Controlling water and damp The manufacturers of Eco-Insulation Cellulose Fibre Ceiling Insulation, a SABS-approved product made in an ISO9001:2015 certified factory, advises that clients make sure that when they install an insulation product in a home or office, that it carries a SABS mark or an equivalent stamp of quality, which ensures it is in line with the National Building Regulations (NBR). The installer should also have an up-todate Product Compliance Certificate, issued by the Thermal Insulation Products & Systems Association of SA says a company press release. In the home, a burst water pipe or geyser leak may happen with the geyser overflow tray overflowing causing mayhem. The ceiling could detach as a result of the additional load of water. Whatever happens, the room below will flood causing interior damage. Whatever the cause, this is an insured event and in most cases requires ceiling replacement. Make sure you are insured and that you have used an accredited plumber to do the original work.
However, in cases of ordinary condensation of water vapour and smaller leaks, including rain and pinholes in pipes or joints, the building owner will be unaware of them until condensate or water trickles down through the insulation onto the ceiling, over time creating damp in the ceiling, cornices and walls and leading to damage.
The product also helps to regulate ordinary humidity levels in your roof, avoiding condensation that can otherwise run down the walls into the rooms below.
However, when using cellulose fibre insulation, such condensate is readily absorbed before reaching the ceiling. Eco-Insulation is highly absorbent and this proves to be a strength of the product in this instance. The sun comes out and the roof space warms up, evaporation will occur because the product contains many air gaps. This helps the insulation to dry out.

However, it is the Spier Art Collection, one of the largest contemporary collections of South African art in the country, that makes a bold decor statement - within the corridors of Spier facilities as well as its beautiful gardens. This historical wine farm and hospitality centre has adopted a visionary policy with regard to stimulating the arts community in South Africa through projects that honour our African art heritage and enriches its future including over 1 000 pieces of original work, mainly indoors. Largescale sculptures add visual interest to the landscape while providing artists with a platform for their unique artistic expression. In fact, Spier has in excess of 31 permanent outdoor sculptures. This ‘external decor’ carries Spier’s sustainability and heritage themes into its beautifully and sustainably landscaped outdoor and farming spaces, The fourth and highly anticipated edition of the celebrated annual Spier Light Art was presented during March and April, mostly outdoors. Visitors experienced an evocative world of light, sound and video art at the historic farm. “We have used this opportunity during the global pandemic to look within, connect with loved ones and find joy in quiet moments of calm. But we have also sought ways to embrace the promises of the future.
It would be rash not to reflect on what has happened to us all, but it must be tempered with forward-looking positivity. The artworks showcased at Spier Light Art 2022 did just

used at major mine Due to major water losses at the Pilanesberg Platinum Mine (PPM) in the North-West province, the 60m diameter tailings thickener on site required resealing, after which it had to be deemed watertight. Sika products were used. Sika Appointed by main contractors, LEOKA Project Management, Sika’s approved contractor, Con-Solve Civils, assessed the repair requirements and proposed a workable solution to the client by recommending that the old bandages and joint sealant be removed and totally replaced. The LEOKA engineering team supported the proposed solution and Sedibelo instructed Con-Solve Civils to proceed with the necessary repairs. Under normal circumstances this would have been an approximate 6 to 8 week project, but by working 12-hour day and night shifts, ConSolve Civils completed it in just two-and-ahalf weeks using: Sikaflex®-11 FC, a multipurpose elastic adhesive and joint sealant, was applied to all construction joints as the secondary seal, before installing the Sikadur-Combiflex® SG, as the primary joint seal. A total of 47 6.6lt Sikadur®-31 DW kits were used as the bedding mortar for the bandage system. Sikadur®-31 DW is a 2-part epoxy structural adhesive that has been specially formulated to meet the requirements for use in contact with drinking water. As part of the Sikadur Combiflex® SG System, 188m of Sikadur-Combiflex® SG-20 P, 2mm x 250mm was used to waterproof the wall to floor joint, while 848m of Sikadur-Combiflex® SG 20P, 2mm x 200mm was used to waterproof floor joints. Sikadur-Combiflex® SG-20 P is a flexible waterproofing tape based on modified flexible thermoplastic polyolefin (TPO), with advanced adhesion properties. A total of 25 kits of Sikalastic®-152, a highly elastic cement-based coating, was applied on the wall joints incorporating a 5 x 5mm 12

plastic lined glass fibre mesh, as well as next to the Sikadur-Combiflex® SG on the floor joints for additional waterproofing due to small surface cracks that formed on the concrete to provide an additional waterproofing and concrete protection against hairline cracks. It was also applied over wall construction joints with applicable plastic lined glass fibre matt for additional reinforcement.

2 Decide what you already love (and really hate) about your current home?
What colours do you love and which colours do you hate? What style or styles are you drawn to? You might like to prepare a list of things that currently work well and things that frustrate you. Or start and share Pinterest or Houzz folders.
3 Consider how you use each space in your home and list any special needs?
Walk around each room and think about how you use the rooms and any possible changes that would improve the function of the room for you and your family. Do any of the people who live in the home or visit regularly have special needs? This might be wheelchair access, elderly people with special needs and children.
4 What is your budget and decide if there are any time frames to consider?
Being realistic about a budget will help you work out what can be achieved now and what might need to be saved for a later stage. Remember your budget has a direct impact on what is possible in terms of extravagant and expensive ideas and furniture. In essence, clients need to be more realistic about what they can achieve with the budget they have. It's also important to keep in mind that there can be lead times for certain work that should be factored in. Manufacturing of built-in joinery or certain window furnishings can take time to arrange and have installed. Consider working in stages if your budget is tight. Having the architect or designer conceptualise an overall design at the start, then working out the stages will help keep the overall design cohesive and could save you money by avoiding mistakes along the way. One of the most important things to achieve together with your architectural professional is having open and honest communication. It's easier to make changes as soon as you are uncomfortable, rather than letting things continue and becoming resentful at the end.
5 Do you have any existing objects, furniture or collections that need to be factored in? It's best to make your designer aware of any of these needs prior to a concept being developed.

This year the focus is back on hospitality. This is the year of the ultimate hotel experience that’s elevated by unique interior design and surface trends. Biophilia, sustainability, homecoming, and artistry are the main themes, and it’s all looking very exciting. Novograf and Black Brick Novograf and Gareth Griffiths
Commercial outfitter Novograf (novograf.co.uk) shares with TO BUILD readers the top interior design and surface trends that are prevailing in the hospitality sector throughout 2022. 2021 gave rise to biophilic design when people were longing for a deeper connection with nature. In 2022, the trend is here to stay. This design concept embraces design techniques that revive our contact with the natural world through the built environment. With sustainability in mind, we’re designing spaces with eco-friendly materials, natural textures, and lots of greenery. Biophilia and sustainability go handin-hand: “Even at the luxury end of the market, notions of repair, recycling, and re-use will predominate with the emphasis on the uniqueness of the remade product. There will be no loss of style or quality. It will be the same artisans crafting the products,” comments Michelle Ogundehin, a thought leader in interiors and trends. In the hospitality sector, surfaces are at the forefront, and they significantly align with biophilic design. “Today’s eco-conscious consumer is whom hotels need to cater to in 2022, and the design needs to reflect their target market’s cravings for sustainability and biophilia. We attended this year’s Surface Design

Show in London and one thing became apparent: visitors were drawn to natural, uncut materials, such as wood effect emulations. Such a simple yet effective design perfectly matches the biophilic vibe and is easily incorporated into any design concept,” says Ross Campbell of Novograf. Cork flooring is also going to be big this year, due to its eco-credentials and natural thermal properties. Alongside surfaces, textures that come in the form of curtains, rugs, and organic bedding can also enhance the biophilic design. One hotel that creatively incorporates the biophilic design into its living and commercial spaces is the Leman Locke hotel in East London. This is the first biophilic hotel in London, launched on 19 October 2019, and has since led by example. It
features wooden flooring matched with soft, natural colours all around and lots of greenery.
Lobby with a new purpose
In 2022, we are seeing the “new normal” prevail in business ambience, and it’s characterised by “bleisure”. This refers to long-term business trips that fuse business with leisure and is an echo of the work-fromhome model. Wanting to extend their trips, business travellers are looking for spaces that support both their work and leisure needs. In hotels, the lobby can be that alternative office. To turn the lobby into a top-notch coworking space, you can create comfort by incorporating long tables that can be used as desks for business meetings and

ergonomic furniture. Lighting is also of vital importance, so it’s important to ensure that there is lots of natural light to help the guests focus, as well as tall ceilings with accessible controls. Zoning can also help provide versatile room configurations, such as meeting rooms, media space, coffee breaks, etc. You can easily and affordably achieve that by using partitions and dividers, which are extremely convenient. Elyza Falzon, Hilton’s vice president, comments: “Locally inspired design elements such as artwork, millwork, and pops of colour are key”, so add an artistic streak to your space. If you’re looking for a home-away-fromhome feel, the White City House hotel, located in the former BBC Television Centre in London, has everything you need for your bleisure trip. It has a dedicated coworking space called Soho Works White City, featuring bookable meeting rooms, a study, an area with hot desks and long tables with chairs, private phone booths, and even podcast recording equipment. In South Africa, the ‘lobby with a new purpose’ trend is backed up by the emergence of a new phenomenon, urban resorts, as exemplified by Gauteng-based developer, Black Brick, who are blazing the trail with their new range of repurposed commercial spaces, being converted into uber-trendy Urban Villages. Based on a buyer making an investment in an apartment inside a Black Brick complex, that unit becomes available when not required by the owner, to members of the Black Brick Club, who are business people who find a home-from-home in one of a number of such complexes in SA’s major cities. In fact, the Sandton Black Brick offering sees itself as a ‘vertical village within the heart of Sandton’, which comprises apartments, hotel rooms, working and socialising spaces. The facility houses co-working and meeting areas, a small library, a private cinema, a boxing gym, a meditation garden, and cafes. The newly-launched urban resort in a former corporate headquarters in Bedfordview even goes a step further into biophilia. This one offers its buyers a genuine “ 35 000m2 forest”, which will be developed around the new apartment hotel to be located in a former industrial park; perfect for getting a breath of fresh air, exercise and more.
Welcome home
With a strong emphasis on homely (and home-office) environments, this aesthetic is penetrating the hospitality interior designs this year. Recreating the comfort and serenity of a homely atmosphere without risking the appearance of novelty is much appreciated when designing hotel rooms. The layout needs to be expanded to feature fully equipped kitchens and bathrooms, as well as a warm colour palette and superb décor. What guests are looking for in a bathroom is an atmosphere of wellness. Relaxation meets functionality through versatile plumbing, such as a bathtub and a shower area with a spa effect. The centrepiece of the bathroom is the tiles, so pick innovative tile designs. To further enhance the bathroom design, match them with the décor, featuring bath rugs, vases, plants, lights, and even paintings. Technology is also important to today’s consumers, so make sure to include a smart TV or a smart retro-looking shower radio. This year presents developers and renovators with the opportunity to paint the blank canvas of a hospitality facility in all the shades of the emerging 2022 interior design and surface trends. The extreme makeover:
DHL Stadium During the nadir of South Africa’s Covid lockdowns, the task fell to an intrepid team of architects, engineers, designers and system suppliers to meet an almost impossible task: to complete an extensive refurbishment of the hospitality areas of the DHL (Cape Town) Stadium in line with the closing of the former Newlands Rugby Stadium. They had to accommodate Western Province Rugby hospitality suite owners inside the newly enhanced Greenpoint-based stadiums, as well as various other sporting codes, notably soccer, and major concert organisers. EBESA

According to the architects, EBESA, the suite holders lease agreement at Newlands came to an end when WP Rugby signed the new agreement with DHL stadium. Newlands suite holders had first preference to sign a new lease agreement at DHL stadium. As the stadium is a multi-use stadium and host to big concerts, and soccer and rugby events, the suite holders have first right to attend events. Should they decline, the suite is then available for hire from the stadium for the specific event. The DHL Stadium was completed in 2009 to meet the requirements for hosting the FIFA World Cup Soccer in 2010. The business plan at the time always envisaged that the stadium would become financially sustainable over time. To achieve the objective, the City of Cape Town identified two critical commercial goals: the need to secure an anchor tenant, as well as being able to compete as a world-class stadium. To secure the anchor tenant the completion of an additional 168 suites, and seven executive lounges, with a total hospitality capacity of 7 329 seats would be required. The agreement was signed with Western Province Rugby (anchor tenant). The suite construction commenced in February 2020, and final completion was in April 2021. Carina Marais, professional senior architectural technologist at EBESA, says that their client, Cape Town Stadium, was closely involved in all stages of design and during the construction period. To make the design modern, practical and sustainable, the team visited various large similar facilities around South Africa to benchmark and get insights from the appropriate stadium operators. All in all, 20 594m² of CT Stadium floor area received this upgrade, a massive undertaking itself because fast construction methodology was required of the systems due to a limited time frame. Whilst the existing business lounge area was quite large, the client required EBESA to design a flexible solution that split this area into three spaces and also add several new suites. This meant addressing the constraints of the existing floor plates, designing around that and allowing for streamlining of circulation of users from the main vertical access point to individual areas. Much planning went into food warming kitchens, refuse collection points and ablution facilities in line with the new upgraded layout. Marais tells TO BUILD that the project team needed to operate and build lightweight. “The existing floor slab was rated by the stadium’s original engineers to support a simpler load; simple outdoor stadium seats for the Football World Cup 2010 and subsequent events. After that event, the upper floors of the stadium were reconfigured as hospitality areas, bearing more weight. Cognisance of this had to be taken by the designers of the new layout, since the loading of these slabs was approaching their upper limit already.”

(Level 8) and to achieve the 120min fire rating. The roof consisted of structural steel trusses and girders with purlins over to support the roof sheeting and access is only provided for maintenance purposes.
“The positions identified for the mobile cranes would also be used for the parking of the concrete pumps. The podium could only carry a certain load and care needed to be taken with the position and movement of construction equipment and trucks.”
No screeds could be accommodated on levels 7 and 8. The existing waterproofing membrane on Level 6 and 7 had to be removed before new vinyl, tiled and epoxy floor finishes were installed. The imposed loading on the level 7 and 8 slabs had to be limited to 3 kN/m2.
“The curtain wall installation was extremely challenging. This was due to the restricted work space between the edge of the slab and the façade membrane. Due to the membrane and the outward sloping nature of the stadium, the usual stick system installation off a scaffold could not be achieved. The installation was therefore altered to a fixed panel system that was lowered from the floor above and winched in towards the slab edge on the lower level,” explains Marais.
Furthermore, the restrictions of serious lightweight specifications by the structural engineer, the 120min fire rating, and the requisite acoustic performance of the spaces had to be taken into account.
All partitions and walls constructed at all refurbished and new levels had to be lightweight dry walling or similar. The design allowed for a drywall system which varies between 0.39, 0.49 and 0.59 kN/m2 of weight.
Lightweight suspended ceilings were used for Level 6 to 8. A maximum weight limit of 6kg/m2 had to be achieved. Gypsum ceiling boards could only be accommodated in small quantities. Level 7 and 8 were constructed by means of new steel columns positioned as far as possible in line and within the drywalls, and these were anchored off level 7, the former stadium roof. A 150mm thick bond-dek floor system was chosen as a result of lightweight requirements
“The logistics required for the material handling to get materials into the stadium and onto the workspace on Levels 6,7 and 8, proved to be very challenging. The estimated weight of the heaviest load of material was to be 1.7 tons. All other building material would be grouped in the same or lesser loads.
“A major system supplier to the project, Saint-Gobain, delivered expert advice at all times, and their team workshopped the drywall layouts closely with the architects to achieve the best and most cost-effective drywall solutions for the project. They then compiled a project-specific document with specifications, construction details and installation guides,” adds Marais.
Milestones achieved
From a project point of view, the Covid lockdowns delayed the works, but was only by 33 working days in total. It also impacted the materials supply chain, especially imported goods or locally manufactured materials during industry lockdowns. Suppliers faced difficulty in fixing international pricing as well as various technical issues. “The removal of the existing mesh façade to the stadium had to be done by the suppliers from Germany so that the client did not lose their guarantee on the material. It then had to be stored and re-installed by the same suppliers. They were also challenged by travel restrictions due to Covid. “One of the highlights of this project and project team, was that as a collective we worked together and were able to complete the construction during 2020 Covid restrictions, and finish the project on time and within budget,” Marais concludes.

Polokwane Freshmark Constructing a 10 000m2 building on an open site transected by a 100-year stormwater servitude during the global pandemic would be off the radar for many building professionals. However, that is exactly what award-winning Cape Town-based architectural firm, SLT Architects, achieved by designing and project managing a technically challenging state-of-the-art distribution centre (DC) for fresh food distributor, Freshmark. Johann Walters, Johan Lourens and Gareth Griffiths Freshmark is part of the highly regarded Shoprite Group and the new DC is located on a greenfields site within Polokwane’s N1 Industrial Parkpark. This new distribution centre is key to the Group’s fresh produce strategy in the

booming city and region, also providing a cross-docking point for produce despatched from Gauteng to more far flung areas across the province. The new DC also played a leading role in consolidating the operations of two distinct but smaller sites in the municipal area, meaning that administration

and operations are effectively under one roof. Administrative offices form approximately 1 000m2 of the total of 10 000m2 floorspace. According to Shoprite: “The facility caters for future growth and has allowed us to consolidate the supply chain from several buildings in a few locations, into one ‘built for purpose’ facility. This consolidation naturally leads to improved control and efficiencies in the supply chain, eliminating multiple stock moves and breaks in the cold chain. “The design resulted from a collaborative professional team including architectural, industrial logistics, property, technical and business. This has ensured all necessary requirements of the customer were incorporated and delivered”, the company’s media spokesperson said in response to questions sent to them.
COMMERCIAL PROJECT ARCHITECTURAL FEATURE

Niel Marx, the lead architect on the project attributes the highly successful and onschedule build to a tightly focussed project team, who have worked together for over 10 years on similar projects. “We were fortunate to have a young construction team who were very dedicated to the job and extremely agile in their approach. We relied heavily on their being on site during the more severe period of South Africa’s lockdowns, for example when inter-provincial travel was banned,” he says. (The DC is located in Limpopo Province and the contractors are Gauteng-based). A ‘clear and present’ danger to progress, however, was the pandemic, which meant that the professional teams had to operate remotely, overcoming this restriction by the innovative use of building information modelling (BIM) technologies and also a remote high resolution camera imaging service called HoloBuilder. According to Marx, HoloBuilder produces high resolution 360-degree imaging producing 3-D video walkthroughs that are stored on local servers, but are accessible in the cloud. As part of the Autodesk offering, this cloud based technology meant that the designers, engineers, project manager, the developer and client could communicate in real time with site professionals on the ground in Polokwane, even up to the snagging stage of the project when the bulk of the construction had been done.
From the perspective of the contractors, BIM information accessible in the cloud meant that an evolving and highly detailed design was available with updates on demand in real time as the professional team ‘walked’ the site, accessible from handheld/tablet devices. According to T’Shana Goosen, Senior Architectural Technologist at SLT Architects on the project: “This project required a large amount of service coordination. Between ourselves as architects and the rest of the team, we were able to view live feeds from each consultant and be warned specifically about clashes between services.
severely restricted travelling, human interface (meetings) and without BIM and Holobuilder we would not have achieved the fasttrack timeline. “Coupled with that, we also had an extensive nationwide shortage of steel caused by industrial action, but despite all of this, this fast track project reached its practical completion (PC) date on time.”
“For a large-scale project where logistics played a big role, this was advantageous. This included the process of documenting and sharing of work from sketch plans to council submission, to RFIs and construction drawings also proved to be more secure and accurate as the software does most of the work for you.” “Lockdown changed everything”, says Marx. “Covid-19

Restrictions of the site The site was an open space in an existing business park, the N1 Industrial Park. As such the space available for development was constrained by the site size as well as the need to accommodate a legacy 100-year stormwater servitude, located near the entrance gate, dividing the property into two sections. The client also has plans for an expansion of the DC via a Phase 2 development which also has to be accommodated in the future on the site’s footprint. A novel approach was adopted in both cases during the planning stage, which had begun just prior to the year 2020, after which the Covid-19 pandemic happened. Landscape restrictions: The 100-year flood water causeway was landscaped into a swale to handle the possible flood risk by converting a 1.5m drop into a 0.5m swale that could be easily navigated by delivery vehicles and other traffic and used for parking. Land size restrictions: The entire warehouse is refrigerated (to 1ºC) and handles a large number of paletted fresh produce on a limited footprint, leaving the design team with no alternative than to design vertically. Hence, at its apex, the building is close to 30m off the ground.

Structural considerations
The project is visually pleasing. The architects decided that a slightly more angular approach was required, setting the Polokwane DC apart from the design approached used as the award-winning Whitey Basson DC in Cape Town. On the ground, the structural steel roofing structure is supported by tilt-up reinforced concrete columns up to 30m in height. Construction manager, Johann Walters of JC Van der Linde & Venter Projects adds: “The RC columns range in height from 16-20m in height. The biggest one was 60 tons 1800 x 900mm in size and 20m high. Our precast contractor, Bedrock, says it is the heaviest they have ever picked up and according to them the heaviest in the country to date.” Marx describes the roof and its angles as a “sports model option”, which it indeed appears to be with its racy good looks and eye-catching usage of a pre-painted steel roof, partially cladded with IBR profile and contrasting the white ISO panel walls on the gable ends of the building. ISO panels are stacked within the steel framing.The innovative use of a pre-painted AZ150 ColorPlus SAFLOK 700 roofing profile gives the building a very modern appearance, with IBR fixed-piercing cladding adding to the visual effect below the bullnose. However, it is functional also and the bullnose at the receiving end of the roof serves to protect goods receipt and despatch operations from the elements. A larger canopy protrudes from the docking face side of the building with a striking white roof. “White roofing was purposefully used to emphasise this section and make it stand out from the rest of the building. This is an on-grade delivery canopy and it is virtually separate from the rest of the structure. I wanted this wing design to reflect its (functional) uniqueness,” adds Marx. “All in all, we worked closely with the client and logistics engineer as to the actual operations of the building. The first 32m from the docking face on the floor is used for pallet stacking, receipt and despatch from the building. Stacking heights on pallets are limited since these serve limited truck heights. “Moving towards the back, the apex, various racking options, were placed in order of 28

height. Highest racking and long term storage were placed at the back of the building. We then followed this natural progression/line and adopted the shape of the roof accordingly”, he explains.
Having these facilities available on one site has resulted in a more efficient operation when it comes to Fleet management and the flow of pallets of goods throughout the process.”
Says the Shoprite Group media team: “The racking heights required for Freshmark necessitated the roof shape being adapted to accommodate them,while visually retaining the striking overall architectural motif of the rest of the facility. PV panel installation was also catered for in the roof design to reduce the energy footprint.
Another noteworthy element of the design and an example of the architectural team’s original thinking was the optimal use of vertical space not required for pallet stacking inside the warehouse for functional purposes, allowing multiple use of the volume..
“We also created a returns centre to receive and manage returnable equipment from stores where it is sorted, cleaned, and staged ready for collection by suppliers or for use on the next outbound loads. The site has value added facilities such as a truck servicing area, truck washing area and underground diesel storage and pumps.
Hence, a sloped roof, allowing for a maximum height of 30m at the back of the building to facilitate maximum pallet racking heights to 23.5m, and then sloped off to the working receiving and despatch area of the floor where the greater height is not needed for the regular depot operations, but conveniently providing an opportunity for a functional second level.

R&R ‘oasis’ space for the staff of the DC With no other option other than to “build up”, the requirement for an R&R space for the staff of the DC was met by providing a second level up above the banana ripening room, a boxy structure protruding from the side of the warehouse. The banana room provides an isolated, stable environment for the Freshmark storage of bananas, a major product of SA’s northernmost provinces. The architects decided to locate the staff room 6m above the banana room, accessed via two flights of stairs. This space has been rendered as a green area (so-called ‘oasis’) with maximum use of plant life, recreational facilities and an attractive balcony which also has the dual function of being an approved fire escape landing. Administrative working spaces of close to 1 000m2 are provided to a modern standard, including administrative offices, a kitchen, canteen, lockers and bathrooms.

Environmental considerations of the new design • The Shoprite Group has a standing commitment to the use of renewable energy, as evidenced by a number of retail stores being fitted with PV panels, so the medium term plan is for the roof of the DC to be used to support a PV array. Services for such an installation are already in place. • Heating was an interesting feature. Thermal energy is harvested from the mechanical plant room and via heat transfer is used to warm water that is used in the washing of crates. • Water handling: The site has a borehole and storm water is directed to services drains, this being a high rainfall area. • Security enclosures around access and egress points are fashioned from ‘green steel’ mesh, that is planted and will eventually be overgrown with vegetation.

Curro Durbanville proudly announced the expansion of its original grounds by building and occupying a brand new, contemporary campus for the high school that is 9 800m² in size, including the auditorium. The new campus showcases the very latest in education space design, which has been crafted with a learnercentric approach where their needs and aspirations have been taken into account throughout the design process.

The new campus eschews the conventional arrangement of space within a school where usually the classroom is private. Here it is different.
Located in Groot Phesantekraal, about 5km from the current campus, this greenfields building boasts the capacity to house 1 000 learners with room for further expansion. Inspiration for the project was acquired from the best schools in Europe, Brazil and India, and it also took key indicators
from our Southern African continent. The high school, for instance, includes features that reduce the school’s energy footprint, such as a rainwater harvesting system.

Design process crafted with a learner-centric approach
“It was important that the design process was not isolated to a single author but crafted with a learner-centric approach through collaborative and investigative processes. Further inspiration was drawn from the surrounding context; the design emits an exciting take on form, texture, and scale,” says Landseer Collen, the Director and architect at BPAS Architects in Tyger Valley, Cape Town. A series of layout configurations were assessed for the overall campus. During this process, determining factors such as site conditions and constraints, accommodation requirements (programme), the orientation of sports fields together with potential shade-cast of structures, connectivity between respective facilities, as well as the internal road link between the predetermined access points were taken into consideration to find the most suitable layout. “The U-shaped building footprint frames the southern corner of the site, which formulates

a forecourt defined by the auditorium and hall on either side. It ‘embraces’ the learners and visitors as they enter, while also acting as a protective buffer from the elements. A direct visual connection to the main entrance makes wayfinding easier for users,”explains Collen. “The building height was kept moderately low by spreading the accommodation over wider floor plates, thereby relating to the surrounding context of the existing and planned urban skyline. The architecture is non-stylistic, it responds to site conditions such as climate, contours, accessibility, and connectivity, resulting in a site-specific design.” The conventional ‘school typology’ consisting of classrooms that are framed
by four walls was challenged by the concept of constant interaction between spaces. The classes become permeable and adaptive with furniture, such as combinable tables, designed specifically for the hybrid and flexible use of each space. This dynamic space is emphasised by the juxtaposition of the slanted columns. These columns symbolise the encouragement of diversity, uniqueness, and unconventionality in a collective and safe environment. The classrooms and laboratories are placed around an atrium and internal courtyard space respectively, allowing for daylight to filter into these spaces. Organically shaped walkways that host collaboration spaces, together with slanted columns and colourful interior elements create visual interest and a sense of playfulness and difference.

Ventilation strategies
According to Theo Gutter, project architect at BPAS Architects, openable windows and louvres on facades added to natural ventilation. The atrium roof functions as a heat chimney, with constant cool air drawn in at lower levels from shaded areas on the façade. All naturally ventilated areas make use of cross ventilation across enclosed passages. To the eye of the visitor, the usage of exposed concrete in the walls and the roof is also evident in thinking of ‘thermal mass’ which clearly, coupled with the natural ventilation will enhance passive climate control inside the learning areas. Central to the learning area is the atrium: “This required more finesse, with an inverted truss design, being used with minimal end supports to create a perimeter skylight, with a ‘floating ceiling’ in the centre. The skylight had technical detail resolution to interface between concrete, aluminium, frameless glass and roof sheeting,” explains Gutter.
Roofing and cladding
Conventional steel trusses were used in the auditorium, hall and dance & drama studios to create free span structures for the respective spaces. An outstanding feature on the 'tails' of the U-shaped building for auditorium and hall is the use of SAFLOK 700 sheeting which was used on roofs and wall cladding as an added rainscreen. The pre-painted steel substrate used by Safintra Roofing in the forming of the Saflok 700 sheeting was supplied by Safal Steel South Africa, as Colorplus® AZ200 TCT 0.53 in colour Raincloud. All in all, a worthy space for future leaders to weave some magic.

Everybody is doing it, right? It’s all over the broadcast media, made real and popular by shows such as The Home Edit on Netflix or HGTV on DStv - a home makeover series that strives to make home renovation easy for the viewer. Here’s your chance … So, while living in a matchbox, just how easy is it to make a cosy room - student digs, ‘sliver’ apartment or a spare bedroom - can you take it beyond the normal bed-andwardrobe option? It’s amazing what you can do on a budget and with being resourceful - even just a lick of paint to a repurposed wooden piece (Hint: chalk paint is all the thing at the moment). You can do things like repurposing an old ladder to provide extra hanging space, while cashing in on double purposes for what is already there. The experts suggest there are eight ways to better rearrange a bedroom, create more space, store precious goods and maybe even transform things to the point where you sleep better at night.
1. The wardrobe
An all-inclusive wardrobe is by far the most ideal facelift for a bedroom. Choose wisely and don’t forget to troll the second hand stores. Be ready to repaint and maybe even do so sanding. A good wardrobe could accommodate all your stuff using for example, a pull-out trouser rail, see-through top drawers using acrylic separators and also including generous built-in drawer units. Okay, some of this may be fanciful, but consider how much stuff you can add on by visiting one of SAs home stores or shopping online.
2. The horizontal ladder concept
If you don’t have a wardrobe, or if it is too small, consider a horizontally mounted ladder supported off the wall - with the right equipment, this look is funky and very much the rage. An antique or well worn wooden ladder provides for a unique look with some well-chosen hangers. Pop your accessories on the top

- you can even box them, ensuring the boxes look good and are not too heavy - again, visit your home store or online retailer. Books to store or a speaker to support? Mount a ladder horizontally and flat on a wall, so that you can utilise it as a flat shelf. A vertical ladder can serve the same purpose - or support yor biophilia objective (see tips below).
3. Triangular/corner rack
If your wall is odd-shaped, it will need some thought: “how can I reimagine this space?” You can pop installing hooks and rods in those unused corners of a bedroom for extra hanging storage solutions. A perfect place for bags, accessories and coats – all within easy reach for when you rush out to work or the gym. Then there is also the corner shelf. These can be installed - a few of them set above one another - and painted.

8. The laundry bag
If you are staying in digs or a rented bedsitter, this can be a problem. You can consider replacing a bulky laundry bag with a flatter laundry bag. This can be hung on a door in the room, even a cupboard door. Or hang it inside if there is dead space. Just remember, if it can be seen, keep it fashionable! Not expensive but a real image-saver.
4. The bedside - optimise that space
Ditch that space-eating bedside table if it offers limited storage. Replace it with a work desk, which can be dual-function. A desk close to the bed can double as a nightstand for a reading light, a glass of water, a candle, loadshedding lamp, holder and any essentials you needed for the night. Of course, an appropriate height chest of drawers, can also double as a bedside table (mind the elbows when in bed)..
5. Fold-down desk
Need some additional workspace? Folddown desks provide a good opportunity to pick a well-lit, neutral or inspiring backdrop when doing a webinar or having a Skypemeeting. Uch better than seeing a blurry display of clothing!
6. Extend the wardrobe using an end shelf
can add rails, shelves, pegs or hanging bags within ‘dead space’ inside the wardrobe - use the inner panel of the doors as storage. This will also preserve them to last you longer, away from dust, damp and also intrusive sunlight.
Busier than ever, coming out of lockdowns, we so need to keep our private spaces open, airy, and mess-free. After all this is where we unwind and find the purpose for the days ahead. Some tips: • Position the bed against the window, installing mirrors to create the illusion of a larger space • Add plants and incorporate ‘biophilia’ • Use lower-placed lights for a calming feel • Consider dark/blackout curtains to cut out stay light and enhance a circadian rhythm. This improves sleep quality • At night, longer wavelengths of visible light are your best friend. Hence, red, orange, or yellow are “warm” lights that best benefit the circadian rhythm and help you fall asleep peacefully • Vintage filament LED lamps work marvelously well.
Here’s some extra space that not many think of! Source a matching shelf to add to the side of your wardrobe - for example as seen in the kitchen where round edge shelves hang off a main cupboard unit. , if possible. To this, you can add tasteful baskets for smaller items - or utilise the space for books and decorations.
7. Shoes - use that dead space Shoes are a pain in the neck to store so get rid of the clutter on the floor and look to something that offers an easyto-get-to option - with both shoes in the pair together. You

Picture Perfect Do you have dark areas in your living spaces where a really great artwork of photos simply doesn't get noticed? We spoke to Melissa Davidson from the Lighting Warehouse (www.lightingwarehouse.co.za) for some tips. Lighting Warehouse “Investing in beautiful artwork is the perfect way to complete the look of a room, however, it doesn’t end there. To really make it a standout feature, you will also need to install the correct lighting to ensure that the eye is immediately drawn to the piece. This is best achieved by picture
lights that are specially designed to offer the best illumination for framed photos or artworks,” says Davidson. Picture lights are wall-mounted to throw light onto a piece of artwork. They can be affordable and easy to install.
“Add a sense of drama to any artwork – making it museum-worthy and serving as an additional piece of décor for the room in question. Picture lights can also serve as a great source of ambient lighting in living or dining rooms, and hallways,” Davidson adds.
3. Position of the light 1. Select the correct size
The bigger the picture, the more light you will need to illuminate it. For portrait pictures, the rule of thumb is to choose a picture light that is approximately half the width of the picture. For landscape pictures, you will need to select a picture light that measures between one third, or half of the width of the picture.
When positioning a light over the artwork, ensure you achieve an even spread of light over the entire picture, avoiding any “hot spots” on the top half. This is achievable by installing the picture light about 13cm – 18cm above the top of your artwork. Most picture lights can be adjusted so that you can achieve the perfect angle for the light. The ideal angle of the light is 30 degrees, so that there is no glare or reflection of the glass of your frame.

LEDs are an excellent source of light for picture lights – they don’t give off any heat, they are exceptionally affordable to run, and they last for ages. Some picture lights even come with integrated LED lights for maximum convenience. Fluorescent globes, like the T5 for example, are also a practical choice for picture lights.

Typical metallic colours can be used with any frame. But if you have traditional designed frames, brass or satin silver is recommended. For modern frames, choose chrome or black.

BATHROOM MAKEOVER HOME & GARDEN "After a bad leak, this family finally had an excuse for a modern bathroom renovation. We was asked to redo the simple bathroom and create an extension of the main bedroom style to seamlessly fit in with the new-age Claremont home and its endless mountain and garden views. "The bathroom design took on a modern organic style with pops of bling and greenery to represent the personality and individuality of this family. The bathroom is a place where you spend a lot of your time, getting refreshed for the tasks ahead and unwinding from a busy day. We made use of a unique free-standing bathtub and sleek vanities to add to the modern style of the home. Natural elements like stone tiles add a warm natural edge and base notes to a lustrous and modern bathroom, while the black framework and faucets cut through the bright white to add interest. "I played with scale and shape by adding one large round mirror that extends over both the basins. This, paired with subtle notes of gold, add to the luxe modern effect. The floor was kept looking spacious by opting for a wall mounted vanity and towel storage combo."

What is an organic design and what other elements can you recommend the renovator use?
Organic design uses principles of nature as a basis for the design. It is about soft curves; this is the essence of organic design in my opinion; natural materials, bringing the outside in and creating a natural living space. Elements would include stone, wood, sustainable materials, plants, and hand-made and repurposed items.

In South Africa, we have a tendency to be more conservative in our colour and material selections, particularly when it comes to bathrooms and kitchens as these are expensive areas to renovate. The ‘New Elite’ have brought a freshness to renovation in encouraging more bold design in spaces. 1. Bathrooms will continue to be an oasis in our home, a space to retreat to, refresh and recharge. Bring nature into your space with wood, stone, brick and hues of green and blue. 2. Bathrooms will continue to be more open and integrated into our spaces, encouraging minimalism and integration through natural tones of sand, cream, off-whites, stone, wood and marbles. 3. Bolder bathrooms that encourage expression and experimentation are an expression of luxury, incorporating blacks, blues, charcoal, pops of colour such as pink and yellow, metallics and contrast.
Is it better to design for a long life or is funky and contemporary the way to go?
It depends on who you are designing for and what your objectives are. It is very important to determine exactly what you want out of a space before deciding how you will achieve that. Everyone thought the white Johnson tile would never go out of fashion, but it did. Everything has a life cycle and there is no wrong way to go, just what is right for the space, the client and the budget. I don’t like to stick to a specific philosophy but rather understand the outcomes we want.
Colour! What is your absolute favourite for the bathroom of all time?
I dream of a teal marble bathroom in colours of the ocean, with champagne gold taps layered with texture, pops of off-white and a crystal chandelier. I like a large space with a free-standing bathroom integrated into the bedroom with a double shower and gold pill box mirrors that reflect a touch of nostalgia. This is the vision for our main bathroom which doesn’t yet exist. The concept is about luxurious materials that integrate with your bedroom, a spa-like sanctuary that makes you feel like you are in the ocean. This is my happy place with spacious functionality and pops of gold to accentuate the materials.
Employing contractors or sub-contractors ... a word of advice?
Check their references, a few, not just one, and use suppliers that are busy as it is the good people who have work. Rather wait and get it done right. Keep checking progress and if you are unhappy, change it on site before you can’t change it.

prepare for Spring’s new growth Winter is a good time to inject new life into your garden – trimming and clearing to allow more light in; weeding, feeding and treating the soil to boost new Spring growth; and planting or transplanting ground covers, bulbous plants and ferns for a wonderfully lush look in spring, says our knowledgeable gardening expert, Erina Botha (sales@dreamscapes-ct.co.za) Erina Botha In sunny South Africa, most gardens have at least one or two trees to provide shelter from the sun and wind, especially during the spring and summer months. Now is the time to cut back on low-angled branches and to clear out some of the top ones too, to allow in more light for dense undergrowth of ground covers, ferns and bulbs. The treatment would depend on the type of soil – ranging from clay to sand and a range in-between. The different types of soil require different preparation, but it is always a good idea to keep in mind that copying nature is the wisest thing one can do.
How to treat different soils Sandy soils Generally sandy soils are best prepared with a heavy, coarse mulch, chopped up or half decayed plant material that includes bits of branch, wood chips, leaves and other coarse material. For the flower garden one cube of coarse mulch per 8 to10 sqm of garden space should do the trick. Spread it over all the exposed soil. If the area is very sandy, first work some of the coarse mulch into the sand about two hands’ width deep and then spread a layer over the top. Clay soils With clay soil just add the coarse compost/mulch on top – a nice thick layer. Do not walk across wet clay - avoid compacting it.
In preparation for the new growth in Spring. One of the most important secrets of successful gardening is soil preparation. For example, for the Cape’s winter rains to really benefit the garden, one needs to treat the soil in time.
You can do a lot of damage to clay soil by compacting it if you try to dig it when the soil is wet as it is likely to smear and become capped, preventing the free movement of air and reducing drainage. After a period of wet weather, leave clay soil to dry out but not for too long. There is a near critical point when clay soil is dry enough but not too dry to be able to dig and get a good tilth for small seeds to germinate.

Dishwashing freedom! is it possible? A word from a leading premium supplier of kitchen appliances globally about the cutting edge trends emerging for dishwashers. Miele
A new dishwasher is revolutionising the way dishes are cleaned. Jon Molyneaux from Miele South Africa, says: “A unique system dispenses detergent automatically and uses specially designed powder granules for best results.” These features are fitted into the company’s Miele’s G7000 and include AutoDos. Furthermore, the new dishwashers can be controlled via the Miele@mobile app, and can be programmed from a mobile device. All that remains for the user to do is to load and unload the machine, and occasionally replace the PowerDisk – everything else can be left up to the appliance. A PowerDisk is an innovation that is easily and quickly fitted in the device on the inner face of the door – and dispenses detergent by rotating automatically during the programme. Measuring approximately 15cm in diameter and around 4cm in width, the PowerDisk releases a defined quantity of powder granules into the chamber with each 360° turn. The system automatically dispenses precisely the correct amount of detergent required in a specific programme. Particularly in the 'Automatic' programme, dispensing is geared to the degree of soiling, which is monitored by a sensor. Special protection against moisture and heat guarantees unwaveringly high quality and consistency over the entire use of a PowerDisk,” explains Molyneaux. He says that the G 7000 also features a conventional two-compartment container in the door for the use of conventional detergents such as tablets and powder.
Reliably dealing with viruses
While the latest in home automation is noted, Molyneaux says that consumer health features strongly in the mix too. Demands for hygiene around the home have reached high levels and increased during the Covid pandemic. Hygienically sparkling crockery engenders trust and confidence and creates a sense of security in everyday life. The Albstadt-Sigmaringen University of Applied Sciences has conducted a scientific investigation into whether dishwashers from Miele meet these high demands – and the independent Institute for Integrative Hygiene and Virology (InFluenc_H) awarded Miele its gold seal of approval. “This hygiene seal is exclusively granted to products whose high performance in protecting against viruses has been scientifically proven. It requires that 99.9% or more of viruses are reliably deactivated. This comprises enveloped and non-enveloped viruses, including the SARSCoV-2 Coronavirus, influenza and Noroviruses,” says Molyneaux. “Sophisticated spray technology and high wash temperatures on Miele dishwashers ensure dependable and hygienic cleaning results. In the 'Hygiene' and 'Intensive' programmes with wash temperatures exceeding 70°C, more than 99.9% of all pathogens are deactivated. Enveloped viruses, such as SARS-CoV-2, are even rendered harmless in the water and energy-saving ECO programme.”

When completed, the facility will provide three new immigration facilities, each custom designed to speed up the flow of traffic, according to Raubex construction manager Herkie Sandenbergh. The first area, dedicated to freight trucks, has already been handed over, and processes approximately 500 trucks a day. Currently underway is the second phase which is focused on bus transport, which will be complete by May 2022. The third phase will be the facility for light traffic, and will be handed over in November this year. “Each stream will have its own terminal building where all customs and immigration documentation will be dealt with, thereby streamlining the processes by applying specific expertise in each area,” says Sandenbergh. He adds that there is considerable related infrastructure around the town of Beitbridge that is also included in the scope of work. This includes an 11.5 million litre reservoir with associated pipelines, an oxidation dam for sewage treatment, a fire station, an animal quarantine facility and a new staff village for border post personnel. As a key partner in the project, AfriSam has supplied some 7 000 tons of its High Strength

Clay bricks are ceramic products – fired at high temperatures in a kiln – giving them a lifespan of well over 200 years. That means property owners have the option to recycle clay bricks that were previously used in walls, paving and even infrastructure like retaining walls and bridges. The appeal of reclaimed bricks is its character – a pleasing weathered appearance and natural patina. Currently, reclaimed bricks have a certain cachet; they are less common, more sustainable and have a distinctive appearance. Whether used for an internal feature wall, extension or paving, recycled clay brick is sure to create an eye-catching, unique finish for those with an appreciation of tradition. “Many home owners choose to reuse 'heritage' clay bricks and timber in their projects due to the sustainability

benefits,” advises Mariana Lamont, Executive Director of the Clay Brick Association of South Africa. “Recycled bricks are an eco-friendly option. They not only eliminate resource use and emissions during production, they also cut down on landfill waste and the environmental and economic cost of transporting heavy materials to dump sites.” Homeowners have many options for reuse. In many cases, load-bearing brick buildings can be repurposed, with just a contemporary frontage added. In other cases, the brick façade is retained while a new structure is built behind it. Sometimes, the existing building is demolished, and the individual clay bricks are reused in exposed brick feature walls and elements. Clay products that are damaged or broken can be sold for use in road construction, embankments, tennis courts and landscaping. When reusing broken bricks as site filler, they must be crushed first to limit ground subsidence.

The bedroom also features exposed brick. Because glass is a poor insulator, the rear windows have automated angled shutters to control light, heat and street noise. The inverted truss becomes an opaque window that lets in natural daylight.
How to recycle bricks safely Brush the bricks with a stiff bristle brush rather than a wire brush to remove all debris without damaging the texture. After a brick is wetted, efflorescence is always possible even with an older brick, but this is rarely a permanent condition. Rubbing bricks on an abrasive grit stone may be useful for straightening up surfaces and removing chipped edges on handmade older bricks. The use of power tools is not advised. Grinding discs and wire brushes are hard to control and scoring or polishing can disfigure the brick’s surface. Compared to modern bricks which are manufactured to SABS standards, older bricks from coastal properties may have damage from salt, especially near ground level. Chemical pollution from an industrial environment can alter the composition and density of the brick. If you are using the brick in load-bearing applications, you are advised to test a few samples to check your batch is free of defects. wooden doors, frames and windows The beauty of timber is that, unless it is destroyed beyond repair by beetle, wet or dry rot, it can be restored and refurbished, time and time again. In this article we take a look at replacing old wooden windows or door frames. TorkCraft
Knowing when and whom to ask Renovation and restoration work has become increasingly common in recent years, not only for entire houses but also for internal spaces such as bathrooms and kitchens. Many tradespeople have already adapted their businesses to this trend and decided to specialise in such work. A good point of departure is your local hardware store. Take some photos of the repair you want to do and discuss it with them. They will know the tools
and materials to use, as well as any local tradespeople who can help. Rotten window or door frame? No problem. Replace it! It’s not uncommon for wood at the bottom of a door frame to be subject to some wood rot, particularly if it’s come into contact with water. However, the question of whether you’ll need to replace the door frame as a result, comes down to the severity of the rot. If it’s minor, a qualified door repairer may be able to fix the problem, however, if it’s extensive, it may mean replacing the entire frame.
For frames set into cement, brick or concrete, the quickest way to remove them is by using an angle grinder. This tool, although noisy, cuts through cement, steel or wood like a hot knife through butter. The angle grinder is one of the most versatile power tools and is therefore used for the most diverse applications: floor tiles, concrete, screed, drywall panels or roofing tiles, anything can be worked on with an angle grinder. Unfortunately a lot of dust is normally generated in the process so ensure you are wearing the right personal protective equipment.

They are also used for both dry and wet cutting operations. Since they can cut with precision, this kind of disc would be well suited to precision frame removal without causing structural damage. 4. Your local hardware store should have a range of replacement door or window frames. When fitting, ensure the integrity of damp seals is maintained. 5. Tools and the materials to fit the new frame, like sandpaper, paint, glass putty and other sealants. Wood filler. 6. Something to vacuum the dust caused by working. 7. How creative cladding is changing the face of architecture Modern composite cladding technology makes it possible to completely revamp the exterior or interior of a building with designs and applications that were previously unthinkable. For inspiration, we share with you a short case file on a timber cabin recently built in Minnesota, edged up against the northern border of the United States with Canada;a chilly place in winter! Significantly, the project features the use of a patented Norwegian technology called Kebony®. This technology permanently transforms sustainable forest wood species such as pine into Kebony wood with features that are comparable, and sometimes superior, to those of rare and expensive tropical hardwoods. This method is also a superior alternative to traditional wood treatment based on impregnation with biocides and wood preservatives and delivers products that deliver major improvements in durability and dimensional stability, at the same time as being highly attractive.
The project Hidden away in one of Minnesota’s many lakeside forests, the Minne Stuga House is surrounded by local pine and cedar trees with secluded waterfront access. Clad in sustainably sourced Kebony wood, the cabin’s sharp lines, tight peaks, and sweeping roof are a dramatic addition to the forest landscape, with the wooden features and earthy tones providing a natural appearance. The A-frame cabin was renovated by Minneapolis-based designer and lifestyle blogger Melissa Coleman (The Faux Martha blog) and her husband Kevin. Renovation was by Grand Marais-based Taiga Design+Build, who helped maintain the cabin’s timeless feel, retaining 90% of the original structure. Where the original cedar siding was rotting, the designers replaced it with
Kebony, a global leader in the production of sustainable wood.. Kebony wood provides a rich brown colour that has helped preserve the original aesthetic, keeping the cabin in close harmony with the surrounding landscape. This timber also requires very little upkeep, future proofing the retreat for the next generation, even when it is being let out to holidaymakers.. Within the house, the interior is lined with the original, 50-year-old western red cedar panelling, bringing the character of the forest into the home, which it marries with a radiant, welcoming warmth. The original roof was replaced by the designers, adding structural insulated panels for heat and energy efficiency. Awaken Skylights were integrated to provide extra natural light, completing the cabin’s 21st Century transformation. With its rustic Kebony-clad
exterior and homely interior, the cabin is a cosy sanctuary during Minnesota’s cold and snowy winters. The cabin also opens out onto a gorgeous decking area, built from the same timber product. From the decking it is a short path through the trees to the shore of Devil Track Lake, where guests can fish, kayak or have a quick dip. As spring turns to summer, the cabin bathes in natural light and the lakeshores become the perfect warm retreat. One could imagine the use of such a concept in South Africa’s coastal towns, such as Knysna and the Outeniqua areas.

Mixed-use building
HVAC application Mixed-use buildings have increasingly gained popularity within the South African built environment. They combine residential accommodation, offices, retail, and other entertainment as well as recreational facilities. It is therefore crucial to take into consideration the air conditioning load required to meet the occupancy levels and daily needs. Fourways Group, they give a brief insight into the project’s success. Spoormaker & Partners, a renowned engineering company with numerous accolades, approached Fourways Group to collaborate on the Foreshore Place HVAC project. Fourways are HVAC experts and the accredited sole distributors of all Samsung air conditioners in South Africa. “We were appointed as the MECs for this project and the brief was to convert the CBD’s iconic landmark into luxury accommodation, offices, and retail stores. Thus we looked at various options and recommended Variable Refrigerant Flow (VRF) systems to meet the specification requirements and budget”, says Kinnel. During the first phase of the project, the 6th to the 13th floor consisted of hotel space, which has now been remodelled and replaced with 11 floors of luxury apartments. As part of the second phase, the focus was on upgrading the offices and retail stores. Fourways Group tendered an option for Samsung HVAC equipment to Spoormaker and Partners, namely the Samsung VRF (termed ‘DVM’) Heat Recovery System for phase one, the apartments. Esteemed air conditioning contractors and a top dealer of Fourways Group; Coastal Airconditioning, were awarded the project.

The challenges
Kinnel also describes some of the challenges they met during the project. “We had to limit the amount of maximum refrigerant size which resulted in several smaller DVM systems rather than the initially planned larger systems. Secondly, the plant placements also posed a challenge as the office VRF plant is located on the roof of the building while the residential plant is in the middle of the building and has been ducted against the facade to maintain the building’s historical look and feel,” he explains.

Fourways’ Engineering department embraced these challenges by offering custom VRF design assistance that would meet the day-to-day needs of users. Crause proudly mentions that Fourways offered Spoormaker the energy-efficient Samsung DVM systems with high COPs, lower input costs, electricity consumption monitoring, and can withstand South Africa’s climate conditions as well as the constant power cuts.

South African Construction Industry This article is based on a keynote address ’Overview of the South African Construction Industry’, delivered to the Construction Industry Development Board (cidb) inaugural annual seminar ‘The State of the South African Construction Industry’, Irene, Gauteng, 21 October 2021. Findings
The respondents to the study included 150 ‘industry stakeholders’, among other, ‘industry leaders’, and heads of industry associations and councils, and 342 ‘targeted stakeholders’, which constituted a broad representation of the industry in terms of stakeholder group. The consolidated response rate of 22.2% is primarily attributable to the ‘targeted stakeholders’. Furthermore, 61 (59.8%) of the 102 responses were included in the analysis of the data due to time constraints and data capture capacity challenges.
The nine H&S-related aspects / parameters are: H&S on projects (3.30; 3rd); environmental management on projects (3.04; 17th); respect for people (within the industry) (2.90; 26th); corporate social responsibility (2.87; 27th), primary health promotion (2.68; 47th); welfare facilities on projects (2.53; 60th); mental health (2.38; 66th); employee assistance programmes (substance abuse) (2.22; 72nd), and work-life balance (2.19; 73rd).
The author, having been involved with several ‘status of the construction industry’ research studies, opted for an empirical study, the objectives being to determine, among other, the rating of the South African construction industry relative to 76 aspects / parameters, and the top ten challenges in terms of improving the performance, growth, and development of the South African construction industry.
The 61 respondents represented 33 occupations and 21 stakeholder groups. 13.3% had a BTech, 23.3% a B / BSc (Hons) / 4-Year degree, 23.3% a M / MSc, and 6.7% a PhD – 66.6% of respondents had a 4-year qualification or more. Their mean age was 50.6 years, and their mean experience in construction was 23.9 years. 16.4% were females, and 83.6% were male. Respondents represented 8 metropolitan areas, Johannesburg (32.8%) predominating, followed by Cape Town (19.7%), and Port Elizabeth (16.4%).

Respondents were required to rate the South African construction industry relative to 76 aspects / parameters in terms of a five-point Likert type scale ‘very poor’ to ‘very good’. An ‘unsure’ option was presented as there was a likelihood that not all respondents would have an intimate understanding of all 76 aspects / parameters. The H&S-related findings have been summarised below in the form of a mean score (MS) between 1.00 and 5.00, based upon a weighting of the percentage responses to the scale, and the rank. In general, MSs > 3.00 indicate the rating is above average, as opposed to below average in the case of MSs ≤ 3.00. Furthermore, in terms of ranges, MSs > 2.60 ≤ 3.40 indicate the rating is between poor to average / average, and MSs > 1.80 ≤ 2.60 indicate the rating is between very poor to poor / poor.
Conclusions and Recommendations
The construction industry in South Africa is not rated highly in terms of the nine H&Srelated aspects / parameters. Given the current high profile afforded to mental health, and work-life balance in the construction industries of many developed countries, the related South African ratings amplify the need for attention. This need is reinforced by the experience of fatigue and stress among construction workers, supervisors, and managers. This manifests, from compressed project schedules, which result in extended working hours per day, and working days per week. These ratings present a clear agenda for action, and in turn amplify the need for people to become the focus of construction, in addition to producing a conforming product. Summarising, the respect for people (within the industry), and corporate social responsibility ratings amplify the importance of addressing H&S at the industry and organisational level i.e., H&S is a strategic, not just an operational issue.

Talking energy efficiency in the home South Africa is finally taking energy-saving seriously. With numerous interruptions in our electricity supply grid caused by loadshedding and a declining infrastructure, we are expected to do more with less. There is also a massive increase in the cost of power, making it a luxury that many cannot afford in great quantities. And then, let’s not even get started on greenhouse gasses and using less fossil fuel! 1.
Stop the leaks!
When there are gaps around your windows and doors, warm air will escape and cold air will enter your home in winter, so you’ll have to turn up the thermostat. For more energy-efficient windows, check the caulking and weather stripping around your home and plug any gaps to prevent heat loss. You can also check out stylish window treatments for every room in your house.
3. Insulate
Good insulation will help keep heat inside in winter and outside in summer, so you’ll have to rely less on appliances for heating and cooling. Pay special attention to the attic and ceiling but remember to insulate the floors and walls too.

Do an energy audit
Before you blindly make upgrades, find out how much energy your home uses and where it uses more energy than it should. You can have a professional energy audit done or you can use common sense; just make a list of everything in the home that uses power and just how much power it uses. Then, look at ways that heat is lost from the home (during winter) and how much heat enters the home (in summer). This is called passive heating and cooling.

4. Adjust the thermostat
Adjusting your thermostat even by only a degree or two can make a difference in the amount of energy your home uses. In winter, turn it down three or four degrees when you’re going out and in summer, turn it up again.

5. Get a smart or programmable thermostat
A smart or programmable thermostat will save you the effort of having to adjust the thermostat manually. You can programme it according to your schedule and it will automatically do the rest.
6. Install fans
Fans use only a fraction of the energy your air conditioning unit does. Save the air conditioning for only the unbearably hot days and use ceiling or electric fans the rest of the time to cool your house.
7. Change the filters on your HVAC unit
Your HVAC unit will work more efficiently with clean filters. For the average home, the filters will need changing every three months or so. If you have pets or suffer from allergies, you’ll need to change the filters more often; about every 45 days.
8. Install energy-efficient windows
The right windows can help regulate the temperature inside your home. There are different options when it comes to energy-efficient windows, including double or triple glazing, e-coating and vinyl windows. Find out if it’s time to replace the windows in your home.

Deciduous trees on the north and east sides of your home will provide shade and keep your home cool in summer. In winter, the bare branches won’t block the sun from shining in through the windows and heating your home when you need it. You can also find plenty of different ways to keep your lawn naturally green.
A tankless water heater gives you hot water on demand, rather than heating and storing water all the time. It costs more but you’ll soon recover the cost through energy savings. A tankless water heater takes up less space too. SA also enjoys up to 2.5 times the amount of incoming sunlight compared with the northern hemisphere climates. As for solar geysers - surely your home should have one of these already?
10. Install awnings
Another way to keep sunlight from heating your home in summer is to install awnings over your windows. Retractable canvas awnings are more energy efficient because they still allow for ventilation and on cold days you simply roll them back to let the warming sunlight in.
11. Know how to use window treatments
In winter, keep window treatments such as blinds, curtains and drapes open during the day to let the sunlight in and then close them at night to prevent heat from escaping. In summer, use light-coloured window treatments that will reflect the sun’s rays away from the window and keep them closed during the day.
12. Get energy-efficient appliances
Energy-efficient appliances use less electricity and water, so they’re a great investment. They can even help increase the value of your home.
13. Keep large appliances clean
When dust collects around the motor that runs a large appliance such as a fridge or washing machine, the motor needs to work harder and uses more energy. Vacuum the back of your appliances every few weeks to remove dust and pet hair.

16. Turn down your water thermostat
When you have to turn on the cold-water tap so you won’t burn yourself in the shower or bath, you’re wasting energy on water heating. Turn down the water thermostat to about 55 to 60 degrees for comfortably hot water.

The more natural light there is in your home, the less energy you’ll need for lighting. Strategically placed skylights will not only add light but ventilation too. However, remember to choose properly installed, energy-efficient skylights so they won’t contribute to heat loss in winter.

If you have a hot water geyser rather than a tankless water heater, you can still save energy by wrapping the tank in a blanket or other insulating material. This will prevent heat loss. And while we are about this, check that your home is thoroughly insulated using a material and installer approved by the Thermal Insulation Productsand Systems Association of SA (www.tipsasa.co.za).
Lighter paint colours for interiors not only make rooms look bigger but also reflect light, so you can rely less on artificial lighting. For your home’s exterior walls and roof, lighter colours are a great way to reflect sunlight and keep your house cool.
19. Change the light bulbs
LED and CFL light bulbs use less energy than incandescent bulbs. When you’re switching to these more energy-efficient options, also consider the wattage. In rooms that you use less often or that you don’t want too brightly lit, install bulbs with a lower wattage to save even more energy. This especially applies to downlighters.
20. Air-dry
Go back to air-drying your dishes rather than letting the dishwasher do it for you. Install a clothesline outside and invest in a fold-up clothes rack so you can air-dry your laundry regardless of the weather. Then for dishwashing, rather air-dry them than let the dishwasher do it for you.

Clean the threads first, on both items to be joined. A wipe of a rag can clean the threads and remove dirt, oil, and scum. Use some cleaning benzine to dissolve oils and polymer from used parts. Be gentle, even with metal components.

Coat evenly To use pipe joint compound, apply an even coating onto the end threads of the male pipe (the end that will go into the other pipe), using either the applicator brush or a finger. Do not smear the compound inside the pipes.

Thread pipes Thread the pipe into the fitting. Make sure to avoid cross-threading that might strip the threads. Many plumbers use a thin layer of pipe joint compound on top of plumber's tape for a great seal on almost any threaded joint involving water.

Wipe away extra compound Use a clean rag to wipe away excess compound from the joints. No drying time is necessary.

Copper is top choice for hot water cylinders
Tecron Water Heating (Pty) Ltd was established in 1997 in Cape Town. The company was born from the firm belief in the efficiency of copper hot water cylinders. Copper remains the global material of choice for the manufacturing of hot water cylinders because it has proven its durability and reliability over decades. Because copper is naturally corrosionresistant and is used in its natural form for the manufacturing of electric, as well as solar electric water heaters, these geysers are known to have the longest lifespan and can outlive their alternative rivals by up to five times their lifespan.
Copper is biostatic, preventing bacterial growth
Tecron offers a 7-year guarantee against faulty workmanship and materials on all their geysers. Standard SABS-approved thermostats and elements are used in all their geysers, all locally manufactured. Tecron’s range of geysers include 50, 100, 150, 200 and 250-litre standard geysers, as well as 15-litre under basin units and 25-litre horizontal square geysers, with pressure ratings from gravity fed up to 400kpa.
Tests show that after seven days of immersion in water, 80% of stainless steel and 90% of plastics were coated in a biofilm where bacteria had begun to form – this is not the case with copper. Copper has the natural ability to inhibit the growth of 99.9% of bacteria such as Legionella, MRSA and

The real benefit, however, for the modern consumer is that copper is naturally biostatic so it prevents bacterial growth on its surface, in turn leading to a far lesser chance of bacterial infection of the general system.
Ecoli which ensures a copper-based system is inherently safer for the well-being of the consumer. Dr Bill Keevil at the Centre for Applied Microbiology & Research (CAMR) recently found that while it took 34 days for ecoli0157 to die on stainless steel and four days on brass, it took just four hours for the same bacteria to die on copper.
