In search of what buyers really want from luxury homes in 2016, this issue’s Trending segment gets the inside scoop from seasoned real estate experts. “We are seeing a definite trend towards turnkey properties in our region. When we list a property that is upgraded and priced appropriately, it will sell for more money in less time. Especially first-time buyers, where both spouses work and simply do not have the time for a remodel. And most don’t have the extra cash, as today's financing constraints do not allow remodeling loans like they did in the past. What’s more, we have recently even seen buyers compromise on location in order to purchase a turnkey home that is in-line with current trends. That is definitely a new phenomenon in our several decades of real estate experience. Today more than ever, sellers are at a big advantage when they can sell a turnkey home. We suggest our clients seek advice from agents with regards to what upgrades will get a return to prepare a home properly. Even if sellers only plan to sell several years down the line they will make money back, if the correct upgrades are made.”

“Time seems to be the most coveted luxury in our fast-paced world these days, so buyers today typically desire the finished product. My typical buyers here in Ladera Ranch and the surrounding areas are mostly families with extremely busy schedules. They are constantly juggling commitments for school, extra-curricular activities, and demanding youth sports, while mom and dad are trying to find the time to get work done themselves. This has created a notable trend towards turnkey homes. In addition, buyers today are sophisticated and typically well-educated on the current market trends. Note to sellers: A vast majority of buyers in this market are willing to pay top dollar for a finished product that checks all their boxes. For many of our families, that means moving right in, avoiding the dust and aggravation of a remodel and not skipping a beat so they can keep up with their lives.”

“The majority of luxury home buyers right now are attracted to turnkey properties, mostly to take advantage of the attractive rates on financing options. As interest rates for jumbo loan products hover around 3.5% to 4%, many buyers are willing to pay a premium for a fully finished, turnkey property instead of having to deplete their cashflow with remodels. There are also buyers in the luxury market, however, that have the financial ability to purchase a home outright without depending on financing. These buyers are more apt to remodel a home and take on a project, but realistically account for only about 30% of the luxury buyer market. With that said, fully remodeled homes will attract a far better price and sell in far less time [especially in the ultra-luxury space in Orange County and Los Angeles] than homes that are dated or in need of significant work.”

I received a call from a couple from Santa Monica and they were inquiring about a small add in the newspaper for a six-unit ocean view building priced at $125,000. I told them I could meet them at the property and show them the exterior only to see if they would have an interest. When I met them at the property, they immediately told me they liked it. With the help of my boss we wrote up a full-price cash offer and closed escrow in 30 days! Wow, did I ever think this business was fun! How would you describe your personal approach and the unique services you offer? Like many other agents, I am very passionate about the home selling and buying experience. With the process being a life changing event for clients – new home, new neighbors, new friends, new areas – my goal is to truly find a home that is special for our clients where they will create great memories with their families. What are the biggest general trends in real estate at the start of 2016? We are in a significant transition from the Baby Boomers and their wants and likes to the Millennials who are looking for a different lifestyle and their own identity. Which trends are you noticing in your region in the luxury homes market? The luxury market in South County is more coastal-driven and a broad base of areas such as Nellie Gail Ranch, San Juan Capistrano, and Coto de Caza to the east. All of these communities are in demand with the Baby Boomers downsizing and the younger buyers moving in and quite often doing extensive remodels and updating. What are buyers demanding from luxury homes these days? In general, they like the new developments that have the design elements and living spaces conducive to indoor/outdoor living with “great room” concepts.
