Bring home the light ‘Effortless to live in’ is how homeowners Nick and Sam Paluch describe their house Zakopane since the successful renovation project led by Create.

The old lean-to was knocked down and replaced with a modern kitchen extension. The resulting downstairs floor plan is open, linking the living room and a study area with the kitchen which looks out directly onto the back garden via large bi-folding doors.

The chartered architects were called in to transform the basic two-bedroom house and their design has created a light-filled, flowing space that ticks all the boxes for modern family living.

The downstairs bathroom was built in the middle of the house and by moving the original staircase, the upstairs rooms could be re-planned to provide an extra bedroom.

The original ‘two-up two-down’ property had a central staircase which meant the front and back rooms only received natural light from one side. A small extension at the rear sacrificed even more light in the back of the house and the two upstairs bedrooms were reached via a steep staircase.

‘With small designs such as this we are trying to fit a quart into a pint pot,’ explains Mr Mahy. ‘The design intelligence is using the central spaces, which are always more difficult to light, as spaces where natural light is less important – in this case, the bathroom.’

The owners also wanted easier access to their garden, which was originally reached through a lean-to utility room and the house’s only bathroom – far from ideal for enjoying the outdoor space. ‘Our primary objective was to maximise and modernise the available space,’ explains Ricky Mahy, Director of Create. ‘By moving the position of the stairs we could open up the ground floor and bring in natural light and more usable space.’

‘This is a very family-friendly layout,’ explains Mr Mahy. ‘You can keep an eye on the children playing in the garden or the living room whilst you are working in the kitchen, it’s perfect for entertaining friends and it’s wonderfully light thanks to the large glass doors and ceiling light well.’

Create’s role included the space planning of the design and creating the building control drawings to ensure all the regulations were met. The team of chartered architects worked closely with the client who wanted to be involved and add their own details, as owner Nick Paluch explains: ‘Technologywise we wanted to fully future-proof the house with CAT6 cabling and even a HDMI distribution system. The ground floor has a fully integrated sound system that is in every room including the bathroom and outside on the patio.

“We have created a really handy office area out what would have been dead space with built-in storage and a floating desk – we’ve really made the most of the new space the renovations have given us.” ‘We also tried to make the house as cheap to run as possible by adding high insulation levels and a heat recovery and ventilation system.’ No project is without its challenges and when building up against boundaries it is important to be mindful of access. Mr Mahy advises: ‘Upgrading an old building often throws up complications as you’re working with properties constructed before modern building regulations, so we always advise clients on budgeting for different contingencies.’ Zakopane is finished to the highest standards with a solid oak living room floor and stone tiling in the bathrooms. Special touches include the ceramic tiles in the kitchen which continue out to the patio to merge the inside and outside spaces. ‘Everyone at Create was very pleased with this redevelopment. Zakopane is now a well-designed, beautifully finished modern house.’ Mr Paluch agrees: ‘We love the improved connection with the outside space and have enjoyed using the garden whenever possible. The house is now so effortless to live in and is a delight to come home to every day.’
