orn in Montgomery, Alabama, and raised around the world as the daughter of an Air Force pilot, Sandy Powers came into the luxury real estate segment via a short detour: After earning her degree in Physical Therapy from the University of West Virginia, she moved to California to work with spinal cord injury victims, before being introduced to real estate by a friend. The common denominator: “I’ve always enjoyed working with people and building relationships with my clients. Many of them become my friends, and the majority of my business comes from referrals and repeat clients.” With over 37 years of real estate experience, Sandy leads the all-female Powers Team at HÔM Sotheby’s International Realty in Newport Beach where she resides, loving the lifestyle of Coastal Orange County. “I’m a very beach-directed person and really love water sports,” said the luxury real estate expert. What attracted you to real estate and, in particular, luxury real estate? And I love the relationships with my clients and working with my team. Speaking of the team, how would you describe your personal approach and the unique services you offer? We’re an all-women’s team and when people talk about us, they always mention the enormous amount of energy we bring to the table. We’re the cheerleaders of the company! [Laughs] We’re very relationship-directed and provide tons of knowledge for our clients with over 100 years of experience combined. And we’re not branding ourselves, but branding our clients. You maintain a very hands-on approach and are right now driving to an appraisal. What is the motivation? You know, the trend toward technology is huge, most people go online to find their home, so it is a critical component no matter how long you’ve been in business. However, technology will never replace the personal relationship with a client and picking up the phone and being in touch with them throughout the real estate process. When my clients reach out they talk to me, not a secretary or assistant, and that has always been my priority since day one. From your hands-on experience, what are the biggest general trends in luxury real estate at the moment? The inventory is very low right now, so if a property is priced correctly, it will not only sell quickly, but sellers will find themselves with multiple offers, which is always great. Interest

rates are phenomenal and the pool of buyers is really solid, with lots of cash offers and large down payments. We educate sellers on the best pricing strategies that will yield the best results, and with multiple offers right now, most properties will go over price point. Speaking of price points, which segments are seeing the most action in your area right now? The average price is $1-1.5 million, with a trend towards single-family homes. Which particular architectural styles are trending right now? We see a lot of contemporary homes, particularly on the coast, preferably combined with ocean views. Overall, people are going for a more simplistic feeling to the home – understated not overstated – and there is elegance in that. Another thing we notice is lots of second home buyers looking for coastal properties. Would you say that right now is a good time to buy a luxury home? This is a great time to buy, especially while interest rates are still low. The only challenge is – depending on price points – the situation with multiple offers, which can get frustrating for some buyers. But here on the coast there are some great properties that are priced really well right now, especially the condos, and people are taking advantage of the market and buying a second home. And finally, what is the #1 reason for moving to Coastal Orange County? Coastal Orange County has got to be the dreamland of the entire world. It’s very relaxing and peaceful, and I think that we have the best of everything here… Beautiful weather, all kinds of culture, entertainment of all sorts depending on what you want.
