ary and Gordon Green have achieved the dream of building a passive income for their future. Now they are sharing their successful formula by franchising nationwide. ‘This is a golden opportunity to get into a well-established business with ongoing demand,’ says Mary. ‘Best of all, you can get in on the ground floor almost anywhere in the country.’ The couple have been in business for over 26 years, with previous ventures including hire businesses specialising in security fencing and farm equipment. But it was six years ago when they saw a big opportunity and founded Cabin Hire NZ – now Mizin Cabin Hire. ‘We took notice of the large gap in the affordable accommodation and office space sectors in New Zealand, and knew portable cabins could make a big difference. So we researched the options other cabin hire companies were offering, and knew we could provide a better quality solution. ‘Cabins of 10 square metres do not require permits or consents, and because they can be transported Mizin cabins are ideal for use as extra rooms at home, worksite or school, or as display/storage rooms on commercial properties,’ says Gordon. ‘Initially we aimed for production of 100 cabins for hire to top up our pension fund, but demand is such we just kept going! Today, there are over 350 Mizin cabins out there, with demand for many more around the country.’
Superior design, superior service It’s their robust construction that gives Mizin cabins their unique advantages and makes them so highly desirable. ‘Our cabins are constructed on a steel base with insulation in the walls, ceiling, and floor cavity,’ says Gordon. ‘The design and construction of the early cabins was all done by me, and I was determined that they should be robust in every sense: they could survive any severe knocks (hence the steel frame) and would not deteriorate or warp over time. The external cladding has a 50-year life guarantee and the framing, built to New Zealand Building Standard NZS3604 and NASH Standard Part 2 2019, is the same as housing standards. They don’t need repainting, either, as that cladding will stand almost anything.’ In addition to the integral strength which the Greens insisted on, the cabins have been heavily insulated to retain warmth and improve noise control. ‘They are the only cabins built with a cavity floor,’ says Mary, ‘and many of our customers have reported significant savings on their power bills compared to alternative cabins they have hired. High-quality carpets, a doormat and thermal-backed curtains all come as standard. Once installed, our cabins don’t rock under movement, either, as each one has stabiliser legs on all four corners.’ franchise.co.nz – PUTTING PEOPLE IN BUSINESS

The insulated cabins retain heat and sound As well as a solid design, now produced professionally in Levin, Mizin offer a level of service second-to-none. ‘Before delivery, every cabin is thoroughly cleaned, drug-tested and fitted with new curtains and/or new carpet if required,’ Gordon states. ‘Installation has never been a problem – from uneven ground to swinging them over a swimming pool via HIAB, we’ve done it and can do it. And if a cabin is needed urgently, we’ll pull out all the stops.’
Simple business It’s this level of service that Mizin franchisees will be expected to maintain. ‘The business is simple – supply and deliver a cabin, for a minimum hire period of six months, collect, and re-supply to a new client,’ says Mary. ‘The minimum six-month period means that you only occasionally have to move cabins, and maintenance is minimal. Best of all, and unlike a rental property, because cabins are supplied with a hire agreement not a tenancy, they can always be taken away if the rental charges dry up. ‘As you can imagine, just 30 cabins at $75-$85 per week will give you a considerable return on investment and you can grow the business as demand increases – which it will. We have a lot of enquiries from our new website alone, and in recent months, we’ve seen a growing demand for cabins to use as home offices, and some are even in use as testing stations at medical centres.’
Three areas sold already The Mizin franchise has been developed with professional help from one of the country’s leading franchise consultants. The investment, which includes your first 10 cabins, a specialist trailer and other essential equipment, plus full training in your exclusive territory, starts at $250,000 +gst. You’ll also need a suitable tow vehicle. ‘The following territories are available,’ says Gordon. ‘Northland, Rodney, New Lynn, East and West Auckland, Takapuna, Manukau East and West, Pokeno/Coromandel, Tauranga, Hamilton East and West, Rotorua/ Whakatane, Gisborne, Taupo, Taranaki, Palmerston North, Hawkes Bay, Wairarapa, Kapiti, the Hutts, Wellington, Marlborough/Nelson, West Coast, Dunedin, Dunedin south west, and Southland. ‘Some areas already have cabins in place, and all three in Canterbury have already been sold, which gives you an idea of how popular this opportunity will be,’ says Gordon. ‘Mizin is a semi-passive investment which offers franchisees an excellent return. If you want to build your own property empire, get in quick!’
