The site of the new boat house was chosen in the same location as the current boat house to avoid the pollution and noise caused by the car parking. The initial shape was designed according to a 5 meters grid (which could be divided in 2.5 or even 1.25 meters) since it gives a lot of possibilities of rotation. The idea is enjoy the most views of the nature, the river and the bridge rather than focus in just one, thus resulting in a fan shape of multiple individual rectangles. Besides the units’ rotation, some parts are added according to the grid in order to create more useful space without break the balance. The most evident Mies’s concepts used in the new Boat House are: 

Horizontality: allowed maximum river’s view and biggest facades facing north and south;

Neutral Colors: emphasized the nature;

Platform: allowed the building going through the river and thus the sensation of floating (emphasized the horizontality and the fan shape as well);

Mechanical Core: allowed open spaces;

Focus Point: emphasized the rotation origin with a pond and a sculpture;

Furniture as space delimiter: allowed open spaces and flexibility;

Grid structure: allowed panes of glass and therefore, lightness

The circulation was defined to create experience and discoveries to the customers and to facilitate the staffs’ circulation which will have their own changing room and toilet. The boat storage and the boat maintenance were strategically located furthest due its noise and in order to facilitate the transport of boat to the river. The project will also have an internal pond with a sculpture (that can be seen from upstairs) and illuminated by the skylight. This pond will go around the building until the river, creating and enjoyable garden next to the ramp. The major materials utilized were white concrete (slab and retaining walls), steel (H and cruciform columns) and timber (brise soleil).
