f you ask some people about Kigamboni, the first thing they might remember is the new Kigamboni Bridge, aiming to connect Kigamboni with the rest of Dar es Salaam. Besides that you will be told about how it is hard to reach Kigamboni due to unreliable ferry services. If you talk to a resident of Kigamboni, the thorny issue will be the government plan to develop new satellite city in Kigamboni. Residents of this area remember this project because of its controversy over compensation and involvement of Kigamboni residents in the mega project.

Dege Village
These projects are not mere plans and projections as implementation of some of them have already begun. NSSF is not confined to Kigamboni Bridge only. It has also set aside $653 million for development of a Dege Village Project. This project will entail construction of 7,000 modern houses and 300 villas on Kigamboni’s 300 hectares. The project is nearing completion. Apart from the residential houses, the project will also have a shopping centre with 24 shopping units and a supermarket, restaurants, a kindergarten and an elementary school. There will be also a health centre, outdoor sport fields, one indoor and six outdoor swimming pools.
This means that basic social services will be available in Dege Village to meet the residents’ needs and expectations so that they do not only live, but also enjoy living in Dege Village. In short, Dege houses give a spectacular atmosphere created with hundreds of palm trees and exotic gardens. They provide specialist services and strategic housing advice in relation to improving the quality of life and environment for neighbourhoods. So, everything is designed having in mind the residents’ wellbeing and this is what Dege Village offers. The immediate Chairman of the Parliamentary Public Accounts Committee (PAC) Mr Zitto Kabwe, hailed the project noting that it is one of peoplecentred projects, which firms in the country should invest in.
CPA Investment Not to be outdone, Commonwealth Parliamentary Association (CPA) Africa chapter, is also in the process of investing in Kigamboni. CPA Africa, which is working in the country under National Parliament has already secured a piece of land in Kigamboni intending to put up an investment house, which will also host the CPA Africa secretariat. CPA Africa has established Commonwealth Investment Company, with initial capital of $15,932 as part of initiative to easy financial burden on its members. Mr Said Yakub from Tanzania parliament, who is the Company Secretary, says that the company has held initial talks with NSSF and agreed in principle to partner in investing in the land. “Our initial were to put up a building which provide for office space for rent but NSSF has proposed that given the profile of Kigamboni and the on going development we should build a five start hotel and state of the art conference Centre which will also accommodate CPA Africa offices,” he said.
Kigamboni Bridge
As stated earlier, NSSF has also teamed up with the government to execute the Kigamboni Bridge project which will easy communication between the two sides.
According to earlier plans, the bridge will be ready by June or July this year but due to some delays its commissioning will also be delayed. Upon completion, Kigamboni Bridge will cost $33 million (214.6bn/-) and it is implemented by NSSF (60 per cent) in collaboration with the government (40 per cent). It involves the construction of a one-kilometre tarred road of six lanes from Kurasini, a 680-metre cable stayed bridge and another 1.5km tarmac road that will also have six lanes. The project is being executed by China Railways Construction Engineering Group in partnership with China Major Bridge Engineering Co. Ltd. “The 32 metre-wide bridge, which will have six lanes – three in each direction – and two pedestrian and cyclist lanes with a width of 2.5 metres, one on each side, is a toll-bridge and therefore there is going to be a toll plaza of controlling and charging vehicles passing through it. A total of 14 controlled lanes are going to be in this area, seven for each of the two directions,” (NSSF) Engineer Karim Mattaka specified. The project also includes a toll plaza with seven buildings which are to be built to provide quarters for management of operations of the bridge, including administration, ambulance, police and fire fighting facilities, as well as laboratories, generator placings, a weigh-bridge control room and a toll station.
Kigamboni New City
The Kigamboni New City has been designed to accommodate the expansion of economic and social activities in Dar es Salaam. The big picture of the Kigamboni new city master plan is to provide sufficient infrastructure in order that the residents have a better quality of life and to build a core for developing new land demands such as residential, commercial, trade and business, industrial, educational, and tourism facilities.

DELAYED BAGAMOYO PORT SET TO CHANGE TANZANIA STATUS
I
t used to be a gateway to the heart of Africa for colonisers, with trade goods surging in from the Indian Ocean, and timber, ivory and countless slaves exported from the east coast harbour. Then Bagamoyo, fell on lean times for more than a century. Now Bagamoyo is about to, not only regain its past glory, but also catapult Tanzania into a global map. The plans to build a $11 billion modern port will put Tanzania in the league of nations undertaking mega infrastructure projects, not only in East Africa, but in the continent. The Chinese-backed project would dwarf Kenya’s port at Mombasa, East Africa’s trade gateway some 300 km north of Bagamoyo. The project will also involve an industrial zone, rail and road links to capitalise on growth in a region hoping to exploit new oil and gas finds. Scheduled for completion in 2017, the Bagamoyo port will have the capacity to

handle twenty times more cargo that of Dar es Salaam Port, which is currently the country’s largest port. Construction of the new Bagamoyo port will be undertaken by the China Merchants Holdings International (CMHI) mainly, among other investors from the neighbouring landlocked countries served by Tanzania. Bagamoyo port is going to be constructed in phases. The start of construction is expected to happen soon since the negotiations are in their final stages. The first phase will be ready in three years time. It will be able to handle 20 million containers annually. A light on the prospects of the project implementation beginning soon was shed in Dar es Salaam recently with the signing, late last year, two framework agreements and two exchanges of letters between the government of Tanzania and the People’s Republic of China which granted 89bn/- to finance implementation of various projects in the country. But, don’t rejoice yet.
Though the project was set to begin in January, todate there is no clear information on when the project is actually going to commence. While some sources said the project would begin in January, others hinted that it will not take off until July. Permanent Secretary in the Ministry of Finance, Dr Servacius Likwelile was quoted sometime last year that the port construction will commence in January. But the work has not yet started. A senior official at the state-run Tanzania Ports Authority (TPA) said he expects the port construction to start after 2015. Nevertheless, the construction of Bagamoyo port comes almost in time as Tanzania is losing a lot of trade and commerce opportunities because of inefficiency of the Dar es Salaam port. According to Tanzania’s Ambassador to China Philip Marmo, the over $10bn Bagomoyo port project will add to the economy as the port will have the capacity to handle 20 million containers a year compared to the Dar es Salaam port which handles only 800,000 containers a year. “The Bagamoyo port construction project will entail the building of a 34 kilometre road joining Bagamoyo and Mlandizi and a 65 kilometres of railway connecting Bagamoyo with the Tanzania-Zambia Railway (TAZARA) and Central Railway. The Dar es Salaam port handles $15 billion worth of goods annually, equivalent to 60 per cent of Tanzania’s GDP in 2012. Overall volume handled by Dar es Salaam port jumped 20 percent between July 2012 and February 2013 to 8.314 million tonnes of cargo, according to the TPA. The port is a gateway for international trade for east Africa’s landlocked countries, including the Democratic Republic of the Congo, Zambia, Rwanda, Malawi, Burundi and Uganda.
China, which built a railway linking Tanzania and Zambia in the 1960s and 1970s, is also financing a $1.2 billion a 532 km (330 mile) natural gas pipeline. Bagamoyo is not only major infrastructure which is being undertaken in the region. Fast-growing economies have launched infrastructure projects at a scale unprecedented in most of Africa. But, many are hitting bottlenecks. Kenya is upgrading Mombasa port and says it plans to move ahead with a longdelayed megaport in Lamu, an ancient Arab trading post near the border with Somalia. The Bagamoyo plan, will also ease congestion in Dar es Salaam and transform a depressed area into a trade and manufacturing hub. Yet there are practical difficulties, not least that Bagamoyo’s port, unlike Dar es Salaam’s, would most likely need regular, extensive dredging. “Bagamoyo is a really good example of a white elephant,” one analyst, who focuses on infrastructure, told Reuters. “If you’re going to have two major ports, then isn’t the place to have it in the south, where the gas is?” Tanzania has up to 53.28 trillion cubic feet of off-shore gas, putting it on par with some Middle East producers, but it has yet to construct a liquefied natural gas plant. Plans to upgrade Tanzania’s central corridor rail line that connects mineralrich Democratic Republic of the Congo to the coast are moving slowly. “If you improve only the ports without improving the railway, you are not doing anything,” concedes Shaaban Mwinjaka, permanent secretary at the Ministry of Transport. Dar es Salaam is about to witness the birth of yet another five star hotel thanks to $17 million (30m/-) investment which has transformed the former Ramada Hotel. Ramada Resorts Dar es Salaam is poised to join the league of facilities which augment the government efforts of providing world class accommodation to the growing number of business and leisure travellers. Ramada Resort dare s Salaam general manager, Mr Kay Wolfel, told The Citizen recently that the refurbished hotel has a total of 139 rooms out of which 117 are executive rooms, 11 are suits and 10 are executive suits with one penthouse suit which according to hotel classifications it is equivalent to Presidential suit. He said the rooms are decorated and fitted with all the necessary amenities including lat flat-screen TVs with satellite channels, free high speed wireless internet connection, safe deposit boxes with bathrooms equipped with hair driers and complementary toiletries. The Hotel also boasts of one of largest swimming pools in Dar es Salaam as well as sky gym located on the roof top. According to Mr Wolfel, said the hotel has also installed bio cube – a technology whereby water is recycled biologically. He said the construction of the hotel started in 2010 and they were planning a soft opening

by mid of April and a grand opening in May.
PRESIDENT KIKWETE LAUNCHES CARGO TRAIN TO DR CONGO
President Jakaya Kikwete and his Burundian counterpart, Mr Pierre Nkurunziza, launched the beginning of three freight wagon train routes to the Democratic Republic of Congo (DRC), Uganda and Burundi, at the Tanzania Railway Limited (TRL) central station in Dar es Salaam. In the new schedule, cargo will be transported directly from the Dar es Salaam Port to borders of the respective countries in a bid to reduce the time the cargo takes to reach the final destination from two weeks to just two days, according to Transport minister Samuel Sitta. The cargo from Dar es Salaam will be received by local trains in the respective countries as the region looks to opening up more opportunities for trade and enhance regional cooperation. A day later, freight wagon to Rwanda were launched by Rwandan President Paul Kagame. The events took place on the sidelines of the two-day conference on the central railway corridor that brought together leaders from Kenya, Uganda, Burundi, Rwanda, DRC and the host, Tanzania. Speaking at the event, President Kikwete said his government was committed to improve railway transportation and that the move would help land locked countries receive
their goods on time and at affordable cost. He said, the fact that most goods in the East African Community (EAC) were being transported on one of two main travel routes the northern or the central corridors, improving the transportation systems along these corridors would be essential to increasing the business volumes and profitability in the region. TRL Managing Director Kipalo Kisamfu said, the launching of the cargo train services was aimed at making his company a choice for transportation in the region.
MKAPA: THE POOR MAN’S BIGGEST ASSET IS LAND
Former President, Banjamin Mkapa, has reminded the policy makers that the biggest asset and factor for the development of the poor is their land. He made the remarks at a dialogue during the launch of the Nyerere Resource Centre (NRC) in Dar es Salaam. His comments came as controversy mounts over a recent report by the international organisation ActionAid that claimed the government is grabbing land from its people, in reference to the planned establishment of sugarcane plantations in Bagamoyo. Mr Mkapa, who served as a third President between 1995 to 2005, underscored the need for the country to have a legal regime that will facilitate management of natural resources for the benefit of the people and reduce government dependency on foreign aid.
He said a major development obstacle is the misconception that poor want only to take and have nothing to give or contribute. “This misconception is contrary to our country’s founding spirit of self-reliance,” he said. “In their quest for food production and income generation, the biggest asset and factor for the development of the poor is their land but they must have security of tenure be it perpetual freehold ownership or land use leasing and tilling agreement,” he said. “There should be a legal regime for the sharing of revenues gained from our natural resources,” the former president urged. “The state must define a national vision and a periodic development plan for its realisation,” he urged and underscored that the process of developing the vision must also be inclusive and the plan must envisage macromanagement of the economy by the state.
JAPAN GIVES 26BN/- FOR EASING DAR TRAFFIC JAMS
There’s a glimmer of hope at last for Dar es Salaam road users as the Japanese government pumps in 26bn/in a bid to reduce perennial traffic gridlocks in the city. The money will be spent on the construction of flyovers at key road junctions. The minister for Works, Dr John Magufuli, said currently his ministry was searching for an engineer before rolling out the project. He told the National Assembly recently that the tender had already been floated and that selection
IEF would be conducted soon. “We expect that by midJune we will have obtained an engineer from among the bidders. Our major aim is to end traffic jams in the city,” he said. Dr Magufuli was responding to a question by Special Seats MP Mariam Kisangi (CCM) who wanted to know the government’s plan for the expansion of Kigamboni satelite city. In the 2014/2015 budget, the Works ministry will spend 28bn/- on ending traffic jams in Dar es Salaam. The minister told Parliament last year that at least 109 kilometres would be paved in the city. The project, he said, would cover all feeder roads that could enable residents reach their destinations without resorting to the main roads. According to Dr Magufuli, another 67bn/- would be spent on the Ubungo interchange road project. In the field of road transport, an interchange is a road junction that typically uses grade separation, and one or more ramps, to permit traffic on at least one highway to pass through the junction without directly crossing any other traffic stream. It differs from a standard intersection, at which roads cross at grade. Interchanges are almost always used when at least one of the roads is a controlled-access highway (freeway or motorway) or a limited-access divided highway (express-way), though they may occasionally be used at junctions between two surface streets.
EU CONDEMNS LAND GRABBING IN TANZANIA
The European Union Parliament has strongly condemned what it has described as Tanzania’s practice of land grabbing. The EU Parliament said in a statement released recently that it was concerned over “the East African country’s illegal displacement of local rural communities and the destruction of their villages and traditional way of life.” The condemnation by the EU Parliament came against a backdrop of petitions by villagers in various parts of Tanzania seeking government intervention in the tenure rights of their lands. In a resolution passed by a show of hands, the EU Parliament also raised concern over the violation of Tanzanians’ basic human rights and actions that do not recognise the legitimacy of customary tenure arrangements that provide statutory rights for individuals and communities. The EU Members of Parliament called on the Tanzanian government to immediately implement the Food and Agriculture Organisation (FAO)’s Voluntary Guidelines on the Responsible Governance of Tenure of Land, Fisheries and Forests in the Context of National Food Security (VGGT). They said Tanzania should align its land policy guidelines with the VGGT, and report to the EU Parliament on expenditure under development programmes and the EU budget related to land governance, with

a view to ensuring that those programmes promote human rights. In February, the Indigenous Peoples’ and Community Conserved Areas and Territories (ICCA), an international organization, petitioned President Jakaya Kikwete to reinstate the land rights of Uvinje in Bagamoyo District and allow them to participate in conservation.
NEW, MODERN VIGWAZA WEIGHBRIDGE COMMISSIONED
A new state-of-the-art weighbridge capable of handling more traffic has been commissioned at Vigwaza to replace the Kibaha facility. This means that services at the infamous Kibaha Maili Moja weighbridge along the Dar es Salaam-Morogoro highway has come to an end. It has been closed permanently. It’s functions will be performed by the newly weighbridge at Vigwaza, constructed at the cost of 11bn/-, according to Tanroads Chief Executive Officer Patrick Mfugale. Mr Mfugale said the new facility would enable more vehicles to be checked out within a shorter time, bringing an end to the dreadful queues that had been the bane of transporters using the road. He told the press in Dar es Salaam that all preparations were ready to handle traffic at the new facility designed to capture details of vehicles that are in motion. “We hope and believe that the facility will reduce scuffles and complaints from passengers and transporters caused by

DR BILAL COUNSEL ARCHITECTURES ON ENVIRONMENT CONSERVATION
The Vice President Dr Gharib Mohammed Bilal has asked architectures to take into consideration environmental conservation when they design various infrastructures. He said this in his speech when opening an international conference in Arusha which brought together 200 architectures and engineers from east and Central Africa. Some experts from Singapore were also invited to attend the conference. Dr Bilal made the remark after noting that construction has turned out to be one of the major sources of environmental destruction nowadays. He said many people, especially those living in the vicinity of big projects, have been affected by construction projects because of lack of consideration by the designers of the projects. He insisted that putting up environmentally friendly low cost houses in cities and towns will help common wananchi manage them. He said adherence to environmental requirements in construction was not only important for management of energy use but also control the production of green house gases.

VP launches PILA-1, Project “Jenga kwa Mpango epuka makazi holela” He congratulated the two pioneering firms of the scheme, Amana Bank and Property International Limited who recently inked in a memorandum of understanding (MoU) to provide the interest free loans and financing options for the purchase of residential plots in surveyed and developed land. “Responsible ministries work tirelessly to ensure cities are planned and infrastructures are set up appropriately however, individuals choose to break the law and invade road demarcations, settle in restricted areas and even build over infrastructure works like the recent case in Buguruni,” the VP went on to say. Dr. Bilal was referring to the recent tragic floods in the Buguruni suburb of Dar es Salaam where structures erected over drainage systems occasioned unprecedented floods that left thousands homeless. “The government will not tolerate such lawlessness…strict legal action will be taken against all found guilty,” he warned.
Private sector involvement is a vital catalyst to ongoing nationwide efforts to meet the exponentially increasing demand for affordable housing in Tanzania, the government has said. Likewise, the government has issued a stern warning against reckless and unplanned settlement in Dar es Salaam and other major cities across the country. Citing health and safety reasons, Vice President Dr. Mohamed Ghalib Bilal said unplanned settlements affect city planning efforts, destroy infrastructures and cost the government huge sums every year.

“Our population was about 9 million at the time of independence…it has now increased five folds to 45 million people so demand for housing has increased significantly and the government alone cannot meet the demand,” the VP said. Dr. Bilal was speaking at the official launch of an interest free land purchase scheme over the weekend in Dar es Salaam where he was the guest of honour. “The interest free loans will help a larger portion of the public access land and housing that they would otherwise not be able to afford short of the financial support,” the Vice President said.
Dr. Bilal encouraged increased private sector participation to meet demand for both commercial and residential real estate development and pledged government support to stakeholders in the industry. Speaking at the event, Managing Director of Amana Bank Dr. Idris Rashidi underscored the bank’s commitment to community development and offering tailored services that are relevant to customer needs. “We (Amana bank) are delighted to be a part of the solution to meet the growing demand for housing,” he said. Dr. Idris Rashidi reminded the public that: “To have affordable housing there is need to acquire affordable land and the best way to achieve this goal is through our (Amana bank) interest free loans.”

Amana Bank will then buy the property directly from the seller and sell the same to its clients on fixed amount.

WHY LAND VALUES FALL OR RISE? You own a property that has “prime development potential” written all over it. It’s got everything – great location, public utilities nearby, and zoning for a use that’s in demand. The market’s really hot and developers are contacting you every day to ask if you’re interested in selling. So you ask yourself “why sell now?” If you wait, you’ll get much more for the land – right? Maybe and maybe not. How much you can get for the property 3 or 4 years from now could hinge on issues that have nothing to do with interest rates and market conditions. The second most important rule in real estate (and especially with development property) is that value is relative to use. The future value of your property can dramatically increase if events occur to make it more desirable to potential buyers. Conversely, your land could be worth much less in the future if things happen to decrease its utility to buyers. Simply put, time can either work for you or against you.
Higher Future
With a little luck, your parcel could be in just the right place at the right time – like an area that’s been targeted for growth. A cross-county express-way is in the works as the result of years of planning at the state and county levels, and your property is along the corridor of the proposed highway. The local government is updating its master plan and decides that properties in this area should be zoned to permit more intensive development. Perception becomes reality. Residential and commercial developers zero in on the area. Soon plans emerge for housing developments and major retail and commercial facilities (a regional mall, shopping centers, theme parks and office campuses), and public utilities will be extended or expanded to handle the growth that’s expected to occur in this area. Sit back and enjoy the ride. You could see a substantial rise in the
value of your property because of these anticipated changes. But stay on top of events to make sure that you sell before the area reaches its peak.
Lower Future
On the other hand, the passage of time can bring changes that either limit how your property can be used or impact its economic or physical feasibility for development. Local, county and state governments have the power to enact laws that prohibit or suspend a particular activity such as development or review for a specified period of time to allow a condition to be corrected or a change to be put into effect. Builders have bought up virtually all of the available sewer permits. The local government imposes a moratorium and stops issuing any more sewer and building permits until the existing sewage treatment plant is expanded or a new plant is designed, built and put on line. Either way, development could be put on hold for years because only the properties that have sewer permits can be built out. You’d have a hard time finding buyers after the moratorium went into effect because builders wouldn’t be interested in tying up resources on a property they couldn’t develop for the foreseeable future. If you couldn’t wait to sell, you might have to cut your price by 30-50%. Next week, your local government might decide that it wants to change the zoning classification of your property and it would set the wheels in motion to make the change official in a matter of months. Or it could adopt amendments to the ordinance that would increase the minimum lot size or reduce the allowable density of development for properties in a particular zoning district. Once these changes went into effect, the inherent value of the affected properties would drop to correspond with the decrease in their projected
yield. Changes to the subdivision and land development ordinance could have the effect of increasing the cost of site improvements and decreasing value. Development potential of properties that don’t have access to public sewer would be severely impacted by passage of tougher approval standards by state or county governments for on-site sewage disposal systems. These regulations determine not only the type of disposal system permitted, but ultimately the number of lots. Land development approvals and permits don’t remain effective forever. Laws of individual state, county and local governments dictate the life of these approvals. You decide you want to subdivide and sell your property, and you get final approval from your town government of a plan for 10 lots. A couple of years go by before you get an acceptable purchase contract from a buyer. During the due diligence period, the buyer finds out that time has run out on the subdivision plan that was approved. It’s no longer valid so the buyer is going to have to start from scratch and submit a new subdivision plan. The worst of it, however, is that over the past few years, the town has enacted changes in the subdivision or zoning ordinances. These changes now apply to your property and they adversely impact the economic feasibility of developing it. Your buyer wants out of the deal unless you’re willing to renegotiate price and terms. Events don’t happen overnight. There’s a time lag between when ideas, proposals or plans are formulated and when they’re finalized and ready to be put into effect. So you need to project into the future and then work back from that to determine the timing and length of your window of opportunity to sell your property. In short, know when to hold and when to take the money and run.

Global megatrends, such as rapid urbanisation and demographic changes, will lead to substantial growth in the global real estate industry over the next five years. It is worth to note here that Tanzania will not be left behind, given the plans on the cards involving real estate and construction sectors. The PwC’s Real Estate 2020: Building the future report findings show that opportunities in the industry will surge, as will assets invested in the sector.

But how will these mega-trends impact the hugely diverse sub-regional and national markets on the African continent?
According to Ilse French, the PwC Africa Real Estate Leader, generally the report released late last year highlights global trends and makes certain predictions about the real estate industry up to 2020. Some of these global trends are already evident in the African real estate industry, while others will only start to appear in the future.
The six predictions that the Real Estate 2020: Building the future report made for 2020 and beyond are:
• The global investible real estate universe will expand substantially, leading to a huge expansion in opportunity, especially in emerging economies; • Fast-growing cities will present a wider range of risk and return opportunities; • Technology innovation and sustainability will be key drivers for value; • Collaborating with governments will become more important; • Competition for prime assets will intensify further; and • A broad range of risks, including new risks, will emerge. In a way, the report findings reflect the impacts of these predictions on how they will affect the global megatrends. Real Estate 2020: Building the future observes that global megatrends will change the global real estate landscape considerably in the next five years and beyond, and Africa is positioned not to be left behind in this wave.
The six global megatrends highlighted in Real Estate 2020: Building the future are:
• Huge expansion in cities, with mixed results By 2020, the twenty first century’s great migration to the cities will be well underway. Cities will be swelling across the fast-growing countries in Asia, Africa, the Middle East and Latin America. Even
the developed Western nations will be urbanising, albeit at a slower pace. But not all cities will prosper. While some will become great centres of wealth creation in a multipolar world, others are likely to fail. • Unprecedented shifts in population drive changes in demand for real estate Demographic shifts will affect demand for real estate fundamentally. The burgeoning middle-class urban populations in Asia, Africa and South America will need far more housing. Meanwhile, the advanced economies’ ageing populations will demand specialist types of real estate, while their requirements for family homes will moderate. • Emerging markets’ growth ratchets up competition for assets Real estate is an integral part of the emerging markets’ growth phenomenon. Even as growth moderates in many emerging markets, the pace of construction activity remains rapid, increasing investment opportunities. The rise of emerging economies is also increasing competition among real estate managers and the investment community. ‘Sustainability’ transforms design of buildings and developments. Cities contribute an estimated 70% of the world’s energy-related greenhouse gases while occupying just 2% of its land. Their locations – often in low elevation coastal zones – and large populations make them particularly vulnerable to the impacts of climate change, such as rising sea levels.

• Real estate capital takes financial centre stage Private capital will play a critical role in funding the growing and changing need for real estate and its supporting infrastructure. Just as asset managers, real estate funds and sovereign wealth funds (SWFs) find the assets under their control swell, so governments will have an increasing need for capital to finance urbanisation. Private real estate capital will become an important partner of governments. As stated in Real Estate 2020: Building the future, while most of these global megatrends are already becoming evident, there is a natural tendency to underestimate their impact. The impact of many of these megatrends on the Africa landscape will differ from the expected impact in developed countries. In this report we look at the impact of these megatrends on some of the fastest growing and developing economies on the African continent. Africa is the world’s second-largest and second-most populous continent with 30.2 million square kilometres or 20.4% of the total global land area. Mauritius is the most densely populated country on the continent with 639 people per square kilometre, while Namibia is the least densely populated with three people per square kilometre. Continued urbanisation will have a major impact by 2020, and beyond. It is estimated that the urban population in Africa will increase to 56% in 2050, making it the most rapidly urbanising region in the world.
As the world rapidly urbanises, so the pressures to make buildings more eco-efficient are mounting. • Technology disrupts real estate economics Technology is finally coming to real estate. By 2020, technology will have both altered the economics of entire subsectors of the industry, and changed the way that real estate developers and the investment community operate.

And I agree with you, you shouldn’t be dealing with any tenants, wouldn’t it be better if you could just sit back and collect checks while someone else deals with all of the management headaches? Those people are called management companies and they make a living shielding investors from the day to day management of their properties so you can go out and continue to do what you do best, find more property and create more cash flow!

It’s true that management companies are paid a percentage of the gross collected rents, somewhere between 6% and 10%, though if you factor this cost into the deal, as long as the property cash flows with these fees, you’ve got yourself a winner!
