Dear Readers,
Hope you are all okay, and the rains have not affected you. It’s been raining “Cats and Dogs” and the City of Dar es Salaam has been paralyzed for a while. Traffic Jams? Flooded roads? Car break-downs? etc. Well, rains or no rains, its business as usual at Property International Limited. We don’t stop till we drop !! Back to Business - after our Launch in March, we received a couple of requests from Customers in different parts of Tanzania, requesting us to provide surveyed plots in their Regions. And after a lot of consideration and ground-work, we decided to start with Tanga. A
As small as it might seem, Tanzania economy will in the near future start to make waves in global trends. And it is not natural gas discoveries only which are going to catapult the country economically. Growth in construction and real estate sub sectors is among the factors which are going to make Tanzania It would be easy to underestimate the impact of global mega-trends on Africa. Findings by a research by Price WaterHouse Coopers (PwC) titled Real Estate 2020: Building the future - suggest a huge impact of global mega-trends on Africa. Global mega-trends, such as rapid urbanisation and demographic changes, will lead to substantial growth in the global real estate industry over the next five years.
But at the point, Tanzania economy is still small in absolute terms with a market size of about US$33.23 billion. But this might change for better if the government and other players, put their calculations correct, given the new developments.
According to The African Development Bank, Dar es Salaam will see population growth of more than 80% by 2025, making it the fastest-growing city on the African continent. The projections for Tanzania economic growth shows that Tanzania will impact in many sectors. But, another factor which should be weighed in is the country’s population demographic. Majority of Tanzania’s population, 44.6%, are younger than 15 years and only 2.9%

are older than 65 years, giving Tanzania a relatively young population. This is ambitious workforce that is not going to sit idle and wait for things to happen. These are people who would not only want to make things happen, but also participate in making things happen. The country’s diverse natural resources provide the basis for attracting investment, earning foreign currency and supporting economic growth.
This is so because Tanzania is one of sub-Saharan Africa’s fastest-growing economies which is on the way to become one of the fastest-growing economies of the world.
The PwC’s report findings show that opportunities in the industry will surge, as will assets invested in the sector. But how will these megatrends impact the hugely diverse sub-regional and national markets on the African continent? Tanzania real estate is considered to be very young but emergence of Dar es Salaam as the fastest growing city in Africa, recent gas findings in Tanzania, as well as plans on major projects such as construction of Bagamoyo Port, will enable Tanzania to make significant contribution on the growth of real estate sub sector thus augmenting impact that African continent will have on the global mega-trends. In comparison Tanzania trends are far from matching the fast growing construction sector in Africa. But, as nascent as it seems to be, Tanzania’s construction sector has proved to be a force to reckon with, according to projections contained in the PwC report titled; Real Estate Building the future of Africa – which has been published recently.

US$19 billion are in the pipeline. Improvements to local infrastructure are also expected to have a positive impact on residential house prices. Increased development will lead to greater congestion at the port of Dar es Salaam. The construction of a new US$10 billion port at Bagomoyo will help alleviate congestion once it becomes operational in 2017.
Tanzania’s real estate market is mainly focused on the residential property sector. The government owns the majority of the residential property units, meaning there are fewer opportunities for home ownership at present. There is a gap between demand and supply of houses in Tanzania which creates a significant opportunity for real estate developers. It is estimated that the housing shortage is close to 3.8 million units, growing by an additional 200 000 units per year. This is coupled with an increasing demand for housing amongst low- and middle-income families, although access to finance remains a
major constraint on the market. The Government has already secured a US$104 million loan from a consortium of financial institutions to assist civil servants to fund housing costs. In the private market, high-end beachfacing properties in Oyster Bay, the Msasani Peninsula in Dar es Salaam and Lake Victoria shore in Mwanza are obtaining the highest rents. This has in turn attracted a number of private companies and parastatals which have started to heavily invest in real estate development and they are reaping dividends.

GOVT: SET ASIDE LAND FOR LOW COST HOUSES
The government has directed district councils countrywide to set aside sufficient land for the institutions which are undertaking projects to construct low-cost houses. Lands, Housing, and Human Settlement Development minister William Lukuvi said this when launching 40 lowcost houses built by National Housing Corporation (NHC) at Mrara in Babati township. Mr Lukuvi, who laid a foundation stone for a similar housing scheme at Buswelu in Mwanza and launched another one at Longido township, said institutions which build low cost houses aimed at enabling Tanzanians get low-cost houses. “We want all district councils to set aside sufficient land for all institutions which will come forward with projects to construct low cost houses in all regions,” he said.
COST OF DEMOLISHING DAR’S CONDEMNED BUILDING DOUBLES
Demolition cost of the condemned 14 storey building on Indira Gandhi Street in Dar es Salaam has almost doubled in just under a year since initial estimates were publicized. Earlier, the Ilala Municipal Council (IMC), under whose administration it falls, had estimated the cost at around Sh600m but that figure has almost doubled in less than one year to over Sh1bn The new estimates are from the Dar es Salaam-based Ardhi University which was

contracted to establish the cost and modalities of demolishing the building. The IMC Public Relations Officer, David Lango, told a local newspapers that the estimated cost increased due to the nature of the building and expertise required to carry out the exercise. “Nine companies have so far shown interest to carry out the job,” Lango said. Of the nine, he named only one, the Tanzania People’s Defence Forces (TPDF) which would undertake the task through its construction unit. “The nature of the building needs companies to have modern equipment to minimise the risk of damaging neighbouring buildings and properties,” he explained. He said as the building has been condemned it may collapse or cause other damages; thus the company which would undertake the job must be very careful. He said despite the interest on the exercise shown by local companies his office was interested to work with foreign companies since most local ones cannot undertake it. “The nature of the building needs companies to have modern equipment to minimize risk of demolishing nearby buildings and properties. Since it is condemned it may collapse or cause other damages. Therefore a lot of care is required during the exercise,” he said.
DON’T TAKE OUR LAND, VILLAGERS BEG The annexation decision was reached several years ago in a bid to protect
the water catchment area for environment care and sustainable management of resources Dodoma. Residents of 17 villages in Mbarali District, Mbeya Region, have camped here to protest the annexation of their land by the government for inclusion in the Mpanga/Kipengere Game Reserve. The annexation decision was reached several years ago in a bid to protect the water catchment area for environment care and sustainable management of the natural resources in the area. Reports have it that 19 CCM leaders from the villages accompanied by their MP Modestus Kilufi travelled all the way from Mbarali to Dodoma seeking to meet with party’s Secretary General Abdulrahman Kinana over the matter. Among other grievances, the leaders claimed that the deputy minister for Natural Resources and Tourism, Mr Mahmoud Mgimwa, was acting contrary to directives of his boss, Mr Lazaro Nyalandu. They alleged that Mr Mgimwa was still insisting on their relocation from the area, even as Mr Nyalandu had written them saying they would not be removed. Government Notice (GN No.28) issued on March 14, 2008 wants the residents to relocate from the area. One Athanas Kikwembe said in 2010 election campaigns, President Jakaya Kikwete assured them that their land would not be annexed by the government. Another resident who accompanied the leaders, Mr Said Bahari, said they travelled all the way from Mbarali to meet their party leader and discuss about their fate.
“We want to tell Mr Kinana that game rangers continue to harass us even as we were assured that our land would not be taken,” he said. For his part, MP Kilufi said President Kikwete’s promise was highlighted by the responsible minister, Mr Nyalandu, when he toured the area last year. The lawmaker said as a leader, he was put in a compromising position because of the uncertainty that faced the people. Responding to accusations levelled against him, Mr Mgimwa, denied acting contrary to his boss. He said: “My tour of the area was aimed at clarifying the Government Notice No. 28 so each party would grasp and respect the content and not otherwise.”
MAYOR: WORK ON DAR BUS TERMINAL WILL START IN AUGUST
Much to the distress of commuters and bus owners, construction of the muchdisputed yet highly anticipated modern bus terminal at Mbezi Luis in Kinondoni District, Dar es Salaam, will not start until much later this year. Citing financial constraints, Dar es Salaam Mayor Dr Didas Masaburi told a local newspaper that work on the Sh200bn terminal meant to serve all long-distance buses will begin in August. Notably, that scheduled period for the construction to begin is almost two years after the plans were publicised early in 2014 when demolition of the current one commenced. In the interim, commuters and bus owners have consistently faulted city authorities for poor planning and lack of efficiency.
Dr Masaburi said work on the project was delayed because of financial constraints however, he remained optimistic that the matter will now be resolved since according to him, the Tanzania Investment Bank (TIB) has granted the city a loan of Sh30bn to get the work started. “We are just waiting for the bank to disburse the funds… we are expecting to start construction by August,” the City Mayor told the Guardian in an exclusive interview over the weekend. According to Dar es Salaam City Council (DCC) the new modern facility which replaces Ubungo Bus Terminal (UBT) will be constructed with funds from both the central government and TIB. He elaborated that the Tanzania Investment Bank together with the Dar es Salaam City Council will participate in the tender process. He said so far they have completed the feasibility study whereas engineers were finalising the sketch. He also said that currently the UBT was in use for the upcountry buses until the new terminal was completed.
KWEMBE RESIDENTS THREATEN TO CLAIM BACK THEIR LAND.
Residents of Kisopwa, King’azi and Mloganzila in Kwembe ward, Dar es Salaam Region have threatened to go back to their areas following a long delay in paying them their land compensation. Should the residents indeed
go back to their land their decision would compromise an ongoing construction of structures meant for Muhimbili University of Health and Allied Sciences (MUHAS). According to them, they have been waiting for such compensation for almost ten years now without any hope of being paid their compensation. Mloganzila Residents Compensation Committee Chairman Frederick Sichona, said that last April President Jakaya Kikwete promised them that they would be compensated for all properties, including land and disturbance allowance as well. According to a letter dated March 6, 2015 from the Ministry of Lands, Housing and Human Settlements Development with reference no. LD/282547/128, the government said it was working on the compensation process though it didn’t mention the amount of money it would dish out and a specific date. “Our worries are, if the central government has ordered the ministry to pay us our compensation why are they delaying to pay us? Last Tuesday we went to the Ministry to see land surveyor and we were told that our case has been sent to Kinondoni Municipal land surveyor but when we got there we were told that he was not in the office and we were told to go there on Thursday,” he added. “How come construction of
the university is proceeding when we have not been paid land compensation? The money paid to us was only for crops and trees……” he asserted. “My committee has for a long time been trying hard to convince people not to go back to their areas but our patience is running out thin. If the government does not tell us exactly the date and the amount they will pay us, we shall convince them to go back to their areas,” he explained About 2,538 residents who were living in the area have been waiting for land compensation for a long time whereby they are claiming for compensation for the land value they surrendered at levels agreed by the authority. The accord had it that residents would be compensated for all properties, including land value. Out of the 2,538 household heads in the area, no one had been paid the promised money for land compensation, instead they were all paid a little amount – some as little as Sh120,000 - for developments made on the land.

He went on to emphasize that anyone who bought land from the relocated flood victims will not be issued with title deeds. In response, the Kinondoni District Commissioner (DC) Paul Makonda said he will register the lawful Mabwepande residents and areas within seven days. In addition, he urged all residents living in flood prone areas and who wish to relocate to visit his offices for consultation and assistance. He too emphasized that no title deed will be handed to those who according to him ‘betrayed the government and decided to leave’ the allocated lands.

Carrying the flag of Tanzania is not an easy task and it involves a lot of commitment and hard work. We recently spoke to the people behind this task of carrying our flag internally and internationally and they give us a brief about the company involved into this task. Here is what they said.. Q1) When was Air Tanzania established?

Air Tanzania company ltd (ATCL) as the Flag Carrier airline of Tanzania based in Dar-es-salaam with its hub at Julius Nyerere International Airport was established as Air Tanzania Corporation (ATC) in 11th March 1977 after the dissolution of East African Airways. The Airline was wholly owned by by the Tanzanian government until 2002 when it was partially privatised as per the directive of the Bretton woods institutions in order to impliment the country’s structural adjustment program. The government therefore reduced its shares holding to 51 percent and entered into a partnership with South African Airways. Whilest into partnership in 31st March 2003 it was named Air Tanzania Company Limited (ATCL). The partnership lasted for about four years before the government repurchased the shares in 2006 and it is once again a wholly owned government company.
Q2) How many regions do you fly?
Currently we are operating to Kigoma, Mtwara and Moroni (Hahaya) and soon we shall resume our suspended operations to Mwanza, Tabora etc.

Airport Operators and the government should plan a constructive aiports to keep costs manageable,gain maximum operational efficiency and build a wider aviation network. • Fuel Pricing Raising Fuel Surchages has been an issue in negotiations between airlines and corporate customers over the costs of airline tickets. Airlines are due to raise fuel surcharge when fuel costs increases. Following the continously falling Oil prices, the government and TCAA should set to decrease the price of Aviation fuel.
Q5) What words would you tell your customers?
Customers should give a total support to their National Airline considering we charge lowest and affordable fares to individuals as well as corporate clients compering to other airlines. The next big thing Many people knowledge of Kibaha does not go beyond what they see when they travel through Morogoro Road.
Most of them think that Kibaha does not extend far from the road they are using. Others know Kibaha from what they read in the media or internet. To some, their knowledge of Kibaha centres around Kibaha Secondary School, which was once a famous education institution as it was established purposely for talented children from across the country. Others know the district through Kibaha Education Centre (KEC), an institution which has left a huge mark from its activities. Though its name suggests that it deals with education, but KEC goes further than that.
Due to its geographical position and proximity to Dar Es Salaam, Kibaha has turned out to be one of important Districts which absorbs expansion of the sprawling Dare s Salaam.
It runs a famous Tumbi Hospital a well as other income generating activities. Kibaha Education Centre was established in 1970. It was established mainly to serve as a tool for fighting three national enemies which were identified soon after independence; disease, poverty and ignorance. The KEC establishment was, in fact, a result of the grand cooperation rendered to Tanzania by the Nordic countries namely Denmark, Sweden, Finland and Norway.
Government of South Korean has agreed to support the construction of a new MUHAS campus and its medical centre. South Korea has already made available a loan amounting to US$76 million for construction of the facility. This new campus will add to the value of fast growing Kibaha. The new campus would enrol 600 medicine students per year. There are plans to employ more than 500 new staff for the new facility. Some of them might opt to stay in Kibaha, thus providing for opportunity for real estate growth in Kibaha.
But that is very little information about Kibaha. What people read and see when they travel along the road is very little compared to what the district is offering currently. Kibaha is one of ix districts forming Coast Region. In fact it is the headquarters of the Region. The district is bordered to the north by the Bagamoyo District, to the west by the Morogoro Region, to the south by the Kisarawe District and to the east by Dar Es Salaam; and this is where its importance of the District can be found.

What many people are not aware is that Kibaha serves as a conveniently and important extension of Dar es Salaam. As a result, many institutions have already made decisions to expand their activities to Kihaba. In fact some of them have already started their projects such as the construction of a ultra modern Muhimbili University of Health and Allied Sciences (MUHAS) at Mlongazila, near Kibaha.
One developer who has started to roll out his plans in Kibaha is Watumishi Housing. It has already planned a TSh. 400 billion project for construction of residential houses in various areas in the country including Kibaha. These houses are specifically for civil servants. Coast Region will be among seven regions including Mtwara, Rukwa, Mbeya, Morogoro, Dodoma and Dar es Salaam in which 2,500 houses will be built in the first phase of the mega project. Plans are to construct 50,000 houses by 2019 in all
regions in the country. No wonder that several private firms have started to acquire land in Kibaha and survey it into plots whose prices have started to increase. Real estate development in Kibaha is very real and it is robust that what many people see when they travel through the Morogoro Road.
These private developers are also attracted to further plans which Government is planning to implement. One such project is expansion of section of Morogoro Road between Dar es Salaam and Chalinze into a six lane highway. But plans are also underway to carpet the road connecting Kibaha to Dar es Salaam through Kisarawe. This projects results from another plan of building a major dry port in Kisarawe. Construction of a major port in Bagamoyo is also set to make Kibaha more attractive for investment as infrastructure connecting the new port to other areas will pass through Kibaha. This will make Kibaha accessible through various outlets from Dar es Salaam. Surely, anyone who thinks of finding alternative accommodation, can now shift to Kibaha, which is conveniently positioned to absorb expanding Dar es Salaam. To investors and real estate developers, Kibaha is the next big thing which is happening right now.

The property market of the newly built houses is booming in Tanzania and now it is the right time for you to get into the “mix” of becoming a property tycoon. In the past our fathers and grandfathers used to buy or build houses in various areas of Dar es salaam City and suburbs. Places like Kariakoo, Magomeni, Temeke and Manzese, these areas seemed to be

not ‘posh’ but at the moment, the prices of houses in these places are enormous. To buy a rather ‘rammed down’ house in Kariaokoo will cost you not less than $600,000 while plots along the road in Manzese will cost around $200,000 to $400,000.Those old guards and the people who inherited them are the property millionaires of today.
Despite the fact that properties are expensive but seamlessly, it is one of the most profitable and less risky business in Tanzania. Many players are going into this business which will benefit the public by offering good decent housing and as the trend goes with the increase of many companies in the property market, the prices of these properties will eventually

Now it is your chance to be involved in one way or another in the business. Various companies are offering many ways of acquiring properties. These ranges from outright purchases, rent to buy schemes, mortgages of various types e.tc. The next 17 -step guide will help you to become a property millionaire. It is hardly foolproof or risk-free, but it incorporates practical tips from the experts.
1. Target flats rather than houses
Most observers agree that investors who put money into flats tend to generate a good return. “Generally speaking, flats make better buy-to-let investments than houses, and if your budget will stretch to a two-bedroom, two-bathroom flat, we would always advise that,” says Andrew of Blackwood Consult.
2. Be patient
t’s important to assess all the pros and cons of an investment before jumping in. “Remember that property is a long-term game, and if you want to make money from it, never put yourself in a position where you are forced to sell,” explains George of Property International. The problem is many investors commit precipitately to a purchase after listening to the sales pitch from a developer. They should talk to local expert agents before taking the plunge.
3. Don’t put all your eggs in one basket
As with stocks and shares, a diverse property portfolio is much more likely to weather financial turbulence than one relying on a single, bold gamble. The potential return on that beach development in Mbezi Beach may look mouth-watering, but if the Magomeni one lets you down, it is nice to have a simple buy-to-let in Kigamboni to fall back on.
4. Always look for ways to add value “One of the best ways to make money out of a property is to add value to it,” says Gunyo of Blackwood. “Even seemingly unglamorous purchases can prove lucrative. For instance, consider a property in Mbagala/ Mwananyamala but give it a ‘facelift’ will all self- contained rooms and nice well painted security walls, it may fetch the same rental price as a property in Sinza or Mwenge despite the distance from the city Centre...”.

7. Start at home
Are you nearing retirement age and living in a tired and dilapidated family house that is far too big for you? Then consider breaking it up into two or three flats. You can keep one flat for yourself and use the others as the first building blocks in your property portfolio, advises Kudura from Property International. It makes obvious financial sense to release some equity from your biggest asset, and you will be on the spot to oversee the newly created flats.
8. Find professional partners you can trust
Unless you are a financial wizard with a law degree and advanced DIY skills, you are going to need professional help in building your property portfolio. “Pick the right partners, people you can trust, with expertise in their chosen field,” says Mohd, managing director at Blackwood Consult Ltd. Finding dependable builders, lawyers and accountants is not just key to maximising your profits, but will offer you peace of mind during a complex process.
9. Is there cash in your attic?
If you are thinking of selling your main home to raise capital and kick-start your portfolio, consider making value-adding improvements first. Room conversions and extension – assuming you have not employed a cowboy builder – can add 20 per cent to the value of a property, according to a recent property survey.

10. Take advantage of low mortgage rates
“Turning an initial investment of $200,000 into a $1 million portfolio is certainly achievable if you do your homework,” says Davidson of Property Investment. “One possible strategy might be to buy eight properties costing $100,000 each, using a 75 per cent build-to-let mortgage, and putting down a $25,000 deposit on each. “Invest intelligently in vibrant, up-and-coming cities such as Mwanza and Arusha, and you would soon be in a position to purchase four or five more similar properties.”

When you analyse why house prices have grown faster in some areas than others, you will often find that the single most important factor is improved transport, slashing commute times. But it is no good waiting until that new bus stop has been built before sinking money in an area. You need to stay ahead of the game, study long-term transport plans and pinpoint areas that will get the benefit of improving rail links in five years’ time. .
17. Remember the growth potential in gardens
Even if you are investing in a city apartment, remember how much people value fresh air. “Our research suggests that Dar es salaam properties with some kind of outdoor space, such as a small patio, are worth 20 per cent more than properties without such a space,” says Gunyo, head of Blackwood Consult.

Expert advice on how to find, troubleshoot and fix a roof leak, including what to do in a roof leak emergency.
The source of most roof leaks is hard to find because it originates away from where the leak shows up. In order to find the source of a leak, follow a roofer’s advice and “think like water.” Water typically comes in through worn, broken, or missing shingles; where nails have worked loose; or through corroded or poorly sealed roof flashing around vents, skylights, or chimneys or along the intersections of roof planes. Once water passes the roofing, it flows along the sheathing, roof rafters, or topside of ceilings until it finds a place to drip down—inevitably onto your favorite piece of furniture. Look for a roof leak during the day. Go into the attic with a bright flashlight; step only on secure framing members and never on the insulation or topside of the ceiling below—neither of these will support you! Start above the place where the drip has occurred and work your way uproof, looking for wetness along the framing members.
Place the sandwiched end of the plastic along the eaves. Stretch the sheeting from eaves to ridge, running it over the top of the ridge and down the other side a few feet.
Sandwich the top end of the sheeting with another pair of 2 by 4s so the wind will not carry it away. Do not nail any part of this assembly to the roof. To do this, one person goes onto the roof with a garden hose; the other person goes inside the attic with a bucket and a strong light. The person in the attic watches carefully while the one on the roof floods the roof with the hose, starting at the bottom (the eaves) and slowly working uproof until water from the leak appears in the attic. Once the leak is found, push a nail up through the hole to mark its location for rooftop repair. Mark the surface of the roof with chalk, if necessary.

How to Find & Fix a Roof Leak
Partially unroll or unfold enough heavy (6-mil) polyethylene sheeting to cover the leaking section of roof, from eaves to peak; add about 4 feet extra, and cut it with a utility knife. Wrap one end around a 2 by 4 that is as long as the plastic’s width; staple the plastic along the 2 by 4. Sandwich the assembly with a second 2 by 4, and nail the boards together with three or four 3-inch or 3 1/4-inch common nails.
Fast Fix for a Roof Leak
If you know that a roof leak is being caused by a hole, sometimes you can temporarily fix it with a 12-by-12inch piece of galvanized sheet metal flashing, available at almost any home improvement center or hardware store.
Lift the damaged shingle with one hand, and push the sheet metal flashing up underneath the shingle so the sheet metal covers the hole. It may be necessary to pry up one or more roofing nails in the row above the damaged shingle so you can push the flashing all the way up under the course of shingles above the leak so water will be shed over the metal.

KNOW THE PLAYERS IN COMMERCIAL REAL ESTATE
E
Every line of business has its pundits who like to refer to the business as being a sort of game. I don’t dismiss this notion, and actually am a believer that game theory has its place in real estate. Every game has an objective, a set of rules, a concept for what it takes to win, and of course players or participants. Who are the players in commercial real estate? This article explores that very issue.
done in the world of commercial real estate. It is no less important to know the professional players because, without them, you will find the business of commercial real estate much more difficult to navigate. A great way to build a business is to start assembling a team of professional players, who will both help introduce you to investor players, but will also give you more credibility when you make contact with other investors.
First, let’s look at this from the investor side of things. Every market has investors, large and small, who are interested specifically in commercial caliber real estate. Some of these are what I call Tier One investors, who look for small to medium-sized commercial buildings. Tier Two investors look for even larger buildings (exclusively so) and Tier Three investors are perhaps the biggest players of all, responsible for developing new properties. While this player breakdown is pretty loose and definitely unofficial, I think you get the general idea. Some investors are finders of properties and some are creators or developers of properties. Any and all of them may build funding for their projects through collaboration with others but all are people you would benefit from knowing in your area as you start building your own business. These players may have deals to offer and some may be interested in collaboration so these contacts are essential. Next, we have professional players, who would include personnel like commercial realtors, bankers, appraisers, property managers, contractors, bird dogs and the like. As you can imagine, these players are also very important but they are more from a supporting role to help get things

Last, we have the behind the scenes players, who would include city or county officials, code enforcement reps, planning and zoning specialists, architects, and engineers. These personnel are no less important to playing the commercial real estate game and are arguably the most integral, given that seasoned investor players regularly and effectively use behind the scenes players as a part of their successful formula. When you embrace the game aspect of commercial real estate and recognize that there are indeed players you must recognize, your own ability to play and play to win will go up dramatically. When this happens in this business, profits are soon to follow.

Did you just hear about the investor in your city that closed on a deal netting them $15,000 and they didn’t even have to lay a hand on the property? Or what about the person that just bought that rental house on the same block for 3050% less that what you paid for yours? Are you at the point of scratching your head and thinking they’re just lucky? Or probably that’s all they do and just don’t have a life outside of real estate....right? Somewhere in between total luck and absolute sell-out hours chasing deals is where you should be in finding truly motivated sellers, or rather having them finding you. It’s a weird coincidence that the smarter I work, the luckier I get finding great deals. Did you catch that? It’s not always about how many hours you put into real estate and how hard you work at your marketing program that produces the best results which is finding great deals that puts money in your pocket and that’s what real estate investing is all about. Let me share with you some simple principles in marketing for the independent real estate investor. You may already be in tune with some of these, but let’s all take a pulse-check here and make sure we’re on the right track.
1. What Are You Hunting?
I’m asking what types of properties and real estate opportunities are you seeking? The more narrow your focus and marketing efforts can become to a target group, the greater success you will experience. If you are seeking

wholesale opportunities, then you will not gain very much success putting out “I Buy House/Lease Option” bandit signs next to established neighborhoods. In addition, you will not gain a favourable response direct mailing to pre-foreclosure prospects if the primary weapon in your arsenal is cash-only deals with hard money lenders that don’t go above 70% value. The marketing medium you use and the message you accompany with it that hits the right target market turns sellers into motivated sellers. There simply is no generic marketing message and medium that is a “one-size-fits-all” approach in real estate.
2. Just How Much Money Can You Spend?
Now, we’re talking about something that hits home real fast when it’s about coming out of pocket with hard-earned money in the “hope” that it will come back to you in the form of truly motivated sellers. If you’re first starting out in real estate investing then it’s imperative that you have a short-term budget to work within so that you’re not forgetting about paying for all the other necessities in life: food, shelter clothing! You simply DO NOT have to have a large marketing budget to be effective to grow your RE business. So it’s all about hitting your target market as explained in #1. However, be realistic about what monetary constraints you have and how to incrementally build your marketing program as you experience more and more success.
3. Track Your Results!
Oh, we miss the boat on this one so much. When you are incorporating bandit signs, direct mail, flyer campaigns, etc... it can start to get confusing where and if your success rate justifies the marketing mediums you are using. Tracking your responses and closures of deals is necessary so that you can identify areas that need to be tweaked or worked on. Most importantly though when you find out that great mailing list is really working or the flyers in a particular neighbourhood is getting tremendous feedback....then go in for the kill! I mean when you are measuring success and can track it effectively it allows you in full financial confidence to justify increase in marketing expenditures for areas that are producing the results desired. My hope is for you to realize that marketing to the real estate investor is the lifeblood of his/her business. Great deals rarely come knock on your door to find you. They find you when you have a marketing system implemented that is like a funnel pre-screening sellers for motivation and directs them to then contact you immediately. By S Rister

Joke Time
Just before thanksgiving Jim and Eddie are out hunting for turkeys when Jim kneels over and collapses. He doesn’t seem to be breathing and his eyes are glazed. Eddie gets out his cell phone and calls the emergency services. He gasps, ‘My friend Jim is dead! What can I do?’ The operator says, ‘Calm down, I can help. First, let’s make sure he’s dead.’ There is a silence, then a shot is heard. Back on the phone, the Eddie says, ‘OK, now what?’
