The Glamping Show Americas debuts its first annual Glamping Americas State of the Industry Report—a first of its kind research report for the glamping industry.

BLAKE NIELSEN MANAGING DIRECTOR, BLACK IRON ADVISORS

Blake is one of the Co-Founders of Black Iron Advisers. Prior to BIA, Blake was a Senior Vice President at W.G. Nielsen & Co. where he spent 14 years assisting in all facets of mergers & acquisitions advisory. While at W.G. Nielsen, he led transactions with an aggregate transaction value exceeding $500 million. Blake was also one of the founders of Io Triumphe Capital, a firm founded to purchase and provide growth capital to small and mid-market companies. Blake was previously named one of Denver’s Top “40 Under 40” business leaders by the Denver Business Journal. Blake holds a bachelor’s degree in Economics from Occidental College and a masters in Finance from the University of Denver.

IRENE JONES PROGRAM MANAGER, ARM, MARSHALL & STERLING

Irene Jones, Program Manager, AVP, is a 27-year veteran of the insurance industry and leads the Marshall & Sterling Specialty Campground and Outdoor Hospitality Insurance Program. She joined Marshall & Sterling in 2012 and co-founded of the practice with a resort owner on staff at the agency. Irene leads Program Risk Management, Business Development and Carrier relations and holds an ARM designation, Associate in Risk Management. A frequent presenter on ADA, Dogs, Safety and Insurance at conferences, Irene facilitates client education classes and has created the “press play” video series.

SCOTT BAHR PRESIDENT, CAIRN CONSULTING GROUP

Scott Bahr has over 25 years of market research experience in the hospitality and outdoor sector which has included spearheading the research that is an integral part of the strategic planning efforts in both the outdoor products and hospitality sectors.

In particular, he has been the research partner with KOA (Kampgrounds of America, Inc.) for 20 years, including the North American Camping Report the past nine years. As president of Cairn Consulting Group, he has also worked with RV manufacturers, suppliers, dealers, and associations, as well as outdoor products retailers in their marketing and branding efforts, strategic planning, customer experience, corporate social responsibility, services/amenities and employee development. His work has also included product development, public opinion polling, public health, healthcare, and hospitality (food, beverage, & lodging).

Dyana Kelley is the president and CEO of the California Outdoor Hospitality Association.  Dyana holds a seat on the board of CalTravel and is a member of their Government Relations Committee.

An avid outdoor enthusiast literally from birth, Dyana grew up in the Eastern Sierra Nevada and spent

PAUL BOSLEY FOUNDER, BUSINESS FINANCE DEPOT

Paul founded Business Finance Depot in 2006. They are an agent for 26 national SBA and USDA lenders and 23 equipment financing companies, many of which specialize in financing in the RV park and campground industry. They have provided financing for Camp Jellystone franchisees since 2016 and KOA franchisee resales since 2020. Paul has given financing seminars at the Association of Recreational Vehicles & Campgrounds (ARVC) Outdoor Hospitality Conference & Expo (2019 – 2021) and he has been on the faculty as the finance instructor for ARVC’s National School faculty (2019 – present). Paul is also the finance instructor at ARVC’s Perspective Owners Workshop (POW).

Paul earned a BS in Recreation & Parks from the Brockport State with the goal of working at a state or national park. Many years later, Paul completed all accounting courses at the undergraduate level at Florida Atlantic University and entered a master’s degree program with a concentration in Business Valuation. Paul has been a volunteer counselor for S.C.O.R.E., a division of the SBA, since 2011. Paul is an owner of an Airstream travel trailer and spends 3-4 months a year traveling to visit state and local parks.

JAMIEROSE BRIONES CHIEF DEVELOPMENT OFFICER, OUTSIDE CAPITAL

JamieRose is a multidisciplinary executive and an experienced development consultant focused on experiential hospitality destinations. As a specialist who is passionate about developing and enhancing outdoor hospitality offerings, she has previously advised companies like Four Seasons, Belmond, Marriott’s Tribute Portfolio, Sagra, Vulcan Inc, and the Investment Corporation of Dubai. She currently leads all development efforts for Outside Capital, from pre-development to completion and handover to operations.

Steve is a Principal at Whitman Peterson and responsible for the oversight of the multifamily and lodging investment platforms. He led the underwriting and due diligence of the firm’s investment in AutoCamp and oversees new acquisitions and developments, operations, and business plan execution of investments in that platform. While at Whitman Peterson, Steve has led the underwriting and closing of nearly $2.5 billion in new investments. Prior to Whitman Peterson, Steve spent five years at Barings Real Estate Advisers where he was responsible for the acquisition of new investments in the Western U.S. During his time at Barings, he was involved in the acquisition, underwriting, due diligence, and closing of over $2.0 billion in new investments. Prior to Barings, Steven was an analyst at Center Square Investment Management where he worked in acquisitions and was involved in the oversight of a $430 million portfolio. Blake Smith is founder and CEO of Walden Retreats, a luxury camping experience located along the Pedernales river in the Texas Hill Country. A Dallas native, Smith earned a BA in Political Science from the University of Georgia and an MBA from the Acton School of Business in Austin, TX. He co-founded Akola Jewelry, a social enterprise providing education and income to women living in rural villages in eastern Uganda. Prior to establishing Outside Capital, David was a Senior Director at Whitman Peterson, a Los Angelesbased real estate private equity firm and a leading investor in traditional and alternative hospitality strategies. David was previously a Senior Director at RobertDouglas North America, Europe, Asia and Australia in the structuring of hotel real estate and M&A transactions.  Prior to joining RobertDouglas, he worked as a credit analyst at Macquarie Group in New York City.

Whitney oversees operations, business growth and development for Terramor Outdoor Resort, as well as all marketing efforts for Kampgrounds of America (KOA).  Whitney manages a multi-milliondollar budget while directing brand architecture, strategy and partnerships, as well as marketing technology, digital media, loyalty programs and international marketing. She also oversees the marketing and brand development for the KOA’s Owned and Operated Campgrounds.

A Montana native, Whitney received a degree in PR from Boston University while concurrently earning a gemology technical degree from the Gemological Institute of America. She went on to receive an MBA from the University of Montana. Whitney honed her marketing skills working for a variety of diverse businesses including The International Diamond Exchange and TerraEchos, a government contractor that developed big data solutions for security applications. In 2013, she joined KOA, quickly rising through the ranks and was named CMO of Marketing in early 2021 and COO of Terramor Outdoor Resort later that summer. Whitney was instrumental in the concept and launch of Terramor Outdoor Resorts.

In today’s competitive landscape, crafting unique experiences has never been more important. Sure, you should have a beautiful space and setting, but that is no longer a differentiator. 1.

ZIPLINING TO LUNCH

Ziplining through the canopy of the Costa Rican rainforest and grounds of Pacuare Lodge, we zoomed towards our last platform and a perfectly set table came into view. Perched in a Ceiba tree, 60 feet off the ground, was a dining room for two. Our waiter, complete with an apron and chest harness, had hoisted three courses into the canopy so we could dine among the toucans and monkeys. Make It Your Own: Setting up a table at any high vista point, be it a water tower, rock ledge, or tree blind, can add a similar thrill and romance.

2. FARM & FORAGE FEAST

Farm-to-table dinners have become the norm, but what about foraging for the ingredients and

cooking them with the chef? Lauralee, a member of the Qalipu First Nation and owner of the Upper Humber Settlement farmstay in Newfoundland, guided us around her six acres of land. We started by picking snap peas, strawberries, and beet greens in her garden, then she taught us to look beyond the rows of cultivated crops and discover the edible and medicinal world that’s all around us. Right under our nose was a carpet of young plantain, chickweed, lamb’s quarter, clover, sage flower, and alder pepper to spice up the freshest and most fulfilling salad we’ve ever had. Make It Your Own: Virtually every plot of land has something edible or medicinal. Study up on your native plants and see what kind of treats you can share with your guests each season.

3. HORSEBACK RIDING TO A SECRET SALOON

Galloping on a hot summer day from Bull Hill Guest Ranch, deep into the Colville National Forest, a saloon appeared like a mirage. We tied up at the hitching post, pushed open the swinging

doors, and a bartender said, “What’ll ya have, pardner.” The ranch struck a deal with their John-Wayne-loving neighbor to open up his private bar when guests wanted a taste of the West and some firewater to wash it down.

Make It Your Own: Create a secret bar on your property (even if you only stock it upon request) and give it a speakeasy feel, like behind a bookshelf or a curtain of vines.

4. GLAMPING ABOVE TIGER’S NEST

Every traveler to Bhutan makes the trek to this 17th-century Buddhist monastery carved into the cliffs and made world-famous by National Geographic. Most hikers head back down after they visit the lavishly decorated altar rooms with sweeping views of Paro Valley. But Tiger’s Nest is just 1 of 7 spectacular temples on this mountain and there is a glamping camp at the top! Climbing 5,867 vertical feet to the Bumdrak temple, we trekked under trees dancing with lichen, laundry lines of monk robes, and cliffs that only seemed to get taller. Nine kilometers later, we reached the 800-year-old temple, filled with chanting devotees and the Bumdrak Camp, serving up bountiful Bhutanese food, local spirits, and cozy beds. Cuddled up with full bellies and hot water bottles at our feet, we felt like we had reached nirvana.

beaches of Yelapa, Mexico. She showed us to the outdoor spa on the cliffs and a hundred candles were shimmering around the steaming bath and massage tables. Then she said, “The spa is yours until the morning, enjoy.” Giving each other massages and soaking in the aromatic bath, as we watched shooting stars fall around us, sent us swooning for days (or apparently…years).

6. HELI-GLAMPING

Our helicopter flew into the mist of the twin waterfalls cascading out of Hudson Bay Mountain. We crested over the ridge and could see one wall tent in the distance….this was our private glamping camp perched a mile high. While our guide fired up the grill for a feast, we explored the summit, spotting lakes, glaciers, and countless peaks. We followed the mesquite smoke back to camp, feeling like the king of the hill.

Make It Your Own: Set up one unit on a remote part of your property or a pop-up structure on public land, and have guests arrive by bike, hike, horse, canoe, etc. Adding that element of travel, adventure, and exclusivity is something your guests won’t soon forget.

8. DRIVING COVERED WAGONS BETWEEN CAMPS

Just like the pioneers of the West, we moved through the Teton range by covered wagon…with our hands on the reins! Draft horses hauled our cowboy teepees, Dutch ovens, and gear to a new part of the Targhee National Forest each night and the team at Teton Wagon Train would turn it into a glamping camp. Started by the family who first guided settlers over the pass in 1889, this Wyoming outfitter is keeping the spirit of the West alive with their mobile camp and an invitation for guests to live out the legend.

9. SERENADE ON A SANPAN

Floating in the Zambezi River, there was a sanpan lined with lanterns, sprinkled with flower petals, and a table for two. Dining to the sounds of flowing water, cicadas, baboons, and the occasional hippo was like a safari symphony, then came the actual choir. Approaching in a canoe, were six singers harmonizing in the Tonga language. Even though we didn’t understand the words, the chorus of this song still plays in my head whenever we are by a river under the stars.

11. RELEASING BABY SEA TURTLES

The dawn light peaked through the bamboo of our treehouse at Playa Viva. It was time to wake up and release the sea turtle hatchlings that had been born overnight at their sanctuary. Holding a coconut shell full of baby leatherbacks, we brought them toward the Pacific Ocean. Over a hundred little guys waddled toward the water, trying to catch a wave into their future home. We cheered for them like proud parents and hoped to meet again on their return to this beach someday.

7. BINCREDIBLE FARMSTAY

As if staying in a grain bin turned into a two-story suite on a working farm isn’t memorable enough, we got to harvest the wheat that surrounded it!

After checking in to our accommodation at Alive Sky, the owner invited us to ride on his million-dollar combine. Driving over the sea of wispy wheat and turning it into a billion little grains in a matter of seconds, blew this city girl’s mind.

MAKING A GO OF SLOW-SEASON: TIPS FOR OPTIMIZING YOUR PROPERTY FOR OFF-SEASON BUSINESS

The change in temperature, shorter days, and kids back in school all mark the beginning of one thing for glampgrounds: the onset of the slow season.

Operating through the slow season and maintaining a profit is no easy task. In fact, it’s not uncommon for properties to shut their gates for a few months because it’s more cost-effective than staying open during low demand. However, it’s not impossible to have a fruitful off-season. With some strategic planning and intentional shifts in operations, you can effectively “winterize” your business to brave the slow season and keep the revenue flowing.

PLANNING IS PARAMOUNT

Deciding to stay open during the off-season isn’t a decision you should make lightly. You need to know what you’re getting into and adjust your expectations.

Start by looking at your budget to make an educated guess on how much revenue you would need to make to turn a profit. You can use strategies to lessen your operating costs, but it takes money to keep the lights on. Remember, some of your expenses will change, too. For example, if you operate in a colder climate, be prepared to pay the price of heating.

CHANGING WEATHER, CHANGING CUSTOMERS

As the leaves begin to change, so will your customers. With the kids back in school, families will be fewer, and stays will be shorter, but they can also be more frequent. Camping is a convenient way to spend a long weekend or a school break. Check out the calendars for schools in your area and those nearby to better anticipate boosts in activity.

Most of your off-season guests will consist of retirees and digital nomads. Fortunately, these kinds of guests tend to stay in a location longer than your average camper so long as their needs are met. Clean facilities, well-stocked supplies,

and a strong Wi-Fi connection – for these groups, it’s more about staying comfortable than staying entertained.

There are also those who prefer to camp in the off-season because it’s cooler, quieter and less crowded, so consider these needs in your offseason efforts as well.

CUT BACK ON EXPENSES

One of the big concerns for operating through the slow season is cost. Lowering operating costs is one strategy for lowering that revenue threshold. Consider closing less used sections of your property, like lots that are further away from the main facilities, and only keep the more centralized and popular locations open. Turn off any additional utilities you can spare, like extra bathrooms and showers. Not only will this lower your operating costs, but it also reduces maintenance needs and gives less ground for your leaner staff to cover.

Consider making certain amenities seasonal, especially those that require extra staff, like concession stands, beaches and climbing courses. Or change the operating hours to limit them to your busier times, such as weekends and school breaks. Things like boat rentals and other outdoor gear can be limited to appointments only, so you don’t have to keep staff posted all day.

LEAN INTO THE SEASON

Glamping in cooler weather is a different experience than warm weather glamping, so don’t waste time trying to make it the same. Instead, lean into those differences and show your guests what’s unique about this season’s experience. Trade in your ice cream trucks and pool parties for bonfires and cider tastings. Tell guests the best hikes for viewing the changing leaves. Stock up on hot cocoa and puzzles for guests to borrow as they settle in for a weekend away.

PARTNER WITH LOCAL BUSINESSES

Odds are your business isn’t the only one prepping for a slow season. Banding together with other businesses can help both parties make the most of leaner operations. Advertise at each other’s locations using a unique promo code that offers a special discount. This way, you can track how much traffic your businesses are pushing to one another and arrange for a small cut of the profits.

Don’t be afraid to think outside the box, either. If your glampground has large, open spaces, consider offering it as a place to host local events and festivals. Talk with your local schools about hosting day camps during breaks. Glamping may be your primary source of revenue, but that doesn’t mean it’s your only source.

STAY ACTIVE ONLINE

The busy season will be back before you know it, but until then, it’s important to keep your guests thinking of you! Continue to send out nurturing emails and post on social to keep guests informed about new features, when activities resume, and any big events you do – keep them excited and looking forward to the lazy days of summer.

Some guests might not know how much fun off-season glamping can be, so use your channels to show them—post photos of the changing landscape and any seasonal wildlife that come through in the cooler months. Advertise special rates to entice them to try off-season for themselves – a different experience doesn’t mean a less enjoyable one.

Slow season might not be as fast-paced or profitable, but that doesn’t mean there’s no profit to be had. With smart planning and adapting your business to the season, you can develop new revenue streams, cultivate a different segment of guests, and grow your business in the off-season and beyond.

BEYOND GLAMPING OUTDOOR HOSPITALITY’S BIG TENT

Glamping as we know is a key part of the outdoor hospitality sector of the lodging industry. As outdoor hospitality continues to grow, a wide variety of sub-sectors have evolved. While glamping gets wide media attention as the “it” new way to travel, there are adjacent sub-sectors that camp in outdoor hospitality’s big tent.

Each of these sub-sectors typically target nature-based destinations such as national or state parks, wilderness recreation areas, mountain, beach, or wine growing areas. The target market segments tend to be free independent travelers (‘FITs”), such as individuals, couples and families, and small- to medium-sized corporate or social groups keen to experience the outdoors. Demand for outdoor hospitality continues to be driven by the demographic and psychographic shift of travelers preferring outdoor or nature-based activities for their leisure time along with technological advances creating remote working options, effective social media promotion and a sharing economy to aid in supply growth. These trends show no sign of reversing

and bode well for the future of outdoor hospitality. Currently, four distinct sub-sectors have emerged to begin the formation of the movement’s lexicon. These business lines include the ultraluxury, glamping, outdoor motels, and hybrid RV parks sub-sectors. The following provides a cursory and by no means comprehensive breakdown of the outdoor hospitality sub-sectors.

ULTRA-LUXURY

At the ultra-luxury end of the spectrum is where we see the entry of globally recognized brands. For decades luxury resorts have been using “experiential hospitality” as a buzzword for concierge curated activities to lure guests, while still using traditional hotel rooms. However, recently these brands have begun leaning into outdoor hospitality with their rooms product. Auberge, for instance, with their Wildflower Farms provide detached units in a campground layout and all the traditional resort style amenities. Others like Amangiri’s Camp Sarika and the Four Seasons’ Naviva have added detached units adjacent to the existing resort’s core and market this as a separate outdoor hospitality

product. The growth of this latter concept is driven by property owners (note: the brand name on these types of properties is rarely the property owner) excitement about the concept of tacking on additional rooms that achieve a higher room rate without the expense of additional support facilities. Ultra-luxury glamping properties both independent and branded will continue to emerge but at a slow pace comparatively.

GLAMPING

The most exciting and high-profile of these sub-sectors is clearly glamping. Interestingly, as a relatively burgeoning business and very few national brands, it already enjoys a widespread aspirational guest perception. Glamping has seen thousands of new entrants to the business from individuals with humble means investing in a few accommodation units up to traditional lodging industry players investing hundreds of millions into scaling branded operators to fund aggressive development pipelines. Here is where the meiosis occurs creating two categories of glamping: independent lifestyle operators (‘ILOs”) and branded operators.

ILOs generally maintain less than 20 units and use OTA (online travel agents) platforms such as AirBnB, Hipcamp or The Dyrt to generate business. The individual, couple or partners that develop these small glamping operations really take on a new lifestyle. The new hospitality venture can be entirely different than the founder’s original profession or career, yet it puts them in more control of their time and closer to nature daily. There are also some larger successful ILOs such as Irene Wood’s “Fields of Michigan”, Robert Frisch’s “Firelight Camp” and Blake Smith’s “Walden Retreat” that are both a lifestyle and a significant small business. In some instances, most notably Sarah Dusek’s “Under Canvas” brand, ILOs have evolved to become scaling branded operators. Franchising has also emerged with brands such as Tentrr and Timberline Glamping. This concept allows entrepreneurs to skip the concept development stage and go direct to the construction and operations stage and join an existing technology and promotion platform.

The branded operator category of glamping includes brands such as AutoCamp, Collective Retreats, Huttopia, Under Canvas and Getaway. These brands are well backed financially and have acquisitions teams pushing for scale across the country. While this popular category and its growing list of brands receives glowing press, pipeline growth remains slower than projected due to slow entitlement processes, rising development costs and a recent tightening of investment capital. Regardless, these national brands, with their favorable guest experiences and attractive social media presence, are doing the heavy lifting to keep the positive promotion of glamping rolling.

OUTDOOR MOTELS

Prior to the Pandemic, groups such as Basecamp Hotels and LOGE Camps saw the demand for affordable motel style accommodation in outdoor destinations. However, the typical unbranded motel was generally unappealing to Millennials and Gen Z outdoor enthusiast. These brands reposition their facilities with contemporary “mountain modern” interior design, add a barista and bar at the front desk and create a cool outdoorsy ambiance. LOGE Camps also incorporate familiar retail brands like Yeti coolers, Rumpl puffy blankets and Kammok hammocks into their guestrooms. They also rent mountain bikes, snowshoes, and other equipment to guests. Seeing this success, AutoCamp launched its sub-brand Field Station to compete directly with Basecamp and LOGE Camps. Similarly, hospitality legends Barry Sternlich of Starwood Capital (W Hotels and One Hotels founder) and Ben Weprin of AJ Capital (Graduate Hotels founder) joined forces to re-purpose the Field & Stream brand and enter the fray.

HYBRID RV PARKS

Traditional RV parks located in nature-based destinations that offer accommodation units or “hybrid RV parks” meet the needs of travelers towing their own guestrooms (“RVrs”) as well as those looking for outdoor accommodation. Brands such as KOA, Sun Outdoors and independent operators such as Horizon Outdoor Hospitality have all embraced adding accommodation to their core RV site product. The addition of high-end accommodation units to an RV Park has pushed some operators to lift the overall quality of facilities and amenities for these guests. State

of the art RV parks such as Bay Point Landing in Bandon, Oregon or Camp Eddy in Grand Junction, Colorado, boast contemporary indoor/outdoor lounges, co-working space, gyms, communal fire pits that are akin more to a lifestyle boutique hotel than an RV park.

These creative approaches to expanding accommodation options in the outdoors is inspiring new entrants every day. Outdoor hospitality will always be a big tent and hopefully continue to entice more people to disconnect with technology and reconnect with nature and one another.

MANAGING YOUR EVENTUAL CRISIS

Innumerable times during my 40-plus years as a newspaper writer, editor, and public relations professional I’ve seen business owners befuddled by their first major crisis. It might be a crisis not of your own making – such as floods or wildfires. But it’s more likely to be a “guest problem,” that got out of hand. Worst case, the crisis was caused by you or your staff.

Regardless how careful and conscientious you are, rest assured that there is a disaster out there lurking in the weeds with your name on it. When “stuff” does hit the fan, count on it to spread far and wide.

Long ago when I was a cub reporter, a business crisis had a relatively short life span. It usually didn’t last for more than a daily news cycle or two before we reporters grabbed our skinny notebooks and scampered (some would say slithered) to the next debacle down the road. It was easy for a business owner to “go ostrich” and ignore the media completely, or at least be able to get away with a swift “no comment.”

Today, the popularity of social media has completely shifted the dynamic. An aggrieved glamping guest no longer has to plead their case to the media, hoping to create enough interest from a very busy reporter to cover their story. Now,

they simply fire up their laptop, head for Facebook or Instagram (AKA Meta) or Twitter (I think that is “X” now) and start typing. The guest will often “enhance” their tale of woe with a few photos or videos.

The hope is that by telling their side of the story directly to your current or potential guests, they can quickly bring you to your knees and cause serious damage to your business. It isn’t difficult to have their story go viral in an instant, with little chance of stopping it.

You can say that a crisis that directly impacts your business is unlikely. You’d be very, very wrong. Public relations crises are serious business. They disrupt your life and can cause serious damage to your bottom line.

What’s a glamping owner to do? Don’t panic. You aren’t alone. According to PR News, only about 60% of businesses bother to create a crisis management plan. And those that do often don’t train their staff to the plan or bother to keep it updated.

That doesn’t mean you want to be in the company of that non-planning 40%. Like everything else in your glamping business, crisis planning and management must be part of your overall management plan.

NOT IF, BUT WHEN

It could start with something as simple as a negative online review. The review itself may not trigger a full-blown crisis, but how you or your staff react to the review just might. Or it could be a national-news-story-in-themaking about a staff member’s misstep with a minority guest.

I’ve had to manage the fallout of park managers waving pistols at guests, domestic disputes that led to murders, and far too many drownings. Whatever form your crisis takes, rest assured it will come in hard and fast.

Here’s a few simple steps to take to get ready for your coming crisis:

• Identify what you as a glamping owner would consider as a crisis for your business. If the issue has the potential for wrecking your bottom line or interrupting operations, It’s likely a true crisis. The same goes if your park’s brand reputation can potentially be damaged. You’ve invested too much to just let that happen.

• Identify the members of your crisis management team and keep their contact info handy. Know who will be your

spokesperson and be confident they have the training needed to deal with any crisis. Make sure your crisis team knows their roles and understands who has the final say in messaging both to the media and on social channels that deals with the issue.

• Create a few “holding statements.” These statements are your first response to any social posts or media inquiries. They by definition don’t say much. They are intended to acknowledge that you are aware of the problem and are designed to buy you some time. The statements can be as simple as “We are aware that XX occurred recently at our facility. The safety and security of our guests and staff is always our top priority. We are looking into the matter and will be posting an update on our website as soon as possible.”

• Have a social media policy. Ensure all staff members know how you expect them to talk about your business on social media. It’s OK to completely ban them from commenting on your facility but be sure to clearly communicate the rules.

• Have a few “raving fan” customers who are willing to come to your defense. Their comments often are enough to self-correct a social media problem.

MINIMIZING A CRISIS

So now that you have a crisis management plan, is there anything you can do to avoid having any crisis-level problems in the first place? Probably not. There are just too many daily factors you can’t personally control. Crises will come. But you can be ready to minimize their effects.

As I mentioned above, a good social media policy for your staff is essential. Know who is allowed to put up social posts about your business and know what they are allowed to say. You don’t want one of your employees posting inappropriate content on your social media accounts that runs counter to your official messaging.

One of my best former bosses said a great camping (or glamping) trip comes in three parts: anticipation of the trip (the before); the actual vacation (the during); and the memories (the after). The same three stages are true of a crisis. The “during” stage is no time to try to craft your crisis plan. If you don’t have your plan in place and your staff isn’t fully trained to execute it, you’re in trouble. Create a few disaster scenarios and role play a bit with your staff. You’ll all learn a lot, and the practice will make you faster on your feet when your crisis actually comes.

PANIC & ANGER AREN’T YOUR FRIENDS

Small business owners in the hospitality industry often think of their businesses as an extension of themselves and take criticism very personally. They are quick to jump online to defend their business (and by extension, themselves). This is usually a mistake. It’s good to be quick with your holding statement, but then take the time needed to gather all of the facts before you respond. Reach out to the affected guest and the media. Often a personal contact can cool things down and keep more “stuff” from hitting the social channel and traditional media “fan.”

This is the time to remain calm and follow the crisis plan you’ve hopefully created. Stick to the facts you have gathered and don’t speculate or blame others. Keep a cool head and be polite in all of your responses.

BE HUMAN

If the facts are clear that the crisis was obviously of your own making, be quick to acknowledge any mistakes made and accept responsibility. Consumers are quick to see a business as a faceless entity.

Be quick to put yourself in the customer’s shoes. This doesn’t mean the customer is always right, but it might widen your perspective to help understand their reactions. In the end, you want to be able to do the right thing based on the facts of the situation. This isn’t a time for “PR spin.”

By being transparent, honest, sincere, and a bit vulnerable you can often change the entire dynamic of a crisis and turn things in your favor.

AWAYS ALWAYS ALWAYS TELL THE TRUTH

The truth trumps everything else, and the truth always comes out eventually. Trying to hide your mistakes will be your biggest mistake of all. How many times have you seen a politician tripped up not by the original sin, but the coverup? This is the time to be genuine.

If you are in the wrong, decide on your next steps to mollify a disgruntled guest and communicate those steps you’ll take to close the door on it happening again. Then, do what you said you were going to do.

LEARN FROM YOUR CRISIS

After it’s all over, take the opportunity to step back and review the crisis event from start to finish. What did you do right and where can you do better?

Don’t be afraid to take a hard look at your business culture to see if there is a systemic

problem that allowed the crisis to occur in the first place. You might find out that you have a service delivery problem you can fix. Every crisis situation is different, and each presents an opportunity in the end.

There likely isn’t much that could have been done to avoid the initial event, but there is plenty you can do to learn from your mistakes.

THINGS TO REMEMBER

• I mentioned earlier that social media has put the power in the hands of the disgruntled guest. That’s certainly true. Crises now blow up faster and are harder for an owner to ignore. But that doesn’t mean you have to take your eye off of running your business. It also doesn’t mean the storm won’t pass. There’s always the next crisis affecting someone else.

• While I’ve talked mostly about social channel or media problems, the same rules of preparation hold true for natural disasters. When fires, floods, or tornadoes affect your facility, have a social channel and media plan in place to cleanly communicate before, during, and after the event. Stay in front on your communications in these cases, and you’ll might actually create positive PR that shows you care about your guests and handled the crisis as well as you possibly could. This is your story to tell.

• Remember that businesses – even those that are innocent of wrongdoing – can be damaged by a PR crisis, but it’s rarely fatal. Another headline-grabbing crisis will come along, and your issue will fade from the collective conscious.

No doubt that your next crisis is on its way. That makes crisis management just as essential as a good marketing plan when it comes to your glamping business. There are plenty of resources and communications professionals available (including me) to help you build your plan and train your staff. You just have to make it a priority.

How long has Skybubbles been trading and what is the history of the company?

Skybubbles has been in trading since 2016. Skybubbles’ goal is to bring together nature and comfort through a unique concept.

Skybubbles’ success today is the result of the legacy of Àrea Cúbica, a textile company spearheaded by the Rabassa brothers for the past 20 years. They specialized in designing and creating unique figures through inflatable architecture for local customers and eventually expanded globally. In 2016 they both had the vision of creating and innovating a new category of luxurious rooms that combines innovation and comfort immersed in nature. Today these rooms are revolutionizing the world of resorts and high end hotels.

How long can a Skybubble stay on site (what is the lifespan)?

We use the best quality fabrics on the market, Serge Ferrari, which can last a minimum of 10 years. The transparent part also can last a minimum of 10 years but is interchangeable, so whenever needed it can be replaced.

How easy is it to set up and how does it stay inflated?

It stays inflated with an air turbine. In order to achieve the best results, we recommend sending our installers to set up the bubbles. To set up 4 bubbles for example it takes 2-3 days.

What is the maintenance you recommend for the unit?

When the bubble is not being used we recommend covering with the solar cover, which insulates the inside maintaining a decent temperature. The solar

cover also protects the fabric. We recommend cleaning the transparent part about once a month. We have a maintenance guide with instructions for how to best take care of the bubbles.

Where is the bathroom situated and what does it feature?

The bathroom is located inside the bubble and we have recently designed 6 different models to choose from. The bathrooms feature a countertop sink, shower and toilet and has all the comforts of a luxurious hotel bathroom.

How can I operate a Skybubble off-grid?

What is the lead time if I place an order in the US to delivery?

Once the order is placed it takes between 2-4 months to have the bubbles up and running. Because of the fast turnaround in manufacturing and setting up the bubbles, the return on investment is very fast.

WHO’S RESPONSIBLE FOR DAMAGES?

Afallen tree branch, a rough edge on a playground slide, a showerhead in the bathroom, a door jamb that was improperly installed, or a broken bench – one of your guests was hurt, now what? Who is responsible? Unfortunately, these are common scenarios that face many business owners, and in fact attorneys and insurance carriers see similar incidents all the time. But are you liable? Is there any way to lessen liability? Or share it? As with all things legal – it depends!

To narrow the issue, let’s pick one of the examples mentioned above, a guest tripping over the threshold of a yurt and getting injured at World’s Best Glamping Resort (“WBGR”).

First, what did they sign? Before the guests ever enter the yurt, whether via electronically in advance or paper when they arrive, you should have your guests sign what we generally refer to as a liability waiver (though the name and content requirements are state specific). Although liability waivers are not “valid” in every state, having a liability waiver can help to deter people from bringing legal action against you. Additionally, this waiver should contain an acknowledgment that if the guest sustains an injury due to their own fault (like crashing a golf cart because they were driving intoxicated) or by a third party (if they were the person who got hit by another guest in a golf cart because the driver was intoxicated), you are not liable. So, in the case of our injured yurt guest, they signed a waiver that said roughly “I understand that glamping is inherently dangerous, and I chose to partake in the activity anyway, as such I understand that WBGR is not liable.” So, what happens? Maybe our glamping guest fully believed they could not sue us due to this document or at a minimum it provided a defensive document for our insurance carrier to use against the claim.

Second, do you check your facilities? Your glamping sites and units should be monitored regularly. Your employees (or you) should check to ensure each site is stable and that there isn’t uneven terrain or anything that could cause a guest injury. You should make sure each unit is safe, that nothing was damaged and that it is in the best possible repair. You should have a routine

that you follow such as every time a guest checks out, or once a week on Wednesday, something that in the event of a lawsuit you can point to and say, “there’s no way there was something dangerous – I checked it Wednesday.” You as an owner have a duty to maintain your premises. If injury occurs because you failed to retile a jagged pathway, cover exposed wire, stabilize a tent, and you would reasonably have knowledge of the same if you were doing what you were supposed to, then you will likely be held liable for the injury. In the case of our yurt guest, we checked the unit every time someone checked out, there were no loose boards, nothing that would have caused the guest to get injured. Because we have a record of our maintenance checks, when defending the lawsuit, we can create doubt in the jury that there was something to get injured on – and yes, lessen our liability.

Third, did you use a contractor or vendor? If you are the one who sets up your tents on your glamping site, you may have more liability than if you were to hire someone to do it for you. Read your contracts with these vendors and figure out what liability remains with them. For instance, referring again to our yurt guest, if the guest tripped on the entryway of your yurt because it was improperly installed by you, then you are likely liable for the failed installation because you set it up. However, if a contractor was the one who set up the yurt, you may be able to share or shift the liability on the contractor, as they were the ones who made the mistake. Additionally, if it was a failure in design or manufacturing, they too might have to share in the liability for the injury.

Fourth, do know the applicable law? If a customer does get injured on your site, know that some states recognize “comparative negligence.” What does this mean? Let’s use the yurt example again. If a guest were to trip on the entryway of the yurt, and it was improperly installed, but the guests were too intoxicated to see where they were going, you may be able to pass some of the liability to the guest. The court may look at whether or not a reasonable person would see the faulty entryway and not trip. In that case, you could be liable for the entryway being

improperly installed, but you would be less liable because a reasonable person would have seen the improperly installed entryway and avoided it. Courts are “comparing” the guests’ share of fault ( being too intoxicated to walk) to your fault (entryway improperly installed).

In conclusion, you might be liable, but if you planned properly, notified guests properly, collected signatures on waivers, and are aware of the law in your state, you can help avoid taking on the liability for injuries all by yourself or in some instances avoid liability altogether.
