THE STATE OF REAL ESTATE: FALL 2017 The one thing that is consistent with real estate sales on the plateau is that it is never boring. Sales activity was strong in the first quarter, remained strong in the second quarter and, though slower than the first two quarters, has remained good in the third quarter. If you look at the home sales in 2017 we have already done 75% of the volume we did in 2016. With a strong fourth quarter we should have a good year. Our average home sales price is 86% of the average price in 2016 ($517,000 vs $600,000) so it is down slightly on average. If you look at the last five years and average the sales price, results in 2017 are at 94% of the 2016 market ($517,000 vs $550,861). We currently have 1,219 homes on the market for sale. In 2016 we sold 565 and are on track to beat that number in 2017. Even with the strong sales numbers for 2017, our homes for sale still equals two years’ worth of inventory, which indicates that we are still in a buyer’s market. Townhomes and condos have a similar situation: a good 2016 with a strong start to 2017. As you can see from the chart, our strongest year was in 2014 with 88 sold. If our pace continues as we have seen so far in 2017 we can potentially beat that number. Overage prices are down but match what we had in 2014. With 157 townhomes and condos on the market, this still leaves us with more than a two year inventory of homes, so again that reinforces the buyers’ market. Land sales are also going well for 2017 matching the pace we have seen over the last several years. Average pricing is down so price is still a major factor. Our lots for sale total 1,108, so with selling approximately 200 or so a year, that leaves us with a five year supply of land on the market today. This area of our market is the most saturated and therefore the best situation in which buyers can find that right piece of property for the right price. Location is one of the most important factors in determining a property’s worth. In this area, view, ease of access, proximity

to amenities, proximity to neighbors, clubs, etc., are crucial in determining the value of the property. Just looking at a map does not always give you the right picture on value as one side of a street can be completely different than the other. Having a “fresh face” on the property is also highly desirable for the buyers today. Newly renovated or new homes are more appealing to the buyer coming here for vacation and getaway weekends. The value they place on ease of use and immediate use is a high priority for most clients. Our area is growing in popularity and we are seeing great activity in times which just a few years ago were considered off season. The restaurants and shops are open and there are activities throughout our area through the end of the year. If you have an interest in our area give one of our local agents a call.
