It was designed by architects Mark Candelaria, AIA, and Rebecca Roe, of Candelaria Design Associates with interiors by Isabel DellingerCandelaria and partner Nikka Bochniak of Earth and Images. The home, meticulously crafted by builder Jon Holdsworth of Holdsworth Construction, started when Jon asked Mark if he would be willing to take a project over and give it the Candelaria touch. The project was nearly ready for permit submittal, so Candelaria took the drawings and finessed the clients’ intent of the desired style by bringing more detail, refinement and sophistication and then collaborated with the Earth and Images interiors team to synthesize this elevated aesthetic through the selection of new materials and finishes both inside and outside of the home.

The palate of exposed steel I-beams combined with wood ceilings and reclaimed wood floors, smooth cut limestone combined with rough cut stone all add warmth and texture and convey a comfortable feeling, often lacking in more modern homes.

PINE CANYON – FLAGSTAFF, ARIZONAABOUT by Candelaria Design Associates

ituated in the beautiful ponderosa pine forest within Flagstaff’s Pine Canyon Country Club, this modern mountain home is the perfect summer escape.

THE COVER

The back of the home is slightly elevated from the forest floor and because of the openness of the plan and with the indoor-outdoor design you virtually feel like you are in a treehouse when looking out to the forest and golf course beyond.

The subdued elegance of the neutral earth tones of the interiors and furnishings perfectly embrace the client’s colorful contemporary art collection for a choreographed balance that pleases the eye. Downtown Prescott and Flagstaff alone have incredible examples of historic homes, stores and public buildings with Victorian, Queen Anne, Romanesque revival, Greek revival and many more influences. Two impressive century-old buildings, the Yavapai County Courthouse and the U.S. Post Office, sit just across Goodwin Street from each other in Prescott. Sedona has the Chapel of the Holy Cross and scores more structures paying homage to the glowing grandeur of the red rocks while setting new vistas of their own. uilding a luxury custom home is a widely held dream, and the reality is even better. But there are a lot of decisions to make along the way. The architectural style you choose will affect the footprints and floor plans available. You want a home that simultaneously makes you feel proud and welcomed, as well as one in harmony with Northern Arizona’s stunning landscape. Many architectural styles can fill this niche beautifully, and here are a just a few of them.

RANCH Drawing inspiration from the Old West frontier, these sprawling single-story homes cover a lot of ground and a layout that fosters family togetherness while allowing for privacy as well. A rectangular or L-shaped footprint gives easy access to the front and rear yards and suffuse the interior with natural light. Ranch houses have some similarities to farmhouse architecture but often use more varied materials like stone and metal. They usually are painted in a darker palette.

FARMHOUSE

Inspired by the functional adobe homes and communities first built by Pueblo Indians around the year 1000, these designs are perfect for high desert communities with their thick walls and flat roofs rising prominently yet in harmony with the landscape. They have a strong connection to their environment and those who lived there centuries before. Exteriors usually include wooden beams, and these homes sometimes have tile roofs.

The term “farmhouse” may evoke images of a simple, hard-working life, but in practice farmhouses can easily take on a luxurious feel through roomy footprints and copious windows, adding a touch of grandeur to the simplicity.

PUEBLO REVIVAL

Embrace forest living with a charming yet modern log or timber frame home that lets you feel like you’re on vacation every day of the year. These structures exude old-fashioned coziness that draw visitors in while being in harmony with the surroundings. Log homes are more easily identifiable with classic exterior log walls while timber frame homes are built over a wooden skeleton and may or may not be “woodsy” on the outside — both styles hinge on premium craftsmanship.

LOG AND TIMBER HOMES

Pitched rooflines and large porches link these homes to a simpler time while using modern advances in construction techniques.

These designs have flourished in recent years because they offer simple, sturdy, versatile profiles that can house a variety of configurations. Most have clapboard or similar siding with white or gray paint.

20 Northern AZ Luxury Living VOL. 2, NO. 5 Level Up yourwithHomean Elegant Stairway by Blake Herzog

These stairways both have steps running against two different walls. The L-shaped version includes a landing at the turn, while the winder has continuous steps. Because you can see them from more than one angle, you can make a bigger impact with any details on the steps including a runner, tile, wallpaper or decals.

CURVED These stairs are a challenge to build and are more costly than most other styles but add a graceful air to a showstopping staircase, tremendous for grand entrances and departures. Their lack of sharp turns can also make them easier to navigate with heavy objects.

FLOATING Generally found in modern homes, these stairways are mounted on a wall and generally have minimal or no railing to preserve their “floating” appearance. Their safety concerns mean they’re not ideal for many situations, but they can be an unforgettable part of any room while still serving their purpose.

SPIRAL Visually arresting, spiral stairs are wrapped tightly around a single post in a continuous swirl. They can be a work of art by themselves and are ideal for tight spaces. However, they are generally impractical to have as the only avenue between floors.

CIRCULAR These stairs are not wound as tightly as a spiral staircase but are still built as a circular structure, creating a captivatingly winding component to your home — though some might find it dizzying. Lots of space and money are required to pull this off but when done right they’re amazing.

L-SHAPED AND WINDER

SPLIT Found in larger homes, these stairways generally are placed near the entryway and have an initial set of steps that rises to a landing and then splits into two stairways that rise to the second floor at 90-degree angles. This design instantly makes your home a destination with “estate” vibes. It also gives people two routes to the next level to avoid the occasional traffic jam.

hether you’re building new or renovating, putting an eye-catching stairway into your house is a terrific way to create an impression of luxury and abundance for all who enter. Some designs are more beautiful than functional, but you can easily have one for everyday traffic and moving heavy loads and another to provide an alternate route as well a splendid visual focus for a room.Staircases bring additional opportunities for décor in stairwells and space underneath them, which can be used for storage, desks, minibars or sometimes even quarter- or half-bathrooms.Dramatic(and adequate) lighting will make it both stylish and safe. Straight stairways that follow one wall are practical and space-saving but other formats can be stunning design elements.

21VOL. 2, NO. 5 Northern AZ Luxury Living W FEATURE

U-SHAPED Excellent for tight spaces, the staircase is broken in half so it can double back to reach the second story, usually with a landing at the midpoint. These staircases add to the usable space in the floor plan, but the 180-degree turn can make it difficult to transport heavy furniture between floors.

Modern Kitchen

BUTLER’S SINKS

IMPRESSIVE MANTELS

Many Victorian kitchens were large enough for dining and entertaining guests and may or may not have had an additional dining room. Many of us today have a full dining set next to the kitchen, especially in a great room layout. With a smaller space a bistro set or similar concept can have the same effect.

o you long for a more gracious time, beyond even the first-gen vehicles and flapper chic of Downton Abbey?

Along with open shelving for stacked plates, you can also add decorative mantels to show off your prettiest plates and platters, giving them the spotlight they deserve. Bring back the days when our collection of china or other dishware was a point of pride, as well as a practical possession, or display plants, rustic baskets, buckets or whatever else suits your fancy.

Dust does tend to settle on these displays, but a wooden rolling library ladder makes it easy to reach while adding another period-appropriate detail.

From their name you can tell they were initially found in the “back of house” kitchens serving English nobility, but these sinks installed with the front flush to the edge of the counter make sense in today’s Northern Arizona kitchens because they are accessible, easy to clean and can look absolutely stunning. Their size and depth are easy for all to see and give you ample room to work. They’re similar enough to farmhouse or Belfast sinks that the terms are often used interchangeably; these other sinks are generally wider and deeper.

ELEGANT MOLDING

25VOL. 2, NO. 5 Northern AZ Luxury Living D FEATURE

TABLE AND CHAIRS

During Queen Victoria’s long reign, the artistry became more elaborate with dentil, egg-and-dart and bead or pearl patterns embedded into the molding.

FREESTANDING FURNITURE

Most everyone expects the primary elements of the modern kitchen — sink, stove, oven, pantry, counters and cabinets — are built into the walls, which can make them look somewhat monolithic and intimidating. Finding freestanding models can be difficult, but they do exist and can bring an inimitable vintage charm to your home. There are built-ins available that mimic the look by perching on “feet” that lift them off the floor. Either approach can lend a brighter feel to the room and add to a warm family atmosphere.

Step back a little further into the 18th and 19th centuries and the exquisite detailing of the Georgian and Victorian eras. Named for the British monarchs who reigned, these periods begat timeless concepts still embraced today — open shelving, kitchen islands, hanging pots and pans, among other examples. With a little more embellishment, they can harken back to the artful elegance of these eras.

Earlier Georgian kitchens in the 1700s tended to have simpler decoration that still made a statement, including paneled cupboard drawers, cove molding where the walls and ceiling meet and understated drawer and cabinet pulls, if they’re there at all.

Consider wire, ceramic, leather and stone accessories to add more texture while retaining the natural materials and neutral tones. Keep your prints as simple and unfussy as you can, and instead of using popular trendy patterns, stick with classic simple designs that will endure. If you need to, find a statement pattern to use throughout the room and/or entire house. For example, a room full of neutral tones and muted colors with a tiger-print pillow would be in keeping with the copper/neutral tones but set a wow factor. Remember that neutrals don’t have to be boring, let them shine with a tonal color palette. Choose shades of taupe and mix in chocolate browns and grays for a cultured take on a natural palette. A touch of black is grounding, adds depth and draws the eye, making it a game changer in a neutral room. If your colors are mainly in a neutral tone, that doesn’t mean all the shapes in the room have to be “neutral.” Consider mixing up the shapes in the room to add visual appeal with a live-edge coffee table, a funky armchair or a special grouping of side tables.

Don’t be afraid of neutrals. They can be your friends and you can take them out of the boring friendzone and into the elegant, classic must-have zone with a bit of planning and creativity.

Neutrals

I

f you want to look classic and stylish, dressing in neutrals is always a winner. And if you’re looking to have a sophisticated home, try taking those neutrals into your design elements. Using neutral tones in your home is a stylish way to create a look that channels understated chic. And you don’t need wild splashes of color or bold prints to add interest into a space with muted tones — sometimes, less is more. While decorating with neutrals, add texture as much as possible to create interest because you are not using bold colors. Consider metallics like brass, copper or bronze and use natural wood elements alongside velvet and chunky knits as well as faux fur.

idcentury modern architecture is an American classic that emerged after World War II, recognized for its clean lines, minimal decor and an emphasis on bringing nature in. These homes are characterized by floor-to-ceiling windows, large open spaces, simplicity and a use of natural materials.Although midcentury modern architecture grew across America from 1945 to the 1969, there has been a resurgence in recent years. Interior decorating styles that draw inspiration from this style, like Scandinavian design and Danish Modern, make it even more attractive.Ifyou’re thinking about building or remodeling with a midcentury modern style, there are a few defining elements you don’t want to overlook.

Windows reaching up to the ceiling from the floor are a hallmark of the period, allowing nature and natural light to enter the home. Views of the landscape are important, as well as numerous access points to the outdoors, including sliding glass doors.

Simplicity is key when it comes to midcentury modern styling. Natural, unpainted wood and white walls, along with simple furnishings with clean lines and a muted color palette reflects the home’s simple exterior.

Connecting with nature is vital. Most midcentury modern homes have abundant access points to the outdoors. In some homes, a single room may have several doors and windows to access the outdoors.

Most midcentury modern homes have flat roofs with straight lines rather than the ranch-style gabled roofs. Straight lines and right angles are essential with an emphasis on simple geometric form.

The classic midcentury modern lowvaulted ceiling has exposed natural wood beams. A feeling of openness is vital. Vaulted ceilings remain grounded with wood in natural tones.

RECYCLED RENEWABLEORMATERIALS

Sustainable by Design

NET-ZERO LIVING You can radically downsize your carbon footprint with a house that generates as much or more energy as it takes off the grid, achievable by reducing power needs along with generating new power. Orient the house to take advantage of natural light, wind patterns and the position of the sun for installation of solar panels. Prioritize efficiency with your insulation and windows, and choose low-demand appliances and an HVAC system that relies on geothermal heat pumps, “green” air conditioning using desiccant or other sources not reliant on fossil fuels.

ustainable architecture has been developed over the last 50 years to reduce the impact of the built environment on the natural environment, with many advances in energy and water efficiency, solar energy generation and use of nonharmful materials. The movement has progressed into pursuit of net-zero energy homes and regenerative architecture. Custom-built or renovated homes can integrate many principles of sustainable architecture that can maintain or even amplify a luxurious lifestyle by improving the world in which they exist.

Once you’ve decided to build such a home, choose a builder open to using recycled, recyclable and renewable products including stone, rammed earth, bamboo, cork, recycled glass, plastic and steel, and alternatives to traditional concrete made with organic substances like ash or hemp. Look for local sources of everything you use, starting with what’s already on your property. If you’re tearing down an existing structure reuse as much of its material as possible or consider if any of it has an adaptive reuse.

STAYING AFLOAT Your home can become part of the solution instead of just another drain on our water supply by capturing rainwater and snowmelt for landscape gardening, along with “gray” water from showers, sinks, bathtubs and washing machines. You’re probably already planning on low-flow showerheads and toilets, but you can go much further with a builder who can give you a WaterSense-certified house (equivalent to EnergyStar certification for power) that uses at least 30% less water than comparable structures without compromising on performance.

Choosing

FRONTDOOR THE RIGHT

32 Northern AZ Luxury Living VOL. 2, NO. 5

CONTEMPORARY WOOD PANEL

Think about how visible your front door is to passersby if this is a concern.

Consider the hardware since the door will have little detail. These doors also can have a small sidelight of glass to add interest. A solid flat panel door can add to the historic authenticity of a home.

Make sure the door is sealed and maintained; consider whether it gets direct sunlight or is under cover at all times.

When looking at doors, take note of the energy efficiency ratings and choose one that works with your environment and climate. It is important to make a statement with your door but make one that fits within the proportion and style of your home. Don’t go overboard; take your time when deciding. There are a lot of options out there.

FEATURE

Horizontal panels have a contemporary look that can complement modern homes. A contemporary wood-paneled door can work with wood-paneled homes. You can also add a glass inserts as an alternative to solid wood panels.

Panels of glass can provide more privacy than a full glass door while still introducing natural light. Plain glass will give you less privacy than beveled or frosted.

A double front door can look imposing and may be more practical because it is much wider than a typical door. Double entryway doors can be more traditional and also let in more light, depending on the design. Just make sure if you are looking at double front doors that the proportion is right for the home’s overall external façade.

GLASS PANEL

While most homeowners inherit the front door when they buy a home, investing in a new door may be just the upgrade your home needs. You’ll want to choose a door that fits with your personality and style yet stays within the design of the home.

Alternating frosted glass and wood panels are quite popular with modern homes right now. As with all wood doors, they bring maintenance requirements because wood can deteriorate over time and the sun may cause discoloration.

DOUBLE FRONT DOOR

our front entry door is the first thing people see when they walk up to your house. And not only does your door need to make a great first impression, but it must also withstand wind, rain, the Arizona sun and would-be intruders. That’s a tall order for one door.

FLAT PANEL Flat, solid wooden doors have a simple appearance. These minimalistic doors work well with modern architecture. These can be painted for a pop of color in orange or blue, or kept natural for a classic modern look.

Another modern design is a glass door — they work well with simple architecture. If you’re worried about privacy, consider frosted glass. A distinct advantage of one of these doors is the amount of natural light it allows in. Consider what direction the house is facing and how much sunlight will be on the door. Another consideration for a glass-front door is keeping it clean since it will require more upkeep than a traditional wood door.

DECKS Most decks are wood or wood composite platforms attached to the house. Many are built at the same level as the back door to provide a seamless and accessible transition to the outdoors. Others are raised higher to provide more expansive views of the surrounding landscape and mountains. They are the best option when your backyard terrain is sloping or uneven because they can provide a level surface. Most decks do not have roofs, providing an unimpeded view of the night sky. Since they’re built above the ground they must be properly engineered to hold heavier furniture, grills and larger groups of people if that’s how you intend to use it. Some amenities like a hot tub may not be doable. Decks are costlier to build and require maintenance to maintain their integrity, but the investment does pay off as decks add more to a home’s value.

34 Northern AZ Luxury Living VOL. 2, NO. 5

f you have a Northern Arizona home you’re probably going to want to spend a considerable amount of your time outside on your property, and most houses have some type of extension into the backyard to facilitate this. The most common choices are patios and decks, and each has its own advantages depending on your property, lifestyle and budget.

Patios provide more privacy and noise reduction, but the view may not be as impressive. They sit at the same level as the backyard, blending with the landscape and bringing people closer to nature. They’re less expensive and labor-intensive to build and require considerably less maintenance, though they can still be vulnerable to cracks and water damage. Because they are on top of the ground, there are generally no limitations for adding hot tubs, fireplaces, outdoor kitchens and other heavy-duty luxuries.

PATIOS Patios are concrete, brick or stone slabs laid directly over the ground, usually against the rear wall of a home. They’re more likely to be covered by a roof made of the same material as what’s over the house for better protection against climate conditions.

Choose

nce you’ve decided a room needs a rug, it’s very easy to get bogged down in the infinite array of options to be found in physical and online stores, complicating an already arduous balancing act between size, shape, color and texture. You can make it much easier by defining what you’re looking for before beginning your search.

SIZE If you’re looking for an area rug to cover most of a room, consider one that will sit 2 feet away from each wall, as in an 8-foot by 10-foot rug for a 10-foot by 12-foot space. If that sounds like too much, look for one that will extend under every major piece of furniture in a living room, the entire table and all chairs in a dining room or at least the bottom third of a bed. Use masking tape on the floor to take these measurements. SHAPE Most area rugs are going to be rectangular or square, so choose whichever will flow the best with your room and furniture arrangement. Smaller rugs can be found in ovals and circles while authentic and vegan fur carpets often have irregular edges. Each can be used to dramatic effect under a coffee table or placed halfway between the primary furniture pieces in the space. Layering a smaller rug on top of a large, neutral one can help put it in sharper relief. COLOR This will depend on what your décor needs are for the space involved. If you intend for the rug to be the main source of color for the room, find one with a shade and pattern that’s compelling without being overwhelming. If you’re seeking one to tie the room together without competing with the rest of the furnishings, a solid neutral rug will work the best.

FEATURE IN 4 EASY STEPS THE

TEXTURE What matters here isn’t just the appearance but how it feels to walk on. A high-traffic area such as a hallway or dining room needs a woven or low-pile rug that’s easy to navigate, while one under a sofa or bed can be more plush and sumptuous.

Portofino

Private tours of two, three or more days visiting all of the significant sites of this historic city also can be arranged.

The yachting lifestyle is not considered formal so country club casual will be your template to pack by, remembering many of the ports of call included in itineraries such as Nice, Monte Carlo and St. Tropez have wonderful boutiques. Ports of call that appeal to me include Portofino, where I have sweet memories of milky pastel buildings curving around a small turquoise harbor where yachts and smaller vessels bobbed. The Italian Riviera, usually so crowded in the summer, has a more relaxed and unhurried service style in the fall with most restaurants open and the ability to secure a table without a reservation easier.

recent study conducted by the American Society of Travel Advisors identified three priorities for Americans rebooting travel in the post-pandemic world — unique experiences, robust customer service and nostalgia for favorite destinations. Having recently experienced two such adventures, I'm ready for a third — a curated cuisine and wine voyage in Northern Italy and the French Riviera with an extended stay in Rome. Although the summer months are beautiful in the Mediterranean, the generous vacation culture that Europeans enjoy creates crowded beaches, limited accommodations and shuttered businesses. That informs my travel strategy to explore opportunities in the spring, fall and winter. A luxury yachting experience provides an ultimate expansion of culinary and wine knowledge of the region while basking in early fall’s vibrant colors and moderate temperatures. Sailing either from or terminating in Rome in October, there are a number of elegant yachts that cater to fewer passengers, while delivering generous guest services and amenities. There is also the ability to charter an entire yacht and construct a personalized itinerary.

Local guides not only know all the stories that won’t be covered in a guidebook, but they will help you select great restaurants that only a local can navigate.

To drive loyalty, these companies have a commitment to experiences that deliver top tier service before and during your voyage such as luggage handling from home to the ship, meet-and-greet airport transfers and champagne and caviar welcome on-board parties. Much like a floating five-star hotel, amenities may include complimentary fitness classes, air-conditioned golf simulator zones, pools, Jacuzzis and water sport platforms equipped with all the toys. Fine wines and gourmet meals are the hallmark of these voyages; some are hosted by celebrity chefs or at local vineyards where owner’s wines are featured.

A

Recognizing that not all guests want to be entertained, there are quiet and comfortable shipboard areas where your privacy and need for relaxation to curl up and read or nap while you drift along azure Mediterranean waters will be respected.

While docked in Portofino, one of the cruises I like offers an opportunity to travel by boat along the seaside cliffs and then chartered bus through vineyards dressed in autumn’s jeweled colors on the route to Monterosso in the Cinque Terre. The vineyards are heavily terraced in this Ligurian region, and perhaps your visit will coincide with the annual harvest when you visit one of the local vineyards for a wine tasting. Visiting Rome once the cruise ends, a travel agent can arrange for chauffeur service from ship to the city and accommodations close to the area you most desire — from the Vatican to the Spanish Steps or perhaps in the shadow of the Colosseum.

Finally, when you are ready to return home a travel agent can arrange for car service to the airport and your final destination.

When LayeringThink Long & Lean CLOTHESYOUR

2. Remember to layer. Layered looks aren’t only fashionable, they are very practical. How do you know how to do this? Remember to layer long over lean. This means taking your longer length tops and tunics over leaner bottoms, such as tights, leggings or skinny jeans. Indeed, the skinny jean is still in style, especially as we head into fall. By following the “long over lean” rule you can avoid the bulkiness that can sometimes happen with layering. by Michelle Beck, Owner, Purple Clover Boutique

t seems as soon as the “back to school” advertising starts to appear we start thinking about fall and our wardrobes! The good news is that you probably have the foundation pieces already in your closet. By adding a few new items and wearing some summer classics in a different way you will be ready for the new season. Here are some tips for transitioning your summer wardrobe into fall: 1. Keep your maxi dresses and maxi skirts available. The flowy styles of these summer classics transition beautifully into fall. Simply add a short or a long sleeve tee under your dress, or pair it with a denim jacket for the cooler temperatures. Another option is to add a chambray shirt and wear it as a jacket! The shirt/jacket or “shacket” trend is still very much in style and practical.

Gather everything and categorize by type and/or occasion. For instance, rings, watches and cufflinks, or everyday wear, nights out and special occasions. Then decide what to keep. rganizing your jewelry and watches not only saves space, but it saves time. This applies to men and women: If you’re spending too much time looking for items or untangling a mess, it’s time to get organized.

INVEST IN A QUALITY JEWELRY BOX

Diamonds can scratch other materials and should be stored alone. Gemstone jewelry should not be piled in a drawer, but neatly placed in a tray or even their own box or bag.

HANG IT UP Consider hanging necklaces on the wall or on a necklace tree to keep them from getting tangled. This also frees up counter and drawer space.

Specialty jewelry boxes are made to be dust free and safe. Be sure whatever you choose is lined in a soft material to avoid damage. Store your jewelry box in a convenient place for everyday use and be sure it is large enough for all your items to avoid overcrowding.

Dinner parties become much less stressful now that the house manager is handling most of it. They will handle outside vendors, flowers, wine and more. For decorating, your house manager can deal with the interior designer, heading off problems before you need to worry.

he garage roof is leaking, the kids need new laptops for school, your car needs to be inspected and registered, the stove isn’t working and the house cleaners are slacking but you have no time to talk to them. If you find yourself pulled in multiple directions while trying to keep your home running smoothly, it may be time to hire a house manager. Imagine if you had someone who could take care of all these commitments, giving you more time to spend with your family and actually relax. House managers are typically responsible for the rest of the staff in your home, including housekeepers, gardeners and nannies. Their responsibilities can overlap with a personal assistant by dealing with vendors, property maintenance and chefs or catering as well as coordinating grocery shopping, travel plans or picking up dry cleaning. It’s not just the ultra-rich who employ house managers. Singleparent families and busy couples are finding it helpful to have another set of hands to help manage a household. Along with managing the daily upkeep, house managers handle staff schedules, training housekeeping staff and keeping an updated household manual. Think of your house manager as a manager for your business who can deal with staff misunderstandings, absences, hiring and firing.

You may choose to have your manager live in-house, making room and board a part of the salary. If you do, be sure they have been vetted and background checked by the agency you used. It may be to your advantage to have someone available and handy. Finding the right house manager may take a bit of interviewing.

Good house and estate managers are in high demand right now, according to the Estate Manager Coalition, which is driving up salaries. Bonuses and travel are just some of the perks of the job.

hen people talk about luxury gourmet foods, truffles are usually the first example to come up after caviar. The inimitable umami flavor of these impossible-to-domesticate fungi have earned legions of well-heeled fans who find them worth their weight in gold. At more than $200 an ounce, Italian white truffles are more expensive than most species of caviar you can buy in the U.S. This reputation has spun off many “truffle” products that don’t contain a speck of white truffle or even black truffle (black truffles at the high end run around $25 per ounce).

54 Northern AZ Luxury Living VOL. 2, NO. 5

W

WITHTRUFFLESTRUE

Most truffle oils are made of olive oil mixed with overpowering synthetic flavors based on a chemical derived from formaldehyde — manufacturers are not required to spell this out on the label. Many authentic truffle oils are surprisingly affordable, but that’s often because they contain low-quality truffles that have little to no flavor, sometimes supplemented with artificial flavor. To experience their true complexity, your best bet is to find a restaurant that serves dishes containing truffles or to buy your own to prepare them how you wish.

Indulge yourself

WHITE TRUFFLES Tuber magnatum is the rarest and costliest of any truffle, as they grow primarily in northwest Italy with a few more dug up in Croatia. Their musky, pungent aroma have won some detractors along with their admirers, and many say it’s entirely responsible for the garlicky, spicy taste, though it quickly dissipates. They’re strong enough that they’re usually served in slices on top of pasta, eggs or steak. They’re harvested from September through January, and many devotees say they’re best consumed immediately after they’re unearthed, so several truffle festivals are held during these months.

BLACK TRUFFLES Native to the French region of Perigrod, black truffles are now grown in other parts of Europe and are making inroads into Australia and Northern California. Their earthy taste and smell is more delicate than that of white truffles but is longer lasting, which makes it more amenable for using in sauces and spreads. Their harvest season falls just after that of white truffles, from December to March.

1. ARCHITECTURAL CHANGES Often simple architectural changes designed to let in more light can make a tremendous difference. The addition of a handful of skylights and/or solar tubes can be transformative! For those wanting to make more of an impact, there are unlimited options for redesigning and expanding existing windows and doors. Adding a series of clerestory windows or replacing a solid door with a lovely French door, for example, can turn a formerly gloomy space into a sunny haven.

While that energy may be ideal for a study or theater room, consider a lighter wall paint color, and/or adding a glass table, a crystal chandelier, some lighter-hued pillows, or a wellplaced mirror in common living areas to spread the sunshine.

L

uxury house hunters typically have a very specific wish list that includes must-haves based on their lifestyle. Some buyers desire a wine cellar, others want an RV garage and most want a beautiful view. But the one wish list item that is on virtually every luxury buyer’s list is an abundance of natural light. Planning to sell your home in the near future? If your home tends to be dark and brooding, rather than bright and happy, here are some ways to lighten the mood:

Placing an emphasis on the importance of natural light is obviously much easier during the design and building process, but inviting more light into an existing structure will result in brighter days whether you plan to sell your home or stay in it forever.

2. COVERINGWINDOWCHANGES Naturally there are rooms in the house that warrant dark window coverings based on the function of the space. But many rooms can benefit from an infusion of natural light, and fortunately there are numerous options to accommodate a wide range of privacy and light-filtering preferences. From privacy sheers to topdown/bottom-up shades to zebra shades — so many enlightening choices!

Dark flooring, dark furniture, dark cabinets, dark granite, dark rugs, dark paint — dark, dark, dark. If your interior design tastes tend to go to the dark side, it’s especially important to find a way to incorporate as much natural light as possible into your environment — otherwise, as beautiful as the room may be, it’s often going to be imposing and somber.

Collagen

Collagen. It’s the new darling of the supplement industry and even celebrities are singing its praises on television. Basically, collagen is the protein that keeps your joints strong and gives skin its structure, elasticity and stretch. It can be found naturally in the body’s muscles, skin and bones and makes up about 25% of your total body mass. There are various types of collagen, but our body mainly consists of types 1, 2 and 3. As you age, you produce less collagen in your skin every year and that’s why you see wrinkles and thinning skin. People looking to boost their collagen levels are turning to outside sources like supplements or creams, which mainly get their collagen from cows, fish, chickens and other animals.

Stay away from too much sugar and refined carbs because they can cause inflammation and damage collagen. THESE FOODS TO YOUR DIET INCREASE OR AID PRODUCTION. broth, homemade or Chicken Fish and shellfish Egg whites have large amounts of proline, an amino acid necessary for collagen production Beans contain the amino acids necessary for collagen synthesis.

Collagen can be taken internally in powder form or pills, or it can be added to skin care products. Some experts suggest using a moisturizer with peptides if you are looking to work on specific areas. Peptides are a key ingredient to look for since collagen breaks down into chains of amino acids called peptides, so applying a peptide-based cream can help promote the body’s natural collagen production.

A study in Skin Pharmacology and Physiology noted that skin elasticity considerably improved when participants took a collagen supplement for eight weeks. Another study found that taking a collagen supplement for three months increased collagen density in the crow’s-feet area by 19%. A study on joint pain found that continuous collagen supplements lessened joint pain in athletes. Additional benefits linked to collagen include reduced appearance of cellulite and stretch marks, reduced anxiety, boosted metabolism and improved liver health. Collagen protein powder can be added to smoothies, oatmeal or even your coffee. Because it is virtually tasteless, it can be added to most foods. Be sure and look for grass-fed, pasture-raised versions without chemicals and antibiotics. Use 1 to 2 tablespoons per day to get the benefits and get an added protein boost as well. To protect the collagen you have already, be sure and wear sunscreen every day, stay away from cigarettes, eat a healthy and varied diet and make sure you are getting enough sleep. Sedona‘s TLAQUEPAQUE

A rriving in Sedona is like walking into a beautiful postcard. In the center of town is Tlaquepaque Arts & Shopping Village. This artistic village reflects the romance of Sedona. Here, art and nature embrace one another in a story of beauty and perfection. Abe Miller, its founder, fashioned the architecture after small villages he visited in Mexico. Struck by the natural beauty of those thriving artistic communities, he named it Tlaquepaque. Which means the “best of everything.” The design elements show in the details. Arched entryways and cobblestone streets echo a feeling of Old World charm. Hand-painted murals, courtyard fountains and colorful gardens nestled among giant sycamores provide an inspiring casual elegance. Visitors encounter life-size and monument wildlife sculptures along the south entrance galleries and tall wind sculptures on the north. A collection of realistic bronzes like Amelia Earhart, an Indian Maiden, Ganesh, or a whimsical abstract — add a dazzling charm to the ambiance. Everything on site is eye candy. Tlaquepaque showcases fine art across all genres featuring local, national and international renowned artists. Explore its sacred art, authentic Native American, contemporary, eclectic and impressionist works throughout 15 fine art galleries.  With 30 small specialty shops featuring distinctive gifts, Tlaquepaque keeps it original. There’s folk art, a kid’s boutique and Toy Town, kitchen inspirations, jewelry shops, natural wonders, outdoor gear, raku pottery, and much more. This immaculate and dog-friendly venue even has a shop for your four-legged friend.  Listen to the bell tower chime. Turn a corner and hear the soothing melodies of a flamenco guitar or native flute. Or visit the small nondenominational chapel for quiet meditation in the midst of Tlaquepaque’s liveliness. Five on-site restaurants provide a variety of dining experiences offering exceptional cuisines. Four smaller eateries specialize in sweet treats, chai, coffee and spirits. alk past a Pilates studio and it may look like rows of people stretching on torture devices. But Pilates is much more than just stretching. It is a type of resistance training developed more than 100 years ago. Exercises are achieved through slow, refined and deliberate movements on a reformer machine or an exercise mat using your bodyweight with or without props such as rings, bands, blocks or exercise balls. You may already be doing some Pilates if you are planking. Although it may use slow, controlled movements, the benefits of Pilates are plentiful. Studies show Pilates can help improve flexibility, which can support more efficient workouts and less risk of injury. A 2007 study found that people who finished 10 sessions of Pilates saw a substantial change in dynamic balance. This is mainly due to the strengthening of your core, which leads to better flexibility of the spine and limbs and improved lower-back issues. If you’re having trouble sleeping, Pilates may help. Research shows that those who practice Pilates had significantly improved sleep patterns. Not only that, the same study found participants had better moods after practicing Pilates. And who doesn’t want to be happy? Because Pilates demands thoughtful control of body movements, it can lead to better body awareness and posture. Better body awareness means when you feel tightness in your hips, you are more likely to stand and stretch daily. One study found that those who practiced one hour of Pilates twice weekly for 12 weeks improved their upper spine and core posture. Since Pilates is a low-impact exercise, it’s gentle on bones and joints, meaning more people can participate. If you can’t run or jump, you can still practice Pilates and work up a sweat with a full-body workout. Whether you are new to exercise or a devoted gym rat who wants to add a more flexibility, Pilates may be just the thing. And Pilates can be challenging so mastering it can be a confidence boost, and that’s always a good thing.

They apply the same pressure and pace on both sides of the body (left and right) to increase the level of muscle relaxation and benefits. This unique type of massage therapy puts your entire body and mind into a deeper state of relaxation. Because your brain can’t keep track of the synchronized movements, you stop thinking and focus on the sensations, which fully immerses you in the experience. The eight-hands massage has been described as a massage of pure bliss. With four massage therapists, the synchronization is vital to allow the client to let go and luxuriate in the experience. With four- six- or eight-hands massage, you may find yourself falling asleep more quickly. But don’t worry, it’s acceptable and encouraged. Numerous studies show massage can lower blood pressure. Just make sure that, like any massage, you direct the therapist(s) away from anything painful and give direction on the amount of pressure you would like. Be honest and point out if you are cold, ticklish or have problem areas. With any massage, but especially after a multiple-hands massage, drink plenty of water afterward. Because you’re moving blood and toxins stored in the body, it’s important to flush your system as soon as your session wraps up. The cost of a multiple-hands massage is substantially higher because you are paying multiple people. Of course, you are also getting multiple benefits. But be warned, most people who experience a multiple-hands massage find it difficult to go back to a single massage therapist.

emember that old saying, “Two hands are better than one?” When it comes to massage, four hands are better than two. If you are brave, you can even modify that to six or eight hands. A four-hands massage is just what it sounds like — two people massaging one person at once. But don’t think of it as two disjointed pairs of hands massaging you. Think of it as a soothing, synchronized dance of hands over your body, leading to a more relaxed and successful massage.

Intense WELLNESS

Intense pulse light photofacials are used to treat a variety of skin conditions such as hyperpigmentation (brown spots), sun damage, broken capillaries, spider veins and facial redness.

Treatment takes on average 20 to 30 minutes with no real downtime. Although a numbing cream can be applied, and some devices have cooling aspects, it can still be uncomfortable or even painful depending on your tolerance level. Think of someone snapping a rubber band onto your skin.

The first intense pulse light device was FDA approved in 1995 to treat dilated blood vessels, aka spider veins. Although not its main purpose, the light treatment can also stimulate collagen production and improve signs of aging, like fine lines and wrinkles. Treatments can be done on the face, hands, neck, chest and legs. The head size of the device is usually larger than most laser spot sizes, which allows for rapid treatment of large areas. Be aware, though, that most people need a series of treatments to see optimal results, which are usually performed three to four weeks apart.

69VOL. 2, NO. 5 Northern AZ Luxury Living

Intense pulse light treatments also can improve skin texture, reduce the appearance of freckles and reduce redness due to rosacea and acne scars. One study found nearly 60% of intense pulse light patients experienced improvement in skin around the eyes after three sessions. Because it does not damage the skin’s surface, recovery time is minimal with a bit of redness. Treatments are known to work better on fair-to-medium skin tones because melanin (pigment) absorbs light energy and deeper skin tones are more likely to Althoughburn.it may be less expensive than laser treatments, intense pulse light treatments can run about $100 to $1,000 per session. Some aestheticians will spot treat rather than administer a complete facial. If you’re thinking about giving it a try, here are a few tips: Skip self-tanners a few weeks before your treatment to make sure the technician can see your true skin color and colorations. Avoid direct sunlight or tanning beds for at least three weeks after treatment. It can further irritate the skin. Apply sunscreen every day. You should be using it every day as a habit, but directly after your treatment you’ll want to protect your skin. Don’t plan treatments before an important event. Give yourself a week or two to heal before heading out to face the paparazzi. Some people experience more redness and swelling, so plan accordingly.Makesure you use a reputable technician. Get recommendations from friends and check references and credentials.

s we age, those little dark spots, redness and wrinkles frustrate and confound. Women spend an incredible amount of time trying to counteract the effects of the sun, age, weather and more. Intense pulse light photofacial treatments are one of the ways women are fighting back. This type of photofacial emits a high intensity broad band blast of light at high energy levels to the skin through a hand-held device. It delivers to the deeper part of the dermis while the epidermis layer or surface layer is untouched.

And if you don’t have one already, you’re probably wondering if the jade roller is just another fad or if it really works. At first glance, the jade roller looks a bit like a tiny paint roller and is about the size of a disposable razor. Where the blade would be, there is a smooth oblong tube made of crystal or stone. These are meant to roll over the skin of the face smoothly to distribute moisturizer, massage and soothe skin. Some have a small roller on one side for under-eye massage and hard-to-reach areas. The tool itself dates back to seventh-centuryDermatologistsChina.recommend

The goal is to push the fluid in your skin cells toward your lymph nodes. Start at the center of your chin, rolling out and up toward your ear. Then move the roller up to the side of your mouth and repeat. Repeat again, starting this time at the side of the nose. Roll it under your eye, moving it horizontally toward your temple, and repeat it on your eyelid. On your forehead, roll it up from your brow to your hairline. Then roll it horizontally out toward your temple. Finally, repeat on the other side of your face. Although the crystal looks pretty, the main benefit there is the coolness of the stone. Some people keep it in the fridge for optimum cooling. The cold restricts blood flow to a particular area and pressure pushes fluid to the lymph nodes, which process and filter out toxins. That can make your face look more contoured and give your skin that desirable glow. At the very least, a facial massage is always a welcome treat.

Rollers OFFER A GENTLE FACIAL MASSAGE

jade rollers for facial massage, which improves circulation and lymphatic drainage, leading to a more glowing complexion and less puffiness. Gentle facial massage, when done correctly, is known to help calm the mind and improve headaches, TMJ pain, sinus congestion, eye strain and under-eye puffiness. Another benefit may be the cost savings. Weekly or daily facial massages would set you back a lot more than a jade roller. It’s a lot more convenient to boot, since you can do it in your home without even changing out of your PJs. Those with eczema and rosacea like the coolness of the roller and the difference in redness after consistent use for more than three months. The key to getting the depuffing, glowenriching benefits is using one correctly.

Jade rollers run from $9 to $500. Most are a crystal and not authentic jade, which is precious right now. Some may even be plastic, so do your research. Another option is a stainless-steel roller, which is just as smooth but stays cold longer, is nonporous and easier to clean and sanitize. Either way, the results are the same.

ade rollers have exploded onto the beauty scene and you have either seen or at least heard of them. On Instagram, #jaderoller more than 230,000 posts demonstrating how to use them, where to find them and why so many celebs swear by them.

ConcreteFloors

oncrete floors, long used for garages, basements and outdoor patios, have been working their way inside and making a big impact. Indoor concrete floors are polished, etched and stained for a modern, slick look that instantly elevates the style of the home. They can be impervious to damage and cost-effective. If you’re thinking about a modern concrete floor, here is what you should keep in mind: STRONG AND DURABLE Concrete floors are extremely strong and hard-wearing and can last for many years. They are practically stain-proof, waterproof and give a room a sleek appearance.

CONSIDERFORAMODERNLOOK

DESIGN C

ECO FRIENDLY Unlike carpeting, concrete floors won’t support the development of mold and mildew. Exposure to toxic mold in homes has been blamed for ailments ranging from headaches to severe respiratory infections. In addition, polished concrete floors are toxic-free because they are not treated with chemicals or sealers known to emit harmful VOCs.

HARD AS ROCK

PET FRIENDLY Smooth floor surfaces like polished concrete won’t trap pet dander, which makes it easier to clean. And admit it, Fido has his accidents even in the best of homes and concrete is much easier to clean and is less likely to stain.

DESIGN

Fragile items dropped on a concrete floor will probably break, just like on tile or wood. And walking on it can become uncomfortable. But area rugs soften the blow. Being hard means it can also become slippery. Applying a high-gloss sealer can reduce the traction, and keeping it clean and dry minimizes the slickness. Modern techniques have moved concrete floors from boring to luxurious. With a huge range of colors available and surface treatments like acid stains, concrete stains and paint, you can make your floor a one of a kind. Concrete can also be stamped with stencils and etched to resemble brick or ceramic. Go find the best modern floor for your home, and don’t overlook concrete.

78 Northern AZ Luxury Living VOL. 2, NO. 5

They are resistant to fire, water and odors. Further, they won’t scratch easily and are easy to clean.

Concrete floors typically cost between $2 and $20 per square foot, installed. If you want colors, polishes and etching, the cost can reach up to $300 or more. Concrete also has a high thermal mass, helping it absorb more heat from the environment and hold it longer. This is good for cooling, since it continues to absorb heat as long as the air temperature is warmer than its thermal mass. This way concrete floors keep a more constant temperature indoors, meaning warmer in winter and cooler in summer, saving you money on heating and cooling. ECHO, ECHO Concrete floors can produce an echo effect, but no more than tile or hardwood. Of course, you can muffle the sound with area rugs, curtains, pillows and wall fabrics, which you will want to do to add softness to the room.

COST EFFECTIVE

BETTER FOR YOUR HEALTH

When it comes to allergies, carpeting can be one of the biggest culprits, becoming a host for dust mites, pollen and other allergens. Concrete doesn’t trap allergens and is easy to clean — meaning less sneezing.

ustainable landscaping is the consideration of the local environment in all landscaping effort. As a homeowner cares for the trees in their landscape, they also care for the local environment. Trees are both an essential part of any luxury landscape and the supply of oxygen to human beings everywhere. It is rare to see such a convenient crossover between altruistic action and personal gain, but the installation and maintenance of trees fits the bill. Tree care is often overlooked, but there are a few services that need to be considered and performed by a professional. Healthy, mature trees are proven to increase property value, which can be helpful when it comes time to sell. First things first, all large plant material must be routinely trimmed. Also referred to as pruning, this process removes decaying foliage to make room for healthy growth. This also allows the tree to be trimmed into a uniform shape, which will promote a luxury landscape. Paying attention to soil biology is a necessity, as well, to fertilize trees with the right nutrients. These nutrients promote healthy growth, deep root development and enhance the processes that trees use to sustain the environment.

While this covers maintenance, newly established trees need a couple things to get going. Investing in the installation of trees is a long-term investment in both property value and sustainability. As they begin to grow they will need to be watered, varying by the specific variety. Additionally, routine inspections of the tree as it grows to maturity is needed to make sure any diseases or disorders are caught early and taken care of with the right treatment. Using a professional is always a best practice when it comes to tree care, especially one that is an International Society of Arboriculture certified arborist. Not only will this maximize the benefit of care to a particular property, but the whole community. When they are not converting carbon dioxide into oxygen, trees are acting as a home to local wildlife. Their root systems keep soil in place, which keeps everything else around intact. For an increase in privacy that screams luxury, and skyrocketing property value that correlates to a personal sustainment of the local environment, look no further than tree installation. by Chris Darnell, ZebraScapes Landscaping

They come in every color and color combination on the spectrum so it’s easy to find one that will complement or accent any space. With their functional purpose they don’t always contain the level of detail you’ll find in other objects, but their color and sparkle will certainly brighten any occasion. he art and magic of glass-blowing has developed and thrived over nearly 1,000 years on the Italian island of Murano, just a mile away from Venice. It exports a staggering variety of decorative objects from tiny animal figurines to chandeliers in both classical and abstract styles that fit into any style of interior design. What they all have in common is exquisite craftmanship, astonishing detail, vivid color and the capture of light that animates them into eyecatching accessories, making any room delightful and memorable. This glass has inspired the work of Dale Chihuly and other glass masters, but nothing has quite the same quality as the artistic objects of Murano.

he variety of window treatments homeowners have to choose from can be dizzying, with each type extending its own qualities and benefits to your interior décor. While drapes and curtains add a classic touch of elegance to any room, wooden blinds have the structure and texture to really warm up your home, literally and figuratively. Made from either hardwood or vinyl and other materials simulating a wood grain they offer beauty and enhanced control over light and heat.

ENHANCE COMFORT Wooden blinds can be painted in any color you choose and can be paired with any interior color scheme, but it’s hard to top the timeless beauty of letting the wood grain take center stage. It will immediately give the room an approachable and homey vibe, as well as a degree of sophistication. Faux wood versions can in some cases be virtually indistinguishable from their hardwood brethren, but hardwood blinds lend a radiant, natural quality that make them well worth the additional care they may require to stay at their peak.

Those with 2-inch or 2.5-inch slats will provide a little more help in that area, but they may look out of proportion on smaller windows where 1-inch slats will also act as a barrier to heat entering or escaping. Depending on their composition, faux-wood blinds may be more effective at retaining heat.

SET YOUR STYLE Wooden blinds ground your room on the solid foundation of nature while pairing well with any style of furniture and décor. lose your eyes and imagine a luxurious high-end closet. Most likely it is a large room big enough to accommodate a center island and a sitting area. Closet remakes are now just as desirable as kitchen remodels, with closet islands right up there in every wish list.

CREATE SPACE WITH PIZAZZDESIGNby Valerie Demetros

The extra storage and counter space brought by closet islands are extremely fashionable and increase resale value. When done just right, they ooze luxury and comfort while combining function and style. First off, make sure your closet can accommodate an island. You need a minimum of 36 inches of empty space on all sides to walk around it and access storage. For a single-sided island (drawers on just one side), you can get away with less space. If your room is small, consider a single-sided island with one wall of shelves to save space. The height of your island is just as important. Although 40 to 45 inches is standard, make sure it is right for you. If you are taller than average or shorter, take that into account. This is your personal space. Once you determine height, then plan drawers and shelves on each side, leaving room for the countertop and toe kick in your measurements. Your countertop will set the tone of the room so choose wisely. It can be glass, concrete with colored glass for a modern industrial look, stone or tile for a classic look or even live-edge or inlaid wood. Consider the style of the cabinets and drawers and go from there. This is where your personality shines.

Consider additional lighting so that drawers or cabinets light up when opened or backlighting the island from under the counter. If you choose a glass counter, add a soft glow from inside for an upscale look. Not only will a closet island bring added value to your home, but it will save valuable time with everything at your fingertips in a gorgeous setting. You use it every morning and evening, and a few times throughout the day.

Closet Islands C

Your accessories can elevate the look of the island with drawer pulls, dividers or inserts.

It’s a room that gets a lot of use, so give it the attention it deserves; you won’t regret it.

If you have the space, you may want to include built-in seating, usually attached at one end. The underbench area can serve as storage for sweaters or jackets. Add a velvet or silk cushion for even more style.

If you have a collection, like jewelry or designer evening bags, put it under glass or add shelves to one side of the island to showcase it. Consider a mirror on one side; rounded shelves or hooks on one end for style and storage. You can add a closet safe concealed behind a cabinet door or a built-in ironing board.

LOCK IT DOWN Interest rates fluctuate weekly; sometimes daily. Speak to your mortgage adviser about when to lock that interest rate, how long you get to keep that rate and whether you should pay for a longer rate lock. PAY CASH That sounds like a very flip thing to say, but cash is starting to become king again. Money has been so cheap over the past few years that it made sense to get a loan even if you were able to pay cash for a property. In many markets, however, cash has been used by up to 27% of buyers to win a deal and then refinanced after close of escrow. Cash was great for that; it may be great again to sweeten the pot for a seller who may be caught off guard by current market conditions and is ready to make a deal.

MAKE AN OFFER With changing market conditions, many home sellers don’t know what the market value of their home is and are waiting for an offer. A seller’s situation may have changed, and they may be willing to accept less than asking price. You may come to an agreement on your terms. As the old saying goes: “They can’t say ‘Yes’ unless you ask the question.” by Gary Nelson, Realty Executives of Flagstaff

Interest RatesTips for Homebuyers FACINGWHENRISING

EXPLORE AN ADJUSTABLERATE MORTGAGE If you plan on living in your next home for fewer than 5 to 7 years, it pays to speak to your lender about a 5/6 or 7/6 ARM or adjustable rate mortgage. For a far superior interest rate, you will get a loan that does not rate-adjust for 5 to 7 years, adjusts every six months afterward, and you could sell it or refinance before that ever occurs.

ising interest rates and previously skyrocketing home values have put many homes out of reach for buyers in all price ranges. But there are ways to soften the effect of what a mortgage may cost. BE DECISIVE Moving quickly when you are able to do so may be your best strategy. If you find that perfect property, get it. Many buyers have lost their buying power since the beginning of the year with interest rates almost double. So, it may be more beneficial to act quickly to beat losing out or being priced out of that perfect property.

aving been in the business of designing and building custom homes for many years we find our clients often admit they aren’t sure what style of home they want. A totally understandable dilemma. After all, there is a large variety to choose from. This is sometimes dictated by the specific community, neighborhood or region they are building in. At other times, the field is wide open — these are often the most satisfying projects to work on. Way back at the turn of the century, I set about designing and building a Tuscan farmhouse for our family home. The land suited the design along with the natural vegetation and generous size of the lot. At the time, Under the Tuscan Sun was a bestselling book and soon to be made movie. Research and travel serve the imagination well. I envisioned and created a sprawling yet intimate home that resembled a quaint European village. The favorite area was our walled-in courtyard filled with old growth trees, potted flowering plants, a fireplace, French doors and balconies. It was our sanctuary and left us all with cherished memories of family life. Our advice to our clients in regards to design and architectural style: Site the home correctly, taking into account the topography, exposure and views. Layout the desired spaces and their appropriate sizes so that they reflect how the homeowner lives. Always take into account functionality and form. Once the floor plan is complete, it’s time to personalize the exterior. The roof design and pitch play a large role along with window size, shape and placement as to the preferred architectural style. Add in timber framing, exposed rafters, shutters, dormers, siding, stone, plaster; the list goes on and on.

Make your space as versatile as you can with items that can pull double or triple duty, like an ottoman or bench with a storage compartment or a coffee table that’s strong enough to be used as additional seating. Keeping a bar cart beside the sofa as an end table can store board games as well as entertain guests with drinks and snacks.

maller rooms can create big interior design opportunities. Whether they’re tucked within an estate or an apartment they provide an intimate space for solitude and time with those closest to you. Pandemic living in open-concept homes has led many of us to yearn for smaller quarters to work or relax in. It’s easy to style small spaces luxuriously despite their limitations, and they can be a showcase for beautiful but diminutive objects like lamps and figurines too easy to overlook when they’re in a cavernous living room.

If it’s your office you can find all kinds of useful gadgets that are also decorative, from staplers to pen holders.

START OUT LARGE

IN SMALL

LIGHT IT UP It may seem like a small space doesn’t need that much in the way of lighting, but falling into that trap can end up driving people away from it. Task lighting is just as important as ambient, and it’s easier to locate since the limited square footage makes it easier to know where people will want to sit, read and relax. Using lamps with bases that can slip under sofas and chairs that can be directed as needed are one of the best options.

SPACESDESIGN

It sounds counterintuitive but putting a sofa or painting that seems a little too big for a small room often is the best way to anchor it. Subverting expectations with an oversized feature communicates the space punches above its weight with style and vigor. An elongated desk, a sofa that almost grazes both walls or a painting that covers 75% of one of one wall will set the proper stage, but you’ll need to keep the rest of the furnishings more in keeping with the room’s dimensions.

EVERYTHING HAS A PURPOSE

TAKE YOUR TIME Don’t make a quick decision. Keep samples up for a few days to see them in diverse lighting. Colors look different in morning, afternoon and sunny or overcast days.

O ne of the most agonizing choices when decorating is paint colors. If you are an all-my-wallsare-white person, lucky you. But for most, even choosing a shade of white can be agonizing. If you’re trying to choose a paint color, here are a few things to consider: CHECK OUT YOUR CLOSET Yes, you heard it right. If you are undecided, peek in your closet for colors that bring you joy. Is it full of neutrals with a few pops of color, or a wild bright style? Consider this when choosing your wall and furniture shades, these are the colors that define your taste.

TAKE THE ANGST OUT OF

DON’T BE AFRAID OF COLOR Choosing a bold jewel-toned color for one accent wall may be just the thing that room needs to make it sing. Don’t be afraid to paint outside the white/tan parameters and add a bit of flair.

Don’t rely on tiny paint samples, throw that right on a wall. Colors look different in larger sections, so paint a 2-foot square or larger.

PAINT A LARGE TEST SWATCH

CHOOSE THE RIGHT FINISH You decided on color, now choose the finish. Usually, the higher the sheen the more durable and easy-to-clean. High gloss shows dirt so select an eggshell or satin for most interior walls and semi-gloss for trim and baseboards.

CONSIDER THE UNDERTONE Some colors, especially white, can contain a hint of yellow or blue. Think how these undertones might draw out similar tones in your decor.

CONSIDER FURNISHINGSYOUR Paint a swatch behind your sofa or paint a large piece of foam core and move it behind or next to things. Don’t forget art and woodwork.
