Creating a ChatGPT Policy for Your Business
Have you tried out ChatGPT, Bard or any other AI writing platforms? Initially, their potential might make us excited and eager to see what mundane tasks we can simplify. Is it possible to replace some sales and marketing tasks with AI? As individuals and companies, we must proceed with caution. Although the technology is intriguing, HR teams are advised to address common concerns and create policies for employees to follow.
Growing Popularity
According to research, about one-third of American workers expect that their jobs will rely on workplace automation in the coming years. However, most say that their current positions have not been impacted yet. But as more and more employees begin to test AI, many HR leaders are starting to create guidance regarding how it can be used at work.
Issues to Consider
As your company works to formulate an AI policy, think about these details:
Specific designees: Within each organization, it is good practice to designate a few people or a small committee to oversee AI issues. This approach will enable certain individuals to manage AI activity and troubleshoot as needed. They should also be sure to track all AI platforms being used.
Level of risk: Depending on the industry you work in, you will likely have a higher or lower risk tolerance for AI. Since there have been questions about ChatGPT’s accuracy, many conservative companies may shy away from using it at all. However, banning AI may be too harsh and your employees might use it on the down-low anyway.
Confidentiality: If your company has highly guarded information, it will be critical to advise workers not to use that information in writing prompts. The technology will probably not protect your or your clients’ data.
Privacy: Just as they should not divulge confidential information, your employees should also refrain from using personally identifiable details (for themselves or your clients) when using AI.
Specificity: When using AI, workers should ensure they list what considerations, data sets and resources should be used.
Expectations: Your employees need to know that AI can be an important tool, but they should not totally rely on it. A draft of an email or blog from ChatGPT can be a great starting point, but they should take the
time to fact-check, review the legality and revise the text as applicable for each situation.
Unions: If your workers are unionized, make sure that any policies you create will not impact the collective bargaining agreement. Many workers are concerned that AI will replace jobs, so you should address that concern.
Training: You want to ensure that all your employees understand how AI can be used at work, so train them in your policies. You can hold training sessions in person or via online courses.
Final Thoughts
Although AI can be a helpful tool for productivity, it is imperative that it is used to enhance workers’ performance, not replace it. Your employees have experience and knowledge that ChatGPT cannot replicate, so impress upon them that AI will not eliminate their value or their jobs.

Governor DeSantis Lands Long-Sought Immigration Reform Bill
As a candidate for Governor in 2018, Ron DeSantis made crackdown on illegal immigration a central campaign issue and a top priority for his future administration. As we know, Governor DeSantis won the election and scored numerous political and policy victories in his first term as Florida Governor, but a substantive immigration bill remained elusive. This year, after cruising to re-election with a double digit lead in November 2022 and ushering in Republican
supermajorities in both chambers of the Florida Legislature, the Governor landed his immigration policy prize in SB 1718 by Senator Blaise Ingoglia (R –Spring Hill). Representative Kiyan Michael (R –Jacksonville Beach) – a political newcomer whose son was killed in a car accident involving an illegal immigrant – carried the House companion and passionately debated in support of the bill throughout the legislative session. The Legislature passed the far-reaching measure largely along party lines and the Governor signed the bill on May 10 in Jacksonville, days before an expected influx of migrants on the U.S. southern border. Let’s review what the Governor’s office has called the “strongest anti-illegal immigration legislation in the country.”
SB 1718 Key Provisions – Addressing Human Smuggling of Illegal Immigrants
■ Amends the crime of human smuggling to provide that a person commits a third degree felony when he or she knowingly and willfully transports an illegal immigrant into Florida;
■ Enhances the crime of human smuggling when smuggling a minor, more than five people or when the defendant has a prior conviction for human smuggling;
■ Adds the crime of human smuggling to the list of crimes that allow for prosecution under the Florida RICO (Racketeer Influenced and Corrupt Organization) Act.
Requiring Employers with 25-plus Employees to Use E-Verify for New Hires
■ Beginning July 1, 2023, requires private employers with 25 or more employees to use the E-Verify system for new employees (the bill retains the current law requirements for public employers and contractors and subcontractors thereof to use the E-Verify system);
■ Alters the defenses for employers using the I-9 Form or E-Verify system and, beginning July 1,
2024, amends the penalties for an employer’s noncompliance to register and use the E-Verify system, including imposing a daily fine of $1,000 and allowing for the suspension of employer licenses after multiple findings of noncompliance;
■ Creates penalties for employers who knowingly employ unauthorized aliens, effective July 1, 2024, including quarterly reporting and the suspension or revocation of employer licenses in certain circumstances.
Strengthening Personal Identification Requirements
■ Creates a third degree felony for an unauthorized alien to knowingly use a false identification document or who fraudulently uses an identification document of another person to obtain employment;
■ Prohibits a county or municipality from providing funds to any person, entity or organization for the purpose of issuing an identification card or other document to an individual who does not provide proof of lawful presence in the United States;
■ Prohibits a person from operating a motor vehicle if his or her driver’s license is issued by another state which exclusively provides such a license to undocumented immigrants who are unable to prove lawful presence in the United States when the licenses are issued;
■ Provides that certain existing exemptions from obtaining a Florida driver license for nonresidents do not apply to undocumented immigrants.
Impacting the Legal System and Law Enforcement
■ Repeals the statute that allows an applicant to the Florida Bar who is an unauthorized immigrant to be admitted to the Bar by the Florida Supreme Court if certain conditions are met effective November 1, 2028;
■ Requires a person who is in the custody of a law enforcement agency and is subject to an immigration detainer to submit a DNA sample when he or she is booked into a jail, correctional or juvenile facility.
Healthcare and Hospitals
■ Requires any hospital that accepts Medicaid to include a question on its admission or registration forms inquiring about whether the patient is a United States citizen, is lawfully present in the United States or is not lawfully present in the United States;
■ Requires each hospital to provide a quarterly report to the Agency for Health Care Administration, detailing the number of emergency department visits or hospital admissions by patients who responded to the above question in each category.
Continuing the State of Florida’s Migrant Relocation Program
■ Appropriates a nonrecurring sum of $12 million from the General Revenue Fund to the Division of Emergency Management for the 2023-2024 fiscal year for the Unauthorized Alien Transport Program.
Effective Date
Most provisions of SB 1718 take effect on July 1, 2023. However, it is widely expected that the new law will be challenged in federal court, which could delay some or all of its components from taking effect at that time.

Duro-Last Opens New Manufacturing Facility in Florida
Duro-Last has opened a new manufacturing facility in Largo, making it their seventh facility. Operations at the 16,000-square-foot building will manufacture Duro-Last custom-fabricated membrane up to 60 feet in length and custom accessories for thermoplastic single-ply commercial roofing installations.
“As one of the largest single-ply roofing markets in the U.S., the needs of Florida contractors are complex,” Duro-Last CEO Tom Saeli said. “Duro-Last has spent many years strategically investing in code approvals and personnel to meet those needs effectively and the opening of our Largo facility is the culmination of those efforts. This new location will allow us to better serve our customers in the Florida market. Not only will our expanded operations significantly improve delivery timelines and shipping costs for local certified Duro-Last contractors, it also ensures we can continue to provide the industry-leading service and products that our customers have come to trust.”
In addition to membrane and accessory manufacturing, the Largo facility is also home to Duro-Last’s paints, coatings and caulk manufacturing operations as well as an on-site training space for contractors to learn and enhance their installation techniques on Duro-Last roofing systems.

James Mason Vice President
James Mason has been promoted to Vice President of Renewable Energy at ABC Supply Co., Inc., the largest wholesale distributor of roofing and other select exterior and interior building products in North America.
Mason started his career with ABC Supply in 2005 as the Manager of the company’s Gardena, Ca. location. He was named West Region Operations Manager in 2012 – a role he held until becoming Manager of the Southern California District in 2016. Mason served in the U.S. Marine Corps from 1996 to 2000 and then gained experience in the private sector before joining the ABC Supply family.
“James has a passion for renewable energy resources, which makes him a natural fit for this new role,” said Mike Jost, Chief Operating Officer of ABC Supply. “Even while running his district, he was helping

Design and construction of Atlas’ new shingle manufacturing facility will bring together the skills and talents of Atlas employees from throughout the organization, along with the talented people of Clinton, to make this one of the most efficient and productive shingle manufacturing plants in the industry.

Farewell to Mike Reed
Lisa Pate, FRSA Executive DirectorAfter 31 years working as FRSA’s Controller and General Manager, Mike Reed, CPA, is retiring. It was a bittersweet moment during the April Board and Committee meetings as members wished Mike farewell. After a long day of meetings, the group gathered for a reception and had the opportunity to impart words of appreciation to Mike for his service and well wishes for his retirement.
Having worked with Mike for the entire time he’s been with FRSA and being his boss, I began with the following speech. “Tonight, we’re celebrating Mike Reed as he prepares to retire at the end of May after 31 successful years with FRSA. It has been my honor to work with Mike throughout his career with us and I can tell you that I will miss him terribly. He’s been a sounding board for me – a partner, confidant, ally, friend and, at times, the voice of reason. He’s made me laugh until I’ve cried and cheered me up when I’ve been overwhelmed and couldn’t see light at the end of the tunnel. Thank you, Mike, for being the incredible and unique person you are. Please join me in raising a glass to toast Mike for his many years of service and wish him well on his retirement! Cheers!”
Mike began working with FRSA in March of 1992, at a time when we were in financial turmoil. He came into the accounting position when most of the financial statements for the Association, Services Corp., Educational Foundation and Political Action Committee were sketchy at best. There was never any impropriety in the accounting for these entities – but there were not any up-to-date financial statements for them either. If Mike was looking for a challenge, we had one for him.
It was also during this time that FRSA migrated from SIF’s mainframe computer to our own accounting program and desktop computers. In addition, the Association owed the SIF a large sum of money. In order to pay that debt, we refinanced the old building and SIF held the mortgage. These were very lean years for FRSA and having a CPA on staff that could navigate us through the rough years and back into the black was the guidance the Board was looking for.
Mike’s vast knowledge of accounting and financial experience was shared with the Credit Union, where he served as a Director for many years. When it came time for FRSA to sell our building, he was right there to make sure all the i’s were dotted and the t’s crossed. Recently, his investment suggestions were implemented and many of FRSA’s entities will experience better than average returns this year.
Mike’s first Board meeting took place in Ft. Lauderdale. Unfortunately, the previous year’s audit had just been completed and we were waiting for our CPA to overnight the audited financial reports to the meeting. Talk about pressure. Within a few months and with Mike’s knowledge and expertise, we finally began receiving accurate and timely financial statements.
In addition to accounting, Mike was also the Building Manager, negotiating leases with current tenants and taking care of building issues as they arose. I know that he was happy when we finally sold the building on Metric Drive and moved to a rental property.
In 1994, Mike was instrumental in setting up a reserve fund for the Association. We started that fund with $30,000, which grew to several million and enabled us to build our own debt-free building.
Over the years, Mike has watched over our investments like they were his own, carefully reviewing the markets daily to ensure our money was bringing in the best return possible. His thorough meticulous financial planning and attention to detail has placed us in the enviable position of finding new banks to keep our money fully insured.
But enough about Mike’s financial and accounting savviness. To most of you, Mike has a quiet, mild manner and is hard working and dedicated to his job. A few lucky members have had the opportunity to witness his quick wit and humor. So, let me tell you about the side of Mike that FRSA staff experiences. He has a wonderful personality, is quick with a witty comment, brings laughter to staff meetings by playing dumb and really understands the roofing industry. In fact, he developed a cheat sheet of roofing terms to help educate new staff members. I’ll share a few of those terms with you.

Flash Point – the precise moment the acid kicks in. Flashing – the residual shininess of a long night’s trip.
Flood Coating – what they give you at the Salvation Army after rising waters make you run naked from your home in the middle of the night.
Glazing – the thin veil that covers one’s eyes when listening to an especially boring person.
Gravel Stop – when gravel ceases moving completely (as opposed to gravel yield).
Header – the usual way a corner kick is converted into a goal.
Hoist – what the Irish do with beer at the end of each workday.
Holiday – every day you’re not at FRSA.
You get the picture on Mike’s wit.
Another thing you may not know about Mike is his love for the annual Convention. Being the money man, his primary role is to make sure everyone pays, which is why you’ve seen him front and center at the Registration Desk. He serves as the friendly face that members look for when they check in and organizes raffle ticket sales and dinner seating arrangement –tasks that not many have been entrusted with. One miscalculation on either item could be devasting –something we only had to mess up once to understand the full impact. Over the years, Mike has embraced his love of the Convention. One of my favorite memories is from the year Terry Turner was President and someone made Mike angry at the Registration Desk, which prompted him to state that he would no longer be working Convention. For those who know Terry, I’m sure you can picture him replying to Mike – “I don’t believe that’s an option, Mike.” And for those who don’t really know Mike – Convention is his least favorite part of the job. There were years where the Convention Committee would come up with something new or different that they wanted us to try at registration and someone would always ask, “Who’s going to tell Mike?”
And although staff over the years have teased Mike about working Convention – he inspired us to create “The Whiners Award” – he has always been good natured and able to laugh at himself. Conventions won’t be the same without him.
Mike is so well respected within the Association that in 2015 he was nominated as an Honorary Member – which means he’s welcome to come back and attend any of our events – especially the Convention.
FRSA Past Presidents Mike Silvers, CPRC, Charlie Kennedy, George Ebersold, Bill Bryans, CPRC, Carl Engelmeier, Al Singleton and President Matt Criswell spoke, in addition to Tammy Hall and Len and April Dacas. It was a great evening and Mike will be missed by many. We thank him for his many years of service and wish him well in his retirement.

FRSA Welcomes Lisa Marie Feijo
As Mike Reed retires from FRSA, a new chapter begins and we’re excited to welcome Lisa Marie Feijo as our new Controller and General Manager. Lisa Marie is originally from Westport, Mass. and currently lives in Deland. Florida has been her home for many years, although you wouldn’t know that by speaking with her.
She attended the University of Central Florida and has a master’s degree in accounting. Prior to joining FRSA, Lisa Marie worked in the auto auction industry for over 15 years. In 2014, while working for a small software company, the President of the auction group recruited her to come and work for them. As the company grew over the years, so did her position. Lisa Marie was the only female administrator in the company and was sad when the owner passed in late 2021. In early 2022, the company was sold and unfortunately, all administrators were dismissed from the company.
In addition to working for other companies, Lisa Marie owns a small accounting business where she’s had clients for over 15 years and enjoys helping people with their accounting and tax needs. “One of the things I missed most after leaving my job and working for myself, was being part of a team,” Lisa Marie stated.
So, in late 2022, she began sending resumes out to see if there was another company where she would be a good fit and could begin the next chapter of her life. FRSA responded to her resume. “Replacing one of your key employees, especially one who handles the finances for all our entities, was extremely stressful.
Finding the right person – one with financial experience and qualifications, who was also interested in taking on multiple duties – was essential for us,” stated Lisa Pate, FRSA Executive Director. “With only eight full-time team members, there are times when it’s all hands on deck for an event in the Training Center or at the Convention. And, finding an outgoing person who can pivot as needed and work with our members was crucial.”
After a second interview, Lisa Marie was offered the position. She has spent the last few months learning the accounting systems for FRSA’s multiple entities, working closely with Mike Reed. Lisa Marie attended her first Board of Directors and Committee meetings at the end of April and did an awesome job. Many members let her know that she had big shoes to fill in taking over Mike’s position, to which she responded, “I have big feet.”

“I really felt I could be a good fit here and was very happy when I got the call from Lisa asking me if I wanted to join FRSA’s team. One aspect of the job that I was very interested in was the flexibility the position offered. I have the freedom to create financials one day and the next I could be stuffing envelopes or overseeing a project in the building. My employment history has always been in that type of environment and I love it,” added Lisa Marie. “I could be doing payables in the morning and in the afternoon driving cars through a lane because we were short drivers during a sale. Or assisting deployment teams with setting up our software because I understood what the controllers needed to be successful with the software.”
Of all her achievements, she’s most proud to be a single mother of a beautiful daughter named Ashlie. Lisa Marie is a huge sports fan and enjoys many kinds of sports. “Some of my favorite memories with my grandfather are going to Celtic games and cheering on our team. During football season, Sundays are family day and we all get together to watch the games,” Lisa Marie stated.

Steep Slope Underlayment Changes in the FBC 8th Edition
Most of the underlayment requirements outlined in the new 8th Edition of the Florida Building Code (2023), other than those in the HVHZ (High Velocity Hurricane Zone – Miami-Dade and Broward Counties), haven’t undergone many substantive changes. Some of the language has, however, been reworked, particularly the description of the two-ply nailed application for underlayment in section 3 (below) of the new code. The overlap descriptions used for this option in the previous edition of the FBC, caused inconsistent underlayment exposures that often necessitated chalking lines even when using an underlayment with ply lines specifically designed for a two-ply application.
In both the new code and the previous version of the code, the first course is based on using a strip of underlayment that is half the width of a full sheet, thereby reducing waste and labor cost when compared to the method used in older versions of the code. These required an additional inch of width for the strip, making the remaining piece unusable for the first course. The new language not only allows for all types of approved underlayment materials but also the use of any width sheet. I’ll review the actual lap changes, but first let’s look at the newly condensed language. Based on changes made in the code, HVHZ underlayment applications should be very similar to those described here except the use of tin caps/tabs will still be required. The drafts of the actual code have not been published as of this writing, so the sections shown below are based on the supplements developed from the actual modifications. They are accurate other than any possible editorial or correlation changes.
CHAPTER 15 ROOF ASSEMBLIES AND ROOFTOP STRUCTURES
CHAPTER 9 ROOF ASSEMBLIES
SECTION 1507 & R905 REQUIREMENTS FOR ROOF COVERINGS
1. The entire roof deck shall be covered with an approved self-adhering polymer modified bitumen underlayment complying with ASTM D1970 installed in accordance with both the underlayment manufacturers and roof covering manufacturer’s installation instructions for the deck material, roof ventilation configuration and climate exposure for the roof covering to be installed.
Exceptions:
1. This method is not permitted for wood shingles or shakes.
2. An existing self-adhering modified bitumen underlayment that has been previously installed over the roof decking and, where it is required, renailing of the roof sheathing in accordance with Section 706.7.1 of the Florida Building Code, Existing Building can be confirmed or verified. An approved underlayment in accordance with Table 1507.1.1.1 for the applicable roof covering shall be applied over the entire roof over the existing self-adhered modified bitumen underlayment.
2. A minimum 3-3/4-inch-wide (102 96 mm) strip of selfadhering polymer-modified bitumen membrane complying with ASTM D1970 or self-adhering flexible flashing tape complying with AAMA 711, Level 3 [for exposure up to 176°F (80°C)], installed in accordance with the manufacturer’s instructions for the deck material, shall be applied over all joints in the roof decking. An approved underlayment in accordance with Table 1507.1.1.1 for the applicable roof covering shall be applied over the entire roof over the membrane strips.
3. Two layers of ASTM D226 Type II or ASTM D4869 Type III, Type IV, or ASTM D8257 underlayment shall be installed as follows: Apply a strip of underlayment for the first course that is half the width of a full sheet parallel to and starting at the eaves, fastened sufficiently to hold in place. Starting at the eave, apply a full sheet of reinforced underlayment for the second course. Apply the third course of underlayment overlapping the second course successive sheets half the width of a full sheet plus 2 inches. Overlap all successive courses half the width of a full sheet plus 1 inch. End laps shall be 6 inches (152 mm) and shall be offset by 6 feet (1829 mm). Underlayment shall be attached to a nailable deck with corrosion-resistant fasteners with a maximum fastener spacing measured horizontally and vertically of 12 inches (305 mm) o.c. between side laps, and one row at the end and side laps fastened 6 inches (152 mm) o.c. Underlayment shall be attached using annular
ring or deformed shank nails with metal or plastic caps with a nominal cap diameter of not less than 1 inch (25.4 mm). Metal caps are required where the ultimate design wind speed, Vult, equals or exceeds 170 mph. Metal caps shall have a thickness of not less than 32-guage sheet metal. The minimum thickness of the outside edge of plastic caps shall be 0.035 inch (0.889 mm). The cap nail shank shall be not less than 0.083 inch (2.1082 mm) for ring shank cap nails. The cap nail shank shall have a length sufficient to penetrate through the roof sheathing of not less than 3/4 inches (19.05 mm) into the roof sheathing.
Exception:
1. Use of ASTM D8257 underlayment is not permitted for wood shingles or shakes. The diagrams shown on pages 52 and 54 are for installation with three different width rolls. The laps shown on the right are as described in option 3. More
importantly for roofers, are the exposures between the headlaps. You will notice that the first exposure above the eave is two inches less the width of a half sheet. All succeeding exposures are one inch less than the width of a half sheet. For a 36 inch roll, the half sheet is 18 inches wide. So, the first exposure would be 16 inches with all succeeding exposures being 17 inches. Using the exposures rather than overlap will make this change easier to understand and to teach installers.
One important item to note is wider width underlayment will require additional rows of fasteners in order to maintain the maximum fastener spacing measured horizontally and vertically.
For underlayment used for asphalt shingles there are some additional changes. All nailed underlayment must be installed under the drip edge, both at the rakes and at the eaves. The reason for this change is to reduce the uplift effects on the underlayment at the roof’s edges during high velocity wind events.

The cap nail shank shall have a length sufficient to penetrate through the roof sheathing or not less than 3/4 inch into the roof sheathing.

When using a self-adhering underlayment, you have the option for the underlayment to go under or over the drip edge. However, if you install the underlayment over the drip edge, the metal flange must be primed with a primer that is compatible with the underlayment. For all asphalt shingle applications, a 4-inch width of roof cement must be placed between the drip edge flange or the self-adhering underlayment and the shingles, both at the eaves and the rakes as described in the code section below and shown in the diagram.

Drip edge. Provide drip edge at eaves and gables of shingle roofs. Overlap is to be a minimum of 3 inches (76 mm). Eave drip edges shall extend 1/2 inch (13 mm) below sheathing and extend back on the roof a minimum of 2 inches (51 mm). Self-adhering, ASTM D1970 underlayment may be installed over a primed drip edge flange. There shall be a minimum 4 inches (51 mm) width of roof cement installed over the drip edge flange or the selfadhering underlayment. The drip edge shall be mechanically fastened a maximum of 12 inches (305 mm) on center. Where the Vasd, as determined in accordance with Section 1609.3.1, is 110 mph (177 km/h) or greater or the mean roof height exceeds
33 feet (10 058 mm), drip edges shall be mechanically fastened a maximum of 4 inches (102 mm) on center.

Riku Ylipelkonen, Owner, Standard Building Advisors and FRSA Technical AdvisorHave you ever wondered why the Florida Building Code and the High Velocity Hurricane Zone (MiamiDade County) exist? How do they compare with building codes in the rest of the country? The rest of the world?
Florida is unique. The combination of wind events, tropical climate with unmatched heat and humidity and code revisions over time make it one of, if not the most, difficult markets for roofing contractors and roofing product manufacturers. These are all factors that require a separate building code in Florida. In the beginning, the building code concept started as a way to satisfy a level of life safety for buildings and other structures. With the standard schedule of code revisions constantly making small changes to the code, it gives a chance for contractors, product manufacturers, engineers and architectural professionals, building officials and inspectors and citizens to revise the code to bring up the base standard of life safety and minimize recovery costs to the community from wind events, natural disasters and other disruptions.
Information FRSA has gathered from recent hurricanes has taught us that we cannot continue to roof the same way we have been. Not only have materials changed over the years but the changing code is causing some of the old “tried and true” ways to be obsolete. Innovation and technology are making welcome changes to keep the value proposition in various roof assemblies marketable. With all these factors coming into play, it is clear that roofs that were installed 20 years ago could not be installed today because of changes in materials, availability of new products and techniques and code requirements.
Hurricane Ian is the latest wind event to bring these items to the forefront. On one block in Fort Myers, there was a new shingle roof, a 20-year-old shingle roof, a clay S-tile roof and a standing seam metal roof. The resulting damage and repair costs are also something to think about. The 20-year-old shingle roof lost its waterproofing integrity, causing water damage to the interior of the building. Old shingles sheered free from the roof and became wind-borne debris, causing damage to the standing seam metal and clay S-tile roofs. The occupant, however, was not in any danger of loss of life. Should this roof be allowed to be replaced with another shingle roof? Should the code limit the lifespan of old shingle roofs to 15 years so they can’t cause damage to other buildings? Should there be changes to the code so that water can’t get into the building and cause damage to the building and disrupt the lives of the occupants? These questions all lead to the question of where we draw the line on “code compliant” construction. The neighboring house with the new shingles on it fared well. There was no damage
or water intrusion from the roof. That shows shingles can perform well. We also cannot lump all shingles into a single category. The shingles being manufactured today have the benefit of 20 years of innovation and technology. It would be wrong to assume that today’s shingles have the same life span as the product that was installed on the 20 year-old roof. Adding to this, the new replacement roof is going to have a secondary water barrier that will help resist water intrusion if the roof is compromised in a future event. The building code revisions in place now show that the impact will be lessened next time. The outcomes listed above are all causes for modification requests in the Florida Building Code. The new building will not only provide many benefits to the property owner but will also reduce the financial impact of the next wind event.
The main counterpoint to all this is the rising cost of a new roof with all these new requirements. Options for replacement have varying levels of value to the building owner and ensuring the assembly is code compliant is no easy task. As professionals in the roofing industry, we have experience with how these kinds of issues play out. Informing and educating the building owner is now a required part of the quoting and estimating process. The opportunity to add value to the project to outperform the code requirements seems to be a step too far at times. The building code plays its part in the decision-making process. The costs of surviving Hurricane Ian will vary for every homeowner on that one block in Fort Myers. The insurance claims vary in size as well. These costs will have an impact on everyone involved. We are all stakeholders. Citizens want to be safe during wind events with minimal disruption to life and their finances. Roofing contractors, roofing product manufacturers, building officials and inspectors and the insurance industry want that as well. It’s good to see everyone coming together to make the Florida Building Code more resilient. Making Florida more resilient!

What is the cost to attend the Expo?

Do exhibitors need to purchase tickets?
No, exhibitors only need a complimentary badge to access the show floor but are welcome to purchase tickets for any social events or seminars they would like to attend.

The host hotel is the Gaylord Palms Resort and the room block is currently sold out. We have a separate room block at an overflow hotel, Delta Hotels Orlando Celebration, at a discounted room rate of $109 for single and double occupancy. Can children attend the Expo?
Yes, but badges will not be issued to any attendee under 18 years of age. Children must be accompanied by an adult at all times and are NOT permitted on the show floor during exhibitor move-in or move-out.

Yes! There are Ladies’ Program events on Thursday and Friday and Kids’ Program events from Wednesday evening through Friday afternoon.

On Wednesday, July 13, FRSA is partnering with Certified Contractors Network (CCN) to offer a fullday seminar, Contractors Bootcamp, at a special rate. We’re also offering a total of 31 seminars. All courses are designed specifically for contractors. Tickets may be purchased for individual seminars at $50 per hour. We also offer a 7-hour package, beginning at $275 for FRSA members. A ticket is required for all seminars. Please keep in mind that tickets are limited and are available on a first-come, first-served basis.
What is Free Lunch?
When you pick up your badges and any tickets you have purchased, you will also receive lunch vouchers for Free Lunch on Thursday and Friday. To participate in Free Lunch days, you must present the vouchers in the Food Court to receive your free lunch.
What about the Sports Tournaments?
We offer four different sports tournaments that will take place on Wednesday, July 12. What is the attire for the Convention and Expo?
Attire for the Convention, Expo and all social events is business casual. Meeting room temperatures vary, so remember to pack a sweater or light jacket.

Water or Electrolyte Enhancement
Kevin Lindley, Safety Consultant, FRSA Self Insurer’s FundWith temperatures rising and the humidity that comes with most days, it’s important that your employees stay well hydrated before, during and after work hours. OSHA regulations, section 29 CFR 1926.51(a) states “An adequate supply of potable water shall be provided in all places of employment.”
While OSHA requires employers to provide their employees with water, many contractors also provide electrolyte enhancement powders or drinks for their workers in the field during the summer months. While this is an additional expense to the employer, it may have several benefits to the individual that could equate to benefits for the employer as well.
Electrolytes are minerals that produce ions when dissolved in a solution. There are seven primary minerals that are commonly referred to as electrolytes: sodium, potassium, magnesium, calcium, phosphate, chloride and bicarbonate. These minerals produce either a positive or negative electrical charge in the body and they work in cells to expel waste and produce energy.
Your body needs water, not just electrolyte fluids such as Gatorade or Powerade. The amount of water an individual needs to intake per day is based on body weight, environmental temperature and physical activity level. So how much fluid does the average, healthy adult living in a temperate climate need? The U.S. National Academies of Sciences, Engineering and Medicine determined that an adequate daily fluid intake is: About 15.5 cups (3.7 liters) of fluids a day for men and about 11.5 cups (2.7 liters) of fluids a day for women.
Roofing in Florida, where temperatures are higher than average, with increased physical activity and an individual’s weight to consider, it may be necessary for more water to be consumed throughout the day. Not having enough water or losing more than an individual is taking in, will cause dehydration that will rapidly deteriorate normal skills, reduce endurance and impair concentration. Lack of water will also cause workers to be less productive, unorganized, more likely to make mistakes and potentially place themselves in danger of being injured on the job. Adding electrolyteenhanced fluids may allow employees to recover quicker and may assist their body from experiencing the symptoms brought on by dehydration.
According to research, some of the biggest benefits of electrolytes include:
■ Enhanced performance
■ Promotes sleep
■ Strengthens immunity
■ Improves cognition
■ Reduces stress and anxiety
■ Stabilizes blood sugar
■ Supports heart health
■ Strengthens muscles and bones.
While there are many benefits to electrolytes, the body still needs water and it is possible for a worker to intake too many electrolytes, which can be almost as damaging as too few electrolytes. For this reason, employers who provide electrolyte enhancements should avoid making this the only type of fluid available for workers. Employers can limit the supply of the electrolyte additive or provide two separate kegs clearly identified or labeled as “drinking water” and “electrolyte enhanced fluid” for each work location.
You should also encourage employees to avoid alcohol, caffeine, soda or sugar-sweetened beverages because these can dehydrate you even more.
While the decision to provide electrolyte enhancement for employees is at the discretion of the employer and not required by OSHA, there may be benefits to providing limited quantities to those working outside as long as directions are provided and employees understand that they must also have drinking water on the job and cannot use the enhanced electrolyte fluid as their sole source of hydration throughout the work day.

Safety Precautions That Guard Against Exploding Construction Site Thievery
If it seems as though a lot more equipment, materials and supplies are vanishing from construction sites these days, it’s because they are. The construction industry across North America is getting battered by thieves as the building boom, supply scarcity and inflation make the rewards worth the risk. Contractors and their subs must put strong measures in place to manage against the losses, which can cost anywhere from $300 million to $1 billion annually.
Everything everywhere is vulnerable, as a handful of incidents in Florida illustrate:
Green Roofing in Nokomis was a victim in a string of thefts from one site last year, losing $30,000 in thermoplastic materials and a robot welder. The Sarasota Manatee Roofing and Sheet Metal Contractors Association said equipment worth hundreds of thousands of dollars had been stolen in recent months.
In February, a construction site in Port St. Lucie reported the theft of copper, wire, tools and generators worth $30,000, after thieves broke into several storage containers.
In 2021, a Hialeah man was arrested on felony charges for renting heavy construction equipment in Miami-Dade and Lee Counties, then selling it to third parties. With supply shortages, new equipment like skid steers are hard to find and used equipment commands premium prices.
Safeguards that Help
The more planning and safety measures that are put in place, the better the protection from criminals. Bringing a demonstrable rigor to the process is also important for securing adequate builders risk insurance. Here are some instrumental measures to protect a site and the materials and equipment it contains: Permanently identify and inventory tools and equipment. Tools and equipment don’t typically come with a title and registration. Knowing what’s there and using a unique ownership mark on all items is key to identifying and reclaiming stolen property. This covers everything from smaller hand tools (including attachments and removable parts) to heavy equipment. Use of welders or etching tools makes the identification hard to remove. Microdot identification technology systems are another option. And don’t forget to document the site inventory to facilitate recovery.
The more defenses, the better. Multiple defenses are exponentially harder for criminals to break through. A basic locked and climb-resistant fencing with prominently posted surveillance warnings and
notice of penalties to trespassers. Access points to the site should be limited. On-site guards are a real deterrent to crime at sites in high-risk areas. Good, abundant lighting at night is critical and even more important when supplemented by cameras and alarms.
Think technology. A variety of newer tech solutions are also important to consider, since they can be used against other big risks at construction sites outside of crime. Internetenabled tags equipped with sensors can monitor equipment in real time. Other “Internet of Things” (IoT) inspired solutions track indoor, outdoor and equipment motion, fire, water and humidity levels. Tracking software with GPS is another option, but not the only solution: GPS devices can be easily located and disabled by thieves.
Make the mobile immobile, or less so, at least. Easily portable and drivable equipment needs extra attention. Generators, welders and smaller equipment should be stored out of sight or at least positioned so that they are not easily transported. The most commonly stolen equipment includes loaders and tractors, so consider solutions such as hydraulic locks and options for hidden disconnects.
Storage matters, too. Adequate, secure storage is another must. Gang boxes should have enclosed and recessed locking points and locks that can’t be drilled open. Wheels on gang boxes should be removed and boxes should be locked down once they’ve been set on site. Workers who bring tools home shouldn’t leave them in vehicles unless they are locked and the alarm system is on.

Avoiding the Landfill – The Recycling of PVC Roof Membranes

Introduction
For more than 50 years, durable, highly engineered, light-colored vinyl roofing membranes have cooled and protected buildings in climates around the world. Their long life cycle is a significant contributor to their excellent ratings by the American National Standard for assessing sustainability of single-ply roof membranes. To date, PVC materials are the only products to be rated gold or platinum to this standard. But it doesn’t stop there. Vinyl or PVC is the only commercial roofing material that is being recycled at the end of decades of service life into the feedstock to make new roofing membranes.
PVC has an inherent advantage over many other roofing materials when it comes to recycling. As a thermoplastic, it can readily be heated and reprocessed without loss of key physical properties. Thus, it has long been an industry best practice to reintroduce production trimmings and scrap as a raw material into vinyl roofing membrane manufacturing processes.
Some roofing manufacturers even collect and process their customers’ scrap as well as the general purpose scrap of other vinyl fabricators. In 2021, the member manufacturers of the Chemical Fabrics & Film Association (CFFA) Vinyl Roofing Division recycled a combined 20.5 million pounds of pre-consumer materials.
Skyrocketing raw material costs, higher landfill tipping fees, legislation to restrict disposal of construction materials and an architectural community that demands the lightest environmental footprint that can be achieved, have led to the mainstreaming of post-consumer recycling and a vision of the day when specifiers will routinely call for post-consumer content in a roof membrane.
According to the U.S. Environmental Protection Agency, construction and demolition waste from buildings totals an estimated 332 billion pounds annually. Reroofing generates tremendous quantities of material that can and should be diverted from the waste stream. The vinyl roofing industry is committed to
combining existing post-consumer recycling technologies with logistical expertise to limit its contribution to these numbers. In 2021, the member manufacturers of CFFA’s Vinyl Roofing Division recycled a combined 758 thousand pounds of membranes at the end of their service lives.
Post-Consumer Vinyl Roof Recycling –Where it All Began
In Europe, vinyl roofs have been in use for more than 50 years and roofing manufacturers there have been recycling retired roofs into other useful products since 1994. That was the year a consortium of companies funded the construction and operation of a facility in Germany to reclaim vinyl membranes at the end of their service lives and return them to the original manufacturers.
Over the years, the material taken back has been used in a variety of applications, including as feedstock in the production of new roofing membranes. Typically incorporated into the back side of the sheet where potential color variations are not a factor, the recovered material can comprise up to five percent by weight of the finished product. Reports from the field indicate that, at 20-plus years of age, the first membranes made with recycled post-consumer material are performing the same as membranes produced of virgin raw materials.
Today, ROOFCOLLECT, a European Single Ply Waterproofing Association (ESWA) program, coordinates the recovery and processing of post-consumer vinyl roofing membranes. In conjunction with the European Commission, ESWA sets and meets annual targets for postconsumer roof recycling. In 2015, ROOFCOLLECT recycled 7 million pounds of roofing and waterproofing membranes, continuing its commitment to recycle at least 50 percent of collectable, available used roofing membranes.
In North America, post-consumer recycling of vinyl roof membranes in the U.S. began in 1999. Working in tandem with a vinyl membrane manufacturer, a Massachusetts recycling company produced a highway cold patching material made from old vinyl roofing membranes and other recovered plastics. As state-of-the-art grinding equipment evolved so that it could separate polyester scrim reinforcement and felt backing from the vinyl polymer, retired roofing membrane became feedstock for new products such as roofing walkway pads, commercial-grade flooring and concrete expansion joints. While the production of walkway pads might consume a few hundred thousand pounds of product a year for any one manufacturer, now more than a million pounds are being converted into new membrane annually as production lines are designed to blend granulated vinyl material with virgin feedstock.

Recycling Projects Shed Light on Opportunities and Challenges
Total net costs of post-consumer recycling depend on total roofing square footage, the distance the old roof must be shipped to be processed and avoided landfill tipping fees. Yet, the savings in disposal costs and the value of the full range of salvaged materials have generally exceeded the cost of the additional labor, shipping and grinding fees involved to remove and reuse end-of-life vinyl roofing material. Thus, it is

possible to actively consider making the commitment to incorporate a recycling strategy into a roof replacement project.
An example of the recycling path being less expensive to the project occurred with Pella Regional Health Center’s (Pella, Iowa) expansion for a new obstetrics unit. The project’s building team included a roofing membrane manufacturer with a take-back program in which the roofing contractor participated. The used membrane was cut up into five-foot strips onsite, then rolled and bundled with a portable bander. Full boxes of aged roofing membrane traveled by flatbed trailer to be unloaded at the contractor’s facility before being returned to the manufacturer. Taking advantage of this resource, 7,200 pounds of membrane at the end of its useful life was diverted from the landfill. In addition, approximately 120,000 board-feet of expanded polystyrene insulation was removed and taken back to the original insulation manufacturer and more than 1,000 pounds of metal fastener components were also recycled.
With the University of Iowa’s (Iowa City, Iowa) CarverHawkeye Arena reroofing project, the aged roof was rolled up and sent to a Cedar Rapids recycler to size reduce the material volume via grinding. This helped minimize the volume of material to be shipped back to the membrane manufacturer and the associated freight charges. University officials found this approach a cost effective choice compared to tipping fees at a landfill and more environmentally responsible.
All involved parties were also motivated to recycle as much of the complete assembly as practical, including the gravel ballast, the metal flashings and the extruded polystyrene insulation. In the end, 95 percent of the existing materials of the assembly, by weight, were recycled and the membrane was returned to the
manufacturer for use in other membrane products. The contractor estimated a savings of 25 percent versus the traditional disposal costs, even with the additional handling required.
In 2008, a Michigan contractor completed what is believed to be the biggest roof recycling project ever carried out in North America. A 250,000 square foot automotive facility was re-roofed in Lansing. The existing roof, which consisted of two complete roof assemblies (the roof was re-covered once), was removed to the steel deck and a new mechanically attached vinyl membrane assembly was installed in its place. Both layers of the previous vinyl membrane installations were recycled, diverting close to half a million square feet of material from the landfill.
Making Recycling Sustainable
A sustainable recycling strategy requires high quality reclamation in the tear-down, reprocessing efficiency and a ready customer base for the recycled product. The following issues illustrate the scope of elements that are brought to bear in achieving that sustainable strategy.
Reclamation – Any long-term approach to reclaiming old roofs will need to address the training of roofing contractors in the logistics of tearing down the roof system for recycling instead of landfill disposal. Slightly more handling is involved, as the contractor must separate the membrane from other waste
materials and prepare it for shipping off the site. Steps include:
■ Preparing and storing the membrane for transport to the recycler – Although a variety of means are possible, the most effective appears to be for old membranes to be cut into strips of prescribed widths and lengths and tightly rolled and tack welded before leaving the job site for the recycler. As part of the planning process, roofing contractors will need to pre-order gaylord boxes and pallets based on the surface area of the roof, the membrane thickness and the existing assembly construction. Scrap membrane and trimmings from the new installation can be added to the gaylord for recycling as well.
■ Delivering a “clean” product to the company providing size reduction and grinding services – For best results, the processor needs to receive a membrane free of foreign materials like stone ballast, metal fasteners and other construction debris.
Processing – Many processors can grind reclaimed materials, but for vinyl roofs to be in a form suitable for processing, equipment that can separate such components as felt backing material and the reinforcing polyester matrix is needed.
■ Finding a recycler that can process reinforced material – Until recently, felt-backed membranes

could not be reprocessed and had to be landfilled. Newer equipment can separate the felt, allowing the sheet to be recycled with ease. This equipment can also extract the encapsulated scrim reinforcement from the polymer matrix. The felt backing and scrim can be used as fibrous filler, concrete expansion joints or other applications and are waste-to-energy.
■ Identifying the market – The success of roof recycling, as is the case with all recycling, is dependent on the will of the participants in the process.
■ Developing a customer base and collection infrastructure – The North American vinyl roofing manufacturers are committed to and have been developing the infrastructure to establish a viable program for a decade. With a strong desire for sustainable construction in the marketplace and efforts to divert construction waste from landfills, it appears that the time is right for the growth in roof recycling to accelerate.
Keeping It Green
Alongside these challenges, the architectural and design communities justifiably continue to push all stakeholders to raise the bar on what can be achieved. Both the U.S. Green Building Council and the Green Building Initiative recognize roof recyclability as an important element in sustainability. Each promotes recycling and the use of recycled roofing materials
through the LEED and Green Globes voluntary initiatives.
Recycling is also a key element in ANSI/NSF 347, the Sustainability Assessment for Single Ply Roofing Membranes, which incentivizes manufacturers to recycle roofing materials that have been removed from existing buildings. As the first third-party consensus standard for evaluating and certifying the sustainable attributes of single-ply roofing membranes over their entire life cycle, NSF 347 is an important tool to help architects and specifiers make educated decisions about product selection.
Finally, recycling considerations are also embedded in environmental product declarations conducted in accordance with ISO 14025 and validated by an independent third party, as well as cradle-to-gate or cradle-to-grave ISO 14044-conformant life cycle assessments. Both of these stringent reporting requirements provide third-party verified documentation that can be used to reinforce any position on sustainability.
Not a challenge, however, is keeping the firm commitment to evolving post-consumer recycling initiatives by the Vinyl Roofing Division of the CFFA in an effort to do all it can to limit the environmental burden posed by construction materials.

NRCA’s Roofing Day in D.C.
Lisa Pate, FRSA Executive DirectorIn mid-April, approximately 28 people from Florida attended NRCA’s Roofing Day in D.C. for in-person meetings with members of Congress. Our group was part of over 220 participants from around the country that included contractors, suppliers and manufacturers. In all, the group was able to visit with 170 Congressional members. We were all there to speak with one voice on items that are important to the industry and to advocate for solutions to workforce shortages, support for the Department of Energy’s Building Technologies office and the Main Street Tax Certainty Act.
The roofing industry is an essential $100 billion sector with nearly one million employees. In addition to the above items, we also addressed
affordable housing shortages and building, repairing and maintaining schools, hospitals and other critical infrastructure nationwide. We supported the following key priorities with members of Congress.
Support Solutions to Workforce Shortages
Systemic challenges in career and technical education and training and ongoing supply chain disruptions have resulted in too few skilled trades men and women who manufacture, distribute and install life-saving shelter to all Americans. The roofing industry encouraged Congress to provide a robust increase in funding for Perkins Career and Technical Education State Grants. The industry also supports reform of the Workforce Innovation and Opportunity Act (WIOA) to ensure more job creators and workers can benefit. As Congress considers reauthorization of WIOA, lawmakers should provide additional funding and reforms to expand and improve WIOA programs.
The industry requested that Congress adopt balanced immigration reform that addresses workforce needs. We supported the Essential Workers for Economic Advancement Act to establish a visa system that meets the demands of a twenty-first century economy. We noted that the roofing industry also supports allowing qualified individuals currently working under Temporary Protected Status or the DACA program to adjust to lawful permanent status so they can continue contributing to their communities.
Support the Main Street Tax Certainty Act
The Main Street Tax Certainty Act makes permanent Section 199A deduction, an essential part of the tax code. Without it, individual- and family-owned main street businesses organized as pass-throughs would pay significantly higher taxes, putting them at a competitive disadvantage and accelerating economic consolidation taking place in our economy. This provision allows roofing industry employers to invest back into their employees, businesses and communities.
Support $392 Million for the Department of Energy’s Building Technologies Office
The Department of Energy (DOE) Building Technologies Office (BTO) develops, demonstrates and accelerates the adoption of cost-effective technologies and techniques that enable high-performing, energy-efficient and demand-flexible residential and commercial buildings. BTO works closely with the construction industry and others on research and development, validation of new building technologies and practices, market stimulation and the development of building codes and equipment standards needed to improve efficiency in our most important structures – homes, hospitals, schools and businesses.
By far, this was FRSA’s most successful year as a state organization, meeting with several members of Congress in smaller groups and having the opportunity to successfully discuss items of importance to our industry. During our meeting with Representative Cory Mills, he stepped out of a Committee on Oversight and Accountability hearing to meet with us and then invited us into the hearing as he testified on the U.S. withdrawal from Afghanistan. It was a great experience for our group and interesting to watch this committee in action.
NRCA staff prepared participants for congressional meetings with speakers that included congressional chief of staff personnel. They shared insight and best practices for our visits, set up personal meetings and provided talking points for the group.

What are Roof Coatings?

Decision-Making During Volatile Conditions, Part Two
Last month, we discussed the items a roofing company might experience in a growth or decline volume stage and the general and administrative stair steps taken to address those changes. In this month’s article, we will focus on using cycles positively, fighting the tendencies in consecutive cycles and the steps to take to be successful in your roofing business.
Using Cycles Positively
It is possible to make positive use of a market or business cycle using the stair step concept. If the volume declines, it is an excellent time to focus on the best customers, work by type and people. A decline phase is often a relief to a company because it allows them to cut out the customers they don’t want to work for, the work that doesn’t make money and the people they can do without. Volume declines can also heal the balance sheet and cash position if the decline phase doesn’t last too long.
Growth is the stage to stretch out the overhead and tests the limits of the effectiveness of systems and people. The early growth phases are usually the most profitable of all conditions if the company can manage the cash demands well.

Fighting Tendencies in Consecutive Cycles
As mentioned earlier, ownership and senior management often cannot react to current market conditions successfully because the company is usually still responding to the previous market cycle while also looking forward to the next expected cycle. All of these considerations begin to affect the decisions leadership makes.
For example, if a company’s volume has been declining for a while and is still declining and is expected to continue to decline, leadership’s actions would be clear, though challenging. The same clarity would hold true if the company has been growing and expects to continue to grow. Leadership would be primed and

2. Leadership can’t predict the next phase with any degree of accuracy.
Leadership must stay present and focus on the management techniques they must use to take advantage of the different stages to fight the first tendency. One of the best solutions for dealing with this stuck condition is to have solid outside voices around the company such as a non-competing industry peer or advisor. These should be someone senior management respects, who will be direct with them and who has enough distance from the company that they can maintain an objective perspective.
Leadership needs to use the scenario planning discussed earlier to recognize conditions quickly and take appropriate actions to counteract the second tendency. No one can predict the future, but leadership can envision different likely futures, so they are prepared to respond when change occurs promptly.
It is difficult enough to get work, perform and manage a roofing company on a level playing field with consistent conditions. So, when market conditions change, owners and senior managers tend to get stuck in the mode of thinking necessary to succeed in the last cycle. Too often, they complain about the challenges of the current market and lose the opportunity to use the present conditions to improve the company. Some of the keys to success include:
■ The company knows that it can benefit from all phases of market conditions.
■ Since leadership tends to get stuck in the last cycle, which everyone does, they must guard against it and use outside advisors to help them maintain a proper perspective.
■ As conditions change, leadership needs to change perspective and stay on offense and use the cycle to improve the company.
■ Leadership must be prepared for whichever cycle is coming next by having different scenarios ready.
■ The company has to adapt to the new cycle quickly.

S.T.A.R. Award Recipients – The Spotlight Trophy for the Advancement of Roofing
S.T.A.R. Awards – the Spotlight Trophy for the Advancement of Roofing – is an awards program designed by FRSA to recognize members’ unique and outstanding projects. A panel of three judges evaluates and selects three recipients from each category.
This year, there were 29 submissions for placement in one of four categories: Low Slope, Steep Slope, Hurricane Response and Craftsmanship. The judges – Jim Brauner, Brauner Safety Services, Aventura, Joe Williams, RRC, AIA, A/R/C Associates Inc., Orlando and Mike Silvers, CPRC, Silvers Systems Inc. and FRSA Technical Director, St. Petersburg – spent a day reviewing the projects. Judging criteria included aesthetics, special circumstances, unique project design, complexity of project, workmanship, teamwork, testimonials and creative problem solving. The judges used before, in-progress and completed pictures and videos to assist in the process.
Below are the top 10 projects in alphabetical order by company. First, Second and Third Place will be announced at the 101st Annual Convention Thursday Evening at the STAR Awards Reception preceding the Officer Installation Dinner. The Shining STAR Award –the “Best of the Best” – which is the project the judges selected as the overall top project, will also be revealed that evening.
Advanced Roofing Inc | Dillard Elementary School | Ft. Lauderdale | Low Slope
The re-roofing project at Dillard Elementary School in Hollywood involved the replacement of an 81,500 square foot built-up roof with a new modified bitumen roof system while the school remained fully operational. Ensuring safety throughout the project was the top priority, with temporary fences and hallways constructed to protect children from construction materials and machinery. Night work was performed with maximum safety measures in place, including debris removal, tight employee formation and tower lights. Despite safety concerns and supply chain issues, the project was completed to the highest quality standards and without injury. Collaborating with the roofing consultants, school principal and assistants was essential to the project’s success from start to finish. This project is a testament to Advanced Roofing’s dedication to safety, quality and client satisfaction and reflects the team’s unwavering commitment to delivering the best results for government clients.
CFS Roofing Services | Cypress Cove Ft. Myers | Steep Slope
This was a massive reroof of over 525,000 square feet of tile replaced with Englert Metal. Because this project involved a retirement community at Lee Memorial Hospital, COVID protocols remained in place for the duration of the work. The CFS Roofing team overcame these onsite challenges as well as acute supply chain issues. After 12 months of persevering, the results speak for themselves.

This luxurious lodge rises from the banks of the Reedy River in Greenville’s beautiful Falls Park. Though beautiful, the location created a congested and logistically challenging jobsite. The roof itself was a massive scope and required special fabrication and fitting. The selection of Charcoal Gray, Sage Green and Plum Dark Purple Enviroslate was carefully blended and installed on about 55,600 square feet of roof, with average pitches of 10/12 and some very steep mansard portions. The Huber and Associates team steam-bent large sections to fit the roofs curved surface, adding to the difficulty of the project.

The project consisted of several different roof systems some of which were very complex. The Arrival Conference Center (25,000 sq ft) which was the showpiece of the project consisted of Bemo radius tapered convex and concave metal roof panels over the top of a Bemo Flex sub framing system. There were numerous hurdles Martin Roofing Services (MRS) had to maneuver throughout in the design phase because the original design of this building could be not be met by any roofing manufacturer. Bemo was not the original specified system and Martin had to

work with Bemo and the architect to redesign the shape of the building for the Bemo system. MRS had to incorporate the Flex system, which required geo locating by a surveyor and 3D scanning of the skin of the building. There were four 420-foot long structures (Administration, Maintenance, Work Shop A & B), along with a car wash, fueling station, guard shack, central utilities plant and 14 sector support buildings. These buildings (147,000 sq ft) consisted of the Berridge T Lock panel system for the roof and wall panels. System installation over open framing proved quite labor intensive. Another integral part of this roofing system was the R30 Perforated Skyliner insulation, which had to be installed prior to panels. All gutters and downspouts were shop fabricated by MRS’s sheet metal team. The observation tower (2,000 sq ft) consisted of a concrete deck, adhered
tapered ISO and a TPO fully-adhered roof system. This system had to tie in with the ACM panels around the radius perimeter of the building and a central staircase. This project took over two years with all the design, planning and install and was completed on time and within budget.
Old World Craftsmen | FSU - Student Union Replacement | Tallahassee | Craftsmanship
This project has been the largest and most varied new construction project that Old World Craftsmen Inc has completed to date. There were numerous aspects of this project ranging from an Englert Kynar finish 22-gauge double-lock standing seam metal roof panel system of approximately 15,000 square feet on a 12/12 pitch, 50,000 square feet of Siplast 20/30 mod bit flat roof, an install of 8,000 square feet of PAC-CLAD aluminum soffit at a ceiling height of 40 feet, architectural gutters, insulating wall and panel system and – the most unique of all – the plaza deck area that boasts a complete green roof system with NVS lightweight concrete, a multi-layer Siplast mod bit. It also included aTeranap roof system and 7,000 square foot of Wausau roof pavers ranging in size from 2’x2’ to 2’x4’. This was a very large scale new construction project, which meant that many trades were working on the facility at the same time. The facility was completed safely and with excellent coordination between all trades. Old World Craftsmen Inc values the varied skills of its work force that helped make the project a success.

There was nothing “little” about the Little Gasparilla Island project. Quality Roofing helped more than 30 residents after Hurricane Ian destroyed numerous roofs. The logistical complexities proved humbling: trees and debris left behind, no electricity for weeks and many companies lacked the capability to get on the island due to transportation restrictions. Quality Roofing succeeded moving materials onto the island by barge. Loads of standing seam had to be ordered and tear-off and dry-in required a couple of trips to the island. When the standing seam arrived, QRI crews had to fabricate the panels and deliver them to the island for installation. Overall, a very complicated project but Quality Roofing was up for the challenge.
Roofman Inc. | Royal Harbour Re-Roof Project | N Palm Beach | Craftsmanship
To ensure employee safety, ease of movement and landscape protection, the Roofman Inc team installed custom-built scaffolding. Next, the team reframed and backstayed every existing roof member and added
a new roof member in between all existing ones. New sheathing was installed and all plywood butt joints seam taped. High tempera ture metal roof underlayment installed over the sheathing. The Roofman Inc team chose a CertainTeed three-ply SBS system and fabricated custom radius to accept standing seam panels and flashings for two dozen each of roof plains, walls, windows, radius, sliding doors and balconies.
Springer-Peterson Roofing & S/M | Midtown Academy | St. Petersburg | Low Slope
This project consisted of 419 squares of low slope roof and 40 squares of shingles spread out over 15 different low slope roof areas and six shingle roof areas. The low slope roofing was a SOPREMA modified system and CertainTeed provided the shingles. This project started with weekly and monthly service visits to remove or install penetrations that were being upfitted. Springer-Peterson also ended up building two huge 20x30-foot curbs with covers in different areas
so that the HVAC contractor could open them up daily to install new steel and HVAC equipment. These curbs were removed when the re-roofing started, to leave behind smaller individual AC curbs and stands. This re-roof project was completely torn off to the existing decks. There were decks consisting of wood, metal, gypsum and tectum. On one roof area, there had been a second deck and truss system installed. This was removed to the original deck. Once this was accomplished, two new layers of 2.2 ISO and one layer of either Securock or Dexcell cover board were installed depending on the type of deck, some were mechanically attached while others were adhered. Once the insulation was installed a new two-ply SOPREMA modified roof system was installed with all the related components. The existing stainless steel coping was left in place, so Springer-Peterson terminated and counter flashed just below that. All new welded gutters and downspouts were installed along with new roof access ladders.
West Coast Florida Enterprises | Rum Row Naples | Craftsmanship
It is worth noting that during the precon walkthrough, the team from West Coast picked up eight bullets that were either laying on the roof or embedded in the existing roof. This project was performed in conjunction with construction manager AD Morgan, Zyscovich Architects and, of course, Pinellas County Schools. The residence was constructed in early 2020 and there were deficiencies with the roof and the waterproofing on the decks of the building. The house and the landscaping were nearly brand new, so extreme caution to protect the client’s property was necessary. West Coast Florida Enterprises decided that the best option would be to erect a scaffold platform around the entire residence. This allowed the team to access the roof and deck areas around the entire property while protecting the exterior finish and landscaping. The reroof was completed in a timely manner with no damage to the property and with a product with which the client was extremely pleased.
