It’s hard to believe that almost a year has passed since accepting the Safety Director position at our fine company. As the year has progressed, we have added staff that I am proud to say are amongst the finest safety professionals I’ve had the pleasure to work with. The team has partnered with each individual business unit, assessing needs, aligning resources, and building relationships.
Our newest safety team member, Aaron Lease. Aaron is a degree safety professional from Slippery Rock University in Pennsylvania and has been in the safety field for approximately nine years. Aaron is supporting both Commercial Public and Commercial Private business units. Please join me in welcoming Aaron to the Reeves Young team.
Safety performance at Reeves Young continues to improve throughout all company business units. The foundation for this improvement has been the acceptance or ownership of safety amongst all team members. Statistically, the severity of our incidents has reduced dramatically. This is attributable to each of us accepting our responsibility for our own safety and those we work with. We have a long journey ahead of us, but early indicators point to substantial improvement in 2023 and beyond as we continue our journey to Zero injuries.

In the earlier part of the year, the members of the Heavy Civil group collaborated to develop a comprehensive pre-task plan centered around the crucial objective of avoiding injuries and utility strikes. Their collective efforts and collaboration among the team resulted in a significant reduction in incidents and injuries. Encouraged by the results, the group is now leading toward achieving Zero Utility strikes, which aligns with the company’s overarching goal of Zero Injuries.
This team again came together to create the company’s first dig board. This resource serves a dual purpose, hoping to eliminate utility strikes while also serving as a central hub of vital information for each project. The dig board has an array of convenient QR codes that provide access to essential information, Safety Data Sheets (SDS), a panel of physicians, tabulated data, and the site emergency action plan and contacts.

Forsyth County Schools Procurement Services and Distribution Center
Reeves Young performed as Construction Manager at Risk for this new 58,815 SF procurement services and distribution center for Forsyth County Schools. The scope of work included site work including grading, paving, storm, water, and sewer utilities as well as the construction of a slab-on-grade, pre-engineered metal building with overhead coiling doors. The building features a mezzanine level, loading docks, and administrative offices.

Message from the BUL | Kevin Smith
Thomas Edison has been quoted as saying, “Opportunity is missed by most people because it is dressed in overalls and looks like work.” Reeves Young is not afraid of any kind of work. Our employees continually work hard, and the results are evident. We are completing the early and middle phases of Town Laurel Crossing with four buildings occupied by residents, while we continue to finish the latter phases. We completed all the structural concrete on 1850 Howell Mill and have erected two floors of wood-framed apartment framing along I-75. The Town Kennesaw Team made its first concrete pours as sitework and utilities are 75% complete on the 32 Acre site, and site walls are nearing completion. We received our contract and permits to start Village Park Milton Phase 2 in Alpharetta this month and will mobilize the drill rig for deep foundations in the first week of July. We are excited to welcome all our interns this summer and provide them with valuable hands-on experience not found in the classroom. Everyone, keep up the hard work!

Total composed of (1) Clubhouse, (7) 4/3 Split Buildings, (3) 3-Story Buildings, (5) Carriage Houses, and (4) Garage Buildings on a 16 Acre north of Top Golf Mall of Georgia East of I-85. We went to contract at $60,450,000 and have received $4,200,000 in change orders to date. The project started in August 2021 and will finish in September 2023 via phased delivery. To date, the team has overcome multiple design completions (Gwinnett added a second entrance to the project), design changes (glass systems, finishes, and amenity interiors and exteriors), and team changes. We have received Certificates of Occupancy and Substantial Completion on twelve (12) of our twenty (20) buildings with people living at Town Laurel since April.
BUL TOPIC OF INTEREST - Execute Well
Executing well is the key to repeat success within our industry. Commercial Private construction is all about relationships and completing our client’s projects on time, within budget, safely, and consistently so we can negotiate the next one. It takes all of us at Reeves Young working together to build these complicated projects. First, we must strategize logistics, schedules, restraints, and contract terms to understand the project. Second, we must reach our budget during preconstruction with accurate quantities, great trade relationships, and strategy to maximize profitability. Third, we must execute the work well in the field with our team of PMs and Superintendents, manage cashflow through checks and balances with AR/AP, keep everyone safe, and rely on Human Resources to assist our teams wherever needed. Finally, we must finish strong with the inspectors and owners to get our Certificates of Substantial Completions and referrals that the project was a success for all involved. The momentum Heavy Civil started the year off with has certainly continued through the second quarter. Heavy Civil has $49 Million in earned revenues throughout the first five months of the year, putting us on track to meet our 2023 revenue goal of $120 Million! Our Preconstruction group is still on fire, having had over $50 Million in sales this quarter and allowing us to have already surpassed our 2023 sales goal of $110 Million. This quarter, we also broke ground on projects with Holder Construction, Turner Construction, JE Dunn, and Georgia Power. Knowing this group, I am confident we will continue to keep our foot on the pedal!
SIGNATURE PROJECT
Reeves Young is performing turnkey site package work for Brasfield & Gorrie on an 18-acre site to make way for what will be a 173,000 SF Datacenter. Our sitework scope includes blasting, excavation, water, sewer, and storm drainage. The storm drainage includes over 1,000 linear feet of 72” diameter corrugated metal pipe. There is also approximately 20,000 CY of mass rock to blast.

You often hear us talk about our company being “Built by Relationship.” One of the best examples of this approach to business is Reeves Young’s relationship with the Atlanta Beltline (ABI). Over 13 years ago, Reeves Young broke ground on DH Stanton Park. It was a small park with a splash pad, a baseball field, and a playground. Shortly after, we were awarded the Historic 4th Ward Park project – a $12M park and one of the largest contracts Reeves had ever been awarded at the time. These were two difficult projects built during a recession. No matter what the issue was (and we had plenty of them), we always took a “Relationship First” approach. That approach helped create a great working relationship between Reeves Young and ABI. Since those two projects, Reeves Young has built Eastside Trail, NE Trail Phase 2, Southside Trail Remediation, Bill Kennedy Way Improvements, Westside Park Phase 2, United Avenue Bridge Replacement, and has recently been awarded the Southside Trail Segments 4 and 5 ($33M) and the NE Trail Segment 1 ($10M) with ABI.
So why is the relationship so important? To date, all of Atlanta Beltline’s projects have been hard bids awarded to the lowest responsive bidder. ABI has shifted its procurement method to Construction Manager at Risk (CMAR). Because of this delivery method, ABI can now select a bidder who may not be the lowest price but provides the best value overall for the service. Thanks to our relationship, we are well-positioned to continue working with ABI for the next decade. What started as one park will turn into over $100M dollars’ worth of work spanning two decades. As we hit the year’s midpoint, we’re starting to observe some major strides within our business unit. We are halfway through the year, and the Industrial team is on track to set a new revenue record for a business unit. In addition, we’ve had multiple employees step into new leadership positions on each of our projects. The level of dedication to success that is made each day is amazing to witness.
Our team’s success today can be directly traced to the mentors who have spent time with us, showing us the knowledge and dedication required to succeed. Our internship program is in full swing this summer, and we’ve brought on many junior team members. Please take a little extra time with these young leaders so they will have the same opportunities that were given to you. Taking the extra time to explain ‘how’ or ‘why’ to these team members will continue to elevate them as well as our entire group.

This design-build project features 250,545 of SF tilt-wall construction for a warehouse facility with 32’ clear height and 6” thick conventional slab design. The building also features 49 overhead dock doors including 2 drive-in doors with concrete ramps, a TPO roofing system, and 3 storefront entrances. The 21.5 acre site consists of a variable width truck court with a designated trailer lot allowing for 116 total trailer parking spots.

Murphy Jane McMillan joined the Reeves Young family on June 15th, 2023 at 11:23PM. She weighed in at 8 lbs 7 oz and measured 21 inches long.
As the proverb goes, ‘You can catch more flies with honey than with vinegar.’ Never is this truer than in the construction industry. We work with many different personalities from designers and trade partners to clients and construction managers. Most of these people are trying their best to help us complete our goals. However, it sometimes feels like these players are working against the team. When we realize these inefficiencies, we need to address the problem and hold the player accountable so as not to allow the issue to disrupt progress. We must also understand that approach is key when addressing these types of situations. There are often circumstances outside of the workplace that you may be unaware of that are affecting the scenario. Address collaborators in a positive manner to align goals and try to fully understand their position and priorities. This collaborative approach is proven to be a more productive method than negative tactics. It will also create a better working environment for the project and earn you respect from your peers.

Message from the BUL | Matt McCormack
Hopefully everyone in Water Resources group enjoyed the PM and Superintendent retreat as much as I did. It was great to get away from the daily grind for a couple of days and get to spend time with our teammates on a more personal level. For me, this was a good reminder that while we may experience frustrations, we have assembled an outstanding team of people who are doing the best they can to build successful projects and provide for their families.
Reeves Young makes significant financial and time commitments into events like our retreats, as well as many others throughout the year. We believe this is a significant contributor to the culture that we have built at this company. I encourage all of you to participate in what the company has to offer. I can assure you, it will help you see your teammates in a different light.
Hudson River Water Reclamation Facility
Located in Banks County, Commerce GA, this Hard Bid project will construct an all new “Green Field” wastewater treatment plant. This plant is complete with a Raw Sewage Pump Station, Headworks, (2) SBR’s, Digester, Plant Pump Station, Chlorine Contact Chamber, Effluent Structure, Chemical Building, Blower Building, and Control Building. There is approximately 5000 ft of Ductile Iron Pipe, 6000 ft of PVC, and 2200 CY of structural concrete. Project expected to complete in July 2023.

1) If you are on a public or private project in Tennessee, the law requires that your retainage not exceed 5% and that it be held in an interest-bearing escrow account. At the end of the project, this interest gets distributed to the Contractor.
2) In Georgia, if your contract was executed after June 30, 2022, your retainage shall not exceed 5%. Previously this was 10%. Several of our projects have received change orders to make this correction within their contract. It should be noted that this new law no longer requires a reduction at 50% completion.
3) In Georgia, on water and wastewater projects, similar to Tennessee, Owners are required to hold retainage in an interest bearing account that is due to the contractor at the end of the project.
Most importantly, READ YOUR CONTRACT. Understand what it says regarding retainage. Remember to ask for a reduction as your contract allows. Understand where your retainage is being held. This is reasonable information to request.

Reeves Young recently celebrated an evening of wins at the Construction Management Association of America (CMAA) Project Achievement Awards Gala! While many were worried that the industrial market would slow at the start of 2023, Reeves Young’s Industrial Preconstruction team has not felt that effect. To maintain stability in an uncertain market, Reeves Young Industrial intentionally diversified its target market, averaging 2+ deliverables per week to 15+ different clients. Randy, Troy, Phil, and the team do a great job of understanding and adapting to current market conditions to produce high-quality deliverables. None of this would be possible without the outstanding folks in business development, operations, and other support services who keep providing us opportunities with new clients and who keep performing well on the projects we currently have that get us invites to price again.

CONSENT OF SURETY
The Consent of Surety document is used by the Owner to check with the bond company to determine if any claims or notices have been filed with the bond company that the Owner may not be aware of. The Surety hereby approves of the final payment to the contractor and agrees that final payment to the contractor shall not relieve the surety of any of its obligations to the Owner.
The Surety Company must consent before the final payment or retainage is made to Reeves Young.
This is an important step to ensure you have final costs prior to closing the project in Viewpoint. Reeves Young will be invoiced for any additional premium if the contract increased in size or will be issued a return premium if the final contract price comes in lower than the original bonded contract value.
