Keeping up with current trends in this fast-moving segment is a full-time job, so Prime Luxury Homes magazine extended the question to luxury home experts Diane Cannon and Jim Ardey (Berkshire Hathaway Home Services), Gloria Jewell (Teles Properties), and Jon Flagg (Villa Real Estate) :

WHAT ARE BUYERS CURRENTLY LOOKING FOR IN LUXURY HOMES?

As the co-founder of premium coastal living specialists Villa Real Estate, Jon Flagg has been a driving force in coastal Orange County’s luxury residential real estate sector for more than 11 years. “I am finding that there are two sets of luxury home buyers right now. After graduating from UCLA in 1986, Johnson took the first chance to move to Orange County before earning his Masters in Business Administration at UC Irvine – and never looked back. Living in Laguna Beach as a real estate professional for Villa Real Estate – the Coastal Orange County region’s leading luxury residential real estate professionals – the 51-year-old takes great pride in helping home buyers find their dream home in the buzzing area. “Laguna Beach is a town of 24,000 people and for a town of this size, which is not very big, we have so much going on,” said Michael Johnson. With dedication and constant client focus, Johnson has built an impressive luxury homes track record over the course of his 11-year career: In 2015, Johnson will be clearing his $700-million career sales benchmark. He was recently voted new president of the Laguna Board of Realtors and will take office in 2016. At the time of this interview, Johnson was wrapping up the sale of his largest transaction this year, “a spectacular 11 acre private estate with panoramic ocean views in South Laguna Beach.” Despite his overflowing schedule, Johnson took the time to field some questions from Prime Luxury Homes magazine. How would you describe your approach to working with clients? I’ve always thought of myself as a real estate advisor. As an advisor, I need to know everything that is happening in the local market, and be ‘up’ on the larger macro factors that affect the hugely impacting decisions my clients will be making. The real estate market here on the coast is really complex – and I enjoy assisting my clients in making the best decisions they can. Plus, I love the incredibly varied architecture and gorgeous environment we are fortunate to represent here. On that note, what are the unique benefits of coastal Orange County living? In one word: lifestyle! Just living by the water has its own feeling and lifestyle. Newport Beach and Laguna Beach and the rest of the coastal towns along this stretch are so distinct and unique. These towns have very strong personalities. There’s a lot of character and Pacific pride here, we’re embracing the beach and the water and the relaxed lifestyle that it brings. What are the biggest trends in coastal real estate at the moment? In a unique way it’s very similar to what is going on in larger cities where people are moving back to the center. In the coastal cities people are wanting to move back closer to the action, where they can walk to restaurants and all of the amenities the city brings. That has been a trend where people are willing to live smaller in order to live closer to town. How has this trend affected the market in your area? As far as real estate value goes, there are some smaller cottages that are going for astounding per-square-foot prices. Because of the location and because of people’s desire to live in a beautiful house that does not have to be big. But it needs to be close to everything! We’ve had small cottages that are surpassing $1,500 per square foot in value. Have buyers changed in terms of their background? Our region is now on the map of more people internationally, more than ever before. One reason is that we have had a couple of very large resorts open here over the past ten years, including the Montage Resort, St. Regis on the coast, and the Balboa Bay Club is undergo-

ing major renovation. I think that it’s bringing a more international crowd to Laguna Beach, Newport Beach, and Dana Point. What has been your favorite property sale in the area so far? Although it was by no means the largest property, one of my favorites that I ever sold was an incredibly charming older home from the 1910s nicknamed “The Captain’s House.” It was built as the only home on the hill at the time, and also purportedly the summer vacation house for Spencer Tracy and Katharine Hepburn, before they were married – each to somebody else. Finally, what’s the recipe for finding the perfect home? Educate yourself. Don’t be afraid to change your wish list after you start looking at homes, because you may find what you ultimately like and chose ends up being very different. Some people are afraid to change their criteria and look outside the box. And most of all, patience, patience, patience.

CELEBRATING NEWPORT HARBOR'S HISTORY

I love everything about Newport Beach. Always have, always will. My grandmother bought her first house - at A Street and East Oceanfront - in 1938, back when the boardwalk was an actual wooden boardwalk. Newport is one of the best places to live in the world, a wonderful place to raise a family. And, of course, there’s the water. At our doorstep, we have amazing beaches, great surf breaks, and an incredible Harbor. I grew up spending summers as a “pinhead” on fishing boats out of Balboa Pavilion, getting to go out and fish for free in return for cleaning the boat. It’s how I learned about boating and fishing. There is nothing quite like leaving the Harbor on a fishing boat before sunrise - except maybe enjoying a sunset cruise on a Duffy. Or, even better, living on Newport Harbor. As a longtime local - and someone who’s been fortunate to build and sell beautiful homes on Newport Harbor for many years - I’ve been fascinated with the Harbor’s history. In this issue of Prime Luxury Homes Magazine, I wanted to share some of Newport Harbor’s interesting history with you. It all starts with James McFadden, who came to the area in 1868 and - recognizing Newport Beach’s potential as a place to live and work - starting acquiring land to sell to our city’s first settlers. These settlers needed supplies, and the Newport Bay (the precursor to the Harbor), seemed like the best way to deliver them, so a small wharf and warehouse were built. The bay’s sandbars and challenging-to-navigate entrance made it less than ideal as a shipping port, so McFadden relocated his operations to the oceanfront at a location now occupied by the Newport Pier. In 1902, McFadden decided to sell his Newport Beach holdings, including about half of the Peninsula, to William S. Collins (think Collins Island) who saw the bay’s potential as a resort. In 1905, as the Pacific Electric “Red Car” train line was extended to Newport Beach, Collins began dredging the Harbor’s main channel. Before the dredging, my grandmother told me that she used to walk across the bay and pick sucker clams that she could feel with her feet. Soon, the Balboa Pavilion and Balboa Pier were completed, attracting buyers for bay front lots - which were sold for as little as $500! And, if you can believe it, the developers of Lido Isle were so desperate to sell lots there that - for $2500 - you could buy a bay front lot with a dock….and they’d throw in a free lot on the interior of Lido for free! By 1909, Collins had extended the Harbor dredging project further east, using the dredged sand and silt to form Balboa Island. Over the next three decades, further dredging projects including a $1.8 million endeavor in the mid 1930s to clear the sandbars and extend the jetties - gave us the scenic and internationally acclaimed yachting and recreational Harbor we enjoy today.
