Baywest boost properties REPORTER

HE new R1.7 billion Baywest Shopping Mall, which is due to open its doors in March 2015, could have a massive impact on the property buying trends in Port Elizabeth’s western suburbs. This is the opinion of Kobie Potgieter and Di Allan, Broker/Owners of the recently opened RE/MAX Independent Properties franchise in Brymore. Potgieter said the mall, which is currently under construction, will compare to the likes of Canal Walk and Century City in Cape Town or Gateway in Durban. “Once opened the megashopping facility will drive traffic to the area and more people will want to purchase in the region to be closer to the shopping mecca. “We could see this development driving demand for property in Port Elizabeth, particu-

larly in the western suburbs. Due to the opening of the new Baywest Mall, the current cul-desac at the end of Walker Drive will be opened and lead onto the N2 highway. This will open a new corridor to the extreme western suburbs of Rowallan Park and Bridgemeade,” she added. Allan noted that due to the mix of suburbs in the region, the property market in the area is very diverse and caters for buyers from all walks of life. “We have a range of suburbs from middle to upper class to elite, all within proximity of one another. The area caters for all tastes, lifestyles and budgets. All of the suburbs are within a few minutes’ drive from one another - traffic volumes are significantly less than those in bigger cities meaning everything is within a short driving distance,” said Allan. Allan said Brymore and the western suburbs also have a multitude of schools that are all only a short commute away from the homes in the area.

“There are also numerous other shopping nodes, which all encourage and draw buyers to the area,” said Allan. Adrian Goslett, CEO of RE/MAX of Southern Africa, added that proximity to amenities such as schools, shopping facilities and financial hubs all play a role in the demand for property within a specific area. “Currently the highest demand in the area is for townhouses. Property prices in the region start at around R450 000 for a small, twobedroom home. Various suburbs in the area offer basic three-bedroom houses from approximately R750 000, while an average fourbedroom house in a good suburb will cost around R1.2 million. . The R1.7-billion Baywest Mall development also includes residential nodes, office parks, schools, a hospital, a lifestyle centre and a hotel component. Major tenants include Pick n Pay, Foschini, Truworths, Game, Ster Kinekor, Edcon Group, Woolworths and Checkers

Hyper, while a 2,500m² ice rink will be located in the mall’s Fun Factory zone. The super-regional mall is on track to open its doors in early 2015. Construction of the R300-million road infrastructure that will link Walker Drive to the N2 freeway began in February. The Redhouse-Chelsea Arterial and the extension of Walker Drive will link the western suburbs of Port Elizabeth, and is an important component to the development. The first phase of the new road network will link the suburbs of Sherwood and Rowallan Park which are on opposite sides of the N2 freeway along which the Baywest Mall is being built. This will be done by joining Walker Drive (Sherwood) to Cape Road (Rowallan Park). There will also be an interchange with onand off ramps to the N2, allowing easy access from the freeway to Baywest Mall and at the same time alleviating traffic congestion in the western suburbs.
