History Once part of the Mississippian culture and home to the Mound Builders, the area now known as Columbia was once populated by Osage and Missouri Indians. The Lewis and Clark Expedition passed by the area on the Missouri River in 1803. In 1806, Daniel Boone and his sons established a salt lick 40 miles northwest of Columbia. The Booneslick Trail wound from Kentucky through St. Charles, Missouri, to the salt lick. In 1818 a group of settlers, incorporated under the Smithton Land Co., established the village of Smithton less than a mile from current day downtown Columbia with the purchase of more than 2,000 acres. Due to lack of water, the settlers moved across the Flat Branch Creek to the plateau between the Flat Branch and Hinkson creeks — in what is now the downtown district. They renamed the settlement Columbia. l 10

New residents moving to Columbia will automatically receive a voucher within three weeks of signing up for City of Columbia utilities. The vouchers can be redeemed at most local grocery stores for blue recycling and black trash bags, complimentary. If you expected to receive a bag voucher and did not, please contact WasteZero Inc. at 1-800-866-3954. • Columbia uses a dual-stream recycle system, which means “Fiber” (paper, cardboard, newspaper) and “Containers” (plastic No. 1 to 7, glass, aluminum) are collected separately. For curbside customers, containers must be placed in the blue bags, while fibers need to be broken down and placed in a paper bag or box. Piles should be clearly separated at the curb. • Items such as demolition debris, automotive parts, hazardous materials, whole tires and felled trees cannot be collected with regular refuse. For disposal options, call 573-874-CITY(2489). • To arrange a free pickup of oversized items, call the Contact Center or complete the online request form at least 48 hours prior to your scheduled collection day. This includes bulky items such as furniture and carpet (cut in lengths of 4 feet and in rolls not to exceed 2 feet in diameter). For more information, call 573-874-CITY(2489). • Major appliances — washer, dryer, range, freezer, dehumidifier, stove, dishwasher, refrigerator, water heater, air conditioner, trash compactor, conventional oven — will be picked up on your regular collection day. Call 573-874-CITY at least 24 hours before, or submit your request online at least 48 hours before your regular trash day. The appliance will need to be curbside by 7:30 a.m., and an additional fee will be added to your monthly utility bill.

Yard Waste Collection • When possible, leaves, grass, twigs and small branches should be dropped off at a yard waste site. Alternatively, they may be placed in a bag by the curb on your regular collection day and taken to the landfill. • Limbs must be bundled and should not exceed 4 feet in length, 2 feet in diameter and 50 pounds per bundle.

Residential Recycling Drop-off Containers • Residential recycling drop-off containers accept the same recyclable items that may be placed curbside. • Please do not deposit plastic shopping bags in the drop-off containers.

Household Hazardous Waste Drop-off • Columbia residents may take their household hazardous waste products to the Household Hazardous Waste (HHW) Collection Facility at 1313 Lakeview. • The facility is only open on the first and third Saturdays April through November, 8 a.m. to noon. • No hazardous products are collected curbside. • If your paint can is empty or the paint is completely dry, you can throw it away. To dry any remaining paint, leave the lid off for a couple of days, or use kitty litter to absorb the excess paint. Then throw the can away.

Downtown Columbia has a vital and growing business district, and with Stephens College, Columbia College and the University of Missouri outlining downtown, there is limited parking. The Municipal Parking Utility maintains all parking garages, surface lots and street meters.

Parking Garages There are six multi-level parking garages in downtown Columbia. The six facilities have a total of 2,300 parking spaces. Parking garages are made up of hourly, permit and reserved spaces. The hourly spaces at Seventh and Walnut currently use a ticket and attendant system. The remaining parking garages utilize pay machines that use a payment-in-advance concept, with the exception of Eighth and Cherry and Short Street, which have parking meters at each hourly space. The payment machines are located at the facility exits. Patrons are required to take note of their parking space as they park and then pay the machine for the space and anticipated period they will be parked there. Parking garage/lots enforced: 8 a.m. to 6 p.m. Monday through Friday (Saturday and Sunday are free) Garage parking rates: 50 cents per hour

PARKMOBILE APP Easy to download, go to Parkmobile.com or scan the QR code on any Parkmobileenabled meter, download the app, register and begin paying for parking via the app. All downtown meters accept payment via the Parkmobile app. Each Parkmobile-enabled meter will have a bright green sticker with a unique four-digit parking zone number. Meeting or appointment runs longer than expected? With the Parkmobile app you can add time to the meter, up to the maximum allowed, remotely from your smartphone. And, you can set reminders so that you are notified before your meter expires.

NEW COMO PARK CARDS CoMo Park Cards are the new reloadable parking payment cards and are accepted by all downtown meters. CoMo Park Cards can be obtained and reloaded at the Public Works department office on the third floor of City Hall.

Travel Made Easy As an everyday traveler, it’s important to know how to navigate your way through an area. This can be especially difficult if you’re traveling to a new place. Columbia is centrally located within the state, and two major roadways — Interstate 70 and Highway 63 — divide the city. Because of these roadways, Columbia is one of the most accessible cities in Missouri. • I-70 travels straight through Columbia and heads west toward Boonville and Kansas City and east toward Kingdom City and St. Louis.

It’s a Seller’s Market in Columbia “Homes currently on the market are inundated with showings and offers,” says Realtor Denise Payne. “And many people are building because they can’t find something they like.” Prices for rentals are also up, making purchasing a home often more attractive than renting. So if you don’t miss out on the property you want, Payne recommends being prepared to make a decision quickly. Have your loan approval letter in hand, and be ready to pull the trigger. For remote buyers, that can mean committing to buying a home before seeing it in person. Payne says she has used FaceTime to show houses to remote buyers. “I had one couple who lived three hours away. The first time they saw their new house in person was at the inspection,” she says.

Choosing new construction means finding the right spot and having the opportunity to tailor the home to your needs. When Realtor Denise Payne saw a new construction come on the market in Steeplechase Estates, located within the Thornbrook community, in December, she reached out to her clients Marilyn and Wesley May right away. The Mays have been considering a move to Columbia from their home in Moline, Illinois, for several years now, in order to be closer to their son, daughter and grandchildren. The house that Payne found for them features no stairs, good accessibility (such as walk-in shower) and relatively low maintenance. “It’s a slab home but looks out over the neighborhood lake, great for an outdoor enthusiast like Wesley,” Payne says. “With an absolute zero-entry shower and extra grab bars installed by the builder (Dynamic Builders), it meets their accessibility needs. Location, Location, Location COLUMBIA REALTOR DENISE PAYNE SHARES HER APPROACH TO HELPING BUYERS FIND THE RIGHT NEIGHBORHOOD How do you help newcomers know where to start in finding a home in the right location? We really take it on a case-by-case basis according to what’s best for the individual. Sometimes it will be based on where their job is and how long of a commute they want to have. If they have children, it might be based on what school they’d like their kids to attend. Maybe they’re avid bicyclists, and they’d like to be near a trailhead. We like to sit down and have those conversations ahead of time, whether in person or by phone, to see what part of the area is best for them. Then we try to limit the homes based on the area of town that will make them happy, so it’s customized to their needs.

What should newcomers know about finding a home in Columbia? I always like to start by telling them about the different features Columbia has to offer. I give them a community tour where we go downtown, to Cosmo Park, to Stephens Lake to help them see all the different aspects of the city. It

only takes about an hour and half to go through the whole town, but it’s so helpful for getting a feel for what appeals to them, what they like to do in their spare time and how that will affect their home search.

What are the most popular new neighborhoods in Columbia? The Brooks, out on the east side of town, is very popular right now. Golfers like the close proximity to Old Hawthorne. Three newer condo developments to keep your eyes on are Vintage Falls (they’ve got a new plat opening up); Bristol Lake Villas, a brand new development; and Smithton Crossing, which has built more condos recently because of the great demand. Nursery Heights, in the southwest part of town, is another new subdivision that’s really popular right now. They’ve kept the homes there at starter-home prices (low $200,000s), so young families can get into the schools that funnel in the southwest but won’t have to pay $300,000 for a house. There are also a couple of great newer ones up north. Summerset Village, near Battle High School, is right next to Lake of

the Woods Golf Course and the city swimming pool, so you get those amenities. Also up north, Tuscany Ridge and Arbor Pointe, both near the newer elementary school, are popular and affordable. That said, as a Realtor, we can’t tell buyers what neighborhood to move to or not move to, so it’s important to do your research.

What is one thing you wish all those in the market for a new home knew? A lot of people don’t understand that the listing agent works for the seller. When you call that listing agent thinking they should show you the house, you’re actually doing yourself a disservice. If you have your own agent, you’ll probably have a happier outcome. It’s not war, but it is negotiations, and you might in hindsight wish you had your own representation. As an agent, we can show buyers any house, whether or not it’s listed with our company. What’s important is that they have their own advocate.

If it’s charm and history you’re looking for, Columbia has plenty to fit the bill. Wide-open Spaces Although large lots aren’t the norm within the city limits, there are a few Columbia neighborhoods that offer a bit more room to spread out. The Country Meadows neighborhood, established in 1988 in southwest Columbia, offers large lots, at a median home price of $323,000. Homes in Harpers Pointe, also in the southwest, are built on three-

Trail Access With the Cosmo Nature Trail, Hinkson Creek Trail, MKT Nature and Fitness Trail and many more spread throughout the city, you’re never far from an opportunity to exercise or explore. The city’s trails are open to everyone, but some neighborhoods boast direct trail access. For instance, in the southwest, the Cascades neighborhood has its own lake and walking trail, and Chapel Hill Estates is located near Twin Lakes parks and trails.

Walkability/Bikeability Depending on your place of employment, many Columbia neighborhoods will likely require a car for the morning commute. But thanks to the city’s extensive network of bike trails and bike lanes, taking two wheels to work is a viable option from many of the city’s neighborhoods. Give and Take Four areas to compromise and two to stand firm in when buying a home Whether you’re a first-time homebuyer or looking to relocate, it’s important to set your priorities before house hunting begins. “Sit down and take some time to rank items you consider to be your top five to seven most important items in searching for a home,” says Robin Pittman of RE/MAX Boone Realty. Odds are that no house on the market is going to have everything you’re looking for, but that shouldn’t dampen the search. Here are four areas to compromise and two to stand firm in when buying a home.

“Don’t be blinded by items that can be easily changed,” Pittman says, “including interior and exterior paint, light fixtures, countertops, landscaping and flooring.”

Pittman encourages her clients to drive through the neighborhood in the evening, after neighbors get home from work, to get a feel for the area. “This helps the buyers decide whether it’s not only the house they wish to call home but also the neighborhood they can feel safe and comfortable in,” she says. If location is at the top of your priorities because of the school district or a job, O’Brien says it may be necessary to compromise on other factors. “If it’s a sought-after school district in a highly competitive price range, then you may have to construct your offer differently or be more flexible on that closing date or offer a little bit more on the price.” 2. FINANCING

Pittman stresses the importance of getting prequalified by a lender before you start to look at houses. That way, you’ll avoid falling in love with a place you can’t afford. After the crucial step of prequalification, “I discuss with buyers what price point they are comfortable with, and sometimes it is a number slightly below the lender’s prequalification amount,” Pittman says. “They might want to take annual vacation or have the extra money to put into savings.” l

Columbia Public Schools Accredited with distinction by the Missouri Department of Elementary and Secondary Education, Columbia Public Schools is the fifth largest district in the state and includes 21 elementary schools, six middle schools, four high schools, a career education center and an early childhood learning center. The school district currently has a new middle school under construction in south Columbia. John Warner Middle School is slated to open in August 2020. The district is also renovating and completing an addition to Locust Street Expressive Arts Elementary School. A classroom addition to Rock Bridge Elementary School is slated to begin construction this summer. In 2019-20, CPS had an enrollment of 19,052 students from preschool to grade 12 and a student-to-teacher ratio of 13:1. Columbia’s students excel in the classroom and in their post-secondary education careers. Eighty to 90 percent of Columbia students extend their education beyond high school. Remember Primary Care Urgent and quick care facilities have grown exponentially over the past decade, filling a void for individuals who can’t access their regular medical doctor on nights, weekends and holidays. But one of the biggest fallbacks of quick medical treatment is that it lacks continuity of care. At quick and urgent care facilities, the providers’ purpose is to offer quick, easy access to affordable health care only when your regular doctor isn’t available. A primary care physician knows your medical history and provides care accordingly. That’s why urgent care is a supplement to regular care, not a replacement.

Can you explain that again? If you don’t understand an aspect of the service or treatment plan (tests, medication, etc.), always ask for clarification.

When will I get my results? You might need to call the clinic back to get results. Clarify this before leaving the facility.

In Tiger Town, faith and spirituality are there for anyone who seeks them, from those who choose to worship every Sunday to those who simply are looking for spiritual exploration. It’s a diverse, inclusive city, home to places for faithbased observance with allegiances to belief systems from both Western and Eastern philosophies. “Having lived in four different states, I can say from experience that getting connected to the community is essential to feeling at home, like you belong,” says Carol McEntyre, pastor of First Baptist Church in Columbia. “When you relocate to a new place, you can either get involved and become part of that community’s fabric or be a bystander. 82

the Episcopal church. Additionally, Adult Forum meets on Sundays from 9:45 to 10:25 a.m. to talk about church history, theology and various social issues. The Crossing hosts newcomers’ brunches for visitors who want to learn more about the church and get connected. It’s a casual meal with some of the church pastors, held at various times throughout the year. The church also offers Adult Connection Class to help participants develop a more biblically informed faith.

2. Join a small group Life Groups at Forum Christian Church help people connect to one another and the community in a relaxed, casual environment. These groups meet in homes around town throughout the week and cover a variety of topics. Community United Methodist Church hosts Sunday morning adult small groups as well as others throughout the week. For the majority of these and similar groups hosted by other local churches, the goal is to

build community while promoting Christian education.

3. Connect with other parents Mothers of Preschoolers is an international organization for expecting moms or moms of infants to preschoolers who are looking for support, friendship and encouragement. Created in 1973 by eight women in Colorado, MOPS groups meet in more than 60 countries. In Columbia, these groups are hosted regularly at First Presbyterian Church of Columbia, Grace Bible Church and Woodcrest. For moms of school-age children, MOMSnext groups usually meet twice a month — or more or less depending on the specific group. Visit mops.org to learn more. Additionally, churches might offer groups tailored specifically for women or men, where you can get to know other parents; research a church near you to see your options. Columbia’s Compass Evangelical Free Church, for example, offers men’s ministry groups that “forge men of character, loving husbands and dads that disciple,” according to its website.

A lot of faith-based organizations offer events that are open to the entire community, regardless of whether you attend there for worship. Many churches offer vacation Bible school during the summer months, as well as day cares and preschools housed on their campuses. First Baptist’s preschool and children’s ministry, First Kids, recently hosted a kids’ night out with Jabberwocky, a nonprofit that teaches children how to dance. “The kids had a great time dancing the night away, as did the parents, who were able to drop their kids off and have an evening out,” McEntyre says. First Baptist also hosts six to seven concerts per year through the Odyssey Chamber Music Series, which focuses on classical music. Other faith-based organizations bring in special guest speakers, host parents’ night out, trivia nights and more. Check out the organizations’ online calendars for a full listing of events.

5. Volunteer Serving others is a great way to connect with your new town, and many faith-based organizations facilitate volunteer opportunities in house and throughout the community. Missouri United Methodist Church is looking for volunteers to help with daily business, including answer phones, making photocopies and greeting newcomers. ROCHEPORT (15 miles) You don’t even have to leave Boone County to appreciate this tranquil little town on the Missouri River. Enjoy a spectacular view from the bluff top as you sip award-winning wines and dine on gourmet fare at Les Bourgeois Vineyards, Missouri’s third-largest winery. For the active set, Rocheport is your passport to the Katy Trail, the rails-to-trails state park that traverses the width of Missouri along the old Missouri-Kansas-Texas railway. BOONVILLE (25 miles) Just a short hop down Interstate 70 is the inviting town of Boonville. Named for the sons of frontiersman Daniel Boone, the city sits just south of where Nathan and Daniel Morgan Boone operated a saltworks in the 19th century. Today’s Boonville is a history buff’s dream, adorned with architectural gems such as the Hotel Frederick, Thespian Hall and elegant homes of a bygone era. Pick up a map for a walking tour at the River, Rails, and Trails Museum in the Visitors Center at the Katy Trailhead. You’ll find access nearby to the Katy Trail, Katy Bridge and the historic Katy Depot, the only surviving Spanish mission-style depot on the Missouri-Kansas-Texas railroad. Feeling lucky? Try your hand at the Isle of Capri casino for gaming

and live entertainment. If warm fuzzies are more your speed, visit Warm Springs Ranch, the breeding farm of the Budweiser Clydesdales. FULTON (30 miles) Winston Churchill put Fulton on the map when he delivered his Iron Curtain speech at Westminster College in 1946. The National Churchill Museum on the Westminster campus celebrates the remarkable life of this eloquent statesman. The complex includes a section of the Berlin Wall and the Church of St. Mary the Virgin, Aldermanbury, a 17th-century London church designed by Sir Christopher Wren.
