Be careful of aggressive pricing that may cause a house to linger on the market. Work closely with a real estate professional to arrive at a competitive price.”

Find a Realtor that has in-depth experience selling multi-million dollar homes – it’s a different animal! Also, be sure to find someone that fits your style and temperament. Selling a multi-million-dollar home takes time and relationship and trust between the seller and Realtor is of ultimate importance. And have honest goals – it will help your Realtor understand what they need to do to meet your needs.”

From a market perspective, 2015 is proving to be an active and successful luxury home market, with real estate firms posting closed sales not experienced since 2005. With that being said, there is tremendous competition in the luxury home market. Inherently, luxury homes mean that there will be fewer showings, offers, and longer time on market, up to 130 days. Overall, the luxury price range only accounted for 14% of the closed sales this year. For that reason, avoid the temptation to overprice, as 80% of sales had to reduce their asking price to accomplish a successful sale. It pays to know the list price to sales price ratio applicable to your property’s price point. Closely monitor how the market is responding to your home, and adopt to those responses.
