hen it comes to matching the right home with the perfect buyer, open houses have proven effective tools to generate buzz around a home and show its entertaining capacities. Then again, some prospective buyers may want time alone to get a feel for the place and its amenities in

private. So which is more effective? We asked South Bay luxury real estate experts Janet Irwin (Equity Brokers), John Capellaro (Coldwell Banker Previews International), and the Gillespie-Host Group (Vista Sotheby’s International Realty) for insights on this issue’s question:

WHICH IS MORE EFFECTIVE IN THE LUXURY HOUSING MARKET, AN OPEN HOUSE OR A PRIVATE SHOWING?

As a general rule, private showings indicate that a buyer has interest and is most often ready to buy. This often presents the quickest route to opening escrow. Choosing an open house versus a private showing also depends on the occupancy situation. If a home is vacant, frequent open houses are usually preferred. However, if the sellers reside in the home, infrequent open houses are most preferred to limit the disruption.”

It’s also a matter of price points. While open houses in a more moderate price category can be very effective, with dozens of eager buyers swarming the property creating a sense of urgency and competition, that is not the case for higher end properties. Unlike the moderately priced market, where buyers compete with dozens of other qualified buyers for limited inventory, the luxury home buyer has choices and doesn’t want to feel rushed. These buyers are already established and don’t often need to make quick decisions. BRETT ZEBROWSKI

Initially, Brett Zebrowski’s stars were lined up for a career in the fitness industry. Freshly graduated from Virginia Tech with a double bachelor’s in Exercise Physiology and Nutrition, Brett was managing a series of health clubs when a friend pointed him towards real estate. “At first I wanted to pursue commercial real estate but my friend suggested that residential was a much better fit. And he was right,” said Zebrowski, who earned his real estate license in 2001. After a few years with a major firm, the energetic sports enthusiast saw the need for a luxury homes agency specialized in beach front properties. In 2006, Brett Zebrowski took the leap of faith and founded Palm Realty Boutique with headquarters in Manhattan Beach. Fast-forward to 2016 and Zebrowski is not only rich in experience, but also one of the South Bay’s most successful brokers. With over $400 million in personal sales, Brett has established Palm Realty Boutique as a go-to destination for high-end properties in the area. “When we first started, we were the new kid on the block – now we are one of the most tenured locally-owned real estate brokerages in the area. We’re also one of the few remaining independent companies without corporate ownership,” said Brett Zebrowski, adding: “I work with a hand-picked team of 50 agents and our company has closed over 1$ billion in sales at this point. I’m really proud of this achievement.” Between appointments for open houses, charitable events, and celebrating ten years in business, Brett found the time to field some questions for this issue’s Agent Spotlight. Congratulations on your ten-year anniversary with Palm Realty Boutique. Looking back, what made you decide to get into business for yourself ? The real reason was that I thought there was a better way to do business. Without all the corporate restrictions that ultimately benefit a large company, but not necessarily the clients or agents. When I realized such a company did not exist here, I went out and did it on my own. How would you describe your business model? Whereas most large-sized companies deal on volume with as many agents as possible, our agents are a select pool of professionals with extensive local knowledge. As a result, we have one of the highest per-agent sales volume in South Bay. At first that was considered a foreign thing, but even major brokers have taken notes from our business model. And how did you find your niche? Most of my clients are about my age and have the same hobbies, have kids, and we all swim in the same circle. I love living at the beach, and that’s the lifestyle I’m sharing with my clients. What were some of the biggest lessons from ten years of running Palm’? Everything was a new experience at first, and I started out by trying to emulate some of the companies that I admired. But what I learned was that companies tend to do things a certain way because it’s how they have always done it, without necessarily knowing why. Most of it turned out too rigid for me to replicate, so I had 44 | primeluxury.com

to find my own ways to excel and respond to changes in the market quickly. Speaking of changes, how has the real estate market in South Bay developed? When we started Palm’ in 2006, the market was still good. Then in 2007, the market started to turn and from 2008 to 2010 it was really bad. At the same time, I knew the companies that could survive this downturn would thrive later, and here we are. And how has the luxury segment here developed over recent years? In Manhattan Beach it has grown tremendously, and we’re seeing an influx of diversity in terms of where people are moving from and what they do for a living. I’m a big supporter of the Manhattan Beach Education Foundation, and at a recent breakfast somebody quoted a statistic that 65% of residents moved here after the year 2000. That’s an entirely new city! How have property values developed recently? Beach properties continue to appreciate, as there is no shortage of people willing to pay a premium to live close to the ocean. In the super high-end segment above $8 million, it seems like someone sets a new sales record every day. As the overall market goes, we have easily had 10 to 15% annual appreciation for the last five years. Some properties have even doubled in value, including some from $5 million to $10 million. Now with “Silicon Beach” attracting tech specialists from around the world, I don’t see it slowing down any time soon.

We’re an outdoor community close to nature, people are always exercising, and it’s safe at night. Plus, the public schools are some of the best in California and the entire country. Most of all, there’s a real sense of community here – a real small-town feel, where kids can play outside and walk to school. It’s laid back, I wear flipflops and board shorts during the day time, and you’re surrounded by people who enjoy living by the ocean.
