A

s a Realtor®, what do you see on the horizon for your profession or the real estate business? What are the future challenges to your success? How will you keep up with the competition? What is your vision for your business? Just as you must see and respond to the changes occurring in real estate in order remain relevant to your customers, so does RASM. The changes we face in our industry compels you to change to be relevant, and they also require your Association to change to remain relevant to your needs and to help you to be successful.

“Our vision is to be an innovative and relevant Association. To achieve our vision, our Association must change. We must let go of some of our past to build our future.” During the past 2+ years, RASM has grown and changed in visible ways and some very subtle. One visible change is our growth to over 7,000 Realtor® members, making us the 7th largest local association in Florida and 45th largest in the United States! RASM has also changed in subtle ways with strong leadership and staff partnership, and a willingness to do things differently from prior years. Our members must have access to innovative programs, products, and services to help them to remain relevant. To better meet the needs of our Realtor® members in 2020 and beyond, RASM, through its strategic planning process, has planned some bold changes to our programs, products, and services. Our vision is to be an innovative and relevant Association. To achieve our vision, our Association must change. We must let go of some of our past to build our future. We have discontinued some committees and MLS Express. On the other hand, we will be implementing our strategic plan, which includes new programs and directions aimed to meet our member’s emerging needs of today and tomorrow. Among the new programs will be a video production studio, deeply discounted designation and certification education programs, and a multi-track educational conference, to name a few. RASM’s vision is to be forward-thinking in our programs and services to meet our member’s current and future needs. with 2020 President David Clapp

I

t’s hard to find a leader more enthusiastic, more energized, or more focused than David Clapp, Managing Broker at RE/MAX Alliance Group, and the newly installed President of the REALTOR® Association of Sarasota and Manatee (RASM). Guests of the 2019 Installation and Awards Banquet learned this firsthand as RASM installed the 2020 officers and directors and recognized seven award winners. New President David Clapp presented the Association’s 2020 strategic plan to advance the professionalism and expertise of the area’s 7,000 Realtor® members.

During his speech, David thanked outgoing 2019 President Amy Worth, and the many RASM volunteers for their past and continued service to the Association. He also outlined his commitment for 2020 and goals for his presidency, emphasizing a commitment to the RASM strategic plan. “I am excited for the opportunity to serve as your president in 2020. Some say that it’s ‘my year.’ But I view it more as ‘our year,’ and look forward to challenging our Board, Committees, and staff to grow this association to new heights. I am privileged to be surrounded by so many great people that will enable us to accomplish great things in 2020.”

WHO IS DAVID CLAPP? David has always had a passion for helping people. Born and raised in the Philadelphia suburbs of Pennsylvania, David understood the value of serving others early in life. When his father passed away at a young age, David found support from his youth pastor. This experience inspired him to return the favor by becoming a youth pastor after college. Soon after working in the Church, David’s friend asked him to join his real estate brokerage. Almost 41 years later, he is still helping others in his real estate career. In his first year of business, he sold just under $2 million in real estate, when the average sales price was $45,000, and he quickly became the top producer in his office. Later, he shifted to the corporate world as a management consultant for corporate Century 21 of Eastern PA, consulting with over 100 offices. Additionally, David was the Director of Education for

Century 21 of Eastern PA, where he personally trained over 5,000 agents. He eventually moved back into the marketplace when he became a top broker/owner of a multi office Century 21 franchise in Pennsylvania. When he moved his family to Florida in 1999, he continued in real estate. Today, David is the Managing Broker and Director of Education for RE/MAX Alliance Group, a real estate company with 11 offices and 350 agents in Sarasota and Manatee counties as well as the Tampa area. In addition to his management role, David still occasionally lists and sells real estate. David’s always been actively involved in anything he does. He was previously a member of the Montgomery County Association of Realtors® in PA, where he served in many different roles and received several award recognitions, including Realtor® of the Year in 1993. While involved at RASM, David has served on several committees and was recognized as RASM’s Realtor® of the Year in 2015. He is also actively involved in Florida REALTORS® on several committees, including the FR BAR Contract revisions committee. His commitment to excellence and winning attitude allowed him to succeed and excel in his business each step of the way. He credits his values for a large part of his past and continued success.

VALUES-DRIVEN LEADERSHIP As a leader, David holds his values closely in order to set an example to his team. He is passionate about helping people, striving for excellence, and making a difference. “My values drive who I am and represent what I do,” said David. “I am so excited about 2020 and I promise that the same values I use to run my business and live my life will be brought to the table as we travel together in the next year.” David defines five values in his business, in his life, and now in his position as RASM President:

David says, “anything worth doing is worth doing right.” 3 | Treating the customer, and likewise the RASM members, as number one. TOGETHER WE WIN David has dedicated his life to creating “win-win” solutions for those around him. Whether he’s working with a customer, serving on a committee, or managing a brokerage, David’s primary focus is on others around him. “People who are only inward focused create winlose environments because it’s all about the individual,”

said David. “But together we can create a win-win environment because the focus is on the group.” For 2020, David has adopted the phrase “Together We Win” as a theme to keep the leadership focused on teamwork and the overall membership of RASM. “‘Together We Win’ is more than just a theme or a motto, it’s a way of life for me,” said David. “I feel that we live in a world that seems to be focused only on ‘me,’ or ‘it’s all about what I want.’ But ‘Together We Win’ is all about pulling together to make greater advancements, opposed to what we can achieve on our own. As an organization, we need to come together, using each other’s strengths to make us stronger and better.” “When our committees work together: Together We Win. When our Board of Directors work together: Together We Win. When our members use the resources provided, attend classes, participate in events, and volunteer their time and talents: Together We Win,” said David. Working Together in 2020, David is committed to:

COVER STORY CONTINUED SETTING EXPECTATIONS The Strategic Plan was created to provide goals and strategies for RASM in 2020. During RASM’s Strategic Planning Session back in September, RASM officers, directors and committee chairs came up with goals for the association in 2020. Led by David, RASM’s main goals are to add more member value, such as a new video studio and to reduce the cost of education classes to help our members become successful. David introduced the Plan at the 2019 Banquet. During his speech, he challenged the Board of Directors, committees, and staff to support the Plan’s initiatives. The Strategic Plan has 5 strategic priorities for 2020, with 10 main goals, and 52 sub-goals:

1 | Member Engagement: Create an environment that conveys the value provided to our members. 2 | Public Relations: RASM will Reach Further™ to elevate the community awareness of the vital role of Realtors®. 3 | Professional Development: Be the premier source to educate and elevate our Realtor® members focusing on member productivity and profitability. 4 | Advocacy: Protect and promote the real estate profession and private property rights. 5 | Professionalism: Elevate member professionalism with a focus on etiquette, communication, respect, skill level and adherence to the code of ethics. When a leader sets expectation, people will rise to meet those expectations. With a plan in place, David is ready to set the example and support his team as they work together toward victory for all members of RASM. “I want to be a leader who sets expectations right away,” said David. “But I can’t do that alone. I am appreciative of the relationship that I have with my RASM family. Together, we can tackle this journey, because ‘Together We Win,’ and we will make it a great year in 2020!”

An Interview with Barry Grooms: 2020 President of Florida REALTORS®

F

or the first time in 74 years, a member of from our area’s REALTOR® Association will serve as President of Florida REALTORS®. When Barry Grooms, Co-Owner of SaraBay Suncoast Realty, Inc., walks into a room, his passion for the industry is evident. His knowledge and charisma are the backbone to his humble success. We sat down with Grooms to hear his story and learn his goal to support the REALTOR® Nation in 2020. RASM: HOW DID YOU GET STARTED? DID YOU EVER THINK YOU’D BE PRESIDENT OF FLORIDA REALTORS®? Barry: My journey began very early in the business. After selling a successful business, I found myself too young to retire. With several friends in the real esate industry, I decided to get my license and started working with Bob Rotondo. On my second day in his office, he encouraged me to come to a meeting at the Manatee Association of REALTORS® (MAR). There were about 60 people in the room, many of whom I identified as very successful icons in the industry. And I realized that these people were now my peers. After the meeting, Bob marched me into the Association Executive’s office and stated: “I want Barry to serve on the Grievance Committee, because otherwise he’s going to end up in front of it one day.” And that was it! I became a committee member that day and I realized that all those successful industry icons I just met were also the people filling up committee meeting rooms. That’s when I understood that I have a debt of gratitude and time to give back. I have been given much in my previous career, and likewise in my real estate career, and I felt very obligated to give back. From that day forward, I served and chaired on every committee at MAR (and later, RASM). At a Florida REALTORS® convention, as a new FR Director, I was listening to Chuck Bonfiglio give a speech which stuck with me to this day. Chuck said, “This is the beginning of history. History is being made today. Whatever you do today will not be good enough for tomorrow. Today’s home run will not win tomorrow’s baseball game.” After that, I started to serve on FR committees. I looked for opportunities that would benefit my business and what seemed like the most fun. And then I was asked to serve on committees that were outside of my immediate comfort zone. I never started this journey thinking that I would be president of Florida REALTORS®. I always wondered if this position was driven by ego. It absolutely isn’t. With the help of my peers, my skill set, and my business being in the place that it is, I realized this was my time to take on the role. This was my time to give back. This was never part of my strategic plan or a desire to rule the world one day. I believe in faith, and that God sets a plan for us, and I believe that this is part of His plan for me.

RASM: YOU’RE A STRONG SUPPORTER OF THE REALTOR® PARTY. WHEN DID IT CLICK FOR YOU THAT THIS WAS IMPORTANT? Barry: Early in my career we had a sign ordinance issue arise. I had just bought several expensive signs for Anna Maria Island that followed my company’s rules. As a young Realtor®, I was especially proud to have my name on these signs. One week later, Anna Maria Island and Longboat Key signed an ordinance that literally made my signs illegal. I thought, “How can they do this?” When I asked the question ‘why?’, I didn’t get any answers until I asked the local Manatee Association Executive at the time, MaryKay Brickey. We found out that we were not alone in this issue, it was happening across the state of Florida. At the time, the Board’s action was able to reverse the ordinance before it passed. I thought, ‘How does this work? Is it through our dues?’ No, it’s not. I found out that it’s through the PAC. And at that point, I became a $99 investor. No rogue legislation, laws or people would come after me and harm my business. So now as the owner of my company, my investment provides a safe environment for me to operate my business the way we want to, and my agents know that they can protect private property rights for their customers. Ever since that moment, I’ve been a strong supporter of RPAC, and I am now a Golden R Major Investor in the President’s Circle. And this year, I will be inducted into the Hall of Fame. We are the policy makers, not the government.

RASM NEWS RASM: TELL US ABOUT YOUR 2020 VISION AS PRESIDENT.

We won’t need to be concerned with things like Zillow and other technologies that take the Realtor® out of the picture. Rich, deep relationships are what matter. We need be focused on customer service and relationships, and not the sales pitches. What we do and say will be public knowledge more than ever before. What will people say about you? If we’re not delivering professionalism at the association level, then we’re missing the boat. We need to focus on the member experience, not just the member product. We need to reach everyone with the best customer service so that for the majority, our association stands out as the ONLY association.

Barry: The leadership team has a vision, and that is to solidify what President Christine Hansen and Eric Sain already started. My job is to be a leader who is successful at making others successful. We are focused on growth, not goals. We shouldn’t have our own goals, we should be focused on fulfilling the goals set forth in the Strategic Plan and work within those confines. At Florida REALTORS®, we believe we are ONE Realtor® Nation, with everyone having a role in it. No matter what your background, ethnicity, business, discipline or beliefs, we can be better, faster and stronger at everything we do. And we need to check ourselves and be accountable to each other, so we remain focused at being better, faster and stronger.

RASM: WHAT IS THE ONE THING YOU WANT ALL MEMBERS TO UNDERSTAND ABOUT THE REAL ESTATE INDUSTRY? Barry: This is not a business of selling homes or making a bunch of money. This is a human business and we need to take it seriously. Don’t get caught up in the hype. We are working with real people with real needs. We aren’t just the ambassadors of our community; we are the architects. We are the economic development. We are the policy makers. We are shaping our communities every day whether we realize it or not. Our industry is much bigger than what people perceive to be. What we do matters, every day, and we can never lose sight of that. •

RASM: HOW DO YOU SEE THE FUTURE OF REALTOR® ASSOCIATIONS AT THE NATIONAL, STATE AND LOCAL LEVEL? Barry: Like consumer-based groups across the country, we need to be more customer centric and service driven. Large associations will need to be more nimble and our challenges today will be the same challenges we face in the future. The Realtor® will still be at the center of the transaction. But, I don’t find the glamorous and competitive tools that give us an edge over our competition to be the most important. I believe that relationships will be the most important thing, along with customer service and professionalism. Professionalism will be the crux of what makes or breaks us as an association.

A

s we begin a new year, we wrap up what I call the season of thankfulness. As I reflect back on 2019 and outline goals for 2020, I hold my service as the 2019 Chair of the RASM Realtor® Attorney Joint Committee as a highlight of team work and camaraderie for which I am grateful. Diligently guided by RASM staff liaison Janet Sowers, this year’s committee boasts the development of a thorough curriculum for the contracts class for new RASM members. The Joint Committee’s subcommittee consisted of attorney Erin Christy of Shumaker, Loop & Kendrick, Catherine Seress, broker associate with Keller Williams on the Water, and Sallie Wagner, associate with Keller Williams Realty Manatee. The subcommittee worked tirelessly outside of scheduled meetings to produce a curriculum to ensure that all new RASM agents in the area will start their career on the right foot. I am incredibly thankful for them and their hard work. Additionally, the Joint Committee organized and presented over eight seminars, and two broker forums on a variety of innovative topics designed to provide the brokers and agents with a leading edge in the market. The presenters included brokers, attorneys, and local government officials who provided a thorough legal analysis of issues facing brokers and agents, valuable materials for attendees to take home, and spent significant time answering attendees’ questions. I am so thankful for these presenters who spent their time preparing and presenting these events as they are at the heart of what the Joint Committee strives to accomplish for its members. One of the best things about RASM is its culture of developing excellence in the real estate industry. As the attorney appointed Chair of the Joint Committee, I found that one did not have to be a broker or agent to benefit from the information provided at the

leadership meetings. Because of those meetings, I became a business member so that I could support RPAC and joined the Global Committee so that I could participate in a summer Spanish class. RASM looks at the professional as a whole and offers a multitude of ways in which to better yourself at your craft. The board, officers, Janet Sowers and other staff liaisons are constantly creating new ways to support the whole professional. For that support, I am thankful. I am delighted to continue my service to the Joint Committee into the new year under 2020 Chair Mike Holland, Managing Broker of the Sarasota Palmer Ranch, Lakewood Ranch, and Sun City Center Offices of Berkshire Hathaway HomeServices, and Vice Chair Erin Christy. My New Year’s resolution is the same every year: I resolve to continue my season of thankfulness into the new year, for the entire year. Join me! •

GREAT AMERICAN REALTOR® DAYS RASM leaders and political key contacts are gearing up for our annual trip to Tallahassee for Great American Realtor® Days (GARD). The Florida REALTORS® GARD event is held annually during Florida’s legislative session in Tallahassee. During GARD, Realtors® visit the Capitol to meet with lawmakers on pending real estate legislation and discuss important issues impacting Florida’s real estate industry. We will be sharing on the RASM Social Media pages with updates throughout the event. The 2020 GARD event will be held February 3-5, 2020. DR. BEN CARSON ADDRESSES AFFORDABILITY ISSUE Speaking at the first-ever Real Estate Forecast Summit, U.S. Secretary of Housing & Urban Development, Ben Carson, called affordable housing “one of the real challenges of our time.” Carson said the Trump administration’s White House Council on Eliminating Regulatory Barriers to Affordable Housing is looking at a range of solutions, including the elimination of regulatory barriers, such as zoning restrictions, density restrictions, and wetlands rules, that add to the cost of construction. Carson said the council is looking at what can be done at the federal level to incentivize change, but private industry, he said, will bring the best answers to the housing inventory and affordability challenges. “Real answers don’t come from the federal government,” he said. “They come from the people with boots on the ground, who are actually the stakeholders who are involved with the issues we are dealing with.”

GOVERNOR’S BUDGET RECOMMENDATIONS FUND REALTOR®-BACKED PROJECTS Florida Governor Ron DeSantis released budget recommendations for the Florida Legislature to consider in 2020-2021. It includes several Realtor® priorities:

Environment and water issues: $625 million

for environmental spending, which includes $322 million for Everglades restoration projects, $22 million to combat the harmful effects of algae blooms and red tide, $150 million for various water quality improvements, $50 million for beach nourishment and $50 million for springs restoration. Housing trust funds: Full funding of the State and Local Government Housing Trust Funds, commonly referred to as the Sadowski Trust Funds, which would dedicate $387 million for affordable housing projects. The total includes $119.8 million for the State Apartment Incentive Loan (SAIL) Program and $267.2 million for the State Housing Initiative Partnership (SHIP) Program. Unlicensed activity: $500,000 to fund unlicensed activity enforcement relating to real estate. Mapping: Authorization for the Division of Emergency Management to continue LIDAR (Light Detection and Ranging) mapping the state. In addition to a direct impact on the state’s real estate business, Governor DeSantis included budget recommendations for hurricane recovery and economic development. Additional budget items include: emergency services, transportation, savings and taxes, and education. •

Single-Family Home Sales Gain Momentum in November By: Gina White, Communications and Marketing Director

I

n November 2019, REALTORS® in Sarasota and Manatee counties participated in 1,655 total residential sales, 4.1 percent more than the same time last year. According to monthly reports from Florida REALTORS®, inventory in the two-county area declined year-over-year and the number of pending sales increased as buyers rush to close before the New Year. Manatee County single-family home sales increased by 10.9 percent to 550 total sales and Sarasota singlefamily homes increased by 23.6 percent to 707 sales. Sarasota condo sales decreased by 26.9 percent to 228 sales, while Manatee condo sales decreased by 19 percent to 170 sales. “Even with an ongoing inventory challenge, we see some positive indicators in November,” said 2019 REALTOR® Association of Sarasota and Manatee President Amy Worth. “The significant increase in pending sales could encourage future home sales. Some of this movement could be attributed to more favorable interest rates compared to last year or motivated buyers seeking homeownership tax benefits before the New Year.” Total pending sales for both markets in the two counties increased by 25.9 percent from November of last year. Single-family pending sales showed a significant increase with a 41.7 percent uptick in Sarasota and a 20.8 percent rise in Manatee. In Manatee, condo pending sales increased by 23.9 percent and Sarasota condos increased by 4.7 percent. The combined inventory for both markets in both counties decreased by 13.9 percent from November of 2018. Single-family home inventory decreased by 10.2 percent in Sarasota and by 10 percent in Manatee. Condo inventory in Manatee decreased by 14.5 percent while Sarasota decreased by 24.8 percent. Median home prices for single-family homes decreased by 6.7 percent in Sarasota to $280,000. Manatee prices increased by 2.1 percent to $319,995.

Condo prices increased by 11.4 percent to $207,750 in Manatee and increased by 6.9 percent to $244,745 in Sarasota. The number of properties added to the market increased year-over-year for single-family homes but decreased for condos. Single-family new listings increased by 0.4 percent in Manatee County and increased by 5.6 percent in Sarasota. Condo new listings in Manatee decreased by 21.4 percent, while Sarasota condo new listings decreased by 18.7 percent. The current inventory combined with the current pace of closed sales created a decrease in the month’s supply. Sarasota condo inventory decreased by 17.6 percent to 4.2-months’ supply and Manatee condos decreased by 7.5 percent to 3.7-months. Sarasota singlefamily homes decreased by 17 percent to 3.9-months and Manatee decreased by 14.6 percent to 3.5-months. Introducing CREA: The Commercial Real Estate Alliance of RASM

he Commercial Investment Division (CID) at the REALTOR® Association of Sarasota and Manatee (RASM) has officially announced a new name and logo. After a vote at the commercial general membership meeting on November 19, 2019, the commercial group at RASM will now be known as the Commercial Real Estate Alliance (CREA). For more than 30 years, the commercial division at RASM has united commercial real estate professionals to be the leader in the marketplace by promoting business development. The new name and logo are a better descriptor of what the sub-membership group at RASM offers: an alliance for commercial real estate professionals. By removing “investment” from their name, CREA removes the perception that their organization is a commercial brokerage office or a group of investors, and not the Realtor® and Business Partner members who make up the network.

I am honored to be your YPN Chair for 2020, and boy do we have some great things in store for the dawn of a new decade! To jump-start our year, we are introducing a new event on January 31 from 3:00 -7:00 p.m. at Evie’s on Bee Ridge. The YPN Putt-Putt Pour: Scramble For Scholarships is benefiting the RASM Scholarship Fund. This will be similar to a traditional golf scramble, only Putt-Putt style. In 2019, Gina oversaw special projects to further define the RASM brand including the development of sub-brand identities, a new magazine design, a Business Partner Directory, and a member services guide. Together with her team, the Communications Department maintains email marketing, social media, the RASM website, photography, video, graphic design, press releases, a monthly magazine, market statistics, and other projects throughout the year. CODE OF ETHICS REQUIREMENT UPDATES At the NAR Convention in November, the NAR Board of Directors voted to change the Code of Ethics requirement from two years to three, now giving Realtors® until December 31, 2021 to complete this requirement. RASM starts off the New Year with an opportunity to meet the COE requirement and Ethics & Business Practices license renewal on January 9.

Do you need your 45-hour sales post-licensing education? 14-hour CE? Or want to earn the GRI Designation? Get started this month with the GRI 100 series.
