reetings from Property International Magazine. This is our 12th issue and in a way marking one year since the birth of this Magazine. First and foremost we would like to thank Ms. Zohra Moore who has been a key anchor in the Property International magazine. For better Prospects, Ms. Moore has moved onto other ventures and her initial foot print remains eternally embedded in the conceptualization of the Property International Magazine. This year, the country (Tanzania) saw the unveiling of the “Tallest completed structure in the East and Central Africa” – the PSPF Towers officially launched by His Excellency, Dr. Jakaya Mrisho Kikwete, former President of the United Republic of Tanzania. Also featured in our magazine is a first of its own kind, the Property International initiative -”Tanzania Business Incubator & Center Forum”. The forum was officially opened by former Vice President of the United Republic of Tanzania, His Excellency Dr. Mohamed Gharib Bilal. We remain very grateful to our stakeholders such as Karat-18 of Portugal, the Ministry of Science, Communication and Technology and the Commission for Science and Technology (COSTECH) and many other institutions that was able to part of the dialogue on business incubation in Tanzania. PIL partners with Karat18 to build a business incubator “We encourage this initiative and we look to support it through the private public partnership to share best practices,” former Vice President of the United Republic of Tanzania, His Excellency Dr. Mohamed Gharib Bilal said at the launch earlier in October. “The trend of urbanisation is already sending jittery signals to the planners and economists and this brings the need to de invest our cities,” he said.

Property International Ltd (PIL) has partnered with Karat18 to build a business incubator park on the outskirts of Dar es salaam. The initiative is supported by the government as a catalyst to help speed up economic development of the city by nurturing business ideas to implementation point and creating employment opportunities especially for the youth. Setting up of a Business Incubator will also help the youth to be self - employed and to decongest the city center by availing basic services at the incubator that is to be built on the city peripherals. Karat18, an international services company Head-quartered in Portugal and with over 20 years experience in creating and managing business incubators is the firm overseeing the proposed project.

Speaking at the same event, Property International Ltd (PIL) CEO Abdul Haleem Zahran expressed commitment to the partnership to realize the proposed business incubation center. “PIL is committed to developing the real estate industry in the country through new products and partnership that bring services closer to the people,” he said. He explained that in the project, PIL would handle land surveying and construction of the proposed business incubator center. He said the structure would serve to decongest the city center by attracting business to the center that is to be constructed on the city peripherals.

1. Why use ‘green materials’ or have ‘green buildings’ Green materials are environmentally friendly. We are now promoting Green Building because of the current cost the society is incurring to combat global warming. Green building is intended to help building owners and operators to be environmentally responsible and use resources efficiently and in sustainable way.
2. What other standards make a building green. There are 5 components that are normally considered in Green Building. • Energy Efficiency (EE). Building orientation optimization and thermal insulation quality

• Water Efficiency. Efficient fittings, usage and leak detection, rain water harvesting, irrigation system and landscaping. • Material and Environmental protection. Promoting the use of environmentally friendly materials as well as sustainable construction, greenery, environmental management practice, green transportation and storm water management. • Indoor Environment Quality (IEQ). Achieving good IEQ through visual and thermal comfort, improved indoor Air Quality, Acoustic and minimizing air Bourne pollutants. • Innovation and Regional Priority. Encouraging the use of other Green features, practices and innovations.
3. What are the monitorial benefits? Please be specific e.g. a regular building uses or loses X amount of power but a green building uses or saves Y amount of power which equals XX in money. In case of Energy saving from an appropriately design Green Building, up to 20% of energy consumption shall be saved by using a well design cooling system which is within a well oriented building in terms of architectural design. Up to 30% savings of water uses can be achieved which includes recycling aspect and re-use.

5. Who manages certification of buildings as green? Green Building Certification is a voluntary process. There is now a proliferation of standards, rating, and certification programs in the marketplace to help guide, demonstrate, and document efforts to deliver sustainable, high-performance buildings. Common standards related to building practices are created through consensus processes by organizations such as ANSI, ASTM, or ASHRAE. Supporting the governance of standards and certifications is the International Standards Organization (ISO), which defines and develops worldwide standards that frequently become law or form the basis of industry norms. ISO defines a standard as: “a document, established by consensus, approved by a recognized body that provides for common and repeated use as rules, guidelines, or

ISO defines certification as: “any activity concerned with determining directly or indirectly that relevant requirements are fulfilled.”Green product certifications are intended to outline and confirm that a product meets a particular standard and offers an environmental benefit. Many product labels and certification programs certify products based on lifecycle parameters, making them multiattribute programs. These parameters include energy use, recycled content, and air and water emissions from manufacturing, disposal, and use.

B) Green Mark—Based in Singapore, Green Mark was launched by the Building and Construction Authority (BCA) in January 2005 to promote environmental awareness in the construction and real estate sectors. The BCA Green Mark Scheme rates buildings according to five key criteria including: energy efficiency, water efficiency, environmental protection, indoor environmental quality, and other green and innovative features that contribute to better building performance.

TIPS FOR SUSTAINABLE HOME BUILDING AND RENOVATING Waste Management It is absolutely vital to reduce the impact of your building or renovations on the environment. Whether you are building a new home or renovating your old one, there will be waste rubble, bricks, timber and metal. Some waste management companies simply take skips directly to the dump for disposal, while others have material recovery plants where they recycle what they can, and take only what is necessary to the dump. Work with a Green Contractor Working with a green contractor may seem obvious, but how can you be sure the contractor didn’t adopt the language without the credentials? A green contractor will not only be familiar with legal rules and regulations but they will have certifications and training as well. In Tanzania, a good example of green contractors is the Dar es Salaam Glass Works.
Use Sustainable Building Materials Every part of your house like counters, cabinets, insulation for the flooring, your roof material, etc. should come from environmentally friendly products which utilise renewable materials. Consider the toxicity levels of materials as well. For example, natural flooring can eliminate VOCs and are more likely to be biodegradable.
Smaller is Often Better It is much easier to build a small home with eco-friendly techniques. A large home will not only cost a great deal to heat and cool; it will use more resources. Focus on design when creating floor plans, so that every square inch is utilised.
Utilities Consider environmentally friendly power sources, such as solar panels and hyrdronic heating. Check to see if your electricity retailer offers Green Power, an option to power your home with renewable energy sources.
Proper Insulation Insulation is an important thing you need to consider when you are building a sustainable home. Approximately 50% of your home’s energy consumption is from heating and cooling. Heat loss occurs when there are air leaks such as around doors, windows, and duct work. Don’t let your efforts to heat and cool your interior spaces be wasted because of improper insulation. Insulating correctly will reduce your energy consumption and
your electricity bills. Consult with your home builder to ensure they are utilising an expert insulation contractor.
Location When you are building or renovating, it’s important to evaluate the compass orientation, the water flow and the direction that high-activity areas face. Depending on where you live, you might want to avoid creating rooms with windows facing the sun at high-heat times of day to keep your home cool without need for A/C, whereas in other areas you may want to take advantage of the warmth of the sun to heat your home. Or other areas again, you may want to position windows to catch the sun’s rays to heat your solid mass flooring in the winter, but install louvres, screens or awnings to block the sun in the summer months to keep the indoors cool. This is what is known as passive solar design – when you want to leverage the sun’s rays to heat your home at certain times and not in others, and when done right it is one of the cleverest ways you can make your home greener.

Watumishi Housing Company Secures acclamation as provider of most affordable homes in Tanzania House loans for public servants WATUMISHI Housing Company (WHC) a low-cost housing real estate firm has secured its place as a provider of most affordable homes in Tanzania thanks to the pact it has inked with four commercial banks to extend mortgage to public servants. WHC signed the memorandum of understanding (MOU) with the Azania Bank, Bank of Africa, NMB and Exim Bank.

“Under the pact, public servants would have a chance to access houses built by the Watumishi Housing Co. through loans,” said WHC Chief Executive Officer Fred Msemwa after the signing event late last month (Sept) in Dar es Salaam. “The move will help bridge the demand gap for public servants housing,” he said noting that the annual demand for houses is more than 150,000 but the capacity of social security funds is to construct only 5000 houses annually. “Construction of 1000 houses in Dar, Mwanza and Morogoro is already in progress,” he said and went on to reveal that the company has already received 1,300 orders for houses. “This implies the company has to go an extra mile to meet the increasing demand,” admitted the CEO who nonetheless remained confident that the MoU would act as a catalyst to meet this growing demand.

What is premium This refers to the monthly payment you make to the insurance company to remain covered against potential risks. The cost or rather the premium of home-owner’s insurance often depends on what it would cost to replace the house and which additional endorsements or riders are attached to the policy.
What is home insurance It is coverage for when damage or destruction occurs on your house from fire, natural disaster such as storms or any other damage as specified by the insurance provider and the covered party which is you. He in insurance is also commonly called hazard insurance or home-owner’s insurance (often abbreviated in the US real estate industry as HOI), and as its name suggests, it is a type of property insurance that covers a private residence. It is an insurance policy that combines various personal insurance protections, which can include losses occurring to one’s home, its contents, loss of use (additional living expenses), or loss of other

Measuring Premium
Most insurers charge a lower premium if it appears less likely the home will be damaged or destroyed: for example, if the house is situated next to a fire station or is equipped with fire sprinklers and fire alarms; if the house exhibits wind mitigation measures, such as hurricane shutters; or if the house has a security system and has insurer-approved locks installed. Perpetual insurance, a type of home insurance without a fixed term, can also be obtained in certain areas.
What is an insurance policy The insurance policy is a legal contract between the insurance carrier (insurance company) and the named insured(s) which is you. It is a contract of indemnity and will put the insured back to the state he/she was in prior to the loss.
Extent of coverage Typically, claims due to floods or war (whose definition typically includes a nuclear explosion from any source) are excluded from coverage, amongst other standard exclusions (like termites). Special insurance can be purchased for these possibilities, including flood insurance. Insurance is adjusted to reflect the cost of replacement, usually upon application of an inflation factor or a cost index.
Open perils This refers to cover all the causes of loss not specifically excluded in the policy. Common exclusions on open peril policies include damage resulting from earthquakes, floods, nuclear incidents, acts of terrorism, and war.
Named perils
In this case, the coverage requires the actual cause of loss to be listed in the policy for insurance to be provided. The more common named perils include such damage-causing events as fire, explosion, and theft.

The dilemma of short-long cuts One fine afternoon, my father in law Ken and I were in rush to the hospital, my wife was in the delivery room, Ken at the wheel. Assuring me for the hundredth time that we will make it in time, he flipped the indicator switch, threw a glance into the review mirror and hugged the right shoulder turn, Wood leaf St became Joint Lane, he snickered, we were home free. Ken had just taken a successful short-cut and saved us considerable time and fuel however, his exhilaration was less from the economic aspect of the fit, rather, it was more like the mischievous glee of a child chuckling after getting away with stealing sugar. This is because Ken, like all of us, knew very well that short cut could have been a dead end, then we’d have to turn around and spend twice the time and fuel.

We have all being warned not to take short cuts or forever be damned thieves and cheats for beyond the literal sense, shortcuts cover a whole range of vices from cheating in exams to bribing and stealing.
There are now many types of iron sheets and tiles for roofing solutions (also see Roofing solutions) however, many building materials are substandard or out right fake.
The dilemma is, each of these ugly vices come camouflaged as beautiful virtues promising quick, better and cheaper options.
Because these materials are usually bough in bulk, it is very difficult to hand check the integrity of each tile or iron sheet in the consignment.
A long short cut
In his regard, the owner f the house relies entirely on the contractor they have hired for the job and similarly, the contractor relies on the brand he or she picks for the job.
What would have happened if the short cut that Ken took did not work? We would have to turn around and go back and it would have taken us longer to arrive and chances are, we would have missed the delivery.
This is where short cuts come in. Reliable brands (including reliable contractor firms) are usually of a slightly

Issue no.12, Oct-Nov 2015 higher price this is because their products are of higher standards of which to achieve, they underwent a more rigorous production process in comparison to the fakes and substandard counterparts. So, should the contractor choose to pocket more money for himself and buy cheaper substandard products, then your house would be roofed with low quality iron sheet or tiles such that, instead of two decades, your iron sheets would need replacement in only a few months. Likewise, tiles you paid for thinking you are getting water proof bitumen end up leaking after only a little short rain, again demanding replacement. The end result is that you spend double the amount of money not to mention the trouble you go through before you can complete the replacement. The shame when guests come to find your new roofing is rusted after only a few months or ugly blotches staining your ceiling because your tiles are leaking, very embarrassing. Caution: Here the warning goes to you, the house owner, in many cases, the contractor suggests good reliable brands they trust yet the house owner attempts to take short-cuts believing they are saving money by buying cheaper brands. Be warned it is these cheaper brands that are usually substandard or fake altogether, granted not all. Beware the cheap price short-cut may turn out to be an expensive long cut. Why we buy cheap products: Instant gratification This is the dilemma shoppers face every time they stand in front of shopping aisle and are confronted with rows upon rows of colourful consumer products. The rainbow array of options renders the consumers’ defensive wall of reason obsolete and they are left to the mercy of their instinct. (See Malcom Gladwell: How we decide) This is where branding comes in. Advertisers capitalize on the natural human response to take comfort in the familiar when confronted by uncertainty.

Earlier, it was wrongly assumed that increasing variety would expand the client base of a particular products because the client had more options; if you don’t like the off paint, you have the option to take the off white. However, when faced with rows and of options, the question of choice becomes a formidable maze and the consumer is stranded. To escape the maze of choices, the client naturally picks the familiar brand because familiarity equals trust. It could be a colour, a photo or a name, but the client will reach for one container and not another for no other reason than its familiarity. The reason we go for one brand and not another is simple, trust. When we use a product and gain the desired utility each and every time, we afford it our utmost trust such that when we have so many options to choose from we go for the colour, photo, or lettering that we are familiar with. This is why companies protect their brands with fervour because if their brand is compromised, customer trust is compromised and so are sales and subsequently profits. The black market, non-compliance and collapse of an industry While legitimate traders spend millions on research to understand the behaviours of their market, unscrupulous ones reap the lions share These traders operate in the black market where as the name suggests, it is a dark and vile scheme that knows no rule and respects no law. It does not observe any standards and abides by neither code nor regulation. While the country and the international community at large have set standards and operating guidelines to promote fairness among traders and ensure safety of consumers, the black market disregards legitimate traders and endangers the consumer.
Why fake, substandard and black market goods are cheap The answer is very simple, their cost of production is equally cheap. Do not pay taxes denying the government need revenue for development projects They do not register endangering the safety of the consumer Warning Purchase of fake and/or substandard products is not only very costly, it is also extremely dangerous to you and those you care for. A house whose building material is fake or substandard, be it the cement or the building blocks, the timber or roofing and all the way to the electrical wiring, if any of these vital parts are fake or substandard, then in the event of a minor accident say an earth tremor or heavy rains, this house can easily collapse in part or in whole. Similarly, if the electrical wiring of the house is not to set quality and safety standards then the result could be a circuit fault ignited fire that can consume the entire house placing you and your family at great risk. As such, beware of the short-cut that can easily turn into an a long cut, or rather be wary of cheap housing products because they can turn out to be very expensive disasters.

With this type of electronic thermostat, you pull off the body to access the baseplate and wires.

y keeping your AC unit working well, you can save energy and, as a result, money. If a central air conditioner is in ill repair, it probably won’t work when you need it most. In addition, if your central AC works but doesn’t cool well, you’re bound to use far more energy than necessary to keep your house cool. Several different kinds of problems can occur with a central air-conditioning system. For example, you may find your central AC : • Doesn’t work at all • Runs but does a poor job of cooling • Allows dramatic changes in room Temperature • Drips or leaks water • Makes strange noises

3. Turn off the power to the air conditioner and check the thermostat. Remove the thermostat’s cover from the base (usually by pulling straight out) and replace the batteries (if it has batteries). Replace the cover and wait 3 or 4 minutes and try the system again.
Central Air Conditioner doesn’t work at all Be sure the thermostat is set to “Cool” if your AC won’t go on. Shop for programmable thermostats now. If your central air conditioner doesn’t go on automatically when the thermostat signals the need for cooling, it’s quite likely that the thermostat isn’t working properly or the unit is receiving electrical power. Before you do anything else, be sure the thermostat is set to COOL and its temperature setting is well below the ambient temperature. Then do the following: 1. Check the main electrical panel and any secondary circuit panels for a tripped breaker or blown fuse. If you find the problem there, reset the breaker by

Holding the wire by its insulation only, touch the bare end to the R terminal and hold it there for about two minutes. If the compressor kicks on, the thermostat is faulty.
