As Jamaica Plains develops and gentrifies, local artists are being displaced due to the destruction of their studio spaces and rising rent costs. Responding to Jamaica Plains’ dwindling artist community and lack of studio spaces, this adaptive reuse project transforms the abandoned Alley-Eblana Brewery into a collaborative, inclusive three dimensional arts school and gallery. By providing studios for both locals and residencies, this space will allow artists to create, collaborate, learn, and share. Through this initiative, the Alley-Eblana Brewery will not only protect the remaining artists in the area, but help revive the unique artist community which once thrived. To create a dialogue with the existing host building’s structure, the guest intervention will create a contrast in materiality. Alley-Eblana Brewery’s thick, opaque brick walls will be juxtaposed with thin, transparent glass elements. Additionally, the contrasting guest intervention will be placed both adjacent to and cut into the host buildings. Over the last 15 years, as the Alley-Eblana Brewery has sat abandoned, the interior walls were covered in graffiti. The graffiti is abstracted—following the three main concepts of graffiti: flow, layering, and ruptures in line—and integrated into the intervention through silkscreen glass. The guest intervention focuses on artistry, craftsmanship, and materiality, ultimately enhancing the building’s new programmatic goals.

Site & Context Jamaica Plain Jamaica Plain is a historic neighborhood of Boston, Massachusetts that has played a key role in the industrialization of the city. By the 1850s, the neighborhood was home to textile mills and breweries, like the Alley-Eblana complex. Today, the area is a middle class, suburban neighborhood that is mostly residential. Like most of Boston, the area is facing a housing shortage, and some of the historic mills in the area have been repurposed into residences at various price points. The Alley-Eblana site is situated between busy Heath Street and a quiet residential area, and features significatnt green space to the rear.

Existing Conditions & Statement for Reuse The Alley-Eblana Brewery Complex is a historic structure in Jamaica Plain, Boston, Massachusetts. It is comprised of three buildings, two of which are connected. In the past, it has been used as a brewery, and also a Canada Dry plant. Today, the building is in disrepair. However, with ample square footage, rare green space on site, and a location in the heart of vibrant Jamaica Plain, the building is full of potential for an adaptive reuse project.

Statement for Reuse The reuse project for the Alley Eblana Brewery Complex is focused on the ideas of connection and creativity. It is a thriving community where residents and neighbors express themselves through art, technology, and entreprenuership. Structurally, the concept of connection is expressed as the proejct blends new and old, solid and transparent, brick and glass. Original brickwork, beams, and floors are preserved, while planes of glass are added to expose areas of architectural and programatic interest. Connection exists in the project’s relationship to the site as well. Situated between a quiet residential street and a main thoroughfare of Jamaica Plain, the project is embedded into the neighborhood a transitionary space for area residents. Plazas, galleries, and a cafe encourage neighors to explore the project and connect with the creative projects on display. Those who choose to make a deeper connection can rent an apartment and live on the site.

Organization & Circulation The project seeks to create streamlined connections throughout the building by cutting it horizontally with a multi-story atrium. This divides the building programatically into four separate “towers” that function independently, while keeping a sense of connection through interior glass walls at areas of architectural or programmatic interest.

Tower A houses the art space of the project. It is a three-story subdivision of the building. Because the second floor does not line up with the second floor of the other parts of the project, Tower A has its own internal staircase and elevator to allow for vertical cirulation. It has access to the rest of the building on both the ground floor and the third floor.

Tower D is the former bottling plant of the Alley-Eblana Brewery Complex. The ground floor contains an art exhibition space that opens to the front plaza of the project. The top three floors house residences as well as residential services such as a clubhouse. Brewery and Storehouse Statement of Reuse

The restoration and adaptive resuse of the John R. Alley Eblana Brewery and the rereation of its industrial Queen Anne characteristics is a way to re-establish the historical structure while introducing new life and purpose into the currently decaying frame. The adaptation of a community center that focuses on the health and safety of all users creates a central gathering point for the surrounding community. The goal for creating a safe space for people to gether and simply work or escape from every day life will be implemented by public and private spaces that range from productivity to physical activities and artistic expression. Restoring a piece of local history is a grounding and defining act for the community that can teach and educate the public about the importance of the preservation of historic structures before their stories are lost.

Circulation for the proposed site includes access from all nearby streets with parking availability near the entrance. This allows for both local and travelling users of the site to have access to the site.
