Since 2005, Landmark Realty Group has been publishing three issues of its in-house magazine annually (except during Covid, when we published our first digital-only issue). It could be for a quick visit to one of our short-term rentals or to purchase a second or full-time home in one of the best places in the United States to enjoy all four seasons and some spectacular views at the perfect elevation.
Currently, the real estate industry is going through some changes due to the recent National Association of Realtors (NAR) settlement agreement. Over the next few months, we’ll be doing business slightly differently with an even more customer-centric approach. At Landmark, we have been preparing for the changes over the last few months. We are prepared to provide even more transparency to our customers and clients. Over the coming months, it has been predicted that up to 40% of real estate agents will leave the business. Based on that number, there will no doubt also be some merging of brokerages and closing of others.
Landmark has been a leading brokerage for over 20 years here on the Plateau in the Highlands-Cashiers area. By embracing the challenges and changes that have faced the industry, we remain a leading brokerage as we navigate some choppy waters over the next few months. Over time, competition has come and gone, and I’ve found that Oscar Wilde said it best, “Imitation is the sincerest form of flattery that mediocrity can pay to greatness.” We are flattered to be imitated, but make sure you stick with one of the original and best brokerages around.

“When I was a young child, I was fascinated by colors, textures, and shapes,” Lynn reflects on her early inspirations. “This fascination carried me through art, display, and design.” This early passion has evolved into a sophisticated design philosophy that prioritizes both functionality and aesthetic appeal. Lynn’s approach ensures that each space she touches not only looks curated but also serves the practical needs of her clients.

It starts with the house’s bones, with an eye for functionality, not only making the interior

Lynn recounts a particularly memorable project that encapsulates her design ethos. “I took a small cottage and added new windows and doors, a large kitchen, and a master suite. One of the fun ideas I had was turning the coat closet into a glass-enclosed wine cellar with a stone back wall and lighting. So, when you walk in the door, it will be the first thing you see!” This project highlights her ability to transform spaces creatively while maintaining their functionality.
Looking ahead, Lynn sees a shift towards warmer colors, from amber to green, which add drama and personality to interiors. For homeowners on a budget, she recommends updating bathrooms and kitchens, changing colors and hardware, and replacing light fixtures. “These changes can be impactful and cost-effective,” she notes.
For those struggling to define their personal style, Lynn advises turning to platforms like Pinterest and Instagram. “Gather things you love. As you see the styles out there, you will start defining what you like, which will help guide you to a style that is personally yours.”
Sustainability is another critical aspect of Lynn’s design philosophy. “When incorporating sustainable design, it is very important to choose eco-friendly materials. One thing I do is take old furniture and give it a new, updated look instead of purchasing a new chair.” This approach not only reduces waste but also infuses spaces with a unique charm.

Outside of real estate, Wayne enjoys gardening and hiking the beautiful mountains of Cashiers. Balancing his professional and personal life is essential to him. “I work as much as I can and still enjoy getting outdoors,” he shares.

Ihad the pleasure of sitting down with Sam Lupas, the visionary co-founder of Landmark Realty Group, to delve into his personal journey and professional insights. Discovering Cashiers in the mid ‘80s, Sam was immediately captivated by its resemblance to Vermont, where he attended college, but with the allure of a more temperate climate. “My wife Wendy and I started buying investment properties here during our decade of living in Atlanta and would come up every chance we could,” Sam shared. This early bond with nature cultivated a career that effortlessly weaves personal passion with professional purpose.
The most rewarding aspect of Sam’s real estate career has been the relationships forged with families seeking their place in the mountains. “It’s a bit of a journey, and the relationships I get to develop by helping people along that journey are very rewarding,” he noted. Having owned numerous properties in the area before finding his own home, Sam is a testament to the myriad of options available on the Plateau and strives to help others discover what best suits their families for both today and the future.
The Antiquity of Landmark Realty Group
Landmark Realty Group was born out of a recognition of a gap in the Plateau’s real estate market during the ‘90s. “There were a few independents doing some good work, but it was all very cloistered,” Sam recalled. The vision was to create a fully vertically integrated real estate company that handled all aspects of the real estate process. Together with Jane Ebberts, who brought extensive expertise on the brokerage side, they developed a company distinguished by its innovative marketing techniques and comprehensive client services. Landmark Realty Group set itself apart by adopting cutting-edge marketing and advertising technologies early on, establishing a deep web presence, and even creating their own magazine. Additionally, they saw the need for having offices in each micro-market of the Plateau, each managed by experts familiar with the unique characteristics of their respective areas.

Reflecting on a memorable experience, Sam recounted a client’s journey from seeking a high-elevation home with a view to settling in an old house in downtown Highlands. “He found his place up here, in his own time and in his own way,” he said, highlighting the importance of patience and listening.

Discussing the current real estate market in the Highlands-Cashiers area, Sam noted a slight softening in pricing, typical of an election year. “Uncertainty in Washington or in the economy can be problematic for any real estate market,” he explained. However, the demand for the Plateau has only increased since the pandemic, counterbalancing some of the general post-pandemic softening.
The types of properties in demand continue to include those with full or partial amenities that cater to the outdoor lifestyle that draws people to the area. “The outdoor environment is what draws people here, as does our climate,” Sam said, highlighting the popularity of activities like hiking, fishing, boating, golf, and the rapidly growing sport of Pickleball.
With a hand in numerous notable construction projects in the region, including The Lake Club on the western shore of Lake Glenville, Silver Run Reserve, Mountaintop Golf and Lake Club, Sam emphasized the importance of respecting the land. “You have to listen to the land first and foremost,” he asserted. This philosophy ensures that developments are harmonious with the natural topography and meet the community’s evolving needs.
For Sam, responsible growth means understanding the limitations and potential of each property. “We have difficult limitations in our area regarding public utilities,” he noted, underscoring the importance of
working with local and state officials to improve infrastructure and protect natural resources. Managed growth is essential to prevent the kind of poor development that arises from a lack of proper infrastructure.
Addressing the challenges in the real estate and construction industry, Sam pointed to rising costs and the resulting impact on housing diversity. “We are pricing many people out of the marketplace,” he acknowledged. However, he remains optimistic about the area’s growth and improvement opportunities, particularly in addressing infrastructure limitations.
Community Involvement
Sam’s dedication to the community extends beyond his professional work. “When you choose to live and raise children in a small town, you are also choosing to live a life of service to your community,” he remarked. This ethos is reflected in his involvement with various city councils, boards, and initiatives, including the Summit Charter School and strategic planning for Cashiers.
Recent projects Sam is particularly proud of include early work with the Village Green and efforts to promote pedestrianism. As the son of a doctor and a nurse, healthcare initiatives hold a special place in his heart, contributing to the Highlands-Cashiers Hospital and serving on the Board of Directors for The Dogwood Health Trust.
Future Outlook
Looking ahead, Sam envisions significant commercial activity and growth in hospitality and food and beverage industries in both Highlands and Cashiers. “My hope is that the in-town communities continue to grow and prosper while we focus on protecting our resources and lands around the towns,” he said, emphasizing the need for smart planning.

At the time, I didn't fully grasp the profound impact this cherished tradition among friends would have—a perfect occasion to celebrate the warmth of companionship of sharing a meal. In our fast-paced lives, we often find ourselves at restaurants, missing out on the intimate setting of a home-cooked gathering. Friendsgiving gives us a rare glimpse into our closest companions' culinary talents and preferences.
This year, we take the Friendsgiving feast to new heights with a menu that combines rustic charm and gourmet flavors. Our carefully curated recipes for Smoked Beer Can Chicken, Sweet Potato Gnocchi, and Roasted Brussels Sprouts will surely delight your Friendsgiving guests and create lasting memories. Let's embark on a culinary journey that honors lasting friendship.
STARTER ROASTED BRUSSELS SPROUTS

Hors d’oeuvres
You can’t go wrong with a charcuterie board! Load it up with some decedant sliced meat, cheeses, olives and whatever else you fancy.
Dessert
Treat your guests to a delightful strawberry rhubarb pie from Village Pie Maker, conveniently available at your nearby Ingles.
Roasted Brussels Sprouts
Ingredients
1½ pounds large Brussels sprouts, cut into quarters
½ cup pepitas
1½ cups pecan halves, toasted
1 large honeycrisp apple cored, sliced
½ pound bacon or pork belly
Instructions
1. In a large bowl, toss shaved Brussels sprouts with the pepitas, pecans, pork belly, olive oil and salt and pepper to taste.
2. Roast in oven at 350 degrees for 10 minutes.
3. Serve family style.
Sweet Potato Gnocchi
1 sweet potato
1/2 cup low fat ricotta cheese
1 egg
2 cups all purpose flour
2 tablespoons light butter
2 tablespoons olive oil
2 sprigs fresh thyme
1 garlic clove, crushed Ingredients
Instructions
1. Poke holes all over your sweet potato using a fork and microwave for 8-10 minutes, or until the sweet potato is very tender when pierced with a fork or knife.
2. Remove from the microwave and let cool to room temperature (this process is made faster by cutting the potato in half, and it’s made even faster [if you’re really impatient like me :)] by scooping the sweet potato out of the skin, placing it on a plate, and putting the plate in the freezer).
3. When the sweet potato is cool, scoop all of the potato out of the skin if you haven’t already done so and place in the center of a large bowl. Make a little well in the middle of the potatoes and add your egg.
4. Add the ricotta on top of the egg and add your flour around the sweet potato.
5. Using a fork, whisk the sweet potato, egg, and ricotta together, slowly letting the flour mix in too. This kind of ends up happening all at once, so don’t worry about being precise with the “slowly mixing flour in” step.
6. Switch to mixing with your hands once the fork becomes ineffective, and mix/ knead your dough until it has started to come together, and then dump it all out onto your counter.
7. Mix and knead with your hands until the dough has formed a solid, smooth ball.
8. Slice the ball into 3 or 4 portions and roll each portion out into a thin tube. There’s no exact size here, but I’d say about 3/4 inch to 1 inch wide is a safe bet.
9. Slice your rolls into small, bite sized gnocchi pieces. If you want the design that is shown in the pictures above, just roll each gnocchi piece over a fork to get that little pattern. Makes no difference in the final flavor or texture, but it looks pretty.
10. Bring a pot of salted (it should taste like the ocean) water to boil over high heat.
11. When the water is boiling and you’re ready to add your gnocchi, get started on your sauce first so it’s ready when the gnocchi is done.
12. In a large skillet add all your sauce ingredients except for the maple syrup (butter, olive oil, thyme, and garlic) and cook over medium - medium high heat, letting everything infuse.
13. Add your gnocchi to the boiling water, and remove the pieces as they float (that’s how you know they’re done). You’ll remove them in batches as the gnocchi floats to the top (a sieve is great for this, but a slotted spoon works too).
14. Dust the gnocchi with graded parmesean cheese and let it sear in the hot sauce for a few minutes, stirring every now and then, just until it turns a nice golden brown on at least one side. Don’t leave it in your pan too long or the gnocchi itself will overcook.
15. Season to taste with salt and pepper and serve!
Chicken
(1) 4-5 pound whole roasting chicken
1 can of beer* (see notes)
(optional) 1/4 cup melted ghee or butter
Dry Rub
1 tablespoon kosher salt
2 teaspoons onion powder
2 teaspoons garlic powder
2 teaspoons smoked paprika
1 tablespoon dried oregano leaves
1/2 teaspoon ground black pepper
1/4 teaspoon ground ginger
1/2 teaspoon ground cumin
1/2 teaspoon coriander
Instructions
1. Combine Dry Rub ingredients in a small bowl. Set aside.
2. Turn on smoker according to manufacturer’s instructions and set to 225 degrees F.
3. Remove any gizzards from the inside of the chicken and then pat dry with a clean paper towel. Rub dry rub all over chicken ensuring you get it into every nook and cranny.
4. Open can of beer and carefully place the top of the beer can inside the cavity of the chicken, setting the chicken upright. Use kitchen twine to tie the legs together and try and tuck the wings in a bit.
5. Place on the smoker and close. Let smoke for 1 hour – 1 hour and 30 minutes.
6. Raise smoker temperature to 350 degrees F.
7. Let cook for 1 hour – 1 hour 30 minutes, opening the smoker 2-3 times to quickly baste with melted ghee or butter (if you want).
8. Remove when the internal temperature reaches 160-165 degrees F. and let rest 10 minutes (the internal temp will continue to raise during the time). Feel free to baste one more time as it is resting.
9. Remove beer from the cavity and carve chicken.
Seasoning: we love the smoked chicken dry rub included in the recipe card, but feel free to use whatever works best for you!
Can of Beer: I like to buy the extra-tall beer cans for this recipe so that it is easier to get the chicken on there!
Beer Can Alternatives: if you aren’t thrilled about using an actual beer can for this recipe you can always use a beer can stand/chicken throne in it’s place.
Cooking Time: the ultimate amount of cooking time depends upon a lot of factors such as the size/shape of your chicken, if you have hot spots on your smoker, temperature outside, wind and humidity. So, you have to be a little flexible when it comes to cooking time and smoking – the best way to know when the chicken is done is to watch the internal temp.
Storage: store leftover chicken in an airtight container in the refrigerator for up to 3 days.

The Beginning Patricia and Aaron Gentry’s path to designing their mountain retreat began with a spark of inspiration during a trip to Austria in 2017. Patricia shares, “We were inspired by traditional timber frame structures and loved the ones we saw on a trip to Austria’s Lake District. We wanted a true mountain chalet, and the A-frame was just the obvious choice. Its bold simplicity won us over.”
As an architect, Aaron faced unique challenges working with the double A-frame structure. “A-frames are best handled without compromising their bold, evocative forms. When studying a single A-frame, putting a door in the roofline felt like such a compromise, and entering at either open end puts a front door opening directly into a primary room— something best avoided. Stairs are another matter. The soaring volume seems to require a loft. But how to get up there? With a single A-frame, the stair is forced to muck up the central volume that we wanted to keep open with a clear flow of view and circulation.”
The solution was to double down with two A-frames connected by a bridge. Aaron explains, “Creating a central space between two A-frames unlocked opportunities. Entry could be between, creating a switch-hitter vestibule that allows common entry from the lakeside, where neighbors walk up, or the driveway side, where drive-ins come and go. Here we could also land the stairs, slipping down to the garage and up to the loft without interrupting the form’s flow.”
Energy Efficiency
The Gentry home utilizes a concrete foundation to help regulate temperature swings. Aaron explains, “Thermal mass is a concept based on a material’s ability to store and release heat—something concrete excels at, and as a by-product, exhibits thermal lag: its temperature is slow to change. In our home, the concrete floor slab is elevated and insulated from the ground, allowing it to absorb internal temperatures, naturally buffering against exterior temperature swings.” For heating and cooling, they opted for a mini-split system and European-sourced wood stoves. “Our powered conditioning system is a mini-split system, typically more
efficient and best suited for zoned conditioning than a traditional, central system. We also have wood-burning stoves equipped with EPA-rated, secondary burn combustion for clean and efficient heating. We used Mitsubishi, which is among the leaders in mini-split technology, and Morso, crafting wood stoves in Denmark with traditional, cast iron construction and modern, innovative designs.”
Energy efficiency was a key aspect of their design, particularly in terms of building orientation and natural ventilation. Aaron elaborates, “Known principle`s of building orientation include orienting the long axis east-west as it allows for strategic control of sunlight, and here in the southeast, taking advantage of prevailing winds. One reason we loved the lot was the northward view to `Rocky Knob mountain beyond. So we put our big views north, bringing in the soft, northern light, shading southern exposures, and ventilating windows to local wind patterns.”
Natural Design Influences
Aaron’s education and exposure to vernacular architecture in rural Mississippi greatly influenced their design choices. “It’s something I appreciate about my education—the approach that you don’t have to look far for learning. Traditional structures were built with time-honored wisdom and a natural, practical response to the environment. Together with a colleague, we studied and won an award for research on dog-trot houses, revealing how the dynamics of air passing through two detached volumes accelerates wind flow and creates a ventilating effect. We were also inspired by cantilevered barns – like the extraordinary one at Windfield Farm. They have practical and mysterious qualities. I believe good design can separate itself from explanation.”
Design in Real Estate
From a real estate perspective, Patricia believes their connected A-frame home offers
a perfect blend of classic design and modern efficiency. “We believe the connected A-frame home offers a perfect blend of classic design and modern efficiency, appealing to those who appreciate architectural heritage while valuing contemporary comforts. The unique structure, energy-efficient systems, and thoughtful orientation create a home that is not only aesthetically pleasing but also practical and sustainable.”
About
Patricia described their approach for the interior design to complement the home’s architectural style and natural surroundings: “We wanted to keep it simple and very clean—a cozy and quiet observer of nature, giving you a hug and lifting your spirit. We have modern furnishings mixed with family heirlooms and rich textiles. Our living room, for example, features a large woven Axminster Scottish Tartan area rug anchoring furnishings that range from modern classics to my parent’s old Windsor chiar.”
The key elements and themes in the interior design focused on enhancing the home’s aesthetic and functional aspects. “We love nature, so we used materials that are natural and our color palette literally came from a pheasant: rich gold, greens, blues, rust, and browns. “
Aaron adds “It was a leap of faith. We had plans, schedules, and budgets, all of which the process defied. Had we known what we were in for, we might not have done it. But, we’re grateful. We have our beautiful mountain home and can build and share from all we’ve learned.”
Final Reflections
One memorable experience for the Gentrys’ was the day they finally saw the two A-frames connected, realizing their vision had come to life. Patricia reflects, “It was a moment of triumph that reminded us of the importance of perseverance and creativity in design. For those looking to embark on a similar project, we advise embracing the journey, as the challenges often lead to the most rewarding outcomes.”
The Gentrys affectionately refer to their retreat as “The Knob.” Patricia explains, “Our view is of Rocky Knob Mountain and the lake. We call it ‘The Knob,’ as much about the place (Rocky Knob) as the home—it’s where we’re happy to be going!”

despite initial skepticism. The boutique’s new iteration features a contemporary and curated space, emphasizing joy and peace with an array of resort apparel, inspirational gifts, accessories, and original abstract art.
Wendy’s dedication to community connection is evident through collaborations with local artists like Karen Weis and Nancy Race, customizing unique art pieces that resonate with Gracewear’s ethos. Marketing remains a cornerstone of Gracewear’s strategy, utilizing social media, video, email marketing, and local magazine features to highlight their brand across multiple channels.

Ipicked up Bill Bryson’s “A Walk in the Woods” after I enjoyed his book “A Short History of Nearly Everything”, because I found his conversational yet intelligent writing style entertainning and engaging. I figured his book about walking the Appalachian Trail (or AT for short) would be a perfect fit for me, since I live and hike within the very same mountains discussed in the novel. I found this book to be a delightful blend of humor, adventure, and insightful reflection on nature and human perseverance. As someone who is passionate about the outdoors and hiking, this book inspired me to one day conquer the AT, while also making it abundantly clear that it is no easy feat. If you’re like me and are vaguely aware of the trail, but curious to learn more about it, or wondering just how difficult it is to complete, I highly recommend this book!
In “A Walk in the Woods”, Bryson, known for his witty humor, takes readers along with him as he attempts to hike the 2,100 mile foot path stretching from Springer Mountain, Georgia to Mount Katahdin, Maine. Bryson isn’t doing this alone; he is accompanied by his eccentric and inexperienced companion, Stephen Katz. Their misadventures, encounters with wildlife, and humorous anecdotes paint a vivid picture of the trail’s physical and emotional challenges. He skillfully intertwines his personal journey with fascinating historical and environmental facts about the Appalachian region, leaving readers with a deeper appreciation for the natural world.
You might assume that a book about walking over 2,000 miles would be boring, but Bryson’s witty humor and thoughtful narrative is endlessly entertaining. At several points along his journey he reflects on his newfound perspectives on nature, prompting readers to contemplate their own relationship with the wilderness. Through the author’s witty prose and vivid descriptions, the Appalachian Trail itself becomes more than just the setting, but a central character within the story.
Overall I’d say “A Walk in the Woods” is a captivating read that combines adventure, humor, and environmental consciousness in a way that is both entertaining and enlightening. Bryson’s storytelling prowess makes this book a timeless tale of human determination and the rugged, beautiful, and sometimes treacherous wilderness of the Appalachian mountains.
