“Today's luxury buyers are looking for a checklist of certain items. One of the most important factors is square footage. In the areas where I sell, these homes are a minimum of 10,000 square feet and either the land has to be a minimum of half an acre, or it must have incredible views. Within the home, the public rooms need to be on a grand scale with high ceilings and wide hallways. The kitchen/family room can not be too big and most of these homes have a secondary kitchen for 'real' cooking. Master suites need sitting area, two baths and the closets can never be big enough. There must be at least three children's bedrooms and an upstairs playroom. Another feature most of these homes have are ‘comfort stations.’ These mini bars are generally in the master, gym and office where the owner can grab a snack without going all the way to the kitchen. These homes must also have entertainment areas which include media room, gym with steam, massage room, staff quarters and wine cellar that holds at least 500 bottles. The grounds will always include a large swimming pool and a guest house.”
