2012 to 2015 Statistics Comparison 2012 - 2015 Yearly Trends Residential Residential home sales on the Plateau have shown steady increases in the total number of homes sold each of the past four years. In 2015, 516 homes sold which is up 23% from the 421 in 2014. Overall this represents a 40% increase in the number of homes sold since 2012 when 369 homes sold. This market activity represents the value our area has in the second home market. We currently have 1,007 homes on the market across the Plateau. This compared to the number of homes sold in 2015 represents a 1.95 year supply of homes assuming no new homes come on the market. This still indicates we are in a buyers’ market as the switch to a sellers’ market is considered less than a six month supply. This level of homes for sale is keeping the average selling price low, down 9% from 2014 at $527,000. The good news – average price is higher by 8% over 2012. Vacant Land Land sales in the area are still one of the best values around. Our average land sales price has climbed from 2013 when it was $158,000 to $202,000 for 2015. This is a 28% increase in the average sale price over the last two years. The average price is down from the $244,000 in 2014, but the overall trend is very positive and shows that land is a good long term value proposition. We do have plenty of land available as we have 850 properties on the market right now. Based on the total sales for 2015 of 187, this represents an absorption rate of 4.55 years. While this is not ideal if you are trying to sell, it does again show the value of the prices
Townhomes and Condos Condos and townhomes in the area are a pretty small piece of what we offer here, but a market segment that fills the needs of families looking for the lifestyle our area offers without the maintenance issues a home needs. We have 141 condos and/or townhomes on the market today. This compares very favorably with the 83 that sold in 2015 representing an absorption rate of 1.7 years. Average sales prices have also been on the rise over the last four years by a healthy 21% moving from $239,000 in 2012 to $289,000 for 2015. As we analyze the market on Highlands-Cashiers Plateau it shows how great a value it is here for anyone looking for special retreat. CASHIERS RESIDENCES
Cashiers
Cashiers is located on a plateau near the southern tip of the Appalachian mountains in western North Carolina. Centered around the crossroads of US highways 107 and 64, it is a small village that comes alive with activity in the warmer months when people from all over the south - and beyond arrive to escape the summer heat and humidity. Cashiers’ name is said to be derived from the gem mining trade that flourished here in the early 1900’s. Miners were paid in cash for the gold and gemstones they found - hence the name “Cashiers,” as well as its pronunciation as “CASHerz.” Because of Cashiers’ location, it remained fairly isolated until the mid 20th century. The Depression-era Civilian Conservation Corps improved the roads through the area and built the Blue Ridge Parkway. After graduating from Appalachian State University, Brian joined Wachovia Bank (now Wells Fargo) and relocated to the plateau, quickly falling in love with this special area. Brian's love of real estate led him to obtain his NC Real Estate License and his General Contractor's License more than eight years ago. Brian has four fantastic children, two attending Appalachian State and two at Highlands High School. After attending the Univ. of Tennessee, Rob joined GNC Corporate for 15 years becoming an owner/ operator of several franchises. Upon visiting the area for the first time in 2004, Rob immediately fell in love with the Highlands-Cashiers plateau. One year later, he moved to Glenville, married Susanne Moore, a local home designer and contractor, and started a new career in real estate. Originally from Durban, South Africa, Gareth moved to Brevard, NC, in 2000 and instantly fell in love with the majestic Appalachian Mountains. Gareth has two children, a son, Brett, who served in the U.S. military for four years including one and a half years in Afghanistan, and a daughter, Chelsea, who just completed her first year of college. Gareth owned his own real estate company in Brevard before joining Cashiers Resort Rentals in 2007.

Bill and his wife, Cherie, have been coming up to the Cashiers area since the early 80’s. During 2007, they left their corporate careers to move up to Cashiers full time. She loves mountain living to its fullest, including daily walks with her rescue dogs. Prior to moving to the area Carol lived in Charlotte, NC, for a decade where she worked in social research and held management roles with a major US airline. She has been a successful business owner in England and a scuba diving instructor in the Caribbean. MARKETING DIRECTOR Cashiers Office Puckette has been a professional graphic designer since 1996 as well as having been in sales since the early 80’s. In May 2012 she fulfilled her dream of living in the mountains by moving to Cashiers where she quickly established a successful graphic design career. Her specialties are advertising and publication design for which she’s won nearly 20 awards in both regional and national competitions. In her rare spare time Puckette enjoys doing pro bono graphic design for the CashiersHighlands Humane Society, and grooming the rescue horses at the Friends for Life Forever Farm.

Chicago born, Laura spent more than 18 yrs in Charlotte area. She and her husband Beetle visited Cashiers with family and friends and, after falling in love with the area, they made the move here in 1996. Laura is a NC licensed general contractor and broker, with more than 30 years’ experience in the Building and Development Industry. She joined the Landmark team as BIC at the Crossroads office and looks forward to utilizing her experience to help people find their own slice of heaven here on the Plateau!

She moved to Brevard in '96 with her husband Keith, a Sergeant at the Transylvania County Sheriff's Office, and daughter Kaitlan. William came along in '01. She started her real estate career in '04. Kaitlan attends App. State. Elisa and Keith enjoy spending time with their kids, eight dogs (seven rescued) and riding Keith's Harley in the beautiful mountains.

After vacationing in the area and falling in love with the mountains, Mandy and her husband, Dennis, decided to make the move from Fort Myers, Florida in 2006. Mandy and Dennis owned a cleaning business for vacation rentals on Sanibel Island. They worked very closely with the Royal Shell family for 15 years. Not having any kids of their own, Mandy has become involved with helping and raising dogs. She enjoys spending her free time taking her two Labs through the many beautiful hiking trails.

A native North Carolinian, Ashley graduated from Western Carolina University in 2008 with a BA in English. Ashley participated in Greek life as a member of Alpha Gamma Delta, worked in the Women’s Center, and had poetry published in The Nomad Literary Journal during her time at Western Carolina University. After graduating college, she lived in Maryland and Texas. In 2010, she relocated to the plateau. Before coming to Landmark Realty Group in 2015, Ashley worked at WHLC FM 104.5 in Highlands as Copywriter and Client Services Manager. In her free time, Ashley is a freelance writer and hopes to one day finish her novel. Ashley resides in Sapphire with her young children, Evelyn and Edmond.

Ken worked with PCA Int. for nine years which was the owner/operator of the Wal-Mart Portraits studios serving more than 3,000 Wal-Mart stores. Ken managed their Customer Service, Communications and Wal-Mart Relations Depts. In 03, Ken started in residential RE in Charlotte with Cottingham Chalk and Assoc. From 2010 through 2012 Ken was working for WCDM Development as the exclusive sales agent for Rosewood, a luxury condo project in Charlotte. Ken joined Landmark in January 2013.
