t the age of 20, Gloria Jewell found her way into the real estate industry. Initially, she thought of selling real estate “only as a means to work my way through college,” she remembers. But then her work ethic kicked in. “I excelled in my craft very quickly and as such I was working seven days a week - no time to finish college,” said Gloria. “Now the dye was cast, I became immersed in my career and co-owned and operated a small boutique real estate company in Fullerton and then opened a Laguna Beach location after I moved here in the 1980s.” Ultimately, real estate turned out to be her dream job. “My business is like a weekly TV series. In each episode, I get to enter into a new relationship, get to know the clients very well, share in both their concerns and joys and ultimately advise them in the purchase or sale of their real estate,” said Gloria Jewell, adding: “It is truly an honor to serve them.” Now drawing on 35 years of experience in the industry, Gloria Jewell has made a name for herself in the luxury home and investment property market in Laguna Beach and surrounding communities. For this Agent Spotlight, Prime caught up with Gloria at the start of a busy summer season to learn about her unique approach to the luxury real estate market. Looking back at your beginnings, what attracted you to the luxury real estate market initially? Having been raised first in a tiny apartment in Long Beach, then in a very modest 1400-square-foot home in Fullerton, I was naturally overwhelmed when I first saw large homes or estates. Going to Los Angeles or back East and seeing the old, grand buildings with their magnificent architecture, led me to an interest in design and architecture. So I naturally gravitated toward luxury real estate as well as land, because I can see the potential of the space. I always had a vision, not necessarily of what is, but what it could become, which helps me in assisting buyers and sellers with their properties. Drawing on over 35 years of experience, what does it take to become a successful agent in this unique field? Perseverance and knowledge! When I began my career 1981, I learned that many of my residential clients also were interested in purchasing investment properties, such as apartments and commercial properties. So I quickly educated myself on investment properties and structuring 1031 tax-deferred exchanges. Being so young and working in an investment real estate market that was pretty much dominated by men, I knew I had to know more than the average commercial broker and work twice as hard to earn seller and buyer confidence. You still offer residential and investment properties. Which region do you specialize in? Laguna Beach and surrounding beach communities for residential properties. For my investment property sales, I have no boundaries. I have sold

investment properties in many states other than California throughout the years. You work very closely with your clients, how would you describe your approach? It is a very close relationship that develops, as I care deeply about them and realize that I am advising them and what is to some people one of the largest investments they will make. I take it very seriously. When the escrow closes, I go through sort of a withdrawal - as most have become friends through the process and I miss talking to them everyday! From talking to your clients and personal experience, what are the biggest trends in luxury real estate right now? Open floor plans with voluminous ceilings and sophisticated but comfortable living spaces. Indoor spaces that open up with large pocket doors to allow the interior space to flow as one with the outdoor space. New quality construction or extensive remodeled “smart homes” are selling quickly. In Laguna Beach, oceanfront and magnificent view properties are naturally coveted. On that note, which trends are you noticing in Coastal Orange County in particular? Personally, I am seeing a trend towards smaller living spaces. In the 1990s and early 2000s, everyone seemed to want huge homes. The larger the square footage the better, even though it may have been a terrible design and superfluous square footage. That trend has shifted for high quality, excellent architecture and open, useable square footage with seamless transition to the outdoor space. That appears to be the trend in all in all price categories.

Sometimes it’s easy to forget that Newport Beach has seven - that’s right, seven! - islands that dot its scenic harbor. Some are best seen from the water; others are perfect for strolling. All have interesting histories and all offer a unique way to enjoy “island living” right in the heart of Southern California. Read on to learn more about Newport’s islands…we’ve even given you a bit of history on a little-discussed eighth island!

Balboa Island

Balboa Island’s charm is world-famous. Comprised of three islands (Balboa, Little Balboa and Collins), Balboa Island celebrates its 100th anniversary this year. Balboa Island’s first lots sold for as little as $25, but - even at that price - the island’s population grew slowly, as there was no gas or electricity in those first years. Today’s Balboa Island homes range from impressive Bayfront mansions to quaint cottages. And, of course, the timeless appeal of the island continues, as residents and visitors alike are drawn to quaint Marine Avenue’s shops and restaurants, a scenic waterfront walk around both islands, and some of the best views of the Christmas Boat Parade.

The most exclusive private island in Newport Beach, Harbor Island is home to some of the region’s most noteworthy captains of industry, including George Argyros and Donald Bren. Developed in the 1920s, Harbor Island lots first sold for as little as $2,500. Lido Isle Incorporated as part of Newport Beach in 1906, Lido Isle is a man-made island with approximately 800 homes. Lido Isle was one of the first master-planned communities in California and was designed to resemble a Mediterranean resort. In fact, Lido’s name pays homage to Lido di Venezia near Venice and its street names also reflect the Mediterranean theme. In addition to providing a breathtaking seaside setting for homes, Lido also offers its own tennis courts, yacht club and clubhouse with snack bar and bay beach.

Linda Isle Linda Isle is an exclusive, guard-gated community of 108 homes - all featuring waterfront lots with private docks, making it an ideal enclave for anyone who loves boating.
