Another Dimension Buildings are three dimensional, yet traditionally architects have used two-dimensional drawings when presenting their ideas for designing our homes. Technology has changed all that, and Create Chartered Architects are utilising 3D modelling software to its full potential, bringing huge benefits to clients.

When computer-aided design (CAD) first allowed architects to design buildings on screen, it revolutionised the industry. No longer did plans have to be painstakingly drawn by hand, and changes could be made relatively easily. BIM – Building Information Modelling – has taken things to another level entirely. And at Create Chartered Architects, this technology is offered to clients as standard. James Barker, Design Director at Create, explains the benefits of 3D modelling technology: ‘Until recently clients were given a 2D drawing to understand a 3D object. BIM allows the client to gain a full understanding of a space, not just see an illustration of the layout. You can take a virtual walk through a building, getting a feel for the layout of rooms and the position of doors and windows. You can even add furniture and simulate light and shadows, which helps to give a real feeling of perspective.’ ‘Moving around a building on screen can feel a bit like being in a computer game, so the software brings together 2D and 3D to stop you getting disorientated. You can switch between the two or see the 3D model and the drawings laid on top of each other,’ adds James. You can even take a cross section through the 3D model, with the elevation in 2D set against it for reference. This is particularly helpful for a more complex component like a staircase, which can be checked at various angles to see how it works within a space. The possibilities for envisaging your future home don’t end there. With BIM software you specify materials for walls and floors, and the attributes of components such as windows and doors. This intelligent technology is more than just a helpful visual, it’s an informative guide that can be shared with other professionals, like structural engineers and mechanical and electrical consultants. ‘The structural engineer can use the model to illustrate the positions of steel beams, whilst the mechanical and electrical consultants can use it to show service runs such as ducting and lighting,’ says James. Everyone working from the same model is clearly advantageous. ‘This collaborative working helps to avoid errors,’ says James. ‘For example, if a beam clashes with an air conditioning duct, the model will be able to highlight that.’ Although Create have been using 3D imaging technology for around five years, the software has recently taken a leap forward. Not only can a 3D model be shared with those who will be working on your project, it can also be imported into a 3D map so that its position can be accurately referenced. ‘When you set up the model you have the option to position

it on the Guernsey grid, like an OS map, so it has a physical position relative to everything on the island,’ explains James. He cites an example of a case where there was concern about the view of a property from the house next door, so Create showed the 3D image of the house from the viewpoint of the neighbouring property and quickly demonstrated that the project would not have a detrimental impact upon it. In another case, a question was raised about the impact of some solar panels proposed for a roof, but the model showed they would not be visible from ground level. Another amazing benefit is seeing how your future home will be affected by the changing seasons. ‘We can model the sun at any time of the day throughout the year and demonstrate winter and summer conditions. You can then position glazing such as windows and roof lights to maximise natural light whilst avoiding glare at certain times of the year,’ says James. Cost is always going to be a factor for clients, so it’s good to know that BIM technology can save you money. If you make a change to the plans, for example moving a door or window, the software will automatically update the sections and elevations, thus saving the time and money that changes with 2D drawings would traditionally entail. BIM also allows you to plan the actual furniture within your rooms, and it is perfect for kitchen and bathroom design. BIM can also help to avoid nasty surprises when the project is underway. The model incorporates different flooring options and paint colours and even shows lighting in real terms. This means you will see exactly how your choices work together, and manufacturers are latching on to this. Velux, for example, have produced all their roof lights in BIM format, so an architect can select the preferred roof light and information such as size, materials and even cost can be extracted and exported into an Excel spreadsheet. This is extremely useful for quantity surveyors who can use it to generate costings and budget estimates more easily. Create’s clients have welcomed their architects’ technological know-how with enthusiasm. ‘The feedback we’re getting is that clients can really see and understand it,’ says James. ‘Drawings can be misinterpreted or not fully understood, but being able to bring everything together and show how the 2D plan is generated from the 3D model makes everything clear.’ For a taste of BIM’s possibilities, go to Create’s website to take a look at a short film illustrating what it is all about.

CONTEMPORARY KITCHEN DESIGN:

Where the most important ingredient is YOU. If you’re anything like me, your kitchen is a critical part of your everyday and social life. Inspired by celebrity chefs, we don’t just want to cook to eat, we want to show off our cooking and entertaining prowess, and it all starts with having a great space. Kitchens have come a long way since the 1950s when they were almost shutoff rooms at the back of houses. Current kitchen design is all about integrating lifestyle, light and space to create the perfect balance for the home and most importantly, for the families, young and not-so young, retired couples and singles who live there. According to Sandra Robinson, Showroom Manager at Acorn Lifestyle, St. Peter Port, “Guernsey residents are very houseproud” and want to live in places that are comfortable and balanced. This isn't surprising given in late 2015, 60% of all domestic properties in Guernsey were owner occupied, according to the Guernsey Annual Housing Bulletin. Sandra also believes that once people get the location right for their home, they are more likely to renovate or make changes, rather than sell and rebuy. According to the 2012-13 Household Expenditure Survey Report, Guernsey households spent on average 13% of their weekly expenditure on home improvements (among other items, such as holiday and money gifts and orders) and for mortgage holders this accounted for their 2nd highest spend category at about £214 a week. So given the significance of such an investment, how can you be sure to get your kitchen right? Jamie Falla, Design Director at Jamie Falla Architects suggests that the most important consideration for kitchen design is getting the balance right for the client. He says that it's all about understanding and sometimes really challenging the client to understand how they want to live in their kitchen. Sometimes, it's not even about the design of the kitchen, but whether the kitchen is even in the right location in the house. According to Jamie, the kitchen is all about the bigger picture and that’s about lifestyle. “We all aspire to live in a simple way...In the 50s, if the kitchen was meant

to liberate people, it certainly didn’t. It [architecture] tied people to the kitchen...The woman was taken out of the family life.” Our lifestyles have significantly changed since that time, and even fundamentally, in many households the jobs of the kitchen, such as preparing and cooking food and cleaning are no longer just the woman’s domain. The way we now choose to live, and the different sizes and make-up of our households have been reflected particularly in the changes to the design of the kitchen space. The kitchen space is more likely to be part of an open space along with the dining area and even outside. People see this space as the heart of the home, and it needs to capture the many functions of family life, such as eating, sharing meals and cups of tea, homework, television and entertaining guests.


But whilst we’re all looking to create this space to suit the way we live, we are all so time-poor and this has to be factored into kitchen design. Sandra and Jamie both talked about current design being all about hiding the clutter, and making the kitchen practical. Sandra says, “there is a balance between being practical and having the look and the wow factor that people want...Everything is hidden now. [Kitchen design is all about] clean lines, easy to clean and clear worktops. Even in traditional kitchens.” Guernsey architecture is even taking inspiration from another island, and the writer’s homeland, Australia. In Australia, domestic architecture has long been about incorporating the more outdoor elements of lifestyle into the home, such as extending barbecue spaces into outdoor kitchens or creating kitchens that open onto outdoor entertainment areas. Jamie believes that Guernsey locals are looking to take advantage of our sunny weather here (even if it’s a shorter season than in Australia) and incorporate this into their homes with clean lines and lighting. Some of the latest kitchen trends and their design features, according to Sandra and Jamie: •

There are kitchen design solutions to suit all budgets and Jamie even suggests a simple DIY could be to paint the walls white and put in some practical white laminate benchtops. Sandra suggests to start the process by looking through home magazines and identifying both what you like and even what you don’t like. However the benefit of using professionals, like architects and kitchen designers is that they will take you through the process one step at a time and first and foremost really seek to understand how you live and how your kitchen can balance with your lifestyle.
