Media.

ROB FARROW, COUNTRY GLAMPING HOLIDAYS I THOUGHT I WAS COVERED?!: YOUR VITAL REGULATORY AND OPERATIONAL TOOLKIT As chair of the Glamping Association and author of the association’s LEGAL guide, Rob has both figuratively and literally “written the book” on glamping. A recognised Glamping expert, his advice columns, ‘How To’ articles and industry seminars are well known. Rob hails from a family owned leisure business that has been operating holiday parks for over half a century. He cut his teeth in the family’s touring caravan dealership before running their touring hire caravan fleet, then their holiday park in Dorset. Rob has overseen the provision of glamping holidays since 2006 when he first met many of the industry suppliers and even introduced some of them to glamping. He then founded a separate division, adding bespoke glamping delivery to other parks; followed by consultancy services on creating glamping sites, and pop-up sites for events and finally operating his own sites in the South West. As Chair of the association he is responsible for communicating to hundreds of member sites across the UK; championing their cause to National Government and provides access to training and information to ensure sites avoid problems by being safe and legal. All this ensures his knowledge and advice, is at the industry’s cutting edge.

Woodland Champions Club Create Woodland campsite for our members to enjoy without the need of planning permission. We can issue a certificate for up to 5 caravans pitches (including pods, shepards huts ect) and 10 tent pitches, this type of site is known as a certified site/ certified location. Membership is free, the membership application is built into the booking page. We can apply for free tree packs of up to 500 trees including rabbit guards and canes. It can take as little as 2 weeks to become a certified location the average time is 6 weeks from start to completion. We take payment of £300 for our site consultation, we carryout a desktop study, we then Consult neighbours and the LPA. The consultation period is between 2 and 4 weeks. TripAdvisor is the world’s largest travel site and an essential tool, which is absolutely free for small businesses and can really make a massive difference in gaining new bookings. International Glamping Business caught up with Gavin Greene Senior Manager, Industry Strategy & Outreach at TripAdvisor to find out some of the ways in which glamping sites can maximise the opportunities offered by TripAdvisor. Gavin and his colleague Fabrizio Orlando will share the latest data on camping and glamping in the UK at 2pm on 21st September at The Glamping Show as well as advising on how to get more reviews What are the main advantages of engaging with TripAdvisor for independents? It is completely free of charge to appear on TripAdvisor, and to log in and update photos, amenities and respond to reviews. TripAdvisor is available in 29 languages and there are 48 different dedicated versions of the site worldwide. It is unlikely that many independent businesses such as glamping sites would have the same online reach in say, Taiwan, so it’s great opportunity for glamping sites to be discovered by potential guest from around the world. Also, glampsites have the opportunity to tag some of their unique features, like dog-friendly, or playground – in order to be found more easily by those with specific requirements.

Apart from anything else – even if glamping sites don’t engage with us, they will still appear on TripAdvisor if they are reviewed. Therefore, it is much better for them, if sites create their own listings, provide their own images and respond to their reviews in a proactive way.

What other benefits are there that people might not realise? It is particularly useful if you can add in information such as check in times and any dates that your site is closed, as this is what people search for. There are also definite benefits to engaging with other businesses in your area, such as pubs, or restaurants; you can do this through a new Trips feature which allows travellers to save ideas for places to stay, eat, drink

and visit in advance of their trip.

What happens if someone gets a bad review? The main thing we advise is to try not to take it personally! We take great care when people leave reviews to urge them to be respectful and to try to be constructive in what they say. We have done a lot of research and the fact is that a bad review really doesn’t make any

We also encourage businesses to respond using the Management Response feature to set the record straight. This can be a great opportunity to make a positive impression – along the lines of – ‘We are sorry that you were disappointed in this but pleased that you enjoyed our fantastic views and wonderful breakfast’. Try not to respond by meeting fire with fire if a review has made you angry – wait until you feel calm and in control before responding as people will read what you say. It is also worth remembering that the more reviews you get – the further down the negative review will appear in the feed. So, the best way to deal with a negative review is to gain more positive ones to give a good overall impression of your property.

FACT: NEARLY 90% OF TRAVELLERS SAY REVIEWS ARE INFLUENTIAL IN CHOOSING WHERE TO BOOK Can people appeal? Yes, there is a whole team dedicated to sorting out fraudulent reviews and content on TripAdvisor. For example, people sometimes leave reviews for the wrong property. This happens occasionally in Switzerland where a lot of the chalet accommodation looks very similar and often have similar names! Even if the reviews are positive, businesses often contact us if they

realise they are for another property. The best way to report any reviews that you see as suspicious is by logging into your Management Centre and reporting it via the tools there.

How do businesses get more reviews? The best way is to ask guests when they leave. Independent businesses often score higher on average because people generally want to help their hosts by leaving reviews. We encourage businesses to put the stickers in their windows to remind guests on their way out, to add the request onto business cards and on their websites. We also have a GDPR-friendly email prompt system available which will send out automatically – this works extremely well and is easy to set up in the Management Centre.

Tell us about the awards TripAdvisor has two awards – the Certificate of Excellence award which is given to the top 10% or so and the Travellers’ Choice award which we offer to around the top 1% according to the scores awarded in the reviews and the number of reviews. This can be an unpredictable process, usually due to issues such as conservation restrictions, unreasonable and negative reactions from neighbours, or how a Planning Officer views or interprets the proposed concept and information.

Setting up a glamping business is challenging enough, but planning can be a particular source of immense frustration with a lot of time, energy and money being poured into it - I’m sometimes contacted regarding situations where sadly it’s too late for any of my planning associates to help. So, get informed, know when to quit, and minimise the risk by finding a planning consultant who understands glamping and works in the best interest of you and your business. When a good planning consultant anticipates problems or a poor outcome, they will tell you straight, after that it’s up to you whether you push ahead or not. Some glamping projects are small or don’t have a big budget, or maybe the planning looks straight-forward, and the owner feels they can handle it themselves. This can work out satisfactorily (even if the process takes longer and proves to be frustrating) although bear in mind that applications are sometimes turned down for reasons which could legitimately be challenged, it would however take someone who knows the ropes to spot them. If D.I.Y. is your chosen route you might want to join my Facebook Group ‘Glamping Site Owners Club’, for moral support from those who have bravely gone before! All planning applications are subject to National Planning Policy and the Council’s Local Planning Policy (published online), which is created to meet that area’s specific development needs - and pertinent to glamping applications that means tourism. They vary, but often require you to provide evidence that there is a genuine demand for the type of accommodation you want to create. Obviously, the stronger and more unique your business model is, the easier this is to do - not to mention good business sense given the level of competition these days. Common sense dictates that for large (multiple units), complex (treehouse, conservation areas etc), or highinvestment developments, it is necessary to surround yourself with informed advice and experienced specialists. My work involves formulating creative business models, which often means liaising with planning because if either are unviable the project cannot proceed. As such, I work closely with planning consultants and we often conduct site

visits together to evaluate potential opportunities and constraints, facilitating the best chance of success all round and a smooth, cost-effective process. One of the planning consultants I work with is John Benson, a former Council Planning Officer who now works as an independent Planning Consultant, as someone who understands both sides of the process I asked John to write a few words from his perspective. “Planning!!! The one topic that most people think they know something about. Ask anyone and they will conjure up a rule, a regulation or something they have heard and assume is the truth, but in all honesty, it’s probably wrong. Planning legislation in the UK can be a minefield and one of the biggest challenges is keeping on top of this legislation because it is constantly changing. Reading this article, my first ever, you’ll have a keen interest in how planning and glamping relate. In short, if you take a measured approach and get the right team on board from the outset then you’ll find the process easier and are more likely to get the consents you seek. However, this isn’t to say there won’t be hurdles along the way because glamping developments are located within the countryside which is the most protected area when it comes to new developments, and this means they come with restrictions. So, you have a piece of land and are wondering what you can do with it. Other than establishing business viability, your first port of call should be a Planning Consultant who will want to do a site appraisal to discuss your ideas, look at how to develop the site, and assess any potential problems. I cannot emphasise enough the importance of getting a professional on board as they’ll quickly identify any problems you may have. The main issues are: The location of your site: Is it too remote, is it in a high value landscape area, are there flood risk issues, are there

access issues, could there be neighbour problems, conservations such as Ancient Woodland or AONB, and archaeological impacts, also, is there a need for your type of glamping in the area, if you got your business model right, then there is. If any of these negative issues exist, some could result in your project never commencing, which I know would be very disappointing. At least you will have done the right thing in employing a professional to assess the site prior to embarking on a journey which could involve several other specialists and expense. If the planning consultant is confident that your site would be considered acceptable by the Council, at this stage, I would still not look to submit a full planning application, Councils offer a pre-application service which is encouraged throughout the country which is a good way to test the water before going to the expense of developing the project further and a full planning application. So, what is pre-application engagement? It can take several forms and each Council have their own way of dealing with this. Primarily you would need to complete an online form which includes your information, address of the site for development and a description of what you are proposing. A Planning Consultant should provide a detailed supplementary report which outlines your proposal and how it complies with respective planning policies both at local and national level. The benefits of pre-application engagement are significant and include: n High quality and professional advice, committed to the collaborative approach n Identification at an early stage any need for specialist advice or surveys such as trees, landscape, noise, transport, contaminated land, ecology or archaeology n Quicker decisions on applications with more positive outcomes n Lower costs due to a reduction in time spent by your professional advisors drawing up proposals n Quick identification if a proposal is completely unacceptable, saving you the cost of pursuing a formal

application n Continuity, as wherever possible, the planning officer who provides the preapplication advice will be the case officer for the subsequent planning application There is a fee for the pre-application service which varies from Council to Council as they are not set by Central Government. Once the Council are in receipt of your form and report, they’ll usually consult other departments within the Council and ask for their feedback. After a few weeks the Council’s Planning Officer will write a detailed report which will outline whether they’ll support your proposal or not. If they don’t, they’ll provide details on why and that can sometimes be the end of the road for the project. Those who have embarked on a project without engaging with the Council, and have it refused, will have wasted so much time, so it’s best to embark on early negotiations. Ultimately the Council must be comfortable that your proposal is in compliance with the Local Plan and National Planning Policy Framework. Local Planning Authorities must prepare a further Local Plan which sets planning policies in a local authority area. These are very important when deciding planning applications. Given that you’ll be developing land in a rural area, the Council will have specific policies about developing in the countryside and relating to tourism.

The National Planning Policy Framework (NPPF) sets out the Government’s economic, environmental and social planning policies for England. Any development you proposed must conform to the relevant Policies within these documents. So, let’s say you have a positive response from the Council, what’s next? I would always advise that you make the local community aware of what you are doing prior to the submission of a planning application as this generally gets good faith and it makes them feel involved. Progressing the project now means that you have to choose your team of specialists which can be daunting. All the relevant specialists will play a vital role for you and your project so I would strongly advise that you make sure they suit your individual project and have worked on such projects before. For large developments, one of the biggest risks is choosing the right architectural practice which represents a large expense, so look at their track record, see if they have done glamping or leisure projects before and what they will provide for you. Get an accurate quote because it is likely that drawings will need amending through the planning process - and you don’t want invoices out of the blue for extra work. The likelihood is that the architectural practice will have a preferred team of consultants who they work with but make sure you are happy with them. Do your due diligence! With glamping

projects, the architectural practice should provide you with a location plan, block plans, layout and elevation drawings of the glamping units and other structures, landscaping plan, drainage plan, lighting arrangement and visuals. Presenting schemes with 3D visuals is becoming more and more popular and aside from providing the Council will a true image of how the development will look, they will also assist your marketing purposes in the future. Glamping sites vary enormously and not all use an architectural practice, regardless, whoever you employ in driving your project forward, ensure they are experienced and understand the glamping industry. At this stage, you should be feeling positive as you have a positive preapplication response and a great team working on your behalf to get you the best outcome. However, for whatever reason, if your application is refused then you do have the right to appeal and your Planning Consultant will advise you on the process. If your application is approved, you will need to comply with the Conditions attached to approval. This is common and if you are using an architectural practice, they would submit information to the Council on your behalf. Greece’s Glamping Pioneers

There are two glamping sites which can be described as the front runners of the movement in Greece. Vasilikia and Keros may be completely different – the former based in the mainland and the latter on the Aegean coast – however, despite these differences, they share a formula for success that has seen them both put Greece on the global map for luxury nature holidays.

By Emma Gavala It is an interesting journey to see how these sites managed to be successful in a country which has no legislation for glamping – or indeed any market for it when the two sites set out.

We are not Glamping "It's not really Glamping - It's ConceptLodging". That's what Stavros told me in one of our discussions. Stavros Tzioufas is the soul behind Vasilikia. Somewhere along his worldwide expeditions and his incessant quest for beauty, he conceived the idea for his precious 'mountain shelter'; which is known now as the ‘Vasilikia Mountain Farm & Retreat’. Stavros is the leading figure behind Vasilikia, and in his cowboy boots and majestic hats, he brings an air of Americana to the Greek mountains Iti and Giona, in Central rural Greece. His interpretation of glamping is a renovated Airstream, a prefabricated lake house, a converted red barn and a horse stable, alongside two multi-storey stone houses and a cabin tavern. All being the endresult of his uninhibited imagination and attention to detail, making them, quite frankly, seem like they jumped out of interior design magazines.

Keros Surf Club “We are not a Glamping resort - We are a Surfstation”. That’s what the surfer trio of Keros Surf Club proudly insist. Konstantinos (Galatsopoulos), Ricky (Krystallis) & Giannis (Doumtsios) are the visionary friends/travellers/roadtrippers/cool kitesurfers turned entrepreneurs, who happened to create the very first luxury safari tent resort in Greece. All they wanted was to create a surf club for their own enjoyment, where they could replicate the chilled atmosphere they themselves experienced on their global kite-surfing travels. “We were driving in Western Australia in a campervan, surfing along our way to the north. We confessed to each other our wildest dream: to have our own surfstation in Greece,” says Konstantinos. drawn to them organically. Even with minimal marketing effort at the early stages, Vasilikia & Keros have enjoyed brand love and high repeat customers, exactly because they focused on building a robust Glamping product first and foremost. Then, going about to build the story around it, their ‘Glamping brand’. If product design and branding are carefully thought-through, marketing, communications and promotion are a matter of good execution. The ‘Holistic Glamping Offering’ creation should precede it all. Neither Vasilikia, nor Keros are located in a fancy, famous location in Greece. However, they have managed to convert their locations into Glamping Destinations in their own right. And that is why they represent empowering stories for the global Glamping operator community. Glamping is not just about the ‘natural hotspots’ everyone knows about. TRUDOMES OUT OF THIS WORLD with Leicester City Festival A gigantic TruDomes event dome was erected in Jubilee Square in Leicester City for a week-long festival this summer - demonstrating just how versatile a dome can be! The Leicester City Festival team launched free family-friendly events, presentations, activities and games during their daytime festival programme. Children and adults alike were immersed in space-related virtual reality experiences and The National Space Centre were on hand with their Ask A Space Expert talks. Senior Festival Organiser Theo Crew said, “Working with TruDomes has completely transformed our festival in Leicester. The look and feel of the structure, along with the professionalism of TruDomes has made this a fantastic experience both

internally and for the public. It’s really been the focal point of the overall event.” Each evening, the dome was transformed into a stunning performance space for live concerts and shows known locally as dome sessions. BC Camplight, British Sea Power and Jaws plus supporting acts delighted audiences. Additional entertainment included comedy in the dome and a Bollywood musical evening. The festival ended with the dome being transformed into a visual feast as the dome became an art gallery and showcase for local artists.

An 18m dome was the focus of the event but a Classic Glamping Dome was used as a spacious and modern backstage greenroom space (equipped with comfortable sofas and fully stocked fridges) for the various artists that performed there. BEYOND GLAMPING; A True Story. Treehouses and beyond At this year’s Glamping Show Tim Rees (founder and MD of Quality Unearthed) will be talking about his current project – a multi treehouse development – but will also look at what comes after treehouses, with a special look at Earthships. As glamping continues to make positive strides in the UK holiday market, we’re intrigued to see how the landscape evolves over the coming years. What will happen to some of the more traditional glamping structures and what new trends will take centre stage?

Perhaps the main reason for this drop off is the influx of a variety of new glamping structures to the market. Quirky cabins, geo-domes, pods, planes, boats and many others have been slowly multiplying, providing a diverse array of competing options.

After years of upward strides for virtually all kinds of structure, for the first time, we’ve seen a drop off in popularity in some of the more traditional glamping types. Over the past 5 or 10 years, the market in certain areas has become saturated with yurts, safari tents, shepherds’ huts and the like. From an investment point of view, going down this traditional route may not be as prudent as it once was.

Glamping has always been about unique experiences. In the case of yurts and tipis, perhaps the novelty and appeal has started to wear off as prospective guests look for the next new thing to try.

Yurts and tipis are a classic case of oncethriving glamping structures. Only a few years ago, they were generally considered as one of the premier choices for new glamp site owners.

Of course, there are still many popular and flourishing examples out there, but with standards steadily improving, sites and locations that don’t fit into the top end of the market, are finding it harder than they once were.

It is also insightful to look at the search terms used to find our glamping structures. Long-tail phrases (essentially longer, more specific search phrases) have increased relative to the short broad search phrases e.g. ‘Yurts UK’ vs ‘Yurt in Inverness that takes dogs’. Potential guests are increasingly confident that they will find a glamping structure in the location they wish to travel to. Therefore, making your site a destination worthy of travelling to ahead of other popular places must be considered. Another reason for their recent struggles could be due to the increasing numbers of sturdier, four-season structures. It’s hard to see the humble yurt and tipi

However, we’re excited to see what's coming next. New niche markets such as urban glamping, glamping on water, in caves, quarries, cliff faces or even underground / the sea, are all possible ventures that show the creativity and imagination to attract inquisitive guests. Treehouses have been popular for a while and remain so, but there are other types of tree-dwelling experiences which could potentially veer away from the luxury offerings currently available. Tree tents, treetop trails or adventure style villages are other exhilarating additions, which have the potential to expand. With increasing ( rightfully so) awareness of how sustainability touches every aspect of our lives so too is the interest in experiencing ways others have achieved it. For example, sustainable structures such as cob huts or Earthships are really starting to gather momentum around the world and offer another exciting proposition to explore. In New Mexico, where Earthships were pioneered, they are the most popular listings on Airbnb for the state.

Earthships are an interesting proposal in particular. Not only do they offer a practical and sustainable alternative to modern homes, but they also offer a truly unique and spectacular experience, which fits in perfectly with the glamping ethos. At the Glamping show, Tim will be talking further about the future of glamping as well as taking people through his own experience of 7 years trying to build treehouses. Although ultimately succeeding, he would like to help others avoid the same planning issues and unexpected pitfalls that he faced along the way.

THE CHALLENGES Due to the steep mountainous location with the ocean below, constructing Sesta Terra was an enormous challenge. Its construction required the utmost skill and more than 500 helicopter flights to bring in all the materials, often during intense weather conditions. IMPROVING CUSTOMER SERVICE MAKES FOR HAPPY HOLIDAYMAKERS Monkey Tree Holiday Park is an awardwinning Touring, Camping and Caravan Park based in Newquay. They wanted to improve the customer service experience of their customers while reducing the amount of admin for their staff. It was apparent that errors were creeping in due to a booking system that was complex to use and tied to a few computers at the park. Park Manager Helena Ellery selected GemaPark as the new booking management system and found that it was a lot easier for the staff to use.

Ability to access the system anywhere on the park, the elimination of double entry, and flexibility of holiday pricing were among the key features investigated. Reception staff were able to manage bookings and customer enquiries with
