THE PLANT
The integrated cement manufacturing unit, spread in an area of over 100 hectares, Is the most modern, fully automated and energy-efficient plant of its kind in East Africa. The Plant, with a capacity of 500,000 Tons per annum, is located at Kimbiji village in Temeke District; just 45 km south of Dar Es Salaam’s central business district.
This month, we had an opportunity to meet up with Lake Cement’s Vice President and head of Sales and Marketing, Mr. IPN Pathak. The following were his responses... Q1. How long has Nyati cement been in the market? A. Lake Cement Ltd, launched 42.5

Q 2. How is the response from the market? A. The response in the market has been
phenomenal; within a short period of 6 months our customers have accepted

Nyati as a true modern Tanzanian cement product. Right from the day of launch Nyati cement has generated a strong and constant demand in the market. This is due to its early higher strength gain properties and consistent quality.
Q 3. Is your cement available in other regions of Tanzania or only in Dar ? What regions? A.“Nyati Cement” has been a phenomenal success throughout Tanzania, may it be Coastal, Southern Highland, Lake and Killimanjaro Regions. We are now getting a strong demand from neighbouring counties to export” Nyati Cement”.
Q 4. Is Nyati different from other Cement Brands? How? A.“Nyati Cement” is produced with
Tanzania’s finest quality limestone available in our factory premises at Kimbiji. To ensure consistent quality, we have our own 10MW power-plant which ensures our factory runs 24x7 without stoppages. Q 5. How are your prices compared to your competitors? A. Our products are competitively priced
and give the best techno-commercial advantage to our customers.
Q 6. Where do you see Nyati in 5 years time? A. At present, our installed capacity is
500,000 MT per annum. With the current demand for “Nyati Cement” in Tanzania and the growing demand for exports, we intend to hasten our plans for expanding the capacity to 750,000 MT per annum. PSPF COMMERCIAL TOWERS TO ENTER AFRICA’S TOP TEN LIST
THE 35 floors PSPF Commercial Towers in Dar es Salaam will join the list of Africa’s top ten tallest buildings when it opens to the public this year. In a statement, online property portal company, Lamudi Tanzania said the PSPF Commercial Towers are positioned on number eight on the list which is dominated by South Africa.“But while South Africa has traditionally been the home of skyscrapers in Africa, there are signs this is changing, as other countries embrace high –rise life. Two towers in Tanzania now feature on the continent’s top 10 tallest buildings list: the PSPF Towers A and B, unveiled last year in the capital Dar es Salaam,” the statement stated.
ARUSHA TO GET 2 NEW TOWNS: NHC
The national housing corporation (NHC) plans to construct two satellite towns on the outskirts of Arusha, the Regional consultative Committee (RCC) meeting was told here on Wednesday. The NHC regional manager for Arusha, Mr James Kisarika, named the sites as Usa River satellite city to be put up on the southern fringes of the city and safari satellite city to be built at Mateves. Mr. Kisarika said the ambitious projects were in line with the vision of the oldest state – owned real estate corporation to address market needs for world class settlements “Arusha does not benefit much from tourism, as much of the receipts accrued from the hospitality industry go to hotels in Karatu Township and national parks,” he observed. Mr. Kisarika said while the Usa River Satellite city targeted the tourism industry, the safari one was meant for de – congesting the Arusha Central Business District (CBD).

3.DANGOTE CEMENT PLANT TO OFFER 10,000 JOBS
OVER 10,000 people are expected to be employed directly and indirectly at the Dangote Cement Factory at Msijute area in Mtwara Region, which is slated to commerce production in August The factory, which is owned by Africa’s richest person, Alhaj Aliko Dangote, has as well announced plans to improve social amenities in Mtwara region by constructing a state-of-the art hospital, a modern marketplace, a school and a police station. Dangote Tanzania’s country representative, Ms Esther Baruti-Kroll, made the remarks during a meeting with board members of the Tanzania petroleum Development Corporation (TPDC), boasting that the cement plant will be the largest in the East African region. “When the plant starts production, it will provide 1,000 direct and 9,000 indirect jobs to the local people. We are highly optimistic that the cement plant will play a crucial role in boosting the local economy and curb unemployment
NJOMBE URGED TO INVEST IN HOTEL BUSINESS TO CATER TO COAL, IRON ORE MINE INVESTORS
With the discovery of coal and iron ore mines in Njombe, the business community in the southern highland region has been urged to invest in hotel and accommodation services to cater to investors arriving in the region for mining purposes. Iron and coal mining is expected to attract investors from different countries, hence if the residents fully explore the business opportunities they can benefit a great deal from the investors. This call was made by Njombe regional commissioner, Dr Rehema Nchimbi last month at a ceremony to end the year 2014 and welcome 2015.
SHEIN: MODERN MARKETS WILL CREATE JOBS, BOOST ECONOMY Zanzibar president. Dr Ali Mohamed Shein has said government plans to build modern markets will significantly help to create employment opportunities as well as boosting the economy of the isles. Dr Shein said the government was building markets in a bid to improve the fishing sector whose contribution to the national income was significant. He urged Zanzibar to appropriately use the markets for their betterment and the nation as a whole. President Shein made the call when he opened a modern market at Tumbe in Micheweni District. North Pemba Region. The facility was inaugurated as part of activities to celebrate 51 years of the Zanzibar Revolution. He further stated that the market would benefit many fishermen of Tumbe and its surrounding suburbs, saying the project was among various goals of the 1964 Zanzibar Revolution.
TANZANIA TOURISM UP AS GOLD INCOME FALLS
Gold, which was once Tanzania’s largest foreign exchange earner, sustained a fall in the value of income from its exports as the mineral faces trouble in the world market. The value of gold exports reached above $2.08 billion in the year ending October 2012, but the shipment decelerated to $1.75 billion in 2013 and stood at $1.35 billion in the year to October 2014, according to Bank of Tanzania (BoT) The figure puts the mineral in the second largest foreign exchange recipient after travel (tourism) which has been increasing in the last few years. Travel recorded $1.96 billion in the year to October 2014 up from $1.79 billion in the same period in 2013 and $1.62 billion in 2012, BoT’s November Monthly Economic Review shows.

MOSHI TOWN FAST LOSING ITS CLEANLINESS STATUS
HAVING been voted the cleanest municipality in the country for several years, Moshi municipality in Kilimanjaro Region is losing its shine with heaps of dirt in different locations, especially at the Moshi main bus stand and markets. The state of cleanliness is so bad that Moshi Municipality might soon experience an eruption of epidemic disease due to heaps of dirt at Manyema Market in Bondeni ward and the regional bus stand. Speaking to this paper at different times, some Moshi Municipal residents said despite there being garbage collection trucks the situation was still deplorable, especially at the Manyema Market.
KIGAMBONI BRIDGE READY BY JUNE 2015
The 214bn/- Kigamboni Bridge project that connects the Dar Es Salaam central business district to Kigamboni ward across Kurasini creek will be completed in June, this year the ministry of works has reassured. The assurance comes amid mounting public concern over the timely completion of the project, which among other things, will greatly help curb traffic jam in the city. The permanent secretary (PC) in the Ministry of works, Eng. Musa Iyombe, said that the construction of Kigamboni Bridge will be completed in June this year. “The work will end in June, 2015” he pointed out. Eng. Iyombe also assured Dar Es Salaam residents and the general public that the work on the project was going on well.
TANZANIA, JORDAN TO SIGN FREE TRADE PACT NEXT MONTH, SAYS TCCIA OFFICIAL THE government will this month sign free trade agreement with the Middle East Kingdom of Jordan that would enable

A project worth USD 31.9 million was commissioned at the Rwanda – Tanzania border at Rusumo over the weekend and is expected to ease customs and immigration clearance procedures for goods and people of the two East African community (EAC) partner states. The project that comprises a one- stop border post (OSBP) and new bridge was funded by the Japanese government through Japan International Cooperation Agency (JICA). Rwanda’s ministry of infrastructure through Rwanda Transport development Agency (RTDA) and the Tanzania National Roads Agency inaugurated the facilities The bridge has 80m length and 13.5m width, while the OSBP facility comprises of the administration building, verification storage, control shed for vehicle control.

SHAPING THE CONSTRUCTION INDUSTRY IN TANZANIA.
In talking about the changing faces of real estate Industry in Tanzania,it is hardly possible to ignore the extensive and enormous contributions that NSSF has done and is still continuing to do for the industry. Recently we have seen newly built shopping malls,office buildings and beautifully designed and planned residential complexes- NSSF is leading the way in reshaping and providing modern planned living areas. Recently, we were privileged to meet the ‘man himself’ who is behind all the magic and the good work, Dr. R.K. Dau, and here are some excerpts of our conversation.....

Q1What was/were NSSF‘s last year’s achievements?
There were many achievements in terms of real estate’s development in Financial Year 2013/2014. However the most notable achievement can be singled out in terms of continued smooth execution of projects under construction. In that particular year NSSF was undertaking a total of 12 projects worth Tsh. 1.5 trillion at completion. The duration of execution of these projects ranges from two years to four years i.e. the dates of completion for these projects are between February 2015 and January 2017.

In recent years, the industry has witnessed massive developments and more specifically the development of satellite towns which will not only reduce problems of decent accommodation but also will provide planned settlements, easy access to the support services and large multiplier effect to the economy. The head of investment promotion at Rwanda Development Board (RDB), Vivian Kayitesi, noted: ‘The major area of Chinese investment in Rwanda are in construction and real estate, hotels and ICT’. She went on to say that since 1994 China’s investments stand at almost $200 millions out of more than $5 billion, which is less that 4% of total investments. Projects included the construction of high profile ‘landmarks’ such as the Marriot Hotel at $60 million (2010) through joint ventures, as well as Chinese-owned initiatives such as BCEG ($10m, 2009). investors with industrial and commercial lands, improve availability of electricity, transport linkages, market access and availability of skills. Weapon of mass construction In the middle of Kigali, Chinese labour is busy at work, building shopping malls and hotels. Kigali Marriot Hotel is one of the projects awarded to a Chinese company. The US-based hotel chain announced in March 2011 a partnership it entered with the government of Rwanda and New Century Development Limited from China — currently constructing the hotel at former Jali Club in Kigali — to manage the over $60m facility to open in December 2014. An accountant at the site who requested anonymity said that the bulk of labour and materials used were imported from China, except for cement sourced from
Uganda and a few local materials such as wood and bricks. It is a must to source the latter locally because they are cheap at 10 RWF a brick and it would be expensive to transport them in case they could be sourced from China. Local contractors agree that China has a competitive advantage in construction fields due to technical expertise. But what room does this leave for Rwandan companies in their own economies? This was the theme of the first ever COMESA Business Council (CBC) Manufacturers’ Fair and dialogue, held in Kigali in July 2013. The event was titled ‘Linking Businesses to Markets: Unlocking the Potential of the Manufacturing Sector in the COMESA Region.’

NSSF TO BUILD STATE OF THE ART SPORTS ACADEMY IN DAR ES SALAAM.

NSSF has signed a deal worth Tsh. 16 billion with Real Madrid to construct an ultra-modern Sports Academy in Kigamboni.
NSSF – Real Madrid Sport Academy that will utilise 100 of the available 473 acres and that construction will commence in May, this year.
The government’s efforts to develop sports in the country received a major boost, with the National Social Security Fund (NSSF) signing a partnership agreement with Spanish giants real Madrid to construct and manage an ultra-modern football academy in the country
Construction of the academy, which will have five pitches – three with artificial turf and two with natural grass – is estimated to cost 16bn/-.
Speaking at a brief signing ceremony in Dar es Salaam on 26th January, NSSF Director General, Dr. Ramadhani Dau, said his institution will construct a modern sports city on a 500-acree plot they have acquired at Mwasonga Village, Kigamboni in Temeke District.
Apart from the five pitches, the academy will also have an ultra-modern stadium capable to accommodate 30,000 people at a time, a hostel, administration block, luxury villas, restaurants, club house, 18-holes golf course, community residences and facilities for other sports.
He said the sports city will comprise of a sports Academic which will be known as

sports city in general, while our partners Real Madrid will manage the academy, including identifying talents, training (coaching), meals and technical support, to mention but a few,” Dr Dau said The project, which is expected to start right after the signing of the contract by the two sides, will begin with 150 youth aged under 13, 15, 17 and 19 years who will later form Team B and senior team. “To start with, we’re going to hire places to ensure the project goes as planned, while waiting for the construction of the academy at Mwasonga. “The youth will use the Uhuru and Karume Memorial stadia in Dar es Salaam and we’ll hire a hostel in Temeke near the Uhuru Stadium,” the NSSF chief said. of Madrid’s U-19 team, commended NSSF for picking real Madrid as their partner in the project and promised to use the opportunity to spread Madrid’s methodologies to Tanzanians, who will be lucky to join the academy

Garcia was accompanied by other three Real Madrid representatives Technical Director Ruben De La Red and coaches Francisco Martin Ramos and Juan Jose San Roman Millan – who, apart from witnessing the signing of the contract, they also toured the project site at Mwasonga Village. The NSSF-Real Madrid Sports Academy project is the second in the country after the Kidongo Chekundu academy being constructed in Ilala District by symbion Power and English Premier League side, Sunderland FC.

Artisans, architects and investors
Slightly over USD222 billion is being invested in 322 African infrastructure projects that meet the criteria for this report, i.e. project value over USD50 million and had broken ground by, but not yet been commissioned at, 1 June 2013. Notwithstanding the fact that the continent is working off a historically low base, this level of investment is substantial, holding high expectations both for and from stakeholders. Top sectors in African infrastructure development (rated by investment value) are Energy and Power, Transport, Mining, Real Estate and Water, followed by Oil and Gas. Of the total number of large projects under construction at 1 June 2013, 36% fall into Energy and Power and 25% in Transport, indicating that there is a solid step being taken forward in these sectors. Development is strongly concentrated in Southern and East Africa. In terms of the number of projects underway, Southern Africa leads with 38% of projects, followed relatively closely by East Africa with 29%. West Africa has 21% of the total number of projects while North Africa and Central Africa lag at 7% and 5% respectively. Project equity ownership Looking at project ownership, 56% of projects are owned by governments, while 4% of total projects collected are jointly owned between governments and Public Private Partnerships (PPPs). Private investors own 39% of the projects within this sample. Of this privately held 39%, European and US investors own 17% of the projects, with 10% having private domestic ownership. There is limited ownership exhibited by BRIC countries and by the East and intra-African investors hold just 2% of the ownership pie, confirming sustained low levels of intra-African trade and investment.
Project debt funding
36% of all funding on the continent is provided by Development Finance Institutions (‘DFIs’), of which International DFIs account for 16% and Africa DFIs, 13%. 7% of the total projects are cofunded by International and Africa DFIs. Domestic Governments fund just 8% of projects, investing USD17 392 million. Europe/US based stakeholders fund 15% of projects and Chinese stakeholders fund 10% of projects in the sample that was
collected. Private domestic investors fund 11% of the projects collected and 7% of projects are funded by foreign institutional investors. The balance of funding is provided by Indian-based and IntraAfrican funding structures, with a portion of funding data categorised under ‘not disclosed’.
Project construction
European/US contractors are building 37% of projects and Chinese construction corporations are building 12%. The balance of contracting parties are private domestic companies and contractors from countries such as Japan, South Korea, Brazil, Australia and South Africa. The findings of this report highlight a growing regional consciousness in Africa. From a sectoral perspective, Southern Africa has received 38% of total investment flows while East Africa has attracted 29% of total investment flows. West Africa has secured 21% of investment with total infrastructure investment in North Africa and Central Africa once again lagging at just 7% and 5% respectively.
Sculpting African growth
The story of potential growth for Africa, the world’s second largest continent is backed by some telling statistics. Standard Chartered Bank forecasts that Africa will grow by 7% pa over the next 20 years, slightly faster than China. According to the International Monetary Fund (IMF), between 2001 and 2010 the continent had six of the ten fastest growing countries globally and the IMF projects that between 2011 and 2015, seven of these ten countries will African. One of the growth drivers within the continent is a growing middle class, which brings with it increased consumer spending power and rapid urbanisation. Further growth drivers are the continent’s deepening financial sector and resurgent Emerging World partnerships. Added to this, a significant portion of allure lies in Africa’s large share of unexploited industrial commodities including 25% of bauxite, over 60% of diamonds, 50% of cobalt, 80% of phosphate and more than 90% of platinum group metals. In markets that are shape shifting to survive in the context of finite resources, recent finds of natural gas and oil in East
Issue no. 5, February 2015 Africa, as well as mineral wealth in West Africa are ratcheting up the continent’s magnetism. Geographic hotspots for mining as well as oil and gas include Mozambique, Angola and South Africa in Southern Africa, Uganda, Kenya and Tanzania in East Africa together with countries along the West African coastline, including Ghana which has recently started oil production. Looking closer at rapid urbanisation, dramatic changes are taking place. Consider that in 2010 Africa had 51 cities with more than a million inhabitants, and only one city (Cairo) with more than 10 million. By 2040, Africa is expected to have more than 100 cities of more than a million people and seven cities of over 10 million inhabitants. Projections by PIDA (2011) propose that Kinshasa, with a population that could reach 24 million, will be the largest African city. The pressure brought on by fast tracking urbanisation is being felt and in a bid to cope, entire new cities such as Tatu City and Konza City in Kenya, and the City of Light in Accra and King City in Takoradi, Ghana are being developed. In Nigeria, the Greater Port Harcourt City and the modern Eko-Atlantic City are being built on reclaimed sea. These ‘self-contained’ new cities, based on the work-play-live concept, are intended to relieve highly congested metropolises and minimise the need for inhabitants to go into the ‘centre’. What cannot be discounted in Africa’s growth story is that it has 60% of the world’s unexploited arable land, particularly in countries such as the Sudan, DRC, Mali, Zambia, Tanzania, Mozambique and Angola. From a food security perspective Africa could – even needs to - become a go-to agri-hub. Operational and cost efficiencies must be unlocked through better infrastructure such as dams and irrigation schemes and integrated transport corridors. Another telling statistic in sculpting Africa’s growth story is that only 10% of trade currently takes place between African countries. Comparatively in Europe this figure is as high as 60%. To raise intraAfrican trade levels it is imperative to get infrastructure to work synergistically, with regional port-rail-road corridors needing to be rapidly developed. There is, on all fronts, opportunity to sculpt African growth in such a way that the continent becomes more self-serving for its people. Property International Magazine
