Reality TV Changed Her Reality By: Jeremy Ross

Like much of America, Angela Brooks stayed home during the global pandemic. In the fall of 2020, she spent a substantial amount of time reflecting inward. The homemaker and stay-at-home mom of 4 (3 currently living at home) was content, but inspired to try something new. Brooks' moment of motivation took place while watching reality tv. It's a guilty pleasure, one proving to be a life-changing one. "This sounds really crazy, but I discovered the show Selling Sunset. It focused on real estate agents, showing properties and I told my fiancé, I could do that!" said Brooks. A few days passed, and after thinking about it more, Brooks brought the discussion up to her family. She thought about starting a career for the very first time, at the age of 43. To her surprise, they were all very support-

ive and excited for her to start this journey. She started looking into what it would take, and began virtual/online courses. "I studied 8-10 hours a day on a mobile app while cooking dinner for my family, taking kids to school, and waiting to pick them up. For two months straight, I was constantly taking in the 180 hours to complete the six courses required to get my license. My kids probably learned things right along with me, because they heard it out loud while I was studying. My fiancé would help me memorize terms at night, with the help of flash cards. We were ALL all in!" said Brooks. By the middle of December, she finished the coursework, took her final exam at the end of the month, and passed


the first time. Somehow balancing hours of coursework each day, with the usual household tasks. "Here I am- a licensed Real Estate agent! It was something I was super proud of," said Brooks. She found herself on an exciting new career path with an opportunity to provide a better life for her family, and boundless opportunities for their future. "I am so blessed to be welcomed with open arms into Greater San Antonio Real Estate, a boutique brokerage here in San Antonio. Everything just fell into place-from the coursework, to the exam, to being accepted into the brokerage. I'm so grateful." said Brooks. She went on to say, "In early October, I didn't have any

plan to make any changes in my life. Then, I was inspired to take steps toward a career in real estate. "By January, I hit the ground running, and it's been an amazing ride ever since," said Brooks. She quickly learned the glitz and glamour portrayed on "Selling Sunset" is just a small part of a REALTOR's job. Brooks was up for the challenge, as there was little-to-no glamour or recognition in her last job -- being a homemaker/mom. But the different kinds of hard work did not deter her. "The reality show portrayed the glamorous side of million-dollar deals. What it doesn't show, is the complex backside of what we actually do for our clients. I'm not above rolling up my sleeves, and helping a client pack, move furniture, or plant a few flowers, among other


things. Those things play a part in being a successful, compassionate agent. It's not all glamour, but I'm ready and willing to do what it takes for the people I work with, as well as my clients," said Brooks.

Now 'mom' is just one item on her growing resume of business and life skills, and sharing how she went from 'rearing' to 'REALTOR', is something she hopes will motivate others.

Never Too Late to Start Your Dream Job

"I want my situation to inspire. I want others to realize, you can do this too. I didn't have a starting point. Zero was my starting point, and I didn't let that stop me. Don't let that stop you. This decision is allowing me, my kids, my family, to better our lives. The sky's the limit in real estate. This is empowering, this is life-changing. If this is something I can do, what's stopping you?", said Brooks.

"I haven't had a [paying] job since I was in college more than 20 years ago," said Brooks. She went on to say, "My long-term job, since 1997, has been being a full-time mom. This pandemic allowed me to realize my potential. For the last 24 years, I have just identified myself as someone's mom."


Ultimately this job gives her the flexibility and opportunity to assist her clients in making probably the largest financial decision they'll ever make while, being able to make time for her family. "I do wish I would have made this decision a bit earlier in life, but I believe everything happens for a reason. At this stage in my life, I am more mature, motivated, and empowered by this change. I'm grateful to be where I am today, and you could be too," said Brooks. Real Estate Trends: A Seller's Market The pandemic altered the landscape of the property market. As buyers seek out more space, and less

congestion, in the COVID-era, housing supply has dwindled, and prices for certain homes are trending upward. Brooks adds, since January, the purchase pace has increased. Some homes come on the market and are sold in hours or days. She describes this as a dynamic time to be looking for houses, condos, or apartments, but an even better time to be selling. "Sellers simply have it made," said Brooks, but it requires some preparation and presentation.


For Sellers, Brooks recommends: -Presenting your home with pride in a professional manner. Demand is in your favor, but make sure your home is clean, well kept and looking move-in ready. Time is money, and if it doesn't look ready to sell, the buyer may not be ready to offer. Don't lose time and money this way, especially in a hot housing market.


For Buyers, Brooks recommends: Working with an agent that has a great rapport with other agents. She describes this as an important asset. "I am not afraid to call up the other agent to advocate for my clients," said Brooks. "Great agents want to work with other great agents. It helps create a stress-free environment for all parties." Make sure you're preapproved for a mortgage before you start looking. Know your price point. What you can and can't afford. This process will allow you to get a quicker jump on purchasing in today's hot market.

Dancer of the Month Xavier Stewart Xavier Stewart is a dancer, actress and model here in San Antonio Texas. She was introduced to the fabulous world of dance at the age of 12. She trained throughout her high school, college years and into her adult career. She has taken dance classes at the University of Louisiana at Lafayette, and Consuming Kinetics Dance Company in St Louis, Missouri. She has also taken hip hop classes in New Orleans, Louisiana taught by choreographer Chris Grant who has worked with artist such as BeyoncÈ and Chloe Bailey. She is currently apart of the Jewel of Art Dance Studio as well as the Jewels and Co Dance team here in San Antonio. TX. Xavier is signed to the Manikin

Talent Agency for acting and modeling and currently enrolled in The Art of the Audition acting class as well as the Commercial Reel preparation class. She has Performed in San Antonioís annual EverAfter fashion show as well as performed at the prestigious Tobin center. She has also performed in the Talent Inc Showcase for performers in Orlando, Florida. Her focus was Tv commercial, photography runway, fashion runway, film scene and improvisation. She continues her training in dance at the Jewel of Art dance studio in ballet, hip hop, jazz and contemporary. She wants to continue her career as an actor, model and dancer to reach her goal of starring in a major film and tv commercial. All while She is still active Duty military stationed at Fort Sam Houston.

Staying the summers with my grandmother and Aunts. San Antonio has always been my other life my home away from home. I'm an Artist. I've been creating since I was a kid. Drawing on walls making clothes for my little sister. Pretty much anything I could get my hands on I would create.

As I got older I started drawing then progress to canvas. As times progressed I evolved to painting on clothing and picking up photography. And now I style with my up-cycled vintage thrift finds. I've been creating for about 13 years but 2 years into dipping my toes into the fashion world. It's a whole other world of creativity that I love. My goal is to create a fantasy for other Artists. Musicians, rappers, dancers and


performers. People who have star quality but don't have the sources to look the part. There's just something about watching an Artist preform in my creations. They bring them to life with their gifts. It's truly magical. I really want to bring back the theatrics of fashion into street wear for artist. I want my artist to walk down the street and people know they are artist just

by wearing my gear. San Antonio is full of Artist hiding in the dark dank streets of the Art scene. But I want them to glow and shine and want them to be seen and heard. I want the Art scene to thrive and be and evolution of what it once was.














First Friday Concert Series at St. John’s Lutheran Church has resumed in 2021 Concerts are free with free parking St. John’s Lutheran Church resumed its free First Friday concerts as of Friday, September 3, 2021. The free concerts to the San Antonio community occur in the church’s historic sanctuary at 502 East Nueva in downtown San Antonio, on the first Friday of each month, September through May (with skip in January because of the holidays). St. John’s has produced and offered these First Friday concerts since 2007, with only one interruption in 2020 because of Covid. Performances—which feature local, regional and national artists—begin at 12 p.m. and last approximately 30-45

minutes. Following each concert there is a specially prepared lunch by church volunteers, offered in the adjacent Memorial Hall to the public for a $5 donation. The post-concerts luncheon will be served brown-bag style for the time being; patrons may choose to dine in the church’s Memorial Hall or take their meal to-go. Free parking is provided in the lot adjacent to the church with entrance off Nueva. Masks will be required for all in attendance; social distancing provided in sanctuary. 32 undergraduate musicians. With over 20 different academic majors represented, this ensemble truly epitomizes the liberal arts experience combined with a commitment to choral artistry of the highest quality. They enjoy touring nationally, throughout the region, and abroad. They have given invited performances for the




National Collegiate Choral Organization, the Texas Music Educators Association, and were ensemble-in-residence for the Classical Music Festival in Eisenstadt, Austria. This June, the choir will collaborate with the New York Chamber Orchestra as the featured ensemble for a performance of Mozart's Requiem at Carnegie Hall. Friday, November 5 Erin McAdams, soprano Mark Alexander, accompanist The duo will present selections including German lieder by Hugo Wolf, American Western folk song settings, and songs by Leonard Bernstein. Soprano Erin McAdams has appeared as both a featured soloist and ensemble member


with organizations including San Diego Opera, Lyric Theatre of San Jose, the Opera Academy of California, Austin Baroque Orchestra, the Alamo Baroque Festival, Symphony Viva, and Sonido Barroco of San Antonio. Before moving to San Antonio in 2015, Erin lived and worked in the San Francisco Bay area, where she frequently performed as a singer and worked as an accompanist at Chabot College, Diablo Valley College, and Mission Dolores Basilica. Erin currently teaches voice at Our Lady of the Lake University, and also serves as the accompanist at Temple Beth-El in San Antonio. Erin holds degrees in both vocal and organ performance from the University of Notre Dame, San Diego State University, and the University of Texas at San Antonio.

Pianist Mark Alexander’s performances have been called “technically brilliant” and “full of expressive beauty.” He has won numerous competitions and has performed in recital and with orchestras throughout the US, Mexico and Austria. Mark has performed in New York City’s iconic Rockefeller Center; the Brahms museum in Mürzzuschlag, Austria; and was also heard on NPR’s Performance Today with baritone Timothy Jones on a historic broadcast from the Alamo. He is a regular performer on “John Kolody’s Komödie-Abend.” Mark is on the faculty of American Institute of Musical Studies in Graz, Austria and teaches at San Antonio College and St. Mary’s University in San Antonio. He holds a M.M. and D.M.A from UT-Austin,


and a B.M. from the University of Michigan. Friday, December 3 Andrew Small, violinist Violinist Andrew Small joined the San Antonio Symphony first violin section in 2004 after previously performing as a member of the Fort Worth Symphony Orchestra. His principal teachers included Domenick Saltarelli, Ben Sayevich, and Masao Kawasaki and Itzhak Perlman of The Juilliard School. He also performs regularly as a staff musician at St. Elizabeth Ann Seton Catholic Church in San Antonio. Music festivals attended include Yellow Barn Chamber Music Festival, the Aspen Music Festival, Israel’s Shira Festival, and the Marlboro Music Festival. Small enjoys an eclectic mix of solo recitals, chamber music, symphony performances, Suzuki-inspired private teaching, and endless outdoor activities.

Your Checklist to Get Back on Track The last quarter of the year is upon us, can you believe it?! We've almost made it through another pandemic year, and it's the perfect time to refocus on our goals and any make any changes you need to turn them into REALITY. How are YOU doing on your goals? If you're struggling or they are a distant memory, I have 6 solid tips for you. And if you're on track, these tips will help supercharge your efforts! TIP 1. GO ON A POSITIVITY DIET! Read inspirational books watch motivational videos listen to uplifting podcasts and interact with people who motivate you forward toward your goals ñ which can include curating your social media feed with people who make you feel more POSITIVE about life not plant seeds of fear and negativity. I personally love to get positive inspiration from podcasts and listening to books on Audibles. And every now and then do a good social media cleanout to clear out any pages that put me in a funk for any reason.. who needs that??! TIP 2. SURROUND YOURSELF WITH LIKE-MINDED PEOPLE. This can be in Facebook groups or online forums, or where you work out! Plugging into a community and feeling connected and supported is a HUGE advantage in getting back on track and staying accountable.

TIP 3. THIS ONE SOUNDS COUNTERINTUITIVE, BUT IF YOU ARE COMING OUT OF A SLUMP OR LAYOFF, THANK IT! This is because the slump likely gave you two important pieces of info: First, it might have highlighted something that wasn't working for you. Why did the slump happen in the first place? Now you know what led to it and you have powerful data that can help you change things up! And second, that slump also helped you realize how important it actually is to you to stay on track, which can add real fuel to your fire. TIP 4. RAISE YOUR ENERGY LEVEL. This applies to both your mind and your body, I'm talking about keeping your vibes up. I'm talking about simple actions like going for a walk, getting some fresh air, reading some inspiring quotes, or listening to a motivational audio, and goes right along with the positivity diet I mentioned before. The idea is to bring some fresh and positive energy into your day, every day! Being intentional about this and seeking out that positive energy can be a gamechanger. TIP 5. SHAKE UP YOUR ROUTINE. Most of us like a little novelty in our lives and doing the same old, same old all the time doesn't feel super exciting. It can make you feel like you're in a rut. If this sounds like you, try something new! This new thing doesn't have to be elaborate. It can be something simple like jogging between every other telephone pole during your walk or


buying an exotic fresh fruit at the grocery store. Just do something a little different, because it can reignite the fun factor. Dr. Joe Dispenza talks about this and how just changing up your same-ole same-ol routine can rewire your brain and prep your body and mind for new things to come in and new things to happen to you and really draw in new experiences. TIP 6. CONSIDER HIRING A COACH. There's nothing like getting a fresh perspective to help you refine, refocus, and refuel your motivation toward your goal! A coach can save you valuable time and effort, and also help you find options when roadblocks inevitably pop up along the way. This can be huge! This can be anything from a life coach, to a relationship coach or nutrition coach; hiring an expert can mean massive leaps in your life. I hope these tips help get you psyched to double

Ah the smell of burning leaves and the sounds of the commentators, smashing helmets and pads and marching bands, shopping for new school supplies etc… The anticipation of the first few cool fronts for the hopes of a break from the summer heat… Fall for me also includes dragging out my boxes of fall and winter boots, my college sweatshirt and sweaters I’ll wear once or twice because San Antonio doesn’t experience the cold for long… Fall. September is here. This happens to be my favorite time of year. The start of school and marching band practices and Sundays spent in front of the TV with my dad and sister watching Tom Landry and the “real” Cowboys play. It’s magical to me. I miss my dad and sister so much. Even though fall seems to take us into the darker shorter days after time change and the colder months, fall represents to me the comforts of home. Home for the holidays and home for Sunday football and tailgating. New beginnings in a new school year, new clothes and a chance to improve on and set new goals. I bring these reminders to you of comforts and beginnings as we continue to face a devastating pandemic and more anxieties over the challenges we face in our new world. These comforts and new beginnings remind us to live our

lives and not sink in the negativity of extremes in propaganda on BOTH sides. We need to continue to rebuild and live our lives. We need to push ourselves past our fears and world of misinformation on the edge of the extremes. Somewhere in the middle we find the truth and our sense of community and compassion for each other no matter which side we stand on in many subjects not just Covid and vaccines or politics. Search your beliefs of what’s right and remember our choices are not easy and not always about us as individuals. Fall is an energy of togetherness and our very young and very old cannot sustain the isolation of the pandemic. The cost to our nation in lost jobs and businesses and cost of hospitals filled to the brink and the lives of the front line health care providers and safety community providers, teachers etc. The costs schools encounter in home schooling and the cost to society in anxiety and fear. No matter which side you are on do your best to make an informed and educated decision and let’s rekindle our sense of community and not let the extremes pull us away from each other. Here we are heading into the fall and on the downhill side of 2021! Our families and kids are settled into a routine, as much as Covid will allow, and I'm sure if your year has been filled with activities and exercise your body may be paying for it now. I know mine is! From a little shoulder and knee pain to stubborn hamstring & glute pain that seems to be spreading down my leg. It's disheartening and it would be so easy to throw in the towel and leave the running shoes and bike locked up, far, far away from reach. But we don't quit, right? So, you're suffering pains and strains, what do you do? Overall body maintenance and recovery is most important but tackling each aching joint and muscle is critical to resolving the pain and helping you feel better. While, as athletes, we expect to have some discomfort and fatigue after intense training. If the fatigue lasts for

days, that may be a sign of over training according to Hopkinsmedicine.org Not allowing yourself enough time to recover, can lead to overuse and, in my case, muscle strains that are screaming for rest and rehab. So, when do you know it's time to rest, rehab or even see a specialist? When our muscles, ligaments, cartilage joints and bones are put under too much stress, too fast without a chance to build gradually or recover properly, they begin to fail. That's when they can turn into a hindering pain, maybe with swelling or inflammation and in more serious cases, according to Hopkinsmedicine.org , tendinitis, stress fractures, and even nerve damage. I have had glute/hamstring pain for almost two months. I rest, ice, do slow runs and some physical therapy. That has helped keep it under control. But a recent bike outing with cyclists who were much stron-


ger than me aggravated not just my right glute, but, also my hip. So now, the pain I have is hindering my running AND cycling. I have not gone in to see a doctor yet, but on the advice of my coach and physical therapist, I have been resting, icing, stretching, using the massage gun on my legs and occasional anti-inflammatories like ibuprofen. Also, "going slow" on runs and rides helps and it keeps me moving the joints but not as strenuously. These are all approaches also recommended by orthopedic specialists (except maybe the massage gun). I'm going to give my pain about another week or so, and if it doesn't go away, my orthopedic surgeon's office is my next step. All of this can be very discouraging for us as aging athletes, but I'm still of the mindset, that we can accomplish great physical feats

(within reason, of course) but you have to treat your body accordingly. We don't bounce back the way we used to in our 20's and teens, we have to take a kinder, gentler approach to reaching our fitness goals. So don't give up on your exercise, just give yourself some grace to get there and applaud every one of your mini-milestones. They all add up to a healthier lifestyle, longer lifespan and better quality of life. We may not be crowned the next Ms Olympia, win the Boston Marathon or the Ironman World Championship, but we certainly can feel the same glory and reward by finishing our local 5K, MS 150, Sprint triathlon, half marathon or whatever floats your boat. I happened to look out, and Yara was mesmerized with something on the ground in my back patio. I walked out to see what it was. As I looked down, I saw one of the largest, most beautiful moths I have ever seen. I found myself mesmerized by it, as well. My curiosity took over, and I went to google the meaning of a moth. As I read the meaning of a moth, tears began to flow down my face. It’s as if the Lord was sending a sign to let me know that everything was going to be okay, and major transformation and resurrection were about to take place.

Little did I know, the Lord was preparing me for a greater purpose and transformation that was about to unfold. With transformation and growth often come painful experiences getting through the birth canal of rebirth, leading you to another level of growth. At the time, I was dealing with some major stress, which was throwing my lifestyle off-balance. For those of you who know me well, I believe in keeping my life in balance. No amount of money, job, man, woman or situation is worth losing your health! The transformation was rather painful, yet many miracles took place. Losing my younger son right before Resurrection Day as he gave life to three others was quite a Miracle. We will always go through some form of stress for growth and transformation to take place, as we do when we train our muscles with weights. We place our muscles through stress by adding weight in order for muscle growth and firmness to transform our bodies. Not only are we transforming our bodies, we are also strengthening the muscles that hold our joints together to carry us through our journey in life. I work as a full-time therapist doing home health physical therapy. I go to patients’ homes to help them rehab and get back to their normal daily activi-

Without all three elements, there will be imbalance. Have you run your own business before? No. How did you get started in your career? I graduated college with a Bachelors of Fine Art from the University of Idaho, and knew I wanted to design my own life and live with purpose in a creative way. A Go Give entrepreneur is someone who reaches out with their hearts to others enriching life itself. What would you say are your major strengths and current weaknesses? (If so, how do you plan to overcome your weaknesses?) My major strengths are my faith in God, sense of hu-


mor, optimism, discipline, and love of learning, work ethic and practicality, ability to connect with others, enthusiasm, communication skills and never give up attitude. My weaknesses are actually too many to count but the top one is that I fall in love with people too easily, only seeing the best in others and disregarding negative behavior which leads to feeling disappointed and hurt. I have learned when working with others to not make assumptions or take anything personally. I guard my heart; love and hold people with and open hand allowing them to show me through their actions who they are and what they are about. What three pieces of advice would you give women in your line of business today? 1. Invest in yourself constantly through continuing education courses, mentors, seminars, reading powerful books, listen to podcast and training (especially while

driving.) 2. Get gritty! You WILL make mistakes, experience failures and setbacks. Get up as quickly as possible and go at it again. Take the lesson and throw away the experience because in life it’s 10% what happens to you 90% how you respond. I love the saying, “fall down nine times get up 10!” 3. Look the part! Dress for success and invest in your personal style and self-care. A picture speaks a thousand words, so let the picture of you speak loudly that you don’t have to. This way you can stay focused on your mission. What is the most satisfying quality about your job? Being of service to others to decrease suffering and increase joy and confidence. Seeing a woman smile and loving herself is absolutely priceless. What would you say are the top three skills Women should have in business?


1. Operate by the Golden Rule and go the extra mile. There is not a lot of traffic on the extra mile. 2. Strong people skins plus money, time, and emotional management. 3. Create a compelling vision. When there is hope for the future there is power in the present. What has been your most satisfying moment in your business career?

Paying off my home, debts, loans, and business and becoming financially independent by the age of 30. Financial struggles and debts strangle and defuse creativity because it becomes a burden. Lift the burden as quickly as possible by being frugal, live below your means, save and invest wisely and you will experience a peace that leads to deeper freedom, creativity and choices.


In your line of business, what motivates you? What motivates me is making others smile and laugh. I find tremendous joy in making a deep connection with a woman where she can reconnect within her best self and bring that forward. Also the ability to design my own life, live out my vision, and support other ambitious women to do the same.

I was always taught, you go to college, graduate, then work until your 65 and can retire. I thought that kind of sounded miserable. I don't want to miss out on my kid's activities and life, I need something

Camp CAMP thrilled to announce School Year Programs to resume No incidents of COVID among campers in summer in-person camp sessions!

By Jeanne Albrecht, proud CAMP Board Member Since 1979, Children’s Association for Maximum Potential (CAMP) has provided safe and fun-filled recreational experiences year-round for individuals (ages 5 – 50) with diagnosis of Autism Spectrum Disorder, Intellectual Disability, Cerebral Palsy, Traumatic Brain Injury, Spina Bifida, visual impairment, and/or hearing impairment. After an incredibly successful summer camp this year, CAMP is again going forward with its school year programming (which were cancelled in 2020 because of Covid) this fall. CAMP's School Year Programs are available during the academic year, September through May, comprised of programs that help children, siblings, families and caregivers: • Parent’s Night Out (PNO) - Parent’s Night Out is a free enrichment program for children with special needs and their siblings, aged 6 months to 13 years. Children participate in several fun, theme-related games and a craft. PNO events meet at the Admiral Boorda Center/CAMP building at Lackland Air Force Base (LAFB) on scheduled Friday nights, from 6 to 10 p.m. Families who enroll for a PNO

event will be able to access the site that evening, regardless of military status. • Teen and Adult Day Adventure (TADA) – TADA is a supervised social program in the San Antonio community for teens and adults with special needs, aged 14-40. Examples of TADA events possibly include dinner, movies, sporting events and concerts. CAMP looks for fun, yet economical, venues for TADA events, but the family may be responsible for a small portion of the event’s cost, depending on the event. TADA events are scheduled one Saturday (or Sunday) per month, September - May. • Family Weekend Retreats – Enjoy CAMP’s summer camp experiences during the school year at its Family Weekend Retreat, thanks to underwriting by Methodist Healthcare Ministries of South Texas. The retreats occur at CAMP’s 55-acre camp on the Guadalupe River in the Texas Hill Country in Center Point, TX. Weekend retreats begin Friday evening and end Sunday morning. Meals can accommodate many special diets; cabins are large, climate-controlled and wheelchair accessible. Individuals with special needs and their families will participate in traditional camping activities (weather permitting) such as swimming, horseback riding, canoeing, archery, outdoor cooking, arts & crafts, nature discovery, paintball, music recreation and more—adapted for those with special needs


and the entire family. Campers must be accompanied by at least one parent/guardian. • Respite Weekend Camps and Spring Break Camp Respite Weekend Camps and Spring Break Camp are also held at CAMP’s 55-acre camp on the Guadalupe River in the Texas Hill Country in Center Point, TX, with counselors and qualified health personnel care to fill all campers' needs, giving parents/caregivers time off to recharge. These retreats give campers with special needs, aged 5 to 40 years, an opportunity to enjoy camping experiences such as canoeing, horseback riding, swimming, arts & crafts, outdoor cooking, nature, and more. Respite Weekend Camps are scheduled one weekend (Saturday-Sunday, overnight Saturday) per month throughout the school year season, September-May. It's also very likely that the medical facility you visited has a medical lien on any personal injury case you have related to your injury. Understanding what this means can have have a very significant impact on any potential recovery in your personal injury case, and your finances. According to the Texas Property Code:

The Importance of Understanding Medical Liens in Personal Injury Cases If you are unfortunate enough to have been injured in an

Sec. 55.002. LIEN. (a) A hospital has a lien on a cause of action or claim of an individual who receives hospital services for injuries caused by an accident that is attributed to the negligence of another person. For the lien to attach, the individual must be admitted to a hospital not later than 72 hours after the accident.


This gives the hospital (and treating physician) the right to place a lien on any potential settlement you receive as a result of you injuries. It gives them the right to be paid first out of any potential settlement you receive. Of course the hospital has to follow certain procedures for the lien to attach (proper notice, filing with the county clerk, subsequent notice to the injured individual). However, this can quickly become a significant issue in your case. This is because the insurance companies will generally insist on not letting you settle the case until you can provide them with proof that the lien issues have been resolved. Something else to consider is that you may also have health insurance liens to deal with. If an insurance company paid for medical costs related to the injuries you received in your personal injury case, they may have a lien or subrogation claim to recover those costs. Additionally, you may have government liens to deal with related to your personal injury case. For example, in addition to hospital and insurance liens, you may also have a Medicare/ Medicaid liens, and Veteran's Administration liens. Because these are government liens, they may be a little slower to resolve and there may be stricter guidelines on any

potential reductions. Regardless of the types of liens you have on your case, make sure your attorney can answer any questions you may have about them. A skilled attorney will know exactly how to dispute and negotiate these charges. Often times, a favorable resolution to a case can hinge on an attorney's ability to negotiate these lien amounts.
