Marshall Fleet Solutions launches 2020 Apprenticeship Programme

Part of the management ethos

at Cambridge company Marshall Fleet Solutions (MFS) is investing in its people. MFS has recently announced an expansion in its current Apprenticeship Programme for 2020, with 10 new apprentices soon to be joining this scheme, working at their local MFS regional depots around the UK, as part of a 3-year Apprenticeship Development Programme. MFS will now have 15 engineering apprentices employed on a full-time basis within the business, which includes both male and female apprentice engineers, which is unusual in the commercial vehicle industry. “At Marshall Fleet Solutions, we believe it’s not just about the front-end capital sale and, as a conscious and passionate player within this industry, it’s equally about what we, as a business, can put back into the industry we all work within. By building on the success of our existing industryleading Apprenticeship Programme, we are looking forward to our new recruits joining us over the coming weeks and starting their new lives as ‘Marshall Engineers’. They will undoubtedly play an integral

Later this month, the 10 new apprentice interns will join the successful MFS Apprenticeship Programme that is run through the established Marshall Centre in Cambridge, the dedicated Marshall Group training arm that has successfully developed over 20,000 apprentices since its inception over 100 years ago. Each MFS apprentice will be working towards their Level 3 qualification within the City & Guilds Refrigeration, Air Conditioning and Heat Pump – Engineering Technician Standard and will gain a real-world, hands-on experience of working within the cold chain logistics environment with the MFS branch network, backed up by regular classroom training and coursework. As an MFS refrigeration engineering apprentice, they will be exposed to a range of knowledge, skills and behaviours required to meet this engineering technician standard, which will ultimately lead to a longterm career development programme within the MFS organisation.

STO creates balanced acoustics for high profile building A StoSilent Distance acoustic

system has been used to create a balanced and practical acoustic environment for a major London landmark building. Originally built to house the Financial Times newspaper, Bracken House was the first in England, and the second post-war building, to receive listed status. The premises have recently been extensively refurbished in a project designed to bring together the two original sections of the building, while preserving the original style and character. This involved the installation of the StoSilent Distance acoustic system in the atrium area, to create an environment that functions efficiently from an acoustic perspective, while also blending seamlessly with the area’s new, updated appearance.

The inclusion of large areas of glass demanded the use of an acoustic design which would allow the atrium area to meet the various challenges of modernday buildings for sound attenuation/reverberation and increased speech clarity, despite the large volume of ambient noise that would be generated. The StoSilent Distance suspended ceiling installation was completed with the two-part, hand-troweled StoSilent Top system, which consists of a StoSilent basic basecoat and StoSilent top finish. This is a sound-permeable finish which produces an ultrafine surface with a slight crystal shimmer.

The atrium was opened up, with walls removed on each side to create a more streamlined space.

Not all glass is created equal – Cantifix launches Solstice Glass for healthy living The inventors of structural glass

have created a unique product which can help regulate sleep cycles through the power of natural light, while protecting us from the sun’s harmful rays. The new range, called Solstice Glass, has been produced for domestic and commercial construction by London-based Cantifix, who brought structural glazing to the market almost 30 years ago. For the past five years, Cantifix – run by brothers Charlie, Matthew and William Sharman – has sponsored research by Oxford University into the beneficial effects of daylight on human biology, with studies taking place on the Danish Island of Bornholm and in Sweden’s arctic north. This research involved the creation of The Photon Space: a self-contained, standalone glass living space designed to improve wellbeing, avoid ‘biological darkness’ and help us reconnect with the natural world. The specifications for Solstice Glass are based on scientific evidence gathered from the Photon Space project, as well as other pioneering research led by top scientists in this developing field. Blue light in the narrow band width of 450 to 485 nanometres wakes up our body clocks by suppressing melatonin, the hormone essential for sleep. Solstice Glass has been designed to allow these wavelengths through unhindered, a feature which would not be true of all glass. Featuring low-iron manufacturing, with a high performance laminated outer sheet to filter out harmful UV light and an acoustic laminated inner sheet, Solstice also creates safe, beautiful, peaceful and functional home spaces through its use of glass walls, floors and rooflights. As we all spend more time at home in domestic offices, Cantifix believe Solstice Glass can play an important

role in addressing negative mood and promoting wellbeing for current and future generations. Strong pipeline of work enables SMART Balustrades to recruit

Balustrades has further bolstered its team with the addition of new sales estimator, Josie Oliveri. This is the second new hire the business has taken on in the last six months, bringing the team to seven strong, as it continues on its upwards trajectory. In her new role, Josie will be responsible for providing estimates for the firm’s national client base in the commercial and residential sectors. With almost 20 years’ experience in the handrail and balustrades industry, she is well equipped to generate new leads for the firm in its main industries – hotel, leisure, education and retail. Set up by brothers David and Jonathan Hough in 2017, SMART Balustrades provides and fits a range of bespoke glass and stainless-steel balustrades, as well as Juliet and platform balconies – some of which are manufactured at its Burntwood production facility. Isuzu and RHCV join forces in new dealer tie up at Northampton

Following on from the recent

Triple technical hire for Midlands contractor Midlands-contractor G F Tomlinson

has appointed three new technical apprentices as part of its commitment to investing in the next generation of construction workers. The latest recruits to the construction firm’s apprenticeship scheme include Jack Harvey and Joe Langley who both achieved successful GCSE results, and Joshua Worrall who recently passed his A levels - all three joined the technical team this month to kick start their careers in the industry. Derby-based Jack Harvey starts his apprenticeship scheme as a technical apprentice with GCSEs in maths, English, French, science, technology and ICT. His main responsibilities will be performing a range of tasks assigned by line managers, working across a variety of departments to gain a wide breadth of experience, especially in the initial first few months. Technical apprentice, Joe Langley, from Crich achieved GCSEs in maths, English language, English literature and science, and his interest in entering the construction industry led to him completing a BTEC in the Construction and the Built Environment, in which he achieved a Level 2 distinction. He will be focusing on growing his skills across various departments. Nottingham-based Joshua Worrall, joins as a technical apprentice having achieved A levels in business studies, physical education and ICT. His responsibilities will include meeting the needs and requirements of all projects that he is assigned to, to ensure they are completed properly, safely, and to the best price and time scale as possible.

Railway industry urges Government to ‘Build Back Rail’

The Railway Industry Association

(RIA), the national trade body for rail suppliers, has urged the Government to ensure rail plays a key part in the UK’s economic recovery postCoronavirus, following the publication of new independent polling of rail business leaders. The survey of more than 250 rail industry leaders by independent polling company Savanta ComRes shows that: - Railway decision makers are almost split down the middle on the prospects for the rail supply industry in the coming year, with 35% saying the industry is likely to grow and 36% saying its likely to contract, with 25% saying it will stay the same; - When it comes to their own businesses, leaders are more likely to be optimistic about growth prospects, with half (51%) saying their business is likely to grow in the coming year. However, this has decreased from 59% who said this last year. One in five (21%) say their business is likely to contract in 2021. - On the impact of Coronavirus, three in five (61%) railway business leaders say the Coronavirus pandemic has worsened their business’s outlook for the coming year. Amongst those who expect their business to contract, 74% said the pandemic had worsened their outlook.

Adding an annexe or extension to a property, is a larger investment and one that could significantly improve a living environment and add value to a property. Midlands has handed over a new £2.7m teaching block at The Carlton Academy in Nottingham. The two-storey extension features ten new classrooms on the first floor, with a drama studio, Sixth Form Study Centre, first aid room, toilets, changing facilities, and storage rooms on the ground floor. Built for Carlton Academy, part of Redhill Academy Trust, and funded by Nottinghamshire County Council, the project also included additional car parking and a new external social space. The design and build development was project managed by Pulse, with CPMG Architects the architect, Tunstall Smith King the consulting engineers and William Saunders the principal designer. Ian Taylor, managing director of contractor Henry Brothers Midlands, said: “As specialists in the building of educational facilities, it’s been exciting for Henry Brothers Midlands to have been part of the team on this project at Carlton Academy. The new facilities are first class and I am sure they will benefit the students enormously in their learning. “This project was on a very tight site, in a residential area, and I am proud of the way that Henry Brothers and others in the team successfully overcame these challenges during the construction phase to build this important and much-welcomed extension for the school.” During the build phase on the steeply sloping site, some 2500m3 of earth was removed – enough to fill an Olympic-sized swimming pool. Richard Pierpoint, Executive Head Teacher at The Carlton Academy, said: “We were delighted to secure the funding for this much needed facility and have worked in an outstanding partnership with the contractor. The new building sees the school able to meet the growing demand for secondary school places from within its catchment.

Aico facilitate panel discussion on LACORS reform

Aico facilitated a panel discussion

on the LACORS (Local Authorities Coordinators of Regulatory Services) guidance document, in partnership with the NRLA (National Residential Landlords Association). Aico’s Southern Specification Manager, Tina Mistry hosted the discussion, and was joined by panel members from Hackney Council, Leeds City Council, C S Todd & Associates Ltd and the National Residential Landlords Association. Also present were representatives from the National Fire Chiefs Council, the Greater London Authority and the Chartered Institute of Environmental Health. The panel discussed the impact of the LACORS guidance document on the varying groups within the Housing and Fire Safety sectors, highlighting the strengths and weaknesses of the document. It was noted that LACORS is a guidance document and not a design document and therefore should be treated as such. The simplicity and accessibility of the document was praised, for both private landlords and Local Authorities, however it was agreed that the document is quite significantly outdated and in need of review. New ownership of the LACORS document must be established following the Local Government Association’s relinquishment of their authority over LACORS. This ownership could be established by government bodies such as the Home Office, the Health

and Safety Executive (HSE) and the Ministry of Housing, Communities and Local Government (MHCLG). It was agreed amongst the panellists that the document did not need to be completely overhauled; there were three key areas that needed updating, namely Fire Detection, Fire Doors and Fire Extinguishers. Consensus was reached that sections needed to be added to the document to include Fire Risk Assessments, examples of archetypes and Resident Engagement. All parties pledged to work collaboratively together. It was agreed consultation for the review of the documents, re-write of the section and writing of the new sections would initially be done by all relevant parties present on the panel, then to their membership for feedback prior to agreeing a final version. It was noted that the collective group felt that this process could be undertaken within a six-month timescale. Moving forward, LACORS documents should be updated naturally like all British Standards and that this situation should never arise again where such a platform is required. It was agreed that there are various Regulations, Standards and legislation produced from various governmental departments that refer to cross reference subjections of LACORS,

and that there is a clear need to have a centralised online library where all can be reviewed parallel to one another. Concluding remarks were that the LACORS document needed ownership and subsequent consultative updates to reflect the areas raised in this discussion, after which the document would be adopted by all within the sector. It was put to the Home Office, HSE and MHCLG that a response to the issues highlighted in this panel discussion was expected in six months’ time, Monday 8th March 2021. Tina Mistry, Southern Specification Manager for Aico commented ‘It was great for us at Aico to facilitate this platform for all the relevant parties present together unanimously echoing the same requirements for change. Also agreeing to collaboratively work together to create the appropriate changes to keep residents safer in their homes’. Stark divide in how construction companies in the South are coping with COVID-19 pandemic A national survey of construction

companies published by Worthing and Gatwick-based chartered accountants MHA Carpenter Box, alongside their national association MHA, reveals a stark divide in how construction companies in the South East and beyond have fared during the COVID-19 crisis. In line with national trends, almost half (49%) of companies said the impact of COVID-19 has been substantial; 44% stated it had had only minimal impact on their business; and only 5% described the damage was critical. Future expectations also showed a divide, with almost a third reporting that business activity was now back to normal, while 30% believed it would take over a year to return to prepandemic levels. The biggest concern, shared by 61% of respondents, is economic uncertainty. Supply chain disruption also ranked high on the list of worries, mentioned by 45% of respondents, with 32% concerned about cashflow, which reflects the industry’s strong balance sheets, low debt risk and improved turnover prepandemic. Other findings: • 81% have made use of the furlough scheme, with seven in 10 planning to bring back all furloughed staff • Close to a third (32%) have had to make redundancies • 68% have used the VAT deferral scheme • 47% reported it was easy to access government funding

Commenting on the results of the survey, Robert Dowling, Head of Construction and Real Estate at MHA and MHA Carpenter Box, said: “Construction businesses in the South East have generally adapted well since lockdown was lifted. They are managing sites to ensure activity can continue, whilst adhering to social distancing measures by spreading workforces around sites. “Inevitably there are delays and completion dates are being put back, which in turn is expected to have some impact on funding by increasing the cost of capital. “The future however is very uncertain. Government projects are now the most likely source of revival for the sector; housebuilding, although currently buoyed up by strong demand is likely to suffer from a rise in unemployment; and commercial building is unlikely to thrive, with many companies questioning whether they need as much office space as before.”

Wrightstyle completes Jordan project

Works complete on phase two of £3.9m King Edward VI School renovation

Midlands contractor G F Tomlinson

has completed the latest phase of works on the expansion and renovation of King Edward VI School in Lichfield, Staffordshire. Comprising two phases of works led by G F Tomlinson for Staffordshire County Council under the Staffordshire Construction framework, the project involves the delivery of a new extension to an existing building, as well as the construction of a new modular building to provide essential replacement teaching spaces at the co-educational comprehensive for pupils aged 11 to 18. Phase one, which is progressing well, is expected to be complete in spring 2021, and involves the construction of a new three-storey extension on the site of a former swimming pool, which has been closed for over ten years. The extension will provide the school with enhanced teaching and auxiliary spaces, as well as an administration area on the lower ground floor, which will be the location of the school’s new student services area. Phase two started in spring this year and is now complete - works involved the demolition of the existing accommodation buildings, replacing them with a brand new standalone modern modular structure to provide enhanced science laboratory teaching facilities. This is the second contract secured by G F Tomlinson through the Staffordshire Construction framework for Staffordshire County Council, led by Entrust Property Services, and follows the successful delivery of the £5.2m Poppyfields Primary School in Cannock last summer, as part of a major housing development in the area. Building on a winning collaboration following Poppyfields Primary School, G F Tomlinson once again appointed Arc Partnership to provide architectural and engineering services for works at King Edward VI School. Ideal Modular, part of G F Tomlinson’s existing supply chain, was also appointed to deliver the modular element of this project.

During the course of the construction works, G F Tomlinson has been looking to engage with both staff and students at the school. Once COVID-19 guidelines allow, the site management team will perform virtual live site tours for the school to report project progress and allow them to raise any queries they have. The Flooring Show will next take place in September 2021

The Flooring Show, the UK’s biggest national flooring event, will next take place from 19 - 21 September 2021 at Harrogate Convention Centre.

With the reopening of exhibition centres delayed organisers have made the decision to further postpone the show, from the rescheduled spring date to its usual autumn timeline, to ensure a successful show for both exhibitors and visitors. The show is also now planned to take place back at its much-loved home of Harrogate Convention Centre. “Whilst we would love to put on The Flooring Show in February, there are still likely to be some restrictions in place early next year” said Event Director, Alex Butler. “Over the course of the pandemic it has become increasingly clear just how important it is to meet face-to-face. The show is an important event on the flooring calendar and we’re looking forward to bringing the whole industry together in Harrogate for the first time in two years!”

Smaller developments boosted by raised ‘affordable homes’ threshold

Housebuilders have defended

proposed planning changes allowing up to 40 to 50 homes to be built before an ‘affordable homes’ quota kicks in. Last week the Local Government Association criticised the government for the proposals, which it claimed would have resulted in 30,000 fewer homes being built over the last five years. But the National Federation of Builders, NFB, said raising the limit from the current ten homes threshold to 40 or 50 would allow more small developers to build homes. NFB housing and planning policy head Rico Wojtulewicz said: “Negotiations on affordable homes has meant that developments have been delayed by up to two years. If you raise the threshold for building affordable houses then more homes will be built throughout the country.” Affordability challenges being addressed: Mr Wojtulewicz that added first-time buyers’ access to help-to-buy would still enable themto get onto the first rung of the property ladder even in hotspots like the South East.

Currently, developments of more than ten homes must have a 20 to 30 per cent ratio of affordable properties. Mr Wojtulewicz said this had acted as a deterrent for many smaller developers. LGA housing spokesperson and Swindon borough council leader David Renard said: “Proposals to exempt developers from having to build affordable housing on certain small sites are of huge concern. With rising housing waiting lists and record numbers in temporary accommodation, we desperately need to be building more affordable housing, not less.”

Mr Wojtulewicz said since 2018 when the cap on local authorities’ housing revenue accounts was lifted, it was now possible for them to contract local builders to create council homes. He pointed to forthcoming first home legislation where local first-time buyers are to be given a 30 per cent discount on new build homes in their area as another affordable homes measure. Brokers Hank Zarihs Associates said the changes would help SME developers especially in the wake of the current Covid-19 crisis survive and make it easier for them to gain construction loans.

Derelict school site unveiled as new social housing An innovative social housing project which regenerated a former derelict school into much needed social housing has been completed. The development is the site of the former Short Street Infants’ School in Burton on Trent (Stapenhill) and has been transformed into 21 affordable homes from Trent & Dove Housing. This social housing new build scheme in the Midlands is the latest development to feature Russell Roof Tiles thinner leading-edge products in a region renowned for small format tiles.

Trent & Dove Housing offer affordable homes across East Staffordshire, South Derbyshire, and North West Leicestershire. 100th completion for Manchester house builder and new jobs on the way Manchester-based Hollins Homes

is celebrating after reaching its 100th completion, following continued business growth and an increased demand for homes due to the stamp duty holiday. House builder Hollins Homes builds with traditional values and a common sense approach and since it was formed by Mark Chadwick in 2015, it has delivered 100 homes across three developments in Lancashire and Shropshire. Britain’s housing market is booming but the structural issues remain, says Tiger Craft Expert analysis by Partner and CIO at award-winning Hilltop Credit Partners

Britain’s housing market continues to flip the recession script with average asking prices hitting record high in spite of the ongoing coronavirus restrictions and the economic uncertainties. Tiger Craft, Partner and CIO at Hilltop Credit Partners, says the latest figures from Rightmove and Halifax reinforce that a mini housing boom is under way and that the government’s attempts to support demand through incentives like stamp duty holiday are helping this growing sentiment.

Commenting on the latest market reports and the continued growth of the housing market, Tiger says: “The latest Rightmove data shows that the average asking price of homes coming on to the market has hit a record high, with asking prices 5.5% higher than in October last year. Another report by Halifax restates that the average price of a home in the UK is now £249,870 — up by £17,000 between August and September in the fastest growth in more than four years. “Restrictions on the UK property transactions were lifted in May, following an eight-week period during which the housing market was effectively shut. Once the restrictions began to ease, the housing market has witnessed a sharp rise. Even now when the country is facing its deepest recession on record, the house prices are at an all-time high. This contradiction can simply not be because the sector is immune from the COVID-induced paralysis. The answer to this is not in the virus but in the nature of the housing market itself. In Britain, the fundamental challenges around housing stock still remain: the supply-demand imbalance across the country, and the large addressable market in funding. I strongly believe that people will always need and want homes, and no virus is going to change this reality. “We also have to look at the support extended by the government and how recent announcements have

been instrumental in supporting the sector throughout. Prime Minister’s landmark ‘Build, Build, Build’ speech where he spoke about how Britain suffers from a ‘chronic failure’ to build enough homes and the need to ‘level up’ with a focus on the regions. The speech not only provided a boost to SME developers and buyers, but to potential first-time buyers as well as the announcement was followed up by a stamp duty cut in July. The government’s focus is now on creating a ‘Generation Buy’ and to help would-be homeowners who are currently locked out of the property market due to steep demand for deposits. All these measures have meant that the housing market has been doing extremely well especially since the lockdown. “At Hilltop, our objective remains unchanged – to cautiously fund high-quality assets and developers and whilst we have tightened our underwriting criteria to account for the market uncertainty, we see no reason to recede. Installing double glazed windows will retain the heat in your home by trapping a layer of air between two panes of glass which stops the air from circulating, resulting in a decrease of heat loss across the window. With modern double glazed windows, the space between the panes is often filled with denser argon gas which will slow down heat loss even further. Older windows can look outdated and deteriorate quickly, so replacing

Excitement builds as landmark construction works are completed at Nottingham Castle

Nottingham Castle is a step closer

to becoming a world-class visitor destination and heritage site following the completion of major improvement works. As part of the £30m transformation of Nottingham Castle - specialist restoration works and a brand-new visitors centre has now been handed over by Midlands contractor G F Tomlinson. Funded by the National Lottery through the National Lottery Heritage Fund (NLHF), D2N2, Nottingham Castle Trust and Nottingham City Council, the works involved an extension to the Ducal Palace, significant mechanical and electrical works, specialist restoration, improved access to the underground cave network and the construction of the new visitors centre. The completion of the construction phase of the overall transformation, is a significant landmark and keeps the project on track for the castle to re-open early next year. The improved destination is expected to attract more than 400,000 visitors a year, celebrating the last 1,000 years of Nottingham’s heritage.

restoration works was designed to be free standing, with the structure ballasted with water butts, ensuring the scaffolding didn’t touch the building preventing damage to the masonry.

Preservation of the site was paramount throughout the project, and one of the key and most complex elements of the build was work to the Grade I listed Ducal Palace, which will house the new Robin Hood and Rebellion galleries, telling stories of the city’s legendary outlaw.

New to the site is the contemporary visitors centre, which will house the ticketing office and café with an outdoor seating area. This was constructed using a steel frame and timber core insulated walls, with the external oak cladding chosen due to its association with Robin Hood and Sherwood Forest.

Working closely with Historic England, stonework and lime plaster restoration was undertaken to bring the building back to its former glory. A particular focus of the sensitive restoration was ensuring repairs remained in line with the heritage of the original building. Externally the Ducal Palace, which dates back to the 1660s, with the museum opening in the 1870s, now benefits from extensive roof repairs including the refurbishment of roof tiles and the addition of new slate, roof lights and lead gutters. For future tours, access to the caves within the castle rock has also been improved with new handrails and lighting for increased safety and accessibility. The history and heritage of the site, which dates back to Norman times, meant any excavations had to be carefully considered. Extensive surveys were carried out to ensure areas of archaeological interest were identified, and the unique archaeology of the site was preserved, recorded and protected. Whilst on site, G F Tomlinson recycled 97% of its construction

The contractor also provided many opportunities for local people including 27,000 hours of employment, training and social value initiatives. Nottingham Castle is set to open to the public in early 2021, once all internal fit-out works including state of the art digital installations in the Robin Hood and Rebellion Galleries, and landscaping of the grounds including a new play area are complete. Eco-friendly products for your garden room’s autumn maintenance

September has come upon us

quickly this year, and now’s the time to be thinking about your garden room’s bi-annual maintenance check. We show you exactly what maintenance is required, and share the eco-friendly products that caught our eye this month. Last year, we spent some time turning our Essex showroom into an imaginative, stylish space packed with creative interior ideas to help inspire visiting clients. In our opinion, the making of a beautiful bespoke extension comes from really understanding what the homeowners like, and we want to pay attention and see how they feel as they walk around our showroom. One thing our customers always say when they come to see our beautiful orangery for themselves is how noticeable the quality and craftsmanship stands out. While exceptional quality is one of our main values, we also give credence to ensuring that we run our business in an environmentally responsible

manner, and this is also something we like to discuss with our clients. We do everything we can to maintain a low carbon footprint, from the way we run our workshop to the materials we use in our bespoke designs. Maintenance – little and often Unnecessary waste is a big problem when it comes to the environment, and we believe that the most sustainable products are the ones that you never have to replace. Providing that you give your garden room a little maintenance on a biannual basis, the paint surface will stay smooth and crack-free for up to

12 years before they need repainting and your joinery frames will last for 50 years or more. As the effects of climate change become ever more pressing, as an eco-conscious business, we wanted to round up some of the best products to use when giving your garden room its biannual maintenance. 1. Clear fallen leaves from gutters and hoppers It’s essential that you do this in autumn when the trees start to drop their leaves. Organic debris from gutters can cause water to ingress into your garden room and cause leaks. Check gutters at the joints, and immediately address any issues before the joinery elements become damaged. Eco-Friendly Suggestion: Home composting is the easiest, most sustainable thing you can do with garden and kitchen waste, and your flower borders will thank you for it. 2. Wash down all paintwork Your paintwork needs a simple wash down twice a year to clean off any destructive organisms. A mild detergent solution can be used with a synthetic brush and then thoroughly, but don’t use hosepipes or large quantities of water on the product. We recommend that you clean the extended silicone glazing caulking at this time with an industrial wet wipe. Eco-Friendly Suggestion: We love the eco-friendly, natural and vegan cleaning products from Kinn Living. Their Sweet Orange Washing Up Liquid is fresh and fragrant. 3. Retouch any chipped paintwork Check the surfaces for any damage or chips in the paintwork. Look closely at horizontal surfaces, cills and bottom beads. Touch in any damaged areas with a lick of paint. Abrade the area with a fine grade abrasive paper first, then wash away any residual dust and allow to dry. Using a good quality synthetic brush or roller, apply a coat

of water-based paint and allow to dry for four hours, before applying a second coat. For more severe bumps and marks like deeper chips, we recommend that you use a medium grade abrasive paper first, and then use the fine grade abrasive paper. Once washed and dried, apply a grain sealer to the affected area before painting. Eco-Friendly Suggestion: Paints and sealers are available from Westbury, and we can help you choose the best products. Wash down the flat roof and roof cappings You should give your roof and cappings a good wash down twice a

year, using water and mild detergent with a soft brush. Take care, as the top can become very slippery when wet, especially in cold weather. Avoid using heated power washers and take care using a hose, as you want to avoid forcing water through the glass. Give any automatic rain sensors on auto vents a wipe too, to keep them clean. Eco-Friendly Suggestion: Instead of using single-use wipes or kitchen roll, use cloths which create zero waste. These reusable bamboo multipurpose wipes from Wearth London tick every box. They are plasticfree and handmade in the UK from organic bamboo. 5. Hardware Hardware such as bolts and hinges get a lot of wear and tear over six months. Inspect all fixing bolts for tightness every six months, including those securing brackets, and tighten if necessary. Lubricate door hinges with light oil if required and apply WD40 to espagnolette locks to help

things feel smooth. Do not lubricate friction hinges, however. Check for any wear and replace any parts that seem excessively worn. Check door tracks for any obstructions and keep clean from dirt or excessive water. 6. Ironmongery Our door handles are factory finished with a protective colourless lacquer which keeps the handles in pristine condition. This coating can be vulnerable to salt air, and industrial pollution can cause it to break down. Cleaning with soapy water and the occasional application of wax polish will prolong the life quality of your handles. Avoid metal polish or any abrasive cleaner.

Eco-Friendly Suggestion: Avoid using wax which is made from cheaper white spirit, a man-made synthetical chemical solvent. Underfloor heating It’s a good idea to turn on your underfloor heating and get the systems working again.
