FINALLY! THE HONEST TRUTH BEHIND THE REVERSE MORTGAGE by Travis Schultz, Owner and Licensed Mortgage Broker, Smart Mortgage
A
re reverse mortgages not all they’re cracked up to be? Can they truly add the stability you need for financial planning and your retirement, or are they just another way to steal away your home, equity or inheritance? Since the product began back in 1989, local Prescott reverse mortgage expert Travis Schultz at Smart Mortgage says we may be surprised with the honest truth behind the reverse mortgage!

No mortgage payments for life? – (True) As long as either spouse considers the property as his or her primary home, they can live there for life paying zero mortgage payments. All applicants must be 62 years old or older – (False) Only one spouse needs to be 62 years old. The other spouse may be younger. You must own your home outright – (False) You may already have an existing mortgage, which can be refinanced and paid off with a reverse mortgage. The income or cash I receive is not taxable – (True) Any money you receive, whether monthly, a cash sum or in a home equity line is all nontaxable to do with as you wish. You must have good credit and income for a reverse mortgage – (False) Since re-

verse mortgages do not require a mortgage payment, almost anyone with any type of credit and income may be eligible. Once into the reverse mortgage you are locked into it, permanently – (False) The reverse mortgage is simply a loan recorded against the property, just like every other mortgage. You retain full ownership, so at any time you can move, sell or refinance the property simply by paying off the mortgage balance. If I take out a reverse mortgage, I will leave nothing for my family – (False) Reverse mortgages have insurance automatically built in to protect the family. Most homes continue to increase in value over time, leaving even more equity for family. Even if property values decrease below what is owed, the family can acquire the property for 5% less than market value. You can only get a reverse mortgage on a one-unit home – (False) Smart Mortgage also allows reverse mortgages on manufactured homes, duplexes, triplexes, fourplexes, townhomes and condos, as long as one unit is considered your primary residence. My family will be responsible for the debt – (False) The reverse mortgage is a non-recourse loan, so if your value ever

falls below what you owe, your family will never have to pay the deficiency. The government or lender will own my home – (False) The reverse mortgage is simply a lien recorded against the property, just like any other mortgage. The homeowner(s) remains on title and has full ownership. The owner(s) may also add other family members or place the home in a trust, so family automatically has ownership in the property and equity, as well. You can purchase a home using a reverse mortgage – (True) Smart Mortgage allows you to purchase a primary home and the financed amount has no payments for life.

October is National Breast Cancer Awareness Month. It is estimated that 1 in 8 women will be diagnosed with breast cancer in her lifetime. The disease can have a profound impact on patients and their families and loved ones. Prescott Police Deputy Chief Amy Bonney said, “We began this effort in 2018 with the goal of raising money for Yavapai Regional Medical Center (YRMC) Breast Care Center and for the families of two of our officers whose wives had been diagnosed with breast cancer within months of one another. This is one small thing we can do to help them feel supported, encouraged and loved.”
Not only will police personnel be wearing pink patches, the patches will be available for sale to the public at a variety of locations. ● Prescott Police Department ● Both YRMC Campus gift shops ● The Breast Care Center in Prescott Valley Prescott Police Chief Debora Black said this year’s patches are different. “This year, we have redesigned the patches — they will be different each year so people can collect or trade them. We will be selling them throughout the month of October. The patches will be $5 each. … The funds this year will be going to the Breast Care Center at

To conquer a rockface is to overcome both mental and physical fatigue, and while everyone must make their way to the top on their own, every climber is part of a community. That’s why Gripstone has such a wealth of offerings, both on and off the wall. Of course, the main draw at Gripstone is its 11,200 square feet of climbing space. There, new climbers and seasoned rock masters alike can find plenty of opportunities to test their skills with top-roping, lead-climbing, and bouldering areas. To keep things interesting, route setters frequently update the climbs. And those looking for structured classes can learn safety skills and rock-scaling techniques from experienced climbers such as Tony Yaniro, widely considered the father of modern sport climbing. If that’s not enough, Gripstone also has a wide offering of snacks and drinks in their cafe, featuring hand-made smoothies and espresso. Come climb with us today!

The Who Experience’s‚™ professional, energetic, fun and audience engaging performance is a must see for classic rock fans young and old and will leave fans screaming for more! Along with the Beatles and the Rolling Stones, THE WHO complete the trinity of British rock and roll. The list of their smash hits including “Behind Blue Eyes‚“, “Won’t Get Fooled Again‚“, “Who Are You‚“, “Baba O’ Riley‚“ (Teenage Waste Land)‚...goes on and on with numerous top hits. Buy, Collect, Trade Prescott Police Pink Patches To Support Breast Cancer Awareness
D
on’t blink — you really are seeing a pink-wrapped police car driving around town. And yes, that police officer’s uniform has a pink patch on the sleeve.

We are excited to be supporting them once again in their efforts to not only treat breast cancer, but to detect it early and provide ongoing support for breast cancer patients, survivors and their families. In 2018, the Prescott Police Department raised approximately $8,000 to fight breast cancer.
“This year, we have redesigned the patches — they will be different each year so people can collect or trade them. We will be selling them throughout the month of October. The patches will be $5 each. … The funds this year will be going to the Breast Care Center at

3,000 flags commemorate the lives lost in Sept. 11, 2001 terrorist attacks. Each flagpole bears information about the victims of the attacks. Many visitors have found the names of family and friends, and others have come to pay their respects to the victims and the First Responders who gave their lives trying to rescue them.
Included on the Field of Flags are 19 Granite Mountain Hotshot flags honoring the 19 who lost their lives in the Yarnell Hill fire on June 30, 2013. For one week, the Civic Center grounds become hallowed as we honor and remember these lives lost.

Mick Adams & The Stones at the Prescott Elks Theatre and Performing Arts Center. 7:00 PM Named one of the top ten tribute bands in the world by Backstage Magazine, Mick Adams and The Stones are an authentic recreation of The Rolling Stones, live in concert. According to Jerry, “It doesn’t get any closer than this!” Mick Adams and the Stones have been featured twice on National TV’s The World’s Greatest Tribute Bands, and were the only band chosen by Mark Cuban out of seven seasons of the television show to perform a private concert for Comcast and AXS Television in January. T
he Prescott POPS Symphony Orchestra is attracting full houses so far in in 2109-2020 season, said Anne Babinsky, POPs board chair. She said the first three concerts attracted record crowds, and anticipates the same for coming shows. Future concerts are Dec. 8- “Holiday Dreams and Traditions,” and Feb. 16 -“Love and Laughter” Both are scheduled for 3 p.m. at the Yavapai College Performing Arts Center, 1100 E. Sheldon, and Prescott. POPs Musical Director Joe Place announced during the Sept. 15 concert that POPS was expanding its funding program for the “Music Education and Enrichment Outreach” objective it had established. The expansion will include supporting after-school programs, lessons, school concerts, grants to schools and student scholarships. Place announced from the stage that generosity from overall community already had resulted in $25,000 available to support the expanded mission; and that additional contributions are expected. This past year, generous contributions from individual donors, businesses and corporations, combined with concert income, made it possible
