A true Country music legend who always had roots as a cowboy in Texas, Revitalizing The Longhorn Saloon: A Journey of Passion and Resilience

In 2004, amidst a bustling career in touring across fifteen states, Brian opened shows with artist such as Garth Brooks, Trisha Yearwood, Tracy Byrd, George Jones, Clint Black and many more. Making the decision not to tour and perform country music shows was difficult and to pivot, focus and embark on a new venture in the heart of Texas was very exciting and a new chapter for Charlotte and Brian. This pivotal moment led to the acquisition of the Longhorn Saloon in Bandera, Texas (known as the cowboy capital of the world), a historic establishment that had lain dormant for over a year. The vision was grand to breathe life back into the worn-down saloon and transform it into a vibrant hub for live music and entertainment.

The Longhorn Saloon, nestled in the picturesque town of Bandera, on the banks of The Medina River held promise and potential. Brians wife Charlotte, a World Champion Horse Trainer, whose accolades included “The Congress” in 1996, lead to more than ten trips to Australia to show and provide Clinics. Brian and Charlotte poured their hearts and souls into resurrecting the Longhorn Saloon.

The transformation was nothing short of remarkable. What was once a dilapidated space soon emerged as a beacon of community spirit and artistic expression. The stage was set - quite literally - for live music performances that would captivate audiences and breathe new life into the

They sold over five thousand tickets and some business owners stated they were going to close up shop and leave town but decided to stay, saying “we had our best weekend in years due to your Grand opening”.

Purchasing a business in 2007 and running for Mayor of Bandera

Brian said, “We purchased the Medina River Company in 2007 and offered river trips that allowed customers to park at The Longhorn and float back down to the saloon. Then in 2014, Charlotte and I decided to run for public office. I ran for Mayor, while Charlotte ran for City Council. Charlotte won the election”, and did a great job for the city.

Despite initial plans to delegate operational responsibilities and focus on periodic performances with the band, reality unfolded differently. Over the course of a decade-long stewardship of The Longhorn Saloon, Brian and Charlotte found themselves more deeply involved than anticipated. While Brian’s original intention was to perform in Texas two to three times monthly, the demands of managing the establishment often eclipsed these aspirations. Nevertheless, their dedication never wavered.

Through perseverance and an unwavering commitment to their vision, The Longhorn Saloon became a cherished institution within Bandera, Texas. Its legacy extended far beyond mere entertainment; it symbolized resilience, passion, and the transformative power of pursuing one’s dreams against all odds.

As the curtains closed on this chapter of their lives, the echoes of laughter, music, and camaraderie lingered within the walls of The Longhorn Saloon—a testament to a decade defined by creativity, community, and unwavering determination.

Background

Brian is a musician and former saloon owner, also Charlotte and Brian had a Longhorn steer named TEX as a pet and entertainment attraction in his establishment. After ten years, they sold the saloon and formed a new band with experienced musicians.

Early Life with a Longhorn Pet

During their time at The Longhorn, they were looking for a Longhorn Steer and

asked their good friend, Bob Devine if he would call them when his Longhorn had a white and black bull. After getting the call

in 2011, they weaned “Tex” off his mom after five months. He was raised with their horses and had no idea he was a steer until two years later when he was introduced to a herd of longhorns as they were leaving him with a friend to baby sit on his five hundred acre ranch. He cried all the way back to our trailer and they had to take him home.

As a baby, TEX would be lead around the saloon for guests to pet and interact with from table to table. As Tex grew stronger, they saddled him and allowed customers to sit on him for photo opportunities inside the saloon. The unique attraction became so popular that TEX was being booked for weddings and corporate events.

Transition to Music and Horse Training

Following ten years as saloon owners Brian and Charlotte decided to return to their roots in the music business and horse training. They sold the Longhorn Saloon in 2016 and took a break to regroup and plan their

next venture. During this time Brian assembled an impressive band, consisting of veteran musicians he has known and collaborated with for over three decades. Doug Driesel on Bass, Kevin Hill on Drums, Wesley Fowler on Steel Guitar,(Brian’s cousin, who was later recruited his brother Clint to tour with him), Brian Thomas on Steel Guitar, Tommy Scott on Piano, Kevin Hardin on Guitar and Fiddle and Brians Son Brandon Black as front of house engineer.

Current Life and Family

Brian and Charlotte purchased a ranch just outside of College Station. They enjoy time with family and friends and perform regular shows with TEX, Ranger (their other Longhorn Steer) and the band throughout Texas and Louisiana.

What made you realize that music was your path?

I think all four of us growing up like a lot of kids in the 60’s knew they wanted to play music or be in a band and for us it seemed like we were pretty good at it so we just never quit.

How would you describe the music that you typically create?

Well, I would say very traditional country, although I love to perform swing tunes that Frank Sinatra recorded.

Who are your biggest musical influences?

My biggest influences are Merle Haggard and Frank Sinatra.

What is your creative process like?

For me it’s more inspirational. The best songs I’ve written just flowed right through me as I was singing them.

What would you be doing right now if it wasn’t for your music career?

I would be building something. I love to create, construct, I love working with my hands. If I had more time I would do more artistic work such as painting and drawing.

Where have you performed?

When we had a Tour Bus and performed on the road we toured roughly 10 states every year, mostly in the Mid-west and Mountain Region.

What are your favorite and least favorite venues?

One of my favorite venues is Mo’s Place, in Katy, Texas. I first played there in 1988 and I still play there today.  My least favorite venues are venues where the club owner doesn’t consult with musicians and builds the stage in exactly the wrong place for live music.

How do you feel the Internet has impacted the music business?

In some ways it has helped Independent artists that may not have been heard otherwise. I do miss having physical forms of music you can hold, like vinyl, tape or CD’s. I’m sure it has made it more difficult to make the kind of money that was made in the past, most of it going to record companies.

What is your favorite song to perform?

A hit song that Brian Collins cut called “Statue of a Fool”.

If you could change anything about the industry, what would it be?

Have more creative people in the business end of it.

“The inspiration for the 2024 NIOSA medal comes from my favorite symbols of NIOSA: Mexican Folk Art; the signature handmade flowers that line every booth; the downtown skyline; the bright vivid colors and excitement that permeates every inch of NIOSA; and the light that our volunteers bring to the event that is as bright and warm as the sun. The talented David Durbin from Monarch Trophy took all those ideas created the 2024 medal,” says Lisa Pierce, NIOSA Chairman and Fourth VP of the Conservation Society of San Antonio. “As for the second medal, many organizations have medals with year bars hanging below them, to signify how long you have been associated with

them. Knowing that many people have been attending or volunteering for decades—and the age-long tradition of people keeping our beer cups as their own way of showing how long they have been attending NIOSA—I created the limited edition medal that features this year’s beer cup with 2024 on it…. and a hoop so you can hang next year’s cup on it, and so on and so on.”

I grew up in the house with my mom, the Pastor’s wife, and my dad, yea I’m a PK, and my mom was a Boutique shopper, and fashionista extraordinaire. She did not do box stores. department stores etc. If she didn’t have it custom made by her seamstress she was at a boutique in Kemah, TX or a local boutique in Texas City, so I was destined to love fashion, I watched it daily. So my love of Fashion began 60+ years ago and continues today.

Running your own business requires dedication, discipline and passion. Which is most important to you?

Passion. Running a business has a lot of ups, downs, good days, not so good days and if one isn’t passionate about the business it can wear them down or cause them to lose the desire to be an entrepreneur.

Have you run your own business before?

This is the first “official” business. I have dabbled in sales alot in my lifetime and I’m still in sales. I taught piano lessons for a short period of time, but N-V-Us Fashions is the first “official” one.

How did you get started in your career?

I knew I wanted to own my own business, my spouse said choose something you love. I think he should have said choose something recession proof, but it all began with a trip to Dallas to visit my sister, Dawna, who

had acquired entrance into the Dallas Market - the rest is history.

Do you have a career plan?

No - I had a business degree and a business plan and decided I would adjust the plan along the way. After the pandemic, the plan was adjusted again and now it’s really fluid. I think it is time to adjust this into some new avenues. We’ll see. :)

What three pieces of advice would you give other women in business today?

I would still say do something you love because when it gets difficult you won’t give up easily. Do some research, if I was starting now this probably would not be my business - fashion. Have fun, if one isn’t having fun, why do it? That was my one promise, when running the business was no longer fun, I would be done. I still have fun! I am still interested in what else this business can do AND it is still fun.

What is the most satisfying quality about your job?

The most satisfying thing isn’t the job but our Annual Fundraiser that benefits The Alzheimer’s Association - The Longest Day campaign. This year will mark the 8th year and that has been one of many satisfying things. Also when clients tell me they received a compliment on a style that is 10+ years old that they purchased from N-V-Us that also makes me smile.

What would you say are your greatest challenges in your job?

That I’m still the accountant, buyer, customer service, content creator, logistics, planning, and IT.

How do you think women today define success?

I don’t know about other women but I don’t define my success by my business. My success is defined by my family. Is this something they could continue if they wanted? Are they healthy? I’m concerned about my family’s well being more than my business. My family is my success. That probably has nothing to do with this article’s intent, but for me I don’t know how women define

success. However, I define success by “how is my family doing?”

What woman in history or your own family has been your greatest inspiration?

Has to be my mom. She was the DIY Queen and she also made hats, which she sold. My father, who worked for a major chemical company, Associate Minister and also ran a business - a sanitation service. I believe watching that as a child set the foundation for me to want to be an entrepreneur. I still think of them in many business situations.

Do you think women feel intimidated in business?

No! If they do resolve that. Quickly!

How do women today achieve work-life balance?

Stick to the plan! My time isn’t carved out but I do keep a planner and calendar with two different pieces of information but all synced. When it’s family time - I do not compromise and I think that is how most women achieve the balance. No phone, no social media. When it’s work time the same applies. If something large is occurring, such as the annual event, the whole family is involved.

How did you get where you are today, and who/what helped you along the way?

OMG we don’t have enough space for me to call out all the people, I will start with God orchestrating this. The people who helped were family, friends, salon owners, models, other boutiques, PR agencies, photographers and I know all their names, it’s just a lot. Bringing in the Face of N-V-Us, which is now The Brand Ambassador role also changed the dynamic. 5 years - its full speed, retired from day job and N-V-Us is full time or venture #2 is full time. 10 years - I’m done with all stuff - I’ve sold N-V-Us by now, have 3 other income streams and are sailing into the sunset. :)

Do you have any major achievements and significant milestones to date?

Yes! So the first achievement would be when N-V-Us hosted the Casting Call for a major plus size production that added San Antonio to the Casting Call Tour back in 2015/2016. Second, was when N-V-Us topped the over $2k donation mark in our annual fundraiser. Being asked to participate in LA Fashion Week in 2022 was a significant achievement and then having a video ad run in Time Square NY was definitely a milestone.

What would you say are your major strengths and current weaknesses? (if so, how do you plan to overcome your weaknesses)

Strength - we offer many styles that other stores / boutiques are not carrying along with styling, alterations, custom fits and more. Weakness - Social Media. Classes to

gain knowledge should help overcome that and having a resource that is savvy with all things social media should aid in overcoming that weakness, but it’s not a deal breaker. :)

What would you say are the top three skills Women should have in business?

The ability to communicate with anyone. Technical skills do not hurt and don’t be afraid to make a mistake.

My customers, Stephanie (The Brand Ambassador), my spouse, my son, my grandchildren, myself..lol

What has been your most satisfying moment in your business career?

When a customer posted that she needed to attend an event, didn’t have time to shop and went to her closet and pulled out an “old” N-V-Us Fashions and Boutique style that fit the need and she looked fabulous. The fact that our clothing is timeless and our clients keep their pieces for years, that is most satisfying. What I wanted to accomplish came to fruition that day!

There are a wide range of red colors, from the lightest strawberry blonde to the the darkest burgundy. Red tones always give different skin tones, a healthy glow. On our model Kassie, whom is a stylist at Alta Moda, Cyndi placed dark Auburn red lowlights throughout her hair, to add a dimensional effect. The light strawberry blonde baylayage is enhanced by an all over spring ginger. The hair color “Ginger” is often associated with fiery personalities. Everyone can wear reddish hair in 2024. Her light amber locks were styled by Sydnee, by curling the hair, then preparing it with a pin curl set. Kassie is now ready for Spring/ Summer with her sunkissed color.

I cannot believe I’m writing an article about myself for SA Monthly Magazine. This is absolutely wild, and I’m totally here for the journey.

With my background story I never would have imagined myself being here, modeling, acting, walking the runways. I was more than blessed to have met Lari Nelson with the Nelson Fashion Group Agency at a casting call that I was assisting with. She, along with Samantha and Sydney, saw something in me that I didn’t even see. They saw me, something I try to hide from the world because I never thought it, I was accepted.

Lari Nelson set me up for success, from training me in proper walks, understanding the industry dialog and being an overall mother agent. She got me exposed to multiple worldwide agencies during Mike Beaty Model Expo that takes place in Dallas Texas twice a year and from there the gratitude hasn’t ended.

I met not only my manager Shannon Pierce there who has gotten me signed with The Daniel Hoff Agency and A3 Artist Agency but personally met with George and Dawn Landrum with Landrum Arts Agency who I chose (with my mother agents approval) to sign with on the spot.

I was also granted the space to personally connect with Wilhelmina agents and I’m super stoked to grow with them. These are only a few of the many connections I made during that time and am grateful to continue building these relationships during my career.

I have no idea where this journey might take me, but I’m here for the entirety of the ride. I’m excited to see where these skills may take me and of the new skills I’ll learn along the way. I know that the possibilities and outcomes are endless, and that works out perfectly because I don’t plan on this adventure ever ending. Thank you! Thank you, thank you, thank you. SA Monthly Magazine readers and fans know San Antonio is always a great place to visit during Saint Patrick’s Day, especially at the Riverwalk, where the operators of the riverwalk combine their talents with The Harp & Shamrock Society to create an Irish Green River and have a festival of St. Paddy fans from all cultures magically transform themselves as Lucky Leprechauns.

For over a thousand years, Ireland has celebrated folklore as only the Celts can do, roasting and stewing meats, eating bacon, sausage, black or white puddings, washing the flavors down by drinking a green beer, followed by a lovely traditional Guinness Stout (yummy roasted un-malted barley with a beautiful dark hue with a toasty flavor, sipping recommended).

A must stop on St. Patty’s Day, is The Cottage Irish Pub & Eatery located at 3810 Broadway, San Antonio, Texas 78209. Whether before or after the River Parade, what a way to relax with a full meal and a pint or two (with a designated driver or arranged transportation), one of my favorites, Harp Beer, another great brand of the

Guinness Brewery, both brewed in Dublin, Ireland, is a bite lighter, rich golden pilsner style lager, refreshing and pairs well with fish and great friends.

Friends, The Cottage Irish Pub & Eatery has the best fish n’ chips in San Antonio. As travelers, who recently experienced a culinary trip to Ireland, our local pub has raised a higher standard for a lightly breaded with beer batter cod plate with house-cut fries, you can easily share. The hardy dish requires a pint of beer to finish! If you are looking for something more traditional, Sandra sampled the Cottage Pie, which I must admit finished the next day, full of flavor of beef and vegetables, capped with toasted cheese on mashed potatoes, served with fresh brown soda bread.

More on the menu as expected, Corned Beef * Cabbage, Bangers & Mash, Corned Beef Reuben, and on my next trip, a full Irish Breakfast, with Irish Pork Sausages, Rasher Bacon, Black * White Pudding, Eggs, Mushrooms, Grilled Tomato, and Baked Beans, served with Soda Bread or toast. I must admit, we ate daily while in Ireland. A feast to start or end your day in a very fulfilling way. Great food, friendly wait staff, and clean pub.

How To Maneuver Allergy Season in South Texas

It’s hard to believe we are already headed into March, and 1/4 of the new year has passed. I love spring in South Texas with the Mountain Laurels, bluebonnets, wildflowers, etc. The issue in South Texas, though, is allergies. So we survived the winter cedar season, and now it’s time for Oak.

The primary tree vegetation in South Texas is Juniper Cedar and Live Oak. The two molecules are so large and in such heavy production that the air can be so dense with these molecules that they fall on the cars and objects outside in a fine coating. The molecule itself, being large and spiculated, is an environmental irritant to those without a testable allergy, making them sick as well.

There are hundreds of thousands of people so affected by allergies that we created the terms “cedar fever” and “oak fever” because of the enormous immune system reaction involved. Treating allergies is a billion-dollar industry, with most therapies being over the counter and not prescription. There are oral antihistamines that affect itchy, watery eyes, sneezing, and hives while others are decongestants that allow

the opening of clogged breathing passages and sinus pressure and combinations of the two. People with high blood pressure need to be cautious with decongestants. Antihistamines can dry your mouth or make you sleepy. There are non-drowsy forms of antihistamines but I find each person has a different response to different brands so try one brand at a time for a week or two before switching to another to see which one works best.

Also, if you have used one for years and it stops working, change brands and rotate through them. I will share a secret: my favorite therapy is Azelestine, a nasal spray with the brand name Astelin that has antihistamine and decongestant-like properties that won’t make you sleepy, doesn’t raise blood pressure, and works very well.

Once a prescription, now over the counter, is very pricy, but if you get a prescription covered by most insurances or even “Good RX,” a branded app on your phone that provides low-cost prescriptions for those without insurance or non-insurance coverage. The prescription version tastes better going down the back of your throat if you add a small amount of “Splenda” and shake it up.

There are also corticosteroid nasal sprays that can help prevent allergies, not just treat allergies. If you start one of these sprays (Flonase, Nasocort, others), please start them a month before your allergy season and use them daily. Daily use can treat and prevent allergies effectively. There is one prescription that is also very effective for allergies and asthma called montelukast or the brand “Singulair.”

It is an anti-leukotriene, much like an antihistamine, and very effective but must be taken every night to be fully effective. Some insurances still cover over-the-counter medications and also these medications can be found in larger quantities on the app “Good Rx.”

What is none of these medications or even combinations of drugs work? Please visit your local allergist. There are many excellent, well-studied allergists in town, and allergy therapy is available in almost all insurances. I find people to be frightened of the allergy testing process, and it is actually very humane and easy. The allergy tests do not involve painful needle pricks to the skin as imagined. The test kits contain small plastic tips designed to press the allergen into the skin and not truly penetrate.

The microscopic reaction that yields a positive or negative test is measured and a number that equates to the strength of response recorded in 15 min. Cortisone cream

was applied to the reaction. The site is applied, and the test is over and results immediately. The allergist then will formulate your dosing regimen to give you small amounts of the allergen you are allergic to, and it slowly brings your system to “get used to” the allergen. It leaves you without allergy symptoms and reactions for many years.

Allergy treatment, in my mind, is a natural process. It’s your body healing your body and preventing the response. It’s easy and can be in oral drops or allergy shots. When I say shots, most cringe and have fear, but the injections are incredibly small, and insulin needles are used to deliver the microscopic doses.

The injections are usually weekly and are made very convenient. You will experience lasting relief for many years. I have allergies and went through this process and was amazed at the relief. It wasn’t inconvenient, time-consuming, or expensive. Allergy season does not have to be a miserable experience year after year. I have given you the outline of a medical visit for allergies, and now you know what plan fits you best.

I stopped by the nursery store today, and was in awe of all the beautiful plants in bloom. It felt like the perfect day to add color to the house where my shrubbery has been dormant and dreary looking all winter. Spring is the time when we feel ready for a rebirth, a time to come alive again with excitement and inspiration.

It reminds me of the goals we set at the beginning of the year. All those resolutions we made. Did you keep yours? Partially? Somewhat? Even if the resolutions went by the wayside, the motivation to make this a fantastic year for ourselves is still there. For me it begins with self care. After six Ironman races including completing The IRONMAN World Championship triathlon in Kona, Hawaii, my body is asking for a lot of self care.

Maybe you’ve been burning the candle at both ends, whether in work or in fitness, and going at full speed for so long that you are a little broken down. That’s where I am. It still amazes me that just in the last few months, not only have I been diagnosed with Osteopenia and high blood pressure, my knee is not too happy when I run or bike hard on it. Also, I just turned 52, and have been feeling the full on effects of menopause. Not fun. The weight gain and difficulty sleeping is driving me nuts.

So I decided this year is going to be about finding a new balance for my new era in life. My body is obviously not responding to endurance nutrition as I was doing it before. I am also not burning 800-2000 calories a day anymore. I have changed my eating habits and I feel the modification has been helping. I still exercise significantly (because I love training) but not as much as before, so I am back to diligently counting macros and eating around 1530 calories a day. Sometimes is a tad higher and some-

times it’s lower, but most of the week I stay on the mark. We will see in the next few months if I have resolved the weight gain issue. Yes, I am giving it a few months, because big goals never come easy. And when you put the work into your plan, achieving the goal feels so much more rewarding.

What else does self care mean at 52?

It means it’s time to start prioritizing sleep. Sleep is the time when your body recovers and regenerates. I remember my twenties and thirties when I’d get 4-6 hours of sleep and was still rip roaring ready to go about the day in mommy mode and career mode. But at 52, sleep is more important than ever. Well, maybe it’s just as important as it was when you were a baby or an adolescent still developing.

How do you prioritize sleep?

For me that means, eating dinner much earlier. I try to be done with dinner by seven o’clock most days with exceptions on the weekend. It also means, cutting out the late night glasses of wine before bedtime. I have found that the sugar in wine, wakes me up and keeps me up at night. Plus, it forces me to head to the restroom to relieve my bladder. It’s the worst! So I never get a good night’s sleep if I’ve had late wine or a late meal. On the contrary, eating early and reading a little before bedtime, makes for an incredible night of rest and I even feel lighter in the tummy.

What is your bedtime routine to help you relax?

Occasionally, I’ll have a hot tea with magnesium and calming herbs. This helps a bunch, too!

As far as the osteopenia, I have been taking extra calcium supplements, vitamin D, magnesium citrate, ashwaganda, fish oil and biotin. It feels like my list is growing!! But I got back on the supplement bandwagon after I fractured my ankle last July. It took 6 months to feel better and my doctors told me if I continued to lose bone mass I would have to start taking medication to help me keep my bones strong. But guess what?? I had a Dexascan, which measures your bone density, and it determined that I had in fact improved my bone density from the time I did my last Dexascan two years ago! The only thing I’ve been doing differently is taking supplements, adding more weight lifting to my training, and allowing my body to recover more between workouts. I have yet to meet with my doctor to discuss my

bone density but I am excited about what she might say about my improvement. Just goes to show you, that if you do the preventative maintenance we have all heard before, it can make a difference! Believe me, I would rather not be on medication to help my bones.

As for the high blood pressure, I am hoping as I find that new balance in my life, I can eventually be off the pill I take for that. The condition runs in my family, so maybe not. But I am still hopeful and giving it time.

So what’s next now that my body has said no more Ironmans?

I was inspired by the Netflix movie, Nyad, to learn to swim better, and hope to participate in some endurance swim races. I have also tried to make it a goal to get out on the bike outside three times a week. Before I would head out once, and ride the indoor bike trainer twice a week.

For many causes to raise awareness, ribbons are used as reminders of medical and mental health conditions and social conditions that are seeking awareness and understanding. We see it all of the time: pink ribbons to raise awareness for breast cancer awareness, green ribbons to raise awareness for cerebral palsy, dark blue ribbons for child abuse awareness, and orange ribbons for multiple sclerosis. These ribbons serve as an important reminder of educating conditions that impact the people we love and the world around us.

What many people might not be aware of is that World Bipolar Day is recognized on March 30. The ribbon to bring awareness to that is a black and white striped ribbon. Bipolar disorder “is a mental health condition that causes extreme mood swings that include emotional highs (mania or hypomania) and lows (depression). When you become depressed, you may feel sad or hopeless and lose interest or pleasure in most activities. When your mood shifts to mania or hypomania (less extreme than mania), you may feel euphoric, full of energy or unusually irritable. These mood swings can affect sleep, energy, activity, judgment, behavior and the ability to think clearly. (mayoclinic. org)”

Bipolar disorder can negatively impact how one manages their emotions, their interactions with others, their feelings about themselves, can cause one to engage in risky behaviors, frivolous spending, drug use, self-harm, suicidal ideation, and suicide attempts. It can also cause an inflated sense of self or euphoric feelings, dissociation, distractibility, racing thoughts, increased

heart beats, profuse sweating, rambled speech, a switch from lethargy to abundant energy, loss of energy or interests in things, insomnia, poor appetites to then increased or binge-eating, significant weight loss or weight gain, dramatic changes to appearance in a random or rushed decision, and poor decision-making with delusional thinking. It is not uncommon for someone living with Bipolar disorder to have comorbidities of generalized anxiety disorder, attention-deficit hyperactivity disorder, social phobia, obsessive-compulsive disorder, post-traumatic stress disorder, panic disorder, and substance use disorder.(psychiatrictimes.com)

If this sounds like you or someone else that you love, what can you do?

First, let’s work on destigmatization. Saying things like “crazy” or invalidating their feelings is never helpful. A person with bipolar disorder does not want to live like this.

Second, do your research: Bipolar disorder is indeed a lifelong and chronic condition that can be managed with psychotherapy from a licensed clinician such as cognitive behavioral therapy, or medication management with mood stabilizers such as Trileptal, Lamictal, Depakote, and others to name a few. This is why it is important to get connected to a primary care physician or psychiatrist to help discuss your best course of treatment options.

However, seek help immediately if you or someone else says that they are having thoughts of suicidal ideation plan and intent, or if someone engages in self-harming actions. Call 911. Do not hesitate to contact these emergency services.

n closing on March 30, be the light of understanding in a very difficult world for people living with bipolar disorder. And wear that black and white striped ribbon so that way you may educate others on this important matter.

STEPS TO PURCHASING A HOME IN 2024

Purchasing a home in 2024 can involve different strategies than purchasing a home in the last few years. The housing market has taken a turn, interest rates have risen, and home appreciation has slowed. Sellers don’t have as much the upper hand in transactions, like they have previously. Buyers can negotiate a little more on price, and repairs. Although, there is still a shortage of home inventory today, which still allows sellers somewhat of an edge in negotiating. Regardless of the state of the real estate market, there are a few things that buyers need to know concerning the home-buying process. This process will undoubtedly be the most exciting, and possibly scary, thing one will ever experience. Buying a home is a life-changing event, so its important to know the course of action required, to ensure a smooth transaction.

STEPS TO BUYING A HOME:

Contact a Lender

A lender can steer you in the right direction, based on your credit score, and DTI (debtto-income ratio), to determine what kind of loan you qualify for. And what kind of loan you qualify for determines what kind of down payment you will need. A lot of new homebuyers will be surprised to learn that you may not need to have 20% of the purchase price, down payments can be as

low as 3.5%, or some loans require no down payment at all. Speaking with a lender can actually give you a piece of mind and develop a plan of action.

Create a Housing Budget

The purchase price and down payment aren’t quite the only expenses involved with purchasing a home. Other expenses such as homeowners’ association fees, and home maintenance costs need to be factored in to your monthly budget, to avoid surprises down the road.

Hire an Experienced and Knowledgeable Real Estate Agent

Make sure you make an informed decision, and consult with several real estate agents, to find one that is a fit for you and your needs. Also, finding an agent that is familiar with the areas you are looking for is beneficial. In addition, an informed agent can let you know if your budget is realistic or not, based on the features you request when looking for a home.

See Multiple Homes

Inform your real estate agent of the requirements you have in the house you are looking for. That way the agent can set up a search that includes your criteria, making it easier for you to narrow down the homes, and then your agent can set up showings to go see them in person.

Make An Offer

After you’ve selected your dream home, and are ready to submit an offer, this is where your agent steps in. He/she will make a competitive offer packet, including your offer price, proof of funds, preapproval letter, and any terms and contingencies.

Have the Home Inspected

The purpose of a home inspection is to provide an overall picture of the property’s condition, as well as any mechanical or structural issues it may have. Depending on the findings of this inspection, you will be equipped with the knowledge to either ask the seller for repairs, or even back out of the purchase.

Secure Your Financing

You have only a preapproval up to this point, although throughout this homebuying process, your lender has been working behind the scenes to move things along smoothly,

with your home closing date in mind. Keep in mind that under no circumstances are you to make any big purchases or do anything that would jeopardize getting that final loan approval.

Do a Final Walkthrough of the Home

A final walkthrough is your chance to view the property one last time, before the home becomes yours. It is also a time to make sure any repairs that you negotiated with the seller have been completed.

Close on Your House

Once all contingencies and repairs are addressed, and you are satisfied, the loan has been finally approved, and “clear to close”, you are ready to meet at the closing table. Once all the paperwork has been signed, you receive the keys, and the home becomes yours. Congratulations!

San Antonio Rising Stars: Meet Alan Valadez

There aren’t many 25 year olds who can boast closing nearly $10 million in sales the first 10 months on the job of a new real estate career. But then, Alan Valadez isn’t just any 25 year old.

He has dogged determination and a real passion for the business.

We sat down with Alan, a Global Real Estate Advisor at the Dominion Drive office of Kuper Sotheby’s International Realty, to learn more about his secrets to success so early on.

Can you tell us a bit about yourself?

I’m a native of San Antonio and graduated from Alamo Heights High School. I then earned my undergraduate degree in Communication Studies from TCU in 2021.

Your journey into real estate seems quite unique. How did you get started?

A: Well, it all began when I flipped my first home at the age of 15. My father bestowed on me from an early age the importance of learning all aspects of real estate and being able to understand the true meaning of investing wisely. I handled all aspects of the flip from locating the property to working with local contractors, managing P&Ls, and negotiating deals. It’s pretty surreal to think I was flipping homes before I could drive!

How did your early experiences working in the family business shape your approach to real estate?

Growing up in a hardworking family, my first job at eleven years old was bussing tables at a local family-owned Mexican restaurant, Las Cazuelas. From working as a busboy,

dishwasher, waiter, expeditor, and every other possible role here, these experiences taught me invaluable life lessons about dedication, work ethic, gratitude, and the importance of taking pride in one’s work. Both my mother and father were instrumental in helping me understand the importance of hard work from an early age.

March 2023 marked your entry into real estate brokerage sales. How did your prior experiences contribute to your success?

Before joining Sotheby’s, I delved into property management, project management for Ramstin Homes Multi-Family division, real estate development, commercial tenant representation, real estate investment analyst, and residential flips. Each role equipped me with skills that have proved to be invaluable in my current position.

You’ve stressed what a privilege it was to learn from your mentor, Binkan Cinaroglu. How did he impact your career?

Having the privilege to be able to mentor under Binkan Cinaroglu, San Antonio’s #1 agent for the last nine consecutive years, has been a genuine honor and blessing. His rigorous training program, allowing me to shadow him daily for the first 12 months of my career, has been instrumental in shaping both my personal and business life. David Kim, for helping shape me to be the individual I am today. I’m truly blessed to have learned from the very best, and have the opportunity to continue to learn from them every day.

A: In my debut year with Kuper Sotheby’s International Realty, I’ve successfully closed about $10 million in volume. While it’s just the very beginning, it reflects the culmination of my diverse real estate background and the mentorship I’ve received. Their top wants, according to Meghan:

Privacy is a top priority, achievable through strategic landscaping. Consider a plan that shields your property from prying eyes, using cost-effective small plants that grow quickly. SAWS provides a useful resource for selecting plants offering year-round coverage and minimal maintenance.

Buyers often appreciate more than a standard 2-car garage. Storage space is a winner, making 3-car garage homes preferable.

Maintaining cleanliness may sound basic, but a deep clean, addressing hard water stains, washing walls, doors, and windows, can significantly enhance your home’s appeal.

Lighting matters, too; replace missing or mismatched light bulbs with warmer choices.

A covered patio is a must in south Texas, with larger spaces being particularly attractive.

Single-story homes have broad appeal, offering accessibility to a wider range of potential buyers.

Meghan says on the flip side, certain pitfalls should be avoided. Her advice:

Present your home in the best light by replacing outdated furniture, decluttering surfaces, and refreshing the front door and porch area.

Avoid overpricing; a well-priced home sells faster and often at a better final price.

Steer clear of installing solar panels, as they might not add value commensurate with the investment.

Be open to negotiation, even if it feels uncomfortable. Offense can hinder effective collaboration. Approach discussions with a mindset of finding common ground.

“2024 Free Live Music Series at The County Line” is back!

Series again benefitting SA Food Bank

The “2024 Live Music Series at The County Line Presented by Modelo Especial” is back for its 22nd year, beginning March 7, 2024, beginning with the popular Mario Flores and Gabe Garcia. This very popular live music series that benefits the San Antonio Food Bank will occur every Thursday night from March 7 through May 30. The concerts occur on the patio of The County Line Bar-B-Q restaurant at 4334 Hyatt Pl Dr., San Antonio, TX 78230 (near the Colonnade). Concerts begin at 7 and run until 9 p.m., and are held rain or shine.

“Our customers are jazzed that we are offering this incredible music series again; we heard constantly how much they missed it when it was cancelled in 2021 and 2023 for Covid-related reasons,” says Mike Crenwelge, General Manager of the IH-10 County Line location since 1980. “And we are jazzed

that Modelo Especial and Silver Eagle have joined us as our presenting sponsor, which enables us to once again benefit the San Antonio Food Bank—a time-honored tradition started in 2001 by the late Randy Goss when he was a County Line co-owner and GM of the IH-10 restaurant.”

County Line’s great array of BBQ and other specialties can be ordered in the restaurant or from a booth on the grounds to enjoy outside on the patio.

Happy hour will run inside and outside of the restaurant, from 3 to 7 p.m. on concert days, as well as drink specials that run during Happy Hour and the concert, such as $5 pints of Corona Premier and Modelo Especial on tap.

As always, this live music series is free. However, all who attend are asked to make a food or monetary donation to the San Antonio Food Bank. In 2015, the County Line was recognized by the San Antonio Food Bank for raising enough food to feed over 1 million people since the inception of the music series in 2001. In 2017 alone, it brought in a record-breaking number of donations: $7,822.32 in cash and 2,386 lbs. of food, which equals 80,609 lbs. of food to feed the hungry in San Antonio area.

“Our longstanding partnership with the County Line goes back more than two decades. It holds the distinction of already being in the Million Meals Club, and we are very excited to see their patrons and fans providing more meals to the community this year,” says Eric Cooper, President and CEO of the San Antonio Food Bank.

KEVIN BLACK

From a very early age, Kevin Black’s family knew he had music running through his veins. With the help of only one formal guitar lesson and his dad’s alarm clock radio, nine-yearold Kevin mastered Merle’s “Okie From Muskogee.”

Since then, Kevin has been musically tuned-in to what people want to hear—leaving behind the demands and constraints of major record labels for the personal satisfaction of making his own kind of music.

After years working as an iron worker by day and performing in clubs at night, Kevin got married and had three children, Cortney, Marshall, and Coleton. Cortney was diagnosed early on with Rett syndrome and that development would very quickly reshape the family’s future. Cortney lost her battle with Rett after sixteen years.

Instead of removing himself from the Rett world Kevin immersed himself along with his friend Dave Clements into a lifelong commitment to raising research funding and awareness until no child or family has to endure the pains and struggles from the devastating disorder.

Kevin’s love for photography was always present but didn’t come to light until meeting his mentor, Dave. He became

obsessed with gaining a greater understanding of how a camera worked and the fundamentals of lighting. His passion has since translated into him becoming a published photographer.

Kevin still writes, performs his music, and does photography professionally.

Kevin and Dave formed a non-profit called Raising A Hand For Rett and have created three coffee table books of their live music images with all the proceeds going to finding a cure for Rett syndrome with their efforts dedicated to his daughter Cortney.
