If your home isn’t working for the way you live or you’re thinking of buying a property that needs upgrading, you may be considering having an extension. With advice from Create Chartered Architects, you can improve your home without breaking the bank.

Create transformed Zakopane by altering the layout of the ground floor and adding a modern extension. Architects don’t complain if they are given a brief to push the boat out, with a budget to match, but most clients aren’t multimillionaires. However modest your budget, Create Chartered Architects’ expertise and insider knowledge can save you money and enable you to achieve a fantastic result. ‘A good architect will advise you how to cut costs but add value through quality design,’ affirms Technical Director Ricky Mahy. 1. Keep it simple. To cut costs, keep your design simple. A rectangular or square footprint with a pitched roof will be cheaper to build than curves and corners. Avoid the need for bespoke products by asking your architect to design around off-the-shelf products, such as standard-size doors and windows, and stick to materials that are readily available. Groundwork costs will be higher if you build near to trees, drains or sewers, so steer clear of these if you can. ‘One size doesn’t fit all in an extension but you can keep the cost down by asking your architect to keep your design simple. Do remember that you have to be sympathetic to the building, however,’ advises Ricky. ‘Your choices will be more restricted if you live in a period or listed property.’ 2. Project-manage the build. Becoming a project manager isn’t for the faint hearted but for the time-rich yet cash-poor, it will cut costs. A builder will typically add onto the cost of labour and materials to cover their time for managing the project. Taking on the role of project manager involves liaising with your architect and the Environment department, finding and hiring tradespeople, directing the work and supplying all of the necessary materials, including scaffolding, skips and so on. You’ll need to factor in the likelihood that the project will take longer to complete with you at the helm. 3. DIY if you can. If you have the skills and confidence to do some of the work yourself, you can make savings on labour costs, which account for between half and two-thirds of the outlay for a typical extension. The easiest tasks to take on are labouring and decorating, followed by kitchen and bathroom fitting, tiling and fixing architraves, coving and skirting boards. Unless you are an expert, don’t be tempted to undertake skilled work such as bricklaying and plastering. 4. Reduce your costs. Not all development and building work requires planning permission or the issuing of a Building Regulation Licence, however it is always advisable to employ an architect. Go to gov.gg/planning_building_permissions to download the Householder’s Guide ‘Do I Need Permission for my Development?’ For example, an extension with a floor area not exceeding 20 square metres does not need planning permission. If your project doesn’t meet these criteria, find an architect who will produce planning and Building Regulations drawings for a fixed price. Look for a track record in designing low-cost projects; Create have a wealth of experience in this area.

5. Use reputable builders. Never pay for building work in advance, although for a larger project it’s reasonable to agree payments at set stages, or interim payments based on a verifiable list of labour and materials used up to date. Seek the advice of your architect before appointing a builder. ‘We use a variety of builders and we base our recommendations on them carrying out projects to a good standard and having completed projects with happy clients,’ says James Barker, Create’s Design Director. It is always advisable to have a formal building contract between the parties. 6. Waste not, want not. A good architect will help you avoid making changes or mistakes that waste labour and materials Accurate and complete design will ensure that you have services such as plumbing and wiring in the right places and the project fully detailed. Measuring everything onsite rather than off your plans will help reduce wastage but, of course, it is vital to have accurate, scaled plans in the first place. Once you have made a decision, stick to it: changes always incur extra costs. And if it’s you who is ordering materials, be careful. Over-ordering is a waste of money, but it’s better to have slightly too much than too little. 7. Reuse, recycle and repair. Get creative and save money. Existing materials can be reused or sold rather than thrown in a skip. Items such as floorboards, doors, radiators and kitchen units can all be cleaned up and given a new finish. Purchasing salvaged materials can be a lot cheaper than going for new and they add character. Second-hand materials that offer good value include roof tiles, bricks, internal doors, timber floorboards and fireplaces. Reducing wastage will also reduce costs for skip hire and disposal. ‘You can make a place look fantastic if you go to a car boot sale, or have a look at what’s advertised on Guernsey Ebuy. People are always replacing their kitchens, you can buy old units and put new worktops on them,’ adds Ricky. 8. Negotiate trade discounts. You can save a fortune when buying materials. Try to get the same trade prices that builders do and ask if there is a discount for paying in cash. Bulk-buy from a single supplier and enquire about reduced delivery costs. Buying endof-line deals will save you money, and moving away from the big brand names can cut costs without compromising on quality. Ricky concludes: ‘We’re used to designing to a budget and building to a budget. Some of our most rewarding projects have been those where we have helped families whose circumstances have changed but money is tight. We understand that people don’t have bottomless pockets and we are here to make your budget stretch as far as possible.’

Increasingly, more and more thought is being put into bathrooms. Once considered utilitarian, these functional spaces within our homes are being recognised as deserving as much attention to design as any other room. Many of us now head to Pinterest or Instagram for initial interiors inspiration but if you want to avoid identikit designs, head to Channel Island Ceramics. The Guernsey based Company, which is nearly forty years’ old, was set up by owner John Litchfield and since 2000 has been located in a purpose built building on Forest Road, with all of the advantages that this offers. The current showroom covers an area of 7,800 square feet and there’s also 15,000 square feet of warehousing. Additionally, a marble, granite and stone workshop covers 5,000 sq feet and produces kitchen worktops, stone features. It has been used to produce hotel & office entrance areas. The team at Channel Island Ceramics take time to select the right products and manufacturers for the showroom, travelling the globe & visiting trade exhibitions on a regular basis to pick out the best quality products for the best prices. For example, the Company has been a distributor of prestigious heritage brand, Villeroy & Boch for over 30 years. Meanwhile, the majority of the brassware offered is supplied by Hansgrohe, a brand renowned for its innovative and

durable designs thanks to collaborations with acclaimed designers such as Phillip Starck, Patricia Urquiola, Jean Marie Massaud and Antonia Citterio. The decision to limit the quantity of bathroom, kitchen and bedroom suppliers was a conscious one. Owner, John Litchfield explained the advantages of limiting the supply chain by stating, “Keeping to those that can offer us well designed, durable products at a reasonable cost does not mean that we are lacking in breadth of product. Quite the opposite. The companies in our portfolio have a very wide product range. It is very rare that we need to venture further afield for anything else.” He went on to add, “When it comes to staff training, it allows us to be more knowledgeable. It also allows us to offer extended guarantees and in some cases we are able to offer five and even ten year no quibble guarantees on products that normally come with just a one or two year warranty.” John feels that this policy is particularly important in Guernsey and feels that the Company would be unable to provide this level of service if they had dozens of suppliers competing for showroom space. He said, “Our products will cost slightly more but I believe that the extra 10% or so is well worth it in many ways, especially when it comes to durability and the extended guarantee periods.”

First, greige was “the new black” and featured everywhere from manicures to mansions but a new wave of neutrals is making its way into our homes and this is reflected in the latest offerings at Channel Island Ceramics. Rose Quartz was officially named one of the colours of the year 2016 by global colour experts, Pantone. This soft, blush pink shade is surprisingly versatile and can be used in a variety of ways throughout the home, with bathrooms being no exception. The colour’s warmth giving properties make it an appealing choice for those who are bored of the cool, sterile bathrooms which have been popular for some time now. In small spaces, it looks good paired with copper or rose gold hardware and accessories, whereas in larger bathrooms, we recommend emphasising its comforting appeal by focussing on a relaxing bathing area. Likewise, it can give a delicate impression to otherwise harsh hardware. Manufacturers can offer very feminine finishes such as rose gold as well as traditionally masculine finishes including black chrome, gold and brass nickel. Other manufacturers are following suit with matching colours for furniture and handles, as well as ceramics finishes. In particular, we love blush rose marble for a fresh approach to the material. Villeroy & Boch are offering a soft, feminine colour palette for their basins-

Dramatic lighting can also be used to enhance bathrooms, turning them from functional spaces to rooms that can be truly enjoyed and relaxed in. Coloured light or changing LED strips help to create atmosphere. For example, blue and purple give a cool, dramatic feel whilst yellow and red add a warmer light. Colours can be changed in line with your mood or practically how you use your bathroom. For example, Villeroy & Boch have come up with a LED black flush plate fitted with a sensor for drama, which also means the you do not need to use harsh light if you use the bathroom during the night. This attention to detail which is evident in the latest technology only acts to reiterate the quality of the brands. Bathroom trends and technologies in production go hand-in-hand. Hansgrohe Axor are now producing fifteen bespoke finishes for their brassware, in both polished and brushed options. These special finishes are manufactured using Physical Vapour Deposition (PVD) technology, which is a coating process using Circon Nitrite. This can be applied to a variety of colour surfaces and offers a number of advantages, including increased scratch resistance, long lasting brilliant surface, higher detergent resistance and ecologically friendly in comparison to other finishes. New technologies also extend to advances in hygiene. Hansgrohe have included naturally antibacterial silver as a lining in their shower hoses, tiles and potteries, bringing a whole new meaning to the term “silver lining”! The brand’s showerheads are also specially designed to expel all the water from the hose and head so that there is no dirty, stagnant water for germs to grow in. Over the last six months, Channel Island Ceramics have refurbished 80% of their showroom, with the remaining 20% to be changed throughout the remainder of this year. They’ve added one new kitchen range, the first supplier change in ten years and have also added a new bedroom supplier, which is the first addition to the bedroom portfolio in 20 years. It’s a good time to visit the showroom and look at the changes they’ve made. Perhaps it will inspire you to update your own surroundings but as John says, “we never mind if people just come in for ideas alone.”
