If you’ve spent any time as a Realtor®, you’ve likely encountered a range of client requests - some of which might stretch your patience or even cross ethical boundaries. Realtors® assist clients in one of the most significant financial decisions of their lives, leading to deep, sometimes uncomfortable, conversations. But what happens when you’re faced with extreme demands or ethically questionable requests? In every situation, Realtors® must uphold professionalism. The National Association of REALTORS® (NAR) Code of Ethics (COE), which has been in place since 1913, sets out these expectations, ensuring that Realtors® act with integrity in all business transactions. This document, which contains 17 articles and associated standards, provides detailed guidance on what information can and cannot be ethically shared, safeguarding both the Realtor® and the client.

Do We Build Strong Communities?

e REALTOR® organization has proclaimed that REALTORS® help build strong communities. Realtors® certainly are involved in their communities in numerous voluntary and charitable capacities. They are also ambassadors to our communities as they are often the first contact of newcomers to our area.

Perhaps, the real test comes when the community is in need due to a natural disaster, such as the flooding from hurricane Debby, as it passed to the north of Sarasota and Bradenton. Many RASM members and local citizens have had their homes flooded and have been displaced.

“We are excited with the prospect that we will have an opportunity to back up the statement that “Realtors® help build strong communities.”

RASM came to the aid of several of its members with some financial support from the RASM REALTORS® Charitable Foundation (RRCF) to help them in a modest way with the staggering costs to repair their homes. Our RRCF, while helpful, has limited resources and is not designed to assist the general public.

However, RASM recently received a $300,000 grant from the REALTORS® Relief Foundation of the National Association of REALTORS® to assist our communities’ recovery. We are excited with the prospect that we will have an opportunity to back up the statement that “Realtors® help build strong communities.”

The RRCF has already begun receiving requests for assistance from members and the public. RASM will help the rebuild of our communities.

THREE PILLARS OF THE CODE OF ETHICS

The COE is divided into three core areas:

1 | Duties to Clients and Customers: Realtors® must always protect and promote their client’s best interests.

2 | Duties to the Public: Upholding high standards of competency and advocating against discriminatory housing practices.

3 | Duties to Other Realtors®: Maintaining professional conduct, including avoiding false or reckless statements about other professionals.

The Code of Ethics serves as an essential guide for how Realtors® should conduct their business. It goes beyond simply adhering to rules, encouraging a mindset of professionalism that extends to all interactions, whether with clients, the public, or fellow Realtors®.

UNPROFESSIONALISM VS. ETHICS VIOLATIONS

Interestingly, most complaints against Realtors® are not about violating the COE directly but stem from accusations of unprofessional behavior. As the real estate industry grows, there’s bound to be diversity in how professionals conduct their business. However, professional respect remains essential to a cooperative market.

To address these concerns, NAR’s Pathways to Professionalism highlights the importance of etiquette and common courtesy, including:

ƒ Respecting cultural differences.

ƒ Meeting deadlines.

ƒ Keeping promises.

ƒ Maintaining a professional image in all interactions.

These guidelines, while not grounds for ethics complaints, are crucial for maintaining a positive reputation and fostering productive relationships within the industry.

THE GOLDEN RULE AND ITS IMPORTANCE

One of the central ideas in the COE Preamble is to “Follow the Golden Rule”- treat others as you wish to be treated. If you consistently show respect and courtesy, you’re less likely to face formal complaints. In the case of an honest mistake, a respectful Realtor® should be quick to resolve the issue rather than risk a formal ethics complaint or even a lawsuit.

NAVIGATING DIFFICULT QUESTIONS: QUESTIONS REALTORS® CANNOT ANSWER

Realtors® are obligated to treat all parties fairly and honestly, but this sometimes means handling tricky, even eerie, client questions. Some questions - those that could lead to personal bias or discrimination—are not only uncomfortable but also illegal to answer. For example, clients may ask:

DO FAMILIES WITH CHILDREN LIVE IN THIS AREA?”, OR “IS THIS A GOOD PLACE TO RAISE KIDS?”

If an agent says a certain neighborhood is not all that family-friendly, it could imply that families with children aren’t welcome. Similarly, saying that an area is a “good place” for kids could make buyers without children feel uncomfortable, which can be treated as a form of discrimination. Families are a protected class under the FHA. So, for agents, answering any inquiries about them can be risky, even if a buyer’s asking out of curiosity.

CAN YOU TELL ME ABOUT THE ETHNIC MAKEUP OF THIS AREA?

Like the family-related question, such discussions can come uncomfortably close to “redlining”, which is a form of discrimination in which buyers are steered toward or away from neighborhoods based on the color of their skin. Instead, a good and cautious Realtor® will tell you to do some legwork by looking at the U.S. Census and other government data to get information about the demographics of a community. They will also urge you to invest some time in the neighborhood and make an assessment of your own. After doing your research, you can then direct your agent to show you homes in a specific geographic location.

CAN YOU FIND ME A NEIGHBORHOOD THAT SHARES MY RELIGIOUS BELIEFS?

Once again, sharing any information concerning religion could also put a Realtor® in hot water. If your clients want to know the religious makeup of a community, a Realtor® can provide a complete list of nearby places of worship. A Realtor® can also encourage your client to do their own research to find out the places of worship around the area, which you can then visit to get a feel for the community. Agents must always remember that real estate is color-blind and neutral. Whether it be about faith, lifestyle, race, ethnicity, or language, a Realtor® cannot influence this part of the potential buyer’s decision-making process without running afoul of fair housing laws.

IS THIS A SAFE NEIGHBORHOOD?

The word “safe” is highly subjective. Besides, there’s no guarantee that there won’t be any crime tomorrow, next month, or anytime in the future in what is considered a “safe” neighborhood. Everyone’s tolerance for crime is also different, so an agent cannot determine what will make someone feel safe and protected, or unsafe and uncomfortable. Crime statistics can also be interpreted as references to race or ethnicity, which is why prudent Realtors® will choose their words wisely and direct buyers to reach their own conclusions. Fortunately, crime statistics are a public record, and you can certainly look into them on your own. Suggest that your clients visit the nearest local police precinct and check its website, or search online for recent crime reports and any other information related to the safety of the area.

HOW ARE THE SCHOOLS? WHAT IS THE BEST SCHOOL HERE?

Another question where a Realtor® needs to keep their lips zipped? Anything regarding a certain school or district, as well as the quality of schools in the area. Similarly to the word “safe”, talking about “good” schools can be rightly or wrongly construed as discrimination. Much like other “dangerous” questions, buyers can have a different concept of what a “good” school is. Do they care more about test scores? Or perhaps the sports team rankings are important to your client?

Either way, if your clients want to know more about the schools in the area, a trusted Realtor® can supply a list of local schools, and they can suggest checking local websites that may rank schools, such as the local chambers of commerce. Suggesting that a client do their own research by talking to local teachers and administrators, and touring area schools, is a much safer option overall.

All of these inquiries touch on issues of race, age, religion, or economic status, all of which are prohibited by Article 10 of the COE. The best response is to direct clients to unbiased, data-driven sources for demographic or crime statistics.

STEERING CLEAR OF SCARE TACTICS

Equally important is avoiding practices like blockbusting and steering. Blockbusting involves using fear tactics to push clients into making real estate decisions, while steering refers to guiding clients based on characteristics such as the demographics of a neighborhood. These unethical behaviors can also result in serious legal repercussions and damage to a Realtor’s® reputation.

THE IMPACT OF SOCIAL MEDIA

In today’s world, social media can be a minefield for real estate professionals. While sharing industry insights can build a brand, it’s essential to remain cautious about what you post, especially in the heated political climate of today. With polarizing issues often dominating conversations, even seemingly neutral comments can be misconstrued or spark controversy. Social media has landed more than a few Realtors® in hot water, whether due to inadvertently offending potential clients or facing backlash for personal opinions. It’s crucial to carefully navigate these platforms to avoid damaging both professional reputations and business relationships.

STAYING AHEAD OF VIOLATIONS: COE TRAINING

To avoid the pitfalls of ethical violations, ongoing education is essential. NAR extended the COE training requirement from every two years to every three, with the next deadline set for December 31, 2024. As required for REALTOR® membership, all REALTORS® must complete at least 2.5 hours of ethics training that meets specific learning objectives and criteria. The current cycle deadline is Dec. 31, 2024. Why wait? Head to nar.realtor/code-of-ethics-training to check your status and view training options today

This deadline is fast approaching, and Denise Ricciotti, RASM Professional Development Manager, advises not to procrastinate: “These classes are a requirement, and failure to comply could result in suspension of membership and services,” said Ricciotti. “If you have not yet met this requirement, please take this as a reminder to prioritize your COE training.”

UPHOLDING THE CODE IN EVERY TRANSACTION

Few industries are held to as high a standard as real estate. The NAR Code of Ethics ensures that Realtors® are not just following the law but also adhering to the highest level of professional integrity. For Realtors®, the Code is more than a set of rules - it’s the foundation of their professional reputation.

Navigating the complex ethical landscape of real estate requires more than just adherence to laws—it calls for an unwavering commitment to professionalism and integrity. The National Association of REALTORS® Code of Ethics serves as a vital framework for guiding Realtors® through challenging situations, ensuring that every transaction upholds the highest standards. By prioritizing respect, fairness, and ongoing education, Realtors® not only protect their clients and their profession but also strengthen trust within their communities. In an ever-evolving market, maintaining these ethical principles is essential for long-term success and a reputable career. •

Falsification of Credit Information

By: National Association of REALTORS® Interpretations of the Code of Ethics Agreement Case 2-16: (Adopted as Case #9-29 May, 1988. Transferred to Article 2 November, 1994. Revised May, 2017.)

Realtor® A, a property manager had an agreement to manage Owner O’s 24 unit apartment building. During the course of their negotiations, Owner O had repeatedly emphasized that Realtor A was expected to use great care in screening the financial backgrounds of potential tenants.

Several months later, Realtor® A received an application for a lease from prospective Tenant T. Following his usual procedure, Realtor® A obtained a credit report that indicated that Tenant T had a generally satisfactory credit history but included several derogatory marks indicating that Tenant T was months in arrears on various store credit accounts. Realtor® A, anxious to rent the vacant apartment but recognizing that his management agreement with Owner O precluded rentals to individuals with questionable credit histories, edited his saved copy of the credit report to remove references to the past due accounts. Tenant T made a security deposit equal to one month’s rent, signed a one year lease, and moved into the apartment.

Early the following month, Realtor® A noted that Tenant T had not mailed his rent check. A call to Tenant T’s apartment revealed that his phone had been disconnected. Realtor® A drove to the property, rang Tenant T’s bell and, getting no response, let himself into Tenant T’s apartment with a master key. It became quickly apparent that extensive damage had been done to the apartment since Tenant T had taken possession. Additional phone calls made it clear that Tenant T had moved out of state leaving no forwarding address and that Tenant T’s security deposit would only cover a small part of the damage. Owner O, realizing that he would have to pay for most of the repairs, instructed his attorney to try to locate Tenant T. The attorney, in turn, asked Realtor® A to provide all materials concerning Tenant T. Realtor® A instructed his office manager to deliver the file on Tenant T to the attorney’s office.

The attorney, in reviewing the documents, noted that the credit report appeared to have been edited. After running Tenant T’s credit again online, it became clear that the report in Realtor® A’s file had been altered. The attorney shared this information with his client, Owner O, who filed a complaint against Realtor® A alleging that Article 2 had been violated.

At the hearing, Realtor® A admitted that he had altered the credit report but defended his action on the basis that Tenant T’s credit history had been generally

satisfactory except for the delinquent store credit accounts. Further, Realtor® A indicated that in his opinion Owner O’s insistence that any potential tenant have an unblemished credit history was unwarranted, made Realtor® A’s role in identifying potential tenants needlessly difficult, and could ultimately result in a large number of vacancies, a result not in Owner O’s best interest.

The Hearing Panel concluded that Realtor® A’s defense was unfounded and that in altering the credit report he had knowingly misrepresented a pertinent fact in an attempt to circumvent specific instructions from his principal. Realtor® A was found to have violated Article 2. •

The Importance of Contract Deadlines in Florida Residential Real Estate Transactions

In Florida residential real estate, adhering to contract deadlines is critical for both Realtors® and attorneys. The standard contracts - the Florida REALTORS® / Florida Bar Residential Contract for Sale and Purchase (FR/ BAR) and the “As Is” Residential Contract for Sale and Purchase - emphasize that “time is of the essence.” This means missing even a single deadline can lead to serious consequences, such as breach of contract remedies, including but not limited to specific performance, loss of deposit funds, and damages. Real estate agents and attorneys must manage these deadlines carefully to protect their clients and avoid costly mistakes. From the initial deposit to the final closing, each deadline requires careful attention. Whether you’re representing the buyer or seller, tracking and managing these deadlines is essential to ensuring a smooth transaction.

THE STARTING POINT

The Effective Date - the date when the last party signs and delivers the contract - starts the countdown for all other deadlines. The first of these is the initial deposit, typically due within three days. However, if the third day falls on a weekend or national holiday, the deadline extends to the next business day. For example, if the Effective Date is August 14, 2024, the deposit is due by August 17. Since that falls on a Saturday, the actual deadline moves to Monday, August 19. Missing this deadline can result in a breach, allowing the seller to cancel the contract and retain any escrowed funds. Timely deposits are key to keeping the transaction on track.

BUYER’S RIGHT TO REVIEW

The Inspection Period typically lasts 15 days after the Effective Date. During this time, buyers can inspect the property, request repairs, or cancel the contract if issues arise under the As-Is contract. To cancel, buyers must provide written notice before the deadline. If the buyer misses the deadline, they lose the right to cancel based on the inspection, even if serious problems with the property exist. Under the FR/BAR contract, the mechanism is more complicated, involving pre-negotiated repair limits and required timely requests for repairs; it’s vital that inspections and decisions are made promptly to preserve buyers’ rights.

CLEARING OWNERSHIP

The Title Evidence Deadline: title work is usually due 15 days before closing, giving buyers time to review the title work and make any title-related objections. Such objections must be made within five days of receipt of the title work. Failing to address title defects by this date waives any right to object, and the buyer accepts the property subject to the defects. To avoid delays, real estate agents, attorneys, and title agents should coordinate to ensure all title documents are delivered and reviewed well before the deadline. Staying ahead of potential title issues helps prevent lastminute surprises.

THE FINAL MILESTONE

The Closing Date is when the property officially changes hands and all funds are disbursed. However, missing prior deadlines - such as the deposit, inspection, or title evidence - can push back the closing date, triggering disputes, added expenses, or even the collapse of the deal. Real estate agents and attorneys must ensure that all tasks are completed well before the closing to prevent last-minute issues or delays.

VIGILANCE ENSURES SUCCESS

In Florida real estate, every contract deadline is critical. Missing even one can have significant legal or financial repercussions. Real estate agents and attorneys must be proactive in tracking and managing deadlines, from the Effective Date to the final closing. By staying vigilant and carefully tracking key dates, requesting extensions when necessary, and staying proactive, real estate agents and attorneys can guide their clients through a successful transaction while avoiding costly errors. •

Established in 2020, the RASM REALTORS® Charitable Foundation (RRCF) is the 501c3 charitable arm of RASM, providing funding for individuals and not-for-profit organizations in the Sarasota and Manatee region that enhance the quality of life in our community. Their mission is to support real estate-related charities and housing needs in our community, provide college scholarships to local students, and help our members in need during times of crisis.

This year’s Grants and Benefactors Task Force members reviewed the previous year mid-term report to track the progress of former grants awarded and welcomed housingrelated non-profit organizations to apply for grant support.

Salvation Army of Sarasota also offers a range of services, including adult rehabilitation, human trafficking awareness, disaster relief, financial assistance, case management, and daily feeding programs. Their emergency shelter, rapid re-housing, and outreach teams are critical to helping adults in Sarasota County regain stability and independence.

COMMUNITY COALITION ON HOMELESSNESS: TURNING POINTS

Grant Requested & Awarded: $4800

Grant Use: Turning Points is excited to expand its navigation program, increasing from one part-time navigator to two full-time navigators, one part-time navigator, and a manager. This funding will also provide four tablets to allow mobile access, enabling navigators to assist clients wherever they are. Navigators help those experiencing or at risk of homelessness by connecting them to community resources, ensuring eligibility, assisting with applications, and arranging transportation to appointments. Currently limited to onsite services, the program will now extend to locations like food pantries, shelters, parks, and other community events, making it easier to connect with people in need.

Grant Use: Locker Replacement at Center of Hope Shelter. This grant will fund the second phase of a locker replacement project at the Center of Hope, a 240-bed shelter providing safe haven and support services for individuals facing homelessness, substance abuse recovery, and other challenges.

As the only 24-hour homeless emergency shelter in Sarasota County, it serves adults 18 and older. Open since November 2003, the shelter’s lockers have worn down after years of heavy use, making replacements necessary. With this grant, they plan to purchase nine new triple-tier locker units, totaling 63 lockers, in October 2024. This project continues the work funded by RRCF in 2023, ensuring long-term support for the shelter’s vulnerable residents.

Turning Points’ mission is to prevent and reduce homelessness in Manatee County. They offer free services, including hot showers, laundry, clothing, food, employment and housing assistance, veteran services, and free medical and dental care for the uninsured, helping individuals and families achieve financial stability and independence.

Grant Use: This grant will support young adults in the Springboard Program by meeting the needs of up to 4-8 residents. Currently, three young adults reside in two twobedroom apartments, and the funds will be used to fully furnish two additional apartments. This includes bedroom, bathroom, and living room furniture, as well as kitchen supplies such as utensils, cookware, and small appliances. The grant will also cover essential items like technological

devices for school, clothing for interviews or work, utility bills, and transportation fees.

Everyday Blessings provides housing, care, and support for children and young adults in the foster care system. Their programs include residential group care for children up to age 17 and the Springboard Program, which helps young adults ages 18-22 in Extended Foster Care or those facing homelessness transition to independent living.

Grant Use: This grant will fund therapy sessions for residents at Second Heart Homes, many of whom come from traumatic backgrounds and need help achieving their therapeutic goals. The grant will cover up to 70 therapy sessions for residents whose insurance doesn’t cover mental health services, offering ten sessions per resident.

Second Heart Homes’ mission is to restore the dignity of homeless adults with mental illnesses by providing longterm housing and critical support. They serve residents in Sarasota and Manatee counties, helping them achieve stability and independence through specialized care.

SAFE PLACE AND RAPE CRISIS CENTER (SPARCC)

Grant Use: This grant will supplement support for survivors enrolled in SPARCC’s Housing Stability Program, which provides up to 12 months of housing assistance for survivors and their children. The funds will be used to provide “Starter Kits” for new participants, containing essential household items like vacuum cleaners, sheets, and kitchenware, which are not commonly available through donations. These kits, valued between $300 and $700, are critical in helping survivors establish a stable and livable home environment as they transition to independent living.

SPARCC’s mission is to support survivors of domestic violence and sexual assault by offering essential resources such as counseling, shelter, legal advocacy, and economic empowerment. Their services include a 24-hour helpline, emergency shelter, crisis counseling, safety planning, and community education programs.

MANATEE CHILDREN’S SERVICES

Grant Use: This grant will fund new furnishings for the residential facility that houses the MCS Emergency Shelter and “Our Place Group Home,” which serves up to 18 foster children removed from their homes due to abuse or neglect. The facility also acts as a hurricane shelter for Manatee Children’s Services’ long-term group homes. With nearly 100 children entering and exiting care each year, the furnishings are in urgent need of replacement due to wear and tear. Financial constraints, including inflation, rising operating costs, and increased food prices, have made it difficult to address this need. New, comfortable furnishings will create a welcoming and supportive environment for these traumatized children, offering a positive first impression as they transition into care.

Manatee Children’s Services is committed to preventing and addressing abuse by providing resources, skills, and shelter for children and families. They serve over 12,000 children and families annually through a wide range of programs.

HOPE FAMILY SERVICES

Grant Use: This grant will support individuals in crisis due to domestic violence by funding HOPE’s Emergency Safe Shelter, the only state-certified shelter in Manatee County. The 35-bed shelter operates 24/7, providing victims with a safe space, along with essential services to help them regain independence. HOPE projects to assist 300 individuals this fiscal year, providing over 7,000 bed nights, a 21% increase compared to last year. HOPE offers food, clothing, counseling, safety planning, legal referrals, hygiene products, and child-friendly items like toys and blankets, creating a home-like environment for those in need. HOPE’s mission is to promote safety, strength, and well-being for those affected by domestic violence in Manatee County. They offer a 24-hour HelpLine & LiveChat, emergency shelter, advocacy, counseling, children’s services, prevention programs, legal assistance, and community outreach.

Grant Use: This grant will help fund the construction of one of 30 homes Habitat for Humanity will build over 30 months in celebration of their 30th anniversary. RASM will be recognized as a donor for this home. Habitat for Humanity focuses on providing affordable homes for low- and moderate-income families in Manatee County. Their mission is to bring people together to build homes, communities, and hope, with the vision that everyone deserves a decent place to live. In Manatee County, half of all renting families spend more than half their income on housing, and Habitat’s programs offer these families a path to financial stability and the ability to stay in their communities.

GOVERNOR DESANTIS HOLDS ROUNDTABLE ON CONDO ISSUES:

Last month, Governor Ron DeSantis and Lieutenant Governor Jeanette Nuñez convened a roundtable with condominium owners and association leaders to address ways to enhance condominium safety and discuss challenges related to recent legislation. Governor DeSantis, reflecting the concerns of many officials across Florida, has been receiving feedback from constituents about the safety reforms implemented during a 2022 special session. These reforms require condominium associations to maintain sufficient financial reserves for necessary repairs.

At the roundtable, Governor DeSantis highlighted the urgency of legislative action before the 2025 session to tackle the issues facing condominium associations and owners. He proposed the introduction of no-interest or low-interest loans to help those facing substantial repair assessments and urged that action be taken before the year ends.

GOVERNOR DESANTIS REMARKED:

ƒ “We need to address this issue this year. It’s not something that can be deferred until next March or April.”

ƒ “Let’s be responsive to this. We should listen to the concerns of the people and ensure they can remain in their homes.”

While it is improbable that lawmakers will call a special session before the November elections, further developments may arise after the election, with committee meetings scheduled to begin in December. Senate President Kathleen Passidomo recently indicated in a memorandum that condominium laws could be reviewed during post-election committee sessions and the 2025 regular legislative session.

August 2024 Real Estate Market Report: Trends

in Sarasota and Manatee Counties

The REALTOR®

Association of Sarasota and Manatee (RASM) has released its August 2024 real estate market report, detailing key trends across the Sarasota and Manatee counties.

Based on data compiled by Florida Realtors®, the report highlights a decline in closed sales and median sales prices, along with an increase in inventory and median time to contract during the summer months. While summer slowdowns are expected, the extent of these shifts is noteworthy as we approach the prime selling season.

KEY TRENDS IN SARASOTA/MANATEE AUGUST 2024:

ƒ Closed Sales: Peaked in April and May, with declines observed throughout the summer.

ƒ Inventory: Remained relatively stable over the summer but remains significantly higher than this time last year.

ƒ Median Sale Prices: Single-family home prices held steady after a slight dip in June, while townhome and condo prices have experienced a more noticeable decline.

ƒ Cash Sales: Decreased across all categories, potentially indicating a reduction in investor activity.

SINGLE-FAMILY HOMES

In Sarasota County, closed sales for single-family homes saw a slight year-over-year decrease of 1.9%, with 633 homes sold. Of these transactions, 36.2% were cash deals. The median sale price remained steady, rising slightly by 1.1% to $475,000 compared to July 2024. Sellers received 93.7% of their original list price, a 2.2% decline year-over-year.

While inventory levels saw a small dip from the previous months, they remain significantly higher than last year, with 2,907 active listings, translating to a 4.6-month supply of inventory. The median time to contract shortened to 45 days, down from 52 days in July 2024.

In Manatee County, single-family home sales decreased marginally by 0.2%, with 615 transactions compared to 616 in August 2023. Cash transactions accounted for 30.7% of these sales. The median sale price dropped slightly by 1% to $494,000 compared to July 2024. Sellers received 95.3% of their original list price, marking a 1.4% year-over-year decrease.

Active listings in Manatee County held steady at 2,496, representing a 3.9-month supply of inventory. The median time to contract and time to sale remained consistent with recent months, at 54 days and 103 days, respectively.

“The market is adjusting and settling into a normal rhythm after the pandemic. It’s your typical summer where snowbirds headed north, but they’ll be back soon when the chill sets in,”

said Tony Barrett, 2024 RASM President and Broker/Owner of Barrett Realty. “We couldn’t sustain those huge price spikes forever, so it’s natural to see a little correction happening now.”

TOWNHOMES AND CONDOS

The townhouse and condo market in Sarasota County recorded a 22.2% year-over-year decrease in closed sales, with 217 transactions. Cash sales accounted for 58.5% of these transactions. The median sale price dropped to $345,000, down from $365,000 in July 2024. Sellers received 91.6% of their original list price, a 2.9% decline compared to August 2023.

Inventory levels for Sarasota townhomes and condos decreased slightly to 1,672 active listings, down from 1,777 in July 2024, resulting in a 5.5-month supply of inventory. Median time to contract and time to sale remained steady at 72 days and 117 days, respectively.

In Manatee County, townhouse and condo sales dropped by 11.2% year-over-year, with 215 sales recorded. Cash transactions made up 44.2% of the sales. The median sale price remained consistent at $329,990. Sellers received 90.2% of their original list price, representing a 5% yearover-year decline.

Inventory for townhomes and condos in Manatee County remained stable at 1,276 active listings, leading to a 5.7-month supply of inventory. The median time to contract increased by 35.1% to 104 days, while the median time to sale rose by 14.9% to 139 days.

SUMMARY

As the Sarasota and Manatee real estate markets transition from the summer slowdown toward the busier fall and winter seasons, several trends are emerging that warrant attention. While closed sales and median prices have softened, inventory remains elevated, offering more opportunities for buyers. The decline in cash sales suggests a potential shift in investor activity, which could further influence the market in the coming months.

As we move into the peak selling season, both buyers and sellers should be prepared for a dynamic market, shaped by evolving conditions. RASM will continue to monitor these trends closely, providing valuable insights to help navigate the months ahead.

20 Years of Service and Leadership: Celebrating Jesse Sunday’s Impact on the Association

IT, is celebrating a remarkable 20-year career with the Association this month. Over the past 20 years, he has seen over 25,000 members join the Association, nearly 50 coworkers come and go, and the transition of three CEOs.

He began his journey in 2004 as a member of the MLS Department when the Sarasota Association of REALTORS® (SAR) operated its own MLS. He swiftly advanced to the position of MLS Director, where he supervised a team of 4 and managed the MLS.

In 2008, Jesse played a pivotal role in merging the MLS into the Mid-Florida Regional MLS (now known as Stellar MLS) alongside four other Southwest Associations. After successfully integrating SAR into the regional MLS, he shifted his focus to IT Director.

In late 2011, he began planning for the construction of the Sarasota Association’s headquarters on Cattlemen and the relocation from the Tuttle offices.

Shortly after settling into the new building, negotiations to merge with Manatee commenced. Once finalized in late 2014, the challenging work of merging Membership Databases and various locations’ hardware and software began.

The Association underwent another significant change in 2017 when it updated its Association Management System, keeping Jesse quite busy and adding more grey hair.

The years since 2020 have been even more eventful with the renovation and opening of the Manatee Avenue office location in 2022 and the expansion of the Association’s membership to over 9,000 members, transforming it into a “Mega” Association, and the impact of dynamic market conditions over the past four years.

His leadership in overseeing all technology requirements and operations has been instrumental in ensuring that the Association remains innovative, efficient, and responsive to the evolving needs of its members.

However, what truly sets Jesse apart is his deep love and respect for RASM’s members and the professional staff. For Jesse, it’s not just about systems and technology - it’s about fostering connections and supporting the individuals behind the scenes. He thrives on building relationships, as well as helping both members and staff to achieve their goals, making their success his personal mission. Jesse’s compassion and commitment to the community have cemented his reputation as not just a leader, but a trusted partner to all who work with him.

Despite his two decades of service, Jesse finds every year as engaging as the last. He emphasizes that the continuous evolution within the Association keeps him inspired and invested in its mission. The members have become his second family, and he takes pride in the relationships he has cultivated over the years.

When not leading the Association’s operations, Jesse devotes his time to his family - his wife, Beth, and their two children, Emma (16) and Dylan (14). His personal life mirrors his professional ethos, as he values meaningful connections and embraces both challenges and opportunities with enthusiasm. In late August, members of the REALTOR® Association of Sarasota and Manatee (RASM) made their mark at the highly anticipated Young Professionals Network (YPN) Advance Conference in Chicago. The annual conference, part of NAR’s Leadership Week, is a premier event designed to provide valuable leadership training and insights to the next generation of real estate professionals.

PROUDLY REPRESENTING RASM

Representing RASM were three standout leaders: Vicki Haddow, Chair of YPN; Julianna Burns, ViceChair of YPN; and Brandon Gay, Communications Director and Staff Liaison of the YPN. Their attendance reflects RASM’s commitment to fostering growth and innovation within the real estate community.

The YPN Advance Conference, known for its engaging sessions and networking opportunities, was filled with valuable lessons on leadership, team building, and strategies to enhance professional development. Attendees had the chance to hear from top leaders in the industry, participate in hands-on workshops, and network with peers from across the country.

Vicki Haddow, as Chair of YPN, is an advocate for elevating the voices of young professionals within the association. Her presence at the conference emphasized her dedication to furthering YPN’s mission of empowering emerging leaders. Julianna Burns, ViceChair, brought her energy and enthusiasm, reinforcing the importance of a strong leadership pipeline. Whitfield Estates – Sarasota’s Original Golf Community

Whitfield Estates is sometimes known as Sarasota’s first golfing community, but since the infamous Donald Ross designed Sara Bay Country Club in the 1920s, there have been many changes! The private golf club itself is thriving and maintains a waitlist to join. But who cares about the golf course if you’re not a golfer? Well, the 4,500+ residents of Whitfield Estates have the ability to pay the optional $30 per year HOA fee, which actually gives them a culinary membership to the exclusive club.

Located on the north edge of Sarasota Airport, Whitfield Estates is in Manatee County, but all the homes maintain a Sarasota address. Tamiami Trail (US 41) runs right through Whitfield Estates and is just one of the locations you can spot the iconic neighborhood pillars that mark where the community starts and ends.

In general, the homes, which are a mix of SpanishMediterranean and Florida ranch styles, have an average value of approximately $500k. The Whitfield Estates homes, which are “west of the trail,” have higher prices, and some have water views or water access to Sarasota Bay. Like much of Sarasota, home values have skyrocketed in recent years, basically doubling since 2017. Part of that growth in price is driven by investors who operate short-term, Airbnbstyle rentals in the neighborhood.

Many residents find the 5-minute Uber to the airport, 5-minute drive to multiple colleges and universities, 12-minute drive to downtown Sarasota, or just 20 minutes to the crystal white sands of Lido Key Beach as attractive features of living in Whitfield Estates. With over 9,000 members we have achieved “mega” association status with NAR. RASM has grown to the 36th largest local association in the U.S. out of 1,049 local associations and the 6th-largest in Florida.”

Peter Den Uijl, Facility Coordinator, celebrates his sixth year with RASM this month. His responsibilities include general hospitality duties, cleaning, and overall building maintenance of the RASM South building. Peter is committed to his job as facility coordinator and always enjoys taking on a challenge.

Peter also enjoys the diversity of the members, maintaining the RASM South building, and providing the best services for all members.

In his free time, Peter loves to explore all that Florida has to offer. Traveling with his wife and 15-year-old daughter is Peter’s true passion, and his family is always ready for their next adventure.

Max Brandow, Vice President of Advocacy and Member Programs, celebrates seven years with RASM this month.

Max represents RASM members in all facets of government affairs, including monitoring local municipal actions and advocating for RASM members’ interests at local commission meetings. He is also the liaison to the important committees that raise funds for RPAC as well as the committee that screens and endorses local candidates. This year, Max has enjoyed working with the Membership and Professional Development Departments as well as being the liaison for the Commercial Real Estate Alliance.

He enjoys being able to see collective action at work. He also enjoys interacting with the great staff and friendly members who have been such positive resources to him.

When not at RASM, Max enjoys golfing, traveling on snowboard trips, and spending time with friends. Also, as an alumnus of FSU, he is a die-hard Seminoles fan.

Victoria Baxter, is the new Association Services Coordinator at the RASM North Office. She is responsible for managing Supra eKeys, among other several other tasks. Although she has been with RASM for a relatively short time, she has over a year of experience in the Association industry. Prior to joining RASM, she worked in the membership department at the Greater Tampa REALTORS® (GTR) in Tampa. The knowledge and experience she acquired there have been invaluable in her transition to her current role at RASM.

Victoria graduated from the University of South Florida in December 2022 with a Bachelor’s degree in Communication. She is fluent in Spanish. In her free time, she enjoys reading, traveling, and spending time with family and friends. She also has a passion for trying new experiences and turning ordinary outings into adventures.

Introducing Kim Coffland, the Fundraising Programs Coordinator at RASM. In her new role, Kim will provide valuable support to the foundation’s charitable committees, the Commercial Real Estate Alliance (CREA), and government advocacy programs.

With a background in real estate operations and hospitality positions with Marriott, Four Seasons, and American Airlines, Kim understands the importance of delivering a high-end, personalized experience. This commitment to exceptional service and relationship building is something she looks forward to bringing to the mission of RASM REALTORS® Charitable Foundation (RRCF) contributors and local community.

Kim and her husband relocated to Sarasota in 2019 from Chicago’s western suburbs, drawn by the beautiful beaches, vibrant arts scene, and the chance to be closer to family. Now settled in Sarasota, she is eager to collaborate with Realtor® members and contribute to RASM’s initiatives that give back to the place she now calls home.

Amanda Freed, RASM Communications Coordinator, is originally from Palmetto, Florida. She holds a bachelor’s degree in marketing from Flagler College. In 2024, she made the strategic decision to relocate to Lakewood Ranch to further her career.

As the Communications Coordinator, Amanda leverages her expertise in real estate and marketing to drive the organization’s marketing and communication strategies. Leadership Academy Through the Eyes of a Seasoned Sales Representative

Ihave always heard about leadership academies in the many years I have been in banking and real estate. I have always thought to myself, why? Why do people need to try to manage their time and energy to be a part of an “Academy” and what will it do for me?

Hi, my name is Denise Gagne, and I’m here to share why joining the RASM Leadership Academy is one of the best decisions you can make. Before becoming a Realtor®, I spent 26 years in the banking industry. I’ve attended countless trainings on team-building, business growth, and boosting sales. But in all those years, no one ever taught me what it means to truly lead - whether that’s leading ourselves, our families, or within our professional lives. The Leadership Academy has shown me how to do just that: to not only succeed but to inspire and influence others along the way.

IMPACT OF THE LEADERSHIP ACADEMY

What makes a great leader, and how can the Leadership Academy help shape one? Leadership is the ability to inspire and guide a group toward a common goal. A true leader’s success is reflected in the achievements of their team and their capacity to lead, motivate, and inspire others. Our programs this year included workshops on having a winning attitude, communicating clearly, making a good first impression, traits of leaders, and empowerment.

The 2024 Leadership Academy group project consisted of organizing the Florida Waterways Cleanup Project. With a budget of $500 and limited information, our team - the 2024 Leadership Academy - had to create a plan. The project’s goals? Community service, environmental stewardship, leadership development, and raising awareness about water pollution. Sounds simple, right?

At first, excitement filled the room. I remember one teammate eagerly volunteering, “I’ll chair the event!” The energy was contagious, but then our project liaison, Amy Worth, chimed in with a crucial reminder: “I love the excitement, but you need to work together as one team.”

Wait, what? It hit us - leading a project like this wasn’t just about what I wanted for the community; it was about what we wanted, and how we could make it happen. We quickly realized that being part of a leadership team meant blending individual ideas into a shared vision.

FLORIDA WATERWAYS CLEANUP PROJECT

Fast forward to our meetings. We chatted, brainstormed, and thought we had formed a cohesive team. But during our first meeting, we soon realized we weren’t on the same page. Everyone was excitedly discussing the project, but no one was assigning tasks or organizing logistics.

After this lengthy and somewhat chaotic meeting, we were still unclear about what to do next. That’s when Amy stepped in, providing insightful feedback and offering us much-needed structure. With her guidance, our next meetings became far more productive and efficient.

I’m thrilled to share that the 2024 Leadership Academy team successfully hosted the Florida Waterways Cleanup Project on July 27 - not just at one, but at two locations: Sarasota and Manatee County. Our team worked together seamlessly, organizing 115 volunteers who helped collect a staggering 750 lbs. of trash. It was a momentous day that embodied everything we learned about teamwork, leadership, and the power of collaboration.

The Leadership Academy isn’t just about fun events and networking - it’s about discovering your potential as a professional and an active member of your community. It serves as a roadmap to success in every aspect of life.
