DOES THE VANCOUVER HOUSING MARKET EXIST IN A BUBBLE? According to conventional wisdom surrounding housing markets and bubbles, the Vancouver housing market could be in the midst of a housing bubble. There are many signs that the housing market is out of whack with income in the area. The average income in Vancouver is just south of $44,000 per 2009 income reports. The average price for a home in Vancouver however is $1.12 million. When assuming a 20% down payment and an APR of 5%, the average monthly payment on the average home in Canada would be $4,809.92. As the average monthly income is about $3,700, the average person simply cannot afford the average home price in Vancouver. What needs to be taken into account however, is “who are the people who are purchasing the properties in Vancouver?” The people who are making these purchases are investors from around the world who are betting on Vancouver to have a healthy return. As this has been the nature of the market over the course of the past few years, there is rationale to believe that this is something that will sustain itself for a great number of years.

The downside of this however is that it puts investors and citizens both at the peril of there being changes in the market. If this were to happen, the damages could be much more substantial than if a bubble was in place in Vancouver because investor’s resources then leave the area and the people who get hurt do not tend to stay to help rebuild the community post-bubble. CBC News has indicated in the last few months that while there is a modest decline in housing markets in Canada as a whole, there is no noticeable bubble that is preparing to pop. The ease of borrowing cheap money on the market has supplemented the demand for homes and allowed for the increase in home sales prices, but in the eyes of the Confidence Board there is a soft landing on the horizon for Canada. Taking this all into account, there does seem to be reason to believe that the market will pull back, but any pull back in the market will not result in the popping of a housing bubble. It does not appear that a bubble even exists.

GRANITE IN THE BATHROOM

The granite stones are hard and compact in nature evolving from the earth’s crust in the form of volcanic eruptions. They have become hugely popular as part of the fitting in bathroom and kitchen countertops. They are quite affordable and available in a wide range of colors and designs. It is better to avoid such materials on the walls and floors of the bathroom especially near the shower panel. These are natural rocks and quite porous in nature allowing water to pass very easily. Hence it is better to place it near the sink especially if there is a window nearby. Places in the Bathroom Compatible for the Installation of Granite The granite stones have the fabulous appearance and glossy look. They are ideal for fitting in the bathroom shower floor, countertop areas, vanity top around the sink etc. They can also be placed on the window borders adjacent areas of the bathtub etc. They are also preferable for constructing shelves for storage of toiletries etc.

The single piece granite is widely used for countertops near the bathroom sink and adds a fabulous look to the entire bathroom area. The properly cut and shaped countertops are readily available in the market for sale. Once the waterproofing process is over and the entire moisture is dried up the floor is ready for the installation of the granite tiles. At first add some caulk to the area where the granite is to be set. Use silicon adhesive to install the granite firmly on the floor area and ensure there are no lumps of hollow space or air bubbles inside. Once the tiles are placed set the backsplash on the walls using the silicon adhesive. Use caulk for sealing the sides and joints properly to ensure proper strength to the installation. Thinset Mortar for Granite Installation Preparation of binding material for the sub floor and the granite tiles requires a thinset mortar made from a proportionate combination of additives; cement etc. to ensure great strength and rigidity. The thinset mortar dries up very easily so there is a time period of about 30 minutes to complete the application process. Sanded thinset works well for bathroom flooring.

Granite Installation Process Granite can be installed in two ways. They are available in small sizes similar to that of the ordinary tiles as well as a single piece countertop. You can use both small size granite tiles as well as bigger ones for the entire floor including the floor under the shower panel.

Assadi says his company takes a selective approach to retail furniture. Rather than carrying a wide collection, it carries exclusive brands that are making the biggest noise in high-end design circles. The Coquitlam company boasts 60,000 square feet of showroom space and an estimated $6 million in inventory. It offers customers a series of seven design stations - from contemporary to cottage, with 10 sales people and a design consultant available to offer professional advice

and a cappuccino. "They can really see what their living room will look like", Assadi says of his customers. More than see, showroom visitors can sit on chairs and sofas, lie on beds, turn on lamps and touch finishes and carpeting. In 2011, Assadi used yet another sense to heighten the experience and hired musicians from the Vancouver Symphony Orchestra to play at the company's inauguration. The showroom's marble foyers, chandeliers, hardwood oors and 12 foot high walls help visitors imagine what it's like to live in the transitional and 'Art Deco style of Mobilfresno or what it feels like to be up close with the American craftsmanship of Hickory Chair. Assadi is not shy about saying he caters to the very wealthy of Vancouver. UP ISING! Olympia Restaurant on Denman, under the ownership of Mosi Alvand and his partners was rolling along peacefully in Vancouver’s Westend community for seventeen years... until the Olympics came to town. When Vancouver won the 2010 Winter Games it caused a flurry of excitement in Canada's West Coast communities. Unfortunately, when the IOC learned of the Olympia on Denman they became worried the bistro would upstage their event so they set about to shut the little restaurant down. Even though Olympia on Denman was properly licensed and considered a good community neighbor, plus had paid taxes for over two decades, John Furlong, the CEO of VANOC, attacked the little Olympia demanding the restaurant cease and desist all operations. The community was aghast.

people, some from as far away as Seoul Korea, home of the 1988 Olympics, used local news and social media to tell John Furlong and the IOC to BACK OFF! Marie, a long-time loyal customer of Olympia, started an in-house petition that collected thousands and thousands of names from people who visited the restaurant. It also didn't take long for world-renowned lawyer, Joseph J. Arvay, to offer his support and advice. When all the dust settled, and after years of VANOC intimidation, Olympia on Denman won, and is now recognized as the first and only little company to successfully defend itself against the big Olympic corporation that tried in vain to bully them into submission. Over the years many companies felt the wrath of the IOC and gave in, but Olympia still thrives and is going strong.

Mosi and his partners felt bullied. They had operated for many years as good neighbors and didn't understand why they should shut down just because a pack of high priced Olympic lawyers demanded so. They bravely stood their ground.

Olympia on Denman is a modern day David & Goliath saga, but without the support of all our friends near and far . . . we would not be here.

Very quickly the community rallied behind the restaurant and told Olympic organizations to leave their favorite restaurant alone.
