This might be the September issue (technically autumn?), but we’re stretching out that summer-holiday vibe with plenty of outdoor-living inspo and project ideas! My own big summer-holiday project – revamping the shed – quickly came unstuck when we discovered it was falling apart – bowing walls, wonky roof, the works – due to being built on a too-small base and stacked to the rafters with heavy stuff. You live and learn! Clearing it out sparked a Marie Kondo/Mrs Hinch-inspired purge that spread to the utility, understairs cupboard and even the loft. Thank you HomeSense for your kick-ass storage department – the house has never been so organised and calm! We’re ready for whatever craziness the autumn brings…

COME ON IN!
ABOUT ME I’m Emily Young, 28, and I work in admin. I live here with my partner, Dean, 31. MY HOME We live in a twobedroom cottage in Suffolk. We got the keys in January 2018, and moved in two months later. WHEN I MOVED IN It was outdated, unloved and just a shell, with no personality whatsoever. It needed a total refresh. AND NOW It’s homely, and full of life. It blends classic country elements with modern decor. STYLE TIP Don’t run with the first idea you have. It may well be the best one, but give yourself time to think it over. Collect samples, create mood boards and be certain before you commit.

A LOT OF WORK’
Emily jumped at the chance to make this lifeless cottage her own. However, she drastically underestimated the scale of the task that lay ahead…
W
e didn’t need any convincing to buy this house,’ says Emily. ‘Initially, my partner Dean and I spotted it online, and set up a viewing straight away. That was all it took – we knew we loved it and that it was meant to be our home the second we saw it. However, on reflection, we were naive in underestimating just how much work it would needed to get it the way we wanted it. Looking back, I can say with certainty that renovating our cottage is an experience I’ll never forget!
Updating the old The house hadn’t been touched in quite some time, so it needed a lot of love. We got the keys in January 2018 but we decided to spend some time doing it up before we officially moved in. The decor was outdated, with pine cabinetry in the kitchen, an interesting mosaic pattern on the bathroom walls and beautiful original doors that had sadly all been stained orange. When we started renovating the cottage in February last year, it was snowing. We had no heating, as we were in the process of updating the system, so we would arrive at the cottage wearing five-odd layers of clothing. We can look back and laugh at it now, but at the time it was absolutely freezing! On the first day, Dean decided to start stripping back the garish, orange-stained doors. He created a DIY tent for the doors so that orange dust wouldn’t cover the room, which seemed like a great

It took him a fair few showers to get the stain off his skin, but the doors came up trumps, so it was well worth it.

the old kitchen, which can only be described as a bodge job. The units were all wonky, and stained in the same lurid orange as the doors Dean had stripped. There were chunky, old plug sockets in all sorts of odd places, such as above the sink and inside cupboards. I had a really clear idea of how I wanted the kitchen to look once it was finished, so we took our time shopping around. The room is modest in size, so we wanted a colour scheme that would

POSTER HANGER
1
Cut four wood strips to the width of your chosen print – two pieces for the top and two for the bottom. Sand the ends of each strip so they’re not rough, using medium to fine grade sandpaper. On the back piece of the top hanger, screw in eye screws at either end of the wood, about 4cm from the edge. Tie either string or leather cord through the eye screws to create the hanging loop. Affix strong adhesive magnetic strips to the back pieces of the top and bottom hanger – one either end and another in the middle for additional hold. Apply the connecting magnetic strip on top of the applied strips, peel off the backing paper and place the front piece of wood on top so the magnetic strips stick in place and line up. Pull apart the connecting wooden strips, place your poster in the frame, replace the top wooden piece of the frame, and it’s ready to hang up!

keep it feeling clean and airy, and a layout that wouldn’t look so cluttered. In fact, this was our plan for every room in the house – country-cottage-meetsmodern-jungalow. We favoured white and grey for the walls, metallic accents, plants aplenty and statement flooring. In the kitchen, that translated to crisp white bevelled metro tiles on the walls, a copper tap and drawer handles and a decorative monochrome floor. In the living room, we went for light grey walls, a gold overmantel mirror as a focal point and beautiful hardwood flooring. The bathroom was in a similar state of disrepair as the kitchen, with a dingy suite, blue walls and a laminate floor. We removed the bath, sink and loo, and replaced them with more contemporary designs, switched the mosaic wall tiles for simple, unfussy tiles in a sage

A thrifty approach As the renovation ended up being much bigger and more expensive than we had originally budgeted for, we were forced to scale back a little when it came to purchasing our furnishings and decorative items. Luckily, I’m quite a savvy shopper, and with the help of my sister, who’s got a fantastic eye and a knack for hunting down secondhand pieces, I was able to furnish and

High-street help We upcycled an antique, wall-mounted dresser – which my sister snagged for next to nothing – in Annie Sloan’s Chalk Paint, and hung it in the kitchen. The coffee table was found for £20 on a pre-loved furniture website. A learning curve
The process of renovating the entire cottage has taught us so many valuable lessons, including patience, and the ability to manage stressful moments and celebrate successful ones. It has opened up so many opportunities, such as the chance to connect with many
like-minded individuals and exchange inspiration on Instagram, where I have shared our journey @acorn_cottage_. Despite the hard work and upheaval, I can’t think of a single thing I’d do differently with our house, given the chance. I’m sure that our tastes will evolve and change over time and rooms may eventually get new looks, but as of this moment in time, I love everything about our home.’

COME ON IN!
ABOUT ME I’m Katie Seidler, a fashion buyer. I live here with my husband Russell, a bid manager. MY HOME A three-bedroom Victorian detached house in St Albans. We moved here in 2017. WHEN WE MOVED IN The house was in good order, with no major renovation work necessary, but the decor was dreary and not to our taste at all. AND NOW We laid down pale oak flooring from top to bottom, refurbished the kitchen and painted throughout. Giving the house a mono colour scheme and bringing in lots of cosy textures and Scandi accessories has given it personality. STYLE TIP Look at how you can best utilise your space and then create well-defined areas that make daily life easier.

house THE TARDIS’ SCANDI STYLE
‘I picked my dining room furniture for its Danish design. Our style is minimal and I love pared-back pieces with a clean look’
It may look small from the outside, but Katie’s home has a deceptively spacious interior, amplified by its cool Nordic decor
‘H
aving lived in rented flats for many years, buying our first house together was really exciting for my husband Russell and me,’ says Katie. ‘We’ve lived in central St Albans for many years, and we both love the array of shops, bars and restaurants on offer, so we were keen to stay in the same area if we could. We discovered this detached Victorian house, and fell in love with its spacious layout straight away. There were three bedrooms, a bathroom and an en suite, plus lots of “bolt-ons”, such as a kitchen and loft extension. We call the house the Tardis, as you really can’t tell how big it is from the outside. While the tired decor needed updating, it was a project that didn’t involve any major structural work like ripping down walls and I could see how quickly we could make a big difference to the interior simply by doing some painting, restructuring the layout to create more designated spaces and just generally adding in some personality. Plus, after having lived in flats for so long, I was also looking forward to actually having my own front door!
Getting started
IDEA TO STEAL
‘Place a large rug under a dining table to act as an anchor point for furnitureÕ
Having a relatively blank canvas to work with, we started by painting the interior white throughout. My plan was to then create striking backdrops in various rooms around the house, by painting key areas and walls using a grey-black paint that I had specially mixed. It’s dark, but as the house is lovely and light, it can take it. Then the first really major thing we did was to change all the floors to a light oak to bounce the light around the rooms. We ran the same pale oak

ROOM ZONES
‘This used to be one large, open-plan space, but I’ve sectioned it off and centred the sofas around the woodburner’
CARRIED AWAY
‘I bought this black table with a handle from Wayfair – it’s so easy to pick up and move around the house’
‘LAYER UP DIFFERENT NATURAL TEXTURES, LIKE SHEEPSKINS,WOOL,WOOD AND EVEN PLANTS TO CREATE A COSY VIBE AGAINST A MONOCHROME SCHEME AND STOP IT FEELING COLD’ flooring throughout, top to bottom, to bring all the rooms together visually.
Adding personality I often travel to Copenhagen for work. I’ve long been inspired by the monochrome decor that’s so popular there and I was really keen to inject some of that chic Scandinavian style into my own home. I wanted to give the house a pared-back look, but with lots of unique features and finds from my travels, and I’ve tried to mix it up with natural wood and minimal Danish-style accessories. Although our house is mainly monochrome, I like to think it’s still really cosy, as I love texture and have used sheepskins, cushions, plants, throws and natural wood to balance out the blackand-white scheme. I’ve kept to the same colour palette throughout, which was important as I was keen to create

a sense of unity and flow. The biggest job we had to contend with was the kitchen, where we ripped out the old chunky grey granite worktops – much to the builders’ disgust – and replaced them with some extra-slim glossy white worktops for a sleeker look. We then removed some of the kitchen wall cabinets that we didn’t really need, so it would open up the space and give the room a less crowded feel. Finally, we re-tiled the walls with simple white tiles and installed a new sink, hob, extractor and wooden wall shelves. All in all, the work wasn’t anything too major, but it has really transformed the space from

a bland kitchen to a scheme with much more style and character.
Using what we had
My top tips would be to try and get the most from what you already have. We love the original features that are still intact, like the sash windows and fireplaces. We spent time working out how to make the best use of space, and I’ve tried my best to do this wherever I could. Our loft space needed to work three ways – as a guest room, a storage area and a home office for me – and by bringing in an ottoman bed and adding some wall cupboards, we’ve achieved

GO VERTICAL
‘The tall radiator fits this tight spot and the white pops against the dark grey walls’
From navy, slate and black to forest green or rich purple, pick up plenty of testers to find the right shade for your space. Dark walls can add drama and height in a small room, and they can make a large room feel cosy. Paint a gallery wall dark to make artwork pop, particularly if the picture background is white. Add accent hues. Black and grey are versatile and work with most colours. Add metallics and woods for a sophisticated finish. White ceilings and woodwork create a sharp contrast but for an enveloping scheme, continue the dark shade over skirting, picture rails and coving.

Why it works

Use a thick plywood sheet – around 18mm – for the base. Cut it to your required size, and sand any rough edges or corners. Measure out the holes, evenly spaced, using a ruler and pencil. Using a spade bit attachment, drill the holes, ensuring the diameter matches up with the size of the dowels you’ll use as hooks or shelf brackets. Sand to smooth the edges and prevent splitting. Cut dowels with a hand saw, leaving enough length to fit into the back of the holes. Smooth off any rough ends with sandpaper. Work out how many shelves you want, ensuring the depth is only 1-2cm longer than the dowel length, and cut to fit.

his property came up quite early on in our search,’ says Ania. ‘It appeared to tick most of our boxes, but we refused to go and see it because it wasn’t in the area we had wanted to live in. However, after many disappointing viewings of properties in our ideal location that just didn’t have the space that we needed, we reconsidered and decided it was worth a quick look. To our complete surprise we fell head over heels for the house right away. The biggest selling point was that it had three double bedrooms, which could comfortably accommodate our family of four and fix any arguments between the kids about who would get which room. Wanting to test our feelings about the house to make sure it was the one for us, we then scheduled viewings at a number of other properties. We tried to remain open-minded, but it was clear that we had our hearts set on this place, so we put in an offer. Once it was accepted, we never looked back.

SNUG SPACE
‘Our living room has had many looks since we moved in, but I love this one for its homely and relaxing feel, with lots of soft furnishings and pretty art’
The interior was in a liveable condition when we moved in and luckily the house didn’t need any structural work doing. But, although the decor was inoffensive, it just wasn’t to my taste – I prefer colourful, vintage-inspired and eclectic schemes. A few of the rooms had red walls, which didn’t sit well with me, so we decided to give every room a fresh coat of paint straight away to make it feel that little bit more homely. We then chipped away at the rest of the renovations and interiors updates as and when we could afford it. We also decided it would be worth reworking the layout in a couple of the rooms to make better use of space. We removed the wall that separated the narrow hallway from the living

room for a more open, airy feel, and sacrificed a little floor space to build a storage cupboard in Zuzanna’s bedroom to house the boiler and spare linens. Both adjustments have made the property more practical and more enjoyable.
Style on a shoestring
Money was tight after buying the house, so our tactic was to tackle the interior one room at a time, as and when our budget allowed. We also had to think creatively, and choose low-cost options where possible to keep our spending to a minimum which, luckily, is something I very much enjoy doing. In the kitchen, we snubbed new units, cabinets and trim to save money and instead gave the existing cupboard doors a fresh coat of paint to make them look more contemporary. We also chose to hang tile-effect wallpaper as a splashback instead of forking out for the real deal. The makeover was meant to be a temporary solution until we could afford a full revamp, but we love it so much that four years later it’s still in situ. Elsewhere, we removed fixtures that made the rooms feel dated – such as the huge, dark fireplace in the living room, which we painstakingly ripped out and repainted – and gave each room its own personality

DECORATIVE WALL STRIPE

IDEA TO STEAL
Ensure the walls are prepped, smooth, and any recent base coats have been given at least 48 hours to dry. Remove obstructions, such as shelving, from walls and cover any furnishings that cannot be removed in protective sheeting. Settle on a stripe thickness. Starting at the top left corner, use a pencil and tape measure to mark an X every 15cm to map out the top line of your stripe. Then, measure vertically, marking out a lower line by placing an X parallel to each one on the top line to ensure the stripe’s thickness stays consistent. Using a spirit level, connect the pencil X marks on both the upper and lower lines. Carefully lay masking tape just outside of the pencil lines, and press down firmly. Paint the edges of your stripe first and then fill in the middle. Once dry, apply a second coat of paint. Wait until it has nearly dried, then peel off the tape.

PLAY WITH PATTERN
Champion a feature wall behind a bed or sofa, as an easy way to add pattern without committing to doing up a whole room. Choose a hero colour for your patterned scheme – for example, if you go for blue, then choose patterns featuring navy, teal, cobalt and pastel blue. Introduce a pop of another colour. A good rule of thumb is to pick a shade that’s either opposite or directly next to your hero colour on the colour wheel. Work in some plains to give patterned pieces the chance to shine. Whether it’s a block colour accent wall, or pairing a patterned cushion with a plain throw, it will balance out busy wallpaper. If you have a large-scale print on the wall, go for a more sparse or smaller print on cushions or bedding. But if you’re introducing pattern with textiles, use large cushions to show off bold pattern, mixing in subtle or more intricate patterns on smaller cushions.

the STYLE RULES
Create zones in an open-plan room Maximise space and break down boundaries by making one large space work hard, rather than having lots of little rooms. THINK ABOUT SHAPES A corner sofa works well in an L-shaped room as it mirrors the shape, as well as creating extra seating and space to lounge.
LET THE LIGHT IN Position a long dining table with mismatched chairs in front of a wall of glass or bifold doors to make the most of natural light. ADD A DARK WALL Painting just one wall in a dark, moody shade will help define the space. Try it behind the sofa.

Why it works the STYLE RULES
Make rooms work on another level Not all homes have horizontal ceilings and single-level floors. Highlight these features by building clever storage and outside-of-the-box zones. LOOK UPWARDS! Make the most of unused spaces above and below your line of sight. A sloped ceiling is perfect for built-in shelves, especially in rooms where space is at a premium.
PICK SOOTHING SHADES Paint walls in a pale grey and complement with powdery blues and yellows for a tranquil feel. PLAY WITH LEVELS Be savvy with high ceilings and create a mezzanine to act as a guest bedroom or office. CREATE COHESION Use similar colourways throughout to tie each area together.

Think about light sources to ensure your room stays airy and bright. A skylight is perfect for single-floor spaces and spotlights have a clean, modern feel
When it comes to building or removing internal walls, always seek advice from an industry professional to identify any potential problems before starting
Why it works the STYLE RULES
Define areas with platforms and partitions Raising floor levels and building partition walls with added storage will help create sections within multipurpose spaces. BUILD A PLATFORM Raise the floor level in an awkward nook and add storage beneath it. BRING THE OUTSIDE IN Conjure the illusion of an amazing landscape view on an interior wall by hanging a wallpaper mural
depicting a lush, green scene such as a forest or meadow – it’ll make the space feel larger, too. PUT UP A PARTITION WALL Partially divide an open-plan space with a central column. Add alcoves for storage. GO GREEN Give the space a botanical feel with luxe green velvet upholstery and plenty of houseplants.

Bring a dark sofa to life with geometric cushions in popping mid-century shades such as mustard and teal, along with velvet and knitted textures
the STYLE RULES
Be smart with colours and shapes Use graphic mid-century shapes and strong lines to define the areas of an open-plan space. ADD ALCOVES A partition wall with built-in alcoves is an ideal place for displaying accessories such as shapely vases. Go for walnut for a mid-century vibe.
SOURCE CLEVER FURNITURE An extendable table is a savvy buy if you don’t have a lot of space but like to entertain. ZONE WITH FLOORING Further separate an open-plan space by varying the flooring. Pick a carpet for living areas and laminate or tiles for kitchens.

CREATE A MINI OFFICE Turn an alcove into a compact home-office space. A sleek desk can double up as a dressing table. USE EVERY NOOK Pick a bed with storage space underneath and line up smart

Fix a peg rail for coats and give each family member their own basket to stash accessories. GO MELLOW WITH YELLOW Paint walls in soothing yellow, then make it modern with geo prints.

‘We’ve nailed it OUT OF SIGHT
’I love how the extractor is tucked away and not the main focus. It also has a light that illuminates the area.’
COME ON IN!
ABOUT ME I’m Margy Forshaw, 39, an interior designer at Ikea, and I live with my partner Leigh Harrison, 39, a graphics artist, and children Bella, seven, and Robyn, four, in a three-bedroom Victorian terrace in Leeds. We moved here in 2013 and we’ve re-done the kitchen twice. MY CHALLENGE Re-designing the disjointed layout to improve flow and to make use of the alcoves, with an emphasis on clean lines and simple, functional design. MY WISH LIST I wanted lots of worktop space, more storage and a new hob in the chimney breast so we could do away with an obtrusive extractor that dominated the space.

Six years after a rushed kitchen makeover, Margy planned her second scheme to make use of every inch of space
ÔW
e’d been renting in London for eight years when my husband Lee and I decided to return to Leeds, where we’d met at university,’ says Margy. ‘After renting for a couple of years, we found a dilapidated Victorian terrace on the market. However, the tiny galley kitchen was so small, it needed a pocket door. Luckily I never had to use it, because we knocked through to the dining room straight away.
Our first kitchen
IDEA TO STEAL
‘Pick a chunky ply worktop to add a striped detail to worktop edgesÕ
SIMPLE STYLE
‘I don’t like too much fussy detail, so the matt black and white doors and simple plywood detail on the island were very appealing’
Having three doors off the space, plus a low window, limited our layout options, as there was something on every wall that restricted where we could put units. We knocked out an ugly stone fireplace and chose a large central island joined to the chimney breast, alcove shelves and a run of units on the side wall. The old kitchen became an open-plan dining area instead. Looking back, it was a bit rushed and it didn’t occur to us to move the basement door so we could use the alcove space or open up the chimney breast. Within a few months, I realised that having the island attached to the chimney breast just wasn’t functional, as it split the room in two. There was lots of walking between the hob and the sink – not great with a boiling pan of pasta. Another issue was that the dining table always felt too close to the back wall. However, there was no way we could financially justify changing it, so we concentrated on renovating the rest of the house. Six years later, it was time to finally revisit the kitchen. My friend’s dad, who’s a builder, did all the work while we spent a month living on takeaways and eating out. Moving the basement door so the alcove could be used for an integrated fridge freezer and high-level ovens was

‘I love the open shelving as it’s less obtrusive than the cabinets we used to have’
a game changer. We also opened up the chimney breast, which allowed us to install a five-ring gas hob plus units underneath and meant we could get rid of the bulky extractor. As the new concealed extractor had to be 750mm from the hob, we had to raise the lintel. All the appliances and sink are along the back wall. We did consider creating a working triangle between the sink, hob and fridge, but decided against it, as it would’ve meant putting the hob or sink on the island. It was more important to us to have lots of worktop prep space.
Choosing the style I work as an interior designer for Ikea, so I get to see all the new kitchen ranges first. I loved these new black unit doors, which are made from recycled bottle tops. It helped that I got a staff discount, too! There’s also a white door in the same range, so we decided to use white on the island and black on the back wall. I did consider it the other way around, but I didn’t want the microwave and oven to stand out too much. The black units work better against the white metro tiles, too.
IDEA TO STEAL
‘Black units stand out better against white metro tilesÕ
My new space A local company made the ply island worktop, plus shelves to match. We managed to save money by keeping the same flooring and our old dining table made from reclaimed scaffold boards, as well as re-using the brackets, sink and accessories from our previous kitchen. We learnt so much from the mistakes we made the first time. Now, having lived with our old kitchen for six years, this space looks simpler, flows better and we have everything we need. We’ve definitely nailed it the second time around.’

PLYWOOD KITCHENS
Margy’s choice:
A PLYWOOD KITCHEN
Margy’s kitchen features material-of-themoment, plywood. Time to give ply a try?
What is plywood? Made by gluing thin layers of wood together, modern plywood is light, yet surprisingly strong. This is because the layers are laid with the grain crosslaminated (running at right angles to each other), providing strength and restricting movement. The thicker the ply, the more rigid it will be – three-ply or five-ply is typically used for kitchen cabinetry.
Is it expensive? There are various grades of plywood, but birch is most common in kitchens as it is good quality, yet attractively priced. Compared with solid wood, plywood is much more affordable. And, while it
BEST FOR… ECO CREDIBILITY The Colourful Kitchen Company uses bamboo-made plywood, which takes just four years to reach full growth, making it super-sustainable.
TOP-NOTCH DESIGNS Uncommon Projects’ background in design ensures no two veneered plywood kitchens are the same, with inspirational, high-impact results.
SUPERIOR QUALITY Naked Kitchens tracks down the highest quality plywood. Featuring thicker layers of solid birch, the Scandinavian plywood creates rigid carcases that are virtually indestructible.

is more expensive than manufactured boards like MDF, the cost savings come when processing the material. MDF needs to be laminated or foil wrapped on all four sides, whereas plywood can be used as it comes.
Why is it so popular? Plain plywood kitchen door fronts can be surprisingly attractive in their own right, with a modern, pale timber look that’s very now. Think Scandi chic with hints of pared-back industrial charm. However, the main attraction of plywood is the edges, where the striped lamination can be seen. Many designers use this decorative element for a touch of pattern.

Colourful lino and outsized handles have a fun, retro vibe. Bamboo plywood kitchen, price on request, Colourful Kitchen Company
What are the new looks? We’re seeing more colourful takes on plywood in kitchens this year. This new direction sees colour added onto plywood doors and end panels. Plywood doors, with a layer of melamine laminate (think Formica) are particularly on-trend, not to mention easy to clean.
Is it practical? Yes. Plywood is inherently water-resistant but to achieve a low maintenance, wipeclean surface, it’s usually sealed with a clear protective finish. It’s worth requesting marine grade plywood for areas around the sink, for peace of mind. Melaminefaced plywood is exceptionally low fuss.

PLANNING A BATHROOM

A
fter the kitchen, the bathroom is probably the most important room in the home in terms of resale value. As we want more from our down time, the status of the bathroom has been raised – no longer driven by purely practical needs, many of us are renovating ours with relaxation and pampering in mind. As well as simple renovations, extra bathrooms and en suites are also proving very popular. Whatever your reason, installing a new bathroom is a serious undertaking and can often be deceptively tricky, requiring quite an array of fittings and skill, often in a very compact space. Careful planning from the start will prevent costly mistakes down the line.
1. Plan the layout
Start with a scale plan of your space. Measure carefully, and include features such as windows, chimney breasts, doors and boilers. Cut out to-scale shapes of every fitting – bath, loo, etc – you’d like to include, and rearrange them until you find a layout that works. Incorporate plenty of space between the individual elements and consider how the room will work with more than one person in there at the same time.
Shower room
Don’t have space for a bath? A wet room or shower is a modern, luxe alternative. The whole room will need to be tanked (waterproofed) as there is no enclosure – the water drains away through the floor. If your budget is tight, a sleek alternative is a low-level tray with a glass screen. CREATE A SHOWER ENCLOSURE In a long room, section off one end with a glass screen to create a walk-in shower. GO FOR WALL-HUNG FITTINGS They will make the room easy to clean and create the illusion of space, too. KEEP THE WALLS CLEAR Fit underfloor heating, so you can keep the space toasty without clunky, wall-hung radiators taking up valuable space.
Bath and shower
A bath and separate shower let you have the best of both worlds if space allows. Design your space according to how it’s most often used. If your family prefer showers to baths, think about a shorter tub and use the extra room for a walk-in shower. Or, if you prefer baths, a corner shower cubicle will allow for a full-sized fitted or freestanding tub. GET IN LINE Build a stud wall at the end of a bath to form one side of a cubicle. SEE DOUBLE Add ‘his and hers’ basins if you have room. Space at a premium? A trough-shaped sink is a good alternative. KEEP IT NEAT Shelves can look untidy, so go for cabinets with doors that can be closed to contain everything out of sight.
CHECK THE CONDITION OF YOUR FIXTURES AND FITTINGS AS SOON AS THEY ARE DELIVERED AND FIND OUT THE RETURNS PERIOD IN CASE ANYTHING’S NOT RIGHT
KEEP IT LEGAL
Over-bath shower
If space is in short supply, then a good solution is to fit a shower above the bath. A family-sized bath can easily double as a shower enclosure. Either install an electric shower above the tub or swap existing taps for ones with a hand-held shower mixer – check your water pressure will accommodate it, though. ADD A SHOWER BATH Invest in a special shower bath that bows out at the tap end, for room to move when showering. MIX IT UP Combine the two by having a fixed-head shower above and a hand-held spray on the bath taps below, which will be useful for bathing children or cleaning.
Statement bath
Use a freestanding bath as a focal point. Make a freestanding tub the star of the show by placing it in the centre of the room or sit it beneath a window. If you still want the look but space is at a premium, then a smaller ‘slipper’ bath or a dunk bath might be the answer. BE PRACTICAL Seek advice on whether your room will bear the weight of a castiron bath, as they are very heavy. If it won’t, then composite or acrylic versions are a good alternative. ADD GLAM Use finishing touches such as luxe tiles or wall panelling and striking flooring to lend a touch of luxury.
Read through the guidelines at planningportal.gov.uk to make sure you don’t fall foul of regulations. Don’t have a loo opening directly off a kitchen, dining or living room. Also, if you only have one loo, it shouldn’t be accessible just from a bedroom. Contact the building control office at your council planning department if your project will include changes to the soil stack or your hot water system. Consider ventilation, especially if the bathroom doesn’t have a window that opens to the outside. Installing an extractor fan to remove steam is a good idea. Speak to an electrician or your bathroom designer about lighting before you buy fittings, to avoid costly mistakes. Any lights you fit must have the correct IP rating for the bathroom zone they’re in.

2. Do your research If you do plan to change your bathroom’s layout, then measure the space carefully, noting the position of doors, windows and any pipes. It might help to draw an outline on graph paper, or use an online design tool. It’s also a good idea to visit a local showroom for advice, as their designers will have plenty of experience in maximising your space while at the same time minimising any costly mistakes. Remember, if your space is part of an extension, you’ll need to check building regulations before you begin work, to see if you’ll need any planning permission. Begin by working out your key priorities. A family bathroom or spa-style sanctuary will require a long list of specifications and fittings that could include a bath, separate shower, double basins, and heaps of storage, while an en suite or small guest bathroom may just require a shower and loo.

NEW HEIGHTS
Tiling halfway up the walls looks smart, and is a good money-saver if your budget is tight
3. Be inspired Choose your style early on, as this will help narrow down the choice of fittings to consider. Think about whether you want period style, classic or a contemporary look. Hotels, particularly small boutique ones, are great sources of design inspiration, so scour their websites for looks you love. Quite often they’ll pack a lot into

a compact space, so you’ll pick up a few layout tips, too. Talk to friends and family who have completed similar projects for ideas and, more importantly, to discover pitfalls and problems they might have encountered. Be realistic about your budget and space, too. There’s no point pining for a freestanding bath if it will overwhelm the space.

PLANNING A BATHROOM
Do it
WALL TO WALL
4. Devise a plan
A wall-mounted vanity unit frees up floor space to stop the room feeling cramped
Decide on the level of service required. Some bathroom companies offer a ‘turn-key’ service, including everything from planning and installing to decorating and choosing the finishing touches included in the price. While it isn’t the cheapest option, it can work out in terms of speed and convenience. Alternatively, you can design the space yourself, buy the fittings and hire a plumber or builder to work to your plan. While you have to ensure you get the layout right, and it will take more time to source products, it should work out cheaper. Of course, nothing beats seeing products in the flesh, so put time in to visit plenty of showrooms to get the feel of furniture and taps. Finally, set your budget from the outset and get quotes from at least three fitters, making sure you’ve been specific about every element of the project, down to the last light fitting, to avoid added costs later.
Use a bath bridge to keep everyday toiletries handy
SMART STYLE
5. Get organised Seek recommendations about fitters, and choose someone you trust, as they will likely be in your home for a week or so. Buying through your fitter may let you take advantage of trade discounts. Some bigger suppliers offer significant savings to the trade, as well as fast delivery and product support. Don’t forget, your fitter will probably take a small cut for their time and effort. When ordering sanitaryware and fittings, schedule delivery to coincide with when the builder is on site, otherwise you could have items cluttering up the house or, worse, a builder with nothing to fit!
SURVIVE THE WORK
Plan a place to go to the loo if yours will be out of action. Often your old one can be kept working right up until the new one is fitted. However, if a new floor is being fitted or the waste is being relocated and you don’t have another one, it might be best to decamp to a friend’s house. Find another place to shower. If you’ve been thinking about joining a gym, now’s a great time, as you can use the showers there while your bathroom is out of use! Some offices also have showers and if you’re good friends with your neighbours, they may let you use their facilities for a short while. Minimise the inevitable mess. Cover stairs and hallway floors with old sheets to protect them while products are being taken through the house. Ask for any cutting of tiles and plasterboard to be done outside to minimise dust, and seal off doors to bedrooms.

COME ON IN!
ABOUT ME I’m Nicole Deutsch, 39, and I live here with my husband Brett Tomsett, 47, and our children Aimée, eight, Helena, six, and Leon, three. Our home is a Thirties four-bedroom semi in Surrey. We moved here in February 2016. MY CHALLENGE The garden felt bare, with an enormous, abandoned fish tank dominating the patio. There was a dated-looking paved circle in the middle of the lawn and a couple of rickety sheds. MY WISHLIST I wanted a lowmaintenance garden with plenty of things to see, as well as places to play, eat, relax and entertain.

‘The only affordable way to minimise the old fish tank was to paint it, which was an easy job’
Nicole had to work out creative ways to adapt existing structures and turn her garden into a fun, family space
M
y husband Brett and I chose this house partly because we loved the garden,’ says Nicole. ‘It was amazing to find such a brilliant space in an urban area like this. The big patio and lawn were ideal for our three children, but I wasn’t sure how to handle the huge, disused wooden fish tank on the patio, and the large, paved circle in the grass. After prioritising other changes inside the house, I needed to come up with easy, low-cost fixes for the garden.

TURN OVER FOR MY SHOPPING LIST
I always try to see potential and re-use whatever I can, but I kept looking at the fish tank, wondering what on earth to do with it. It was stained brown, with rough wood on the inside walls, a sand floor and beams overhead. Dismantling it would be a huge, expensive task, but I thought it might work as an enclosed seating area. Brett managed to cut an opening in the side, and I painted the exterior dark grey and the inside off-white. I laid cardboard down at one end, topped with bark mulch and an outdoor rug, and added garden chairs to create a spot to relax with a drink. We sectioned off the second part with planks and turned it into a sandpit for the children, then put white pebbles down in the final area, just to add some texture and light. I like leafy plants in interesting pots and containers, so I placed some at eye level, along the perimeter, to add to the secluded feel.
Quiet corners The main patio is very family friendly, so I’ve created places to sit and eat, and interesting things to look at. I don’t spend a lot though. My go-to sources are eBay, supermarkets, charity shops and my local recycling centre. There was a little

CREATE AN OUTSIDE ROOM
Create a zoned living area, using a pergola or sail canopy. Work with colour – paint adjoining walls and fences in a dark grey to create an inviting corner, or white paint for a fresh, Med feel in a sunny spot. Long metal planters or tall pot plants can create temporary walls to cosy up and screen the space. Opt for living room-style furniture – outdoor sofas and lounge chairs, garden side tables, coffee tables and shelving will all evoke the sense of a room. Accessorise the space as you would a living room. Bring in lanterns and tealight holders, ornaments and statement planters, an outdoor rug and cushions. Make it a place to relax in the evening with a fire pit or chiminea and hang atmospheric lighting such as string lights around the perimeter. Go for wireless outdoor lamps or a decorative wall light.

I painted the walls in less than an hour and the space felt completely different. I’ve added some seating, accessories and potted plants, and this former dead area is now an “outdoor room”. It gets quite warm in summer and there’s a chiminea, too, and it’s lovely and sheltered in the evenings when it’s a bit too chilly on the patio.
Clever customising
The two sheds at the end of the garden weren’t in great shape, but I refreshed them with cream paint and some pretty accessories. One’s now a playhouse and the other is useful for storage. There’s also a swing, left by the previous owner. I painted one of the green plastic

seats and swapped the other for a lovely hanging rope chair, which looks great. The paved circle in the lawn was probably meant for garden furniture, but mine just didn’t look right on it. There wasn’t the budget to dig the slabs up, but when I spotted a bargain paddling pool, I knew it was the answer. The children love it and it fits nicely on the stone circle. As it’s bright blue, I’ve made a screen from bamboo fencing, for when it’s not in use. Mowing the lawn and watering the pots are probably the biggest chores, but other than that, this garden is easy to manage. In summer, we have friends over for a barbecue almost every weekend and the solar lights dotted about mean it’s really pretty after dark. It didn’t make sense to spend much money at this point as we might extend at the back of the house. For now, the garden is perfect for our family and great for entertaining.’

right, homegrown chilli peppers add a delicious (and fiery!) kick to cooking. Create a fun display by turning a kitchen colander into a hanging planter with inbuilt drainage! Or simply pick up a young chilli plant and start from step four. YOU WILL NEED Seed tray Seed & cutting compost Chilli seeds 9cm pots Propagator Plant labels Multi-purpose compost Colander Metal chains S hook
1
PLANT YOUR SEEDS Fill the seed tray with seed & cutting compost, firming the surface lightly. Scatter a few chilli seeds on top, then dust over a light covering of compost or vermiculite and stand the tray in water for a few minutes to dampen the compost. KEEP THEM WARM Label the plants with the variety name. The seeds need warmth to germinate, so use a heated propagator, or cover with a clear plastic bag, seal with an elastic band and stand on a warm windowsill. REPOT YOUR SEEDLINGS When the seedlings are about 2.5cm tall, with their first pair of true leaves unfurled, carefully prick them out into individual pots. Take care not to damage the roots and water well to settle them in. As the plants mature, roots will appear through the drainage holes of the pots. CREATE YOUR HANGING DISPLAY Place multi-purpose compost in the bottom of a colander and carefully replant the chillies. Attach metal chains to the holes in the colander and gather the ends on to an S hook for hanging. Place outside in a warm, sunny spot. NURTURE YOUR CHILLI PLANTS Pinch out the tops of the plants when they are around 30cm tall to encourage lots of branches (and lots of chillies!). Water regularly and feed every couple of weeks with a high potash tomato fertiliser once the first fruits have set.

TRY YOUR HAND AT... DECOUPAGE
Derived from the French verb ‘to cut out’, découpage may sound fancy, but it’s actually as easy as its translation. Although specific découpage papers are readily available, you can also cut shapes from wrapping paper, napkins and magazines, then simply glue them onto a surface so the motifs overlap. It’s a great technique for personalising anything from planters and frames to larger items of furniture. Craft shops now also stock an array of wooden and mache blanks. Try a découpage glue or thin layers of PVA works just as well.

SPICY FLAVOUR
STEAK WITH CHILLI TOMATO SALSA & DUKKAH TAKES 30MIN SERVES 4
2 large sirloin or rump steaks Little olive oil FOR THE DUKKAH 85g sesame seeds 50g coriander seeds 25g cumin seeds 100g skinned hazelnuts FOR THE SALSA 4 spring onions, finely chopped 2 ripe large tomatoes, deseeded and finely chopped 1 handful fresh coriander, finely chopped 4tbsp mint leaves, finely chopped 1 large green chilli, deseeded and minced 1 garlic clove, crushed Juice of 1 lemon
110 | SEPTEMBER 2019
1
First, make the dukkah (an Egyptian nutty spice mix). Toast the sesame seeds, then set aside. Now toast the coriander and cumin seeds and add to the sesame seeds. Toast the hazelnuts and finely chop. Grind the seeds together in a pestle and mortar, then stir in the nuts and some salt and pepper. You can store this in an airtight jar for 4 weeks. For the salsa, simply mix everything together. You can make this 3hr ahead. Any longer
2
and it will become watery. Season generously just before serving. To cook the steaks, rub all over with oil and season with salt. Don’t add pepper until cooked otherwise the pepper will burn and become bitter. Get your barbecue or griddle really hot and sear the steak on both sides. Then move it to a cooler part of the grill and cook for 3min each side for medium rare. Allow it to rest for 5min. Thickly slice then sprinkle with the dukkah and serve with the salsa.

Bake for 10-15min until crispy. To make the za’tar, dry-fry the sesame seeds for 2min. Put in a blender with the marjoram, oregano, sumac and cumin, and blitz. Spread out the labneh on a serving dish. Sprinkle over the nuts and 4tsp of the za’tar (use the rest sprinkled over salads or over houmous). Drizzle with olive oil and serve with the pitta chips.
