Ethos and HistoryOur

Established in 1997, Coquet Cottages began with just one small holiday cottage in Warkworth Village, with a vision to provide luxurious, dog-friendly accommodation in a beautiful location, where the choice was limited and standards were quite basic.

Fast forward 25 years and we now have a portfolio consisting of over 140 stunning properties, all of which have been hand picked by our dedicated client team and consistently achieve 4-5 star accreditations from Visit England. In 2019, we opened a beautiful shop in the village square of Warkworth, which has enabled us to have a stronger high-street presence and allows passing visitors and current guests to pop

in and put a face to a name. Having so much hands-on experience with our own holiday homes gives us a unique approach to the culture of luxury holiday letting, allowing us to pass the benefit of our experience onto each of our owners.

Part of our onboarding process includes coaching new owners on maximising the potential of their holiday home, and we continue to encourage owners to consistently maintain and continuously improve standards. Both aspects are essential in such a competitive yet rewarding market. This knowledge, guidance and support is invaluable to both new and current owners in every stage of their journey with us.

We use dynamic pricing and revenue management techniques to focus on achieving the maximum return for your investment. High occupancy rates won’t

create maximum income without effective revenue management. Our dynamic pricing system ensures your property achieves the most competitive rates possible, maximising on demand throughout the year.

Our clientele recognise luxury and quality, therefore our property yields are much more competitive without the pressure of operating on 100% occupancy. This is much better suited to the luxury property market, reducing wear on the property and creating a little more opportunity to enjoy the property yourself without impacting on the income achieved.

Every letting journey is different, which is why we adapt our process to suit you and your timescales. However, we recognise that you’ll be looking to us for support and guidance on your journey, which is why we have a flexible structure throughout our onboarding process.

First contact

Get in touch with our client team for an informal chat about your property - or your soon-to-be property. We’ll discuss how we work and find out more about what you’re looking for.

Lets meet

If we feel the property is suitable or has the potential to join our portfolio, we’ll arrange a date and time to meet, ideally on site. We like to keep it informal, so we’ll have a tour around the property (in whatever state it’s in, fully finished or just off the starting-block!) and offer some advice on areas to pay attention to, to help you provide the best possible standard of accommodation. We’ll also provide an idea of the potential yield you can achieve, and discuss a little more about what we can offer you.

Joining us

Following our meeting, we’ll arrange the contractual elements and then begin the onboarding process. We’ll need a date from you when you’re happy to open from - which we’ll guide you on. We’ll keep you on track when it comes to preparing for the photo shoot, let you know of any further information we require from you, and overall what you need to provide in your holiday home.

As an overview, our service to you includes:

• Unlimited support and guidance throughout your relationship with us, from our 25 years experience of holiday letting.

• New for 2022: a downloadable owners guidebook to hold on your mobile or tablet, containing all the information you need to establish your holiday property. It’s an ongoing information resource for the best places to buy supplies, hints and tips to enhance your guests’ experience and updates on any changes affecting our industry, all at your finger tips.

• A full professional photo shoot for your property.

• A 3D virtual tour, ‘dollhouse’ interactive floor plan and regular floor plan.

• A guest information pack full of everything a guest needs to know when staying at your property, personalised to your property.

• A personalised Guidebook app for your property, containing essential information about your property, local information about the area, offers and recommendations. All guests can have everything at their fingertips from the point of booking until the end of their holiday, enhancing the customer experience from the very beginning.

• A selection of high-quality Coquet-branded items such as beautiful visitor’s books, pens, keyrings, our own Escape magazines and other premium items are available to enhance your guests’ stay.

Howmuch?

As a local, independent agency with years of hands on experience, the service you will receive will be tailored to you and your property. Here is a guide to our costs:

Joining fee: £245 + VAT

Whilst the photo shoot is complimentary when you first join us, the joining fee covers the fresh props for staging, our staff time in managing the shoot, as well as the 3D virtual tour, dollhouse floor plan, regular floor plan, owner Guidebook and personalised guest Guidebook app for your property for guests to download prior to their stay. Unlimited consultation and support thorough the onboarding process and beyond.

Commission: 20%

Our commission fee covers the full agency service - this excludes cleaning and laundry. We can help with finding a housekeeper for your property should you require one.

Visit England Assessment: £150 + VAT per annum*

All of our properties must achieve a minimum of 4 stars as part of our entry criteria when joining our portfolio. Visit England are the accreditation agency that we have worked with for nearly 20 years, and they ensure our properties are graded to a nationally recognised level, which reassures our guests of the quality and standards to expect from your property.

Annual Renewal Fee: £150 + VAT*

This is charged within the month of the anniversary of your first booking with us. It is to cover a multitude of updates such as to your personalised app, other in-house information and much more.
