The average selling price of homes in Interior Orange County is up compared to this time last year. In addition, more homes have been sold this year which is confirmed by the comprehensive statistics in our Smart Data segment on page 20. In other words: Buying luxury real estate in the Interior today is not just the key to one of the best lifestyle offerings in the world – but a solid, long-term investment. What's more, word among real estate professionals is that luxury properties in the region remain undervalued, especially keeping in mind the level of amenities and size of beautifully landscaped estates to be found here at great prices. This sentiment is echoed by one of the region's most seasoned experts in luxury real estate. "The first thing we advise our clients is: Remove all clutter, personal photos, and any religious or political items from the home. Clutter just makes the home seem smaller and personal items distract potential buyers from envisioning the home as their own. Second of all, if you decide not to hire a professional stager, keep in mind that less is more. Luxury properties already look great, so remove any excess furniture to make the home show the best. And an easy tip is to add flowers or potted plants to add splashes of colors to rooms that may otherwise be missing something. And in case you do hire a professional staging company, for instance when the home is completely empty, it pays off to shop around and get the best possible rate. Also plan for the eventuality that the home may take a while to sell, so lock in a good rate. But generally, trained professionals will make the home appear in the best-possible light for a faster sale at a higher price."

"I actually use home staging for every listing I sell. I work proactively to turn a normal home into a beautiful home. But the luxury segment is very different in terms of requirements, so I make sure to work with three expert stagers that I've come to know and trust over the years. My suggestion is to remove all the furniture from the home and stage it completely. We take care of all the touch-ups, fresh paint, plants, and landscaping. Make sure you work only with high-quality furniture – otherwise you're risking a nightmare – and do your research. I've become a skilled stager researcher! And I've seen the advantages of building relationships with the best professionals, but I always leave the decision to the seller. Sometimes using professional stagers can be a hard sell to clients, but then again, if the home is listed for over $1 million, the dollars invested for staging are money well spent. It changes the entire look of the home and helps facilitate a quick sale at a great price."

What brought you into real estate as a professional? My friend Bill Pipes introduced me to the Mike Ferry Organization that trains real estate agents across America on how to harness sales and be successful. I started at the age of 21 and went into the mortgage industry after a year and a half, then earned my license in 2004. Did you you specialize in Nellie Gail Ranch and the luxury segment right away? No, I actually started out selling real estate in Huntington Beach. Then one day my mother called and said, 'You know, you're not that smart! You grew up in Nellie Gail, one of the greatest communities in Orange County with such nice properties. What are you doing selling homes in Huntington Beach?' And she was right! (laughs). So I changed focus. And I really love the community and the lifestyle. It has so many characteristics that are different from the typical cookie-cutter Orange County offering. On that note, what are the special characteristics of the interior Orange County luxury market? Communities like Nellie Gail Ranch, San Juan Capistrano or Shady Canyon offer large amounts of land and homes with wonderful amenities, all in close vicinity to the coast. We're starting to see lots of spill-over from buyers that have looked at places such as Newport Beach or Corona Del Mar where prices are much higher for significantly smaller lots at high HOA costs, among other things. And they are seeing the lifestyle offering and value our area offers. Speaking of value, would you say the luxury market is still coming up in terms of price points? Generally speaking, the Orange County luxury

real estate market is still undervalued. Of course, it always depends on which micro market we're looking at in the broader context, but overall prices continue to appreciate at a steady, organic rate. This is also reflected in the fact that sales for resale homes in the interior are up 10% year-on-year, which speaks for a solid appreciation of homes. Has the region been garnering more attention from international buyers? Definitely. We're especially seeing an interest in communities known for their school district, including Irvine or Nellie Gail, which is the Saddleback School district. These are popular options for buyers looking to place their children in the local school system. What else should international buyers look out for when choosing a property here? From our perspective as real estate professionals it all starts with identifying the needs of the individual buyer. And working with them to get a clear understanding of what they are looking for, which is a process. Right now I'm working with a family relocating from Paris, France, who initially wanted to purchase a home in Laguna Beach to be close to the coast. But they also wanted room and a place where children can ride bikes, so we took them to Nellie Gail and now we are writing an offer to get them into the community.
