Membership Renewal

Th is past year, Realtors® have had to adapt to practice changes, and no compensation communicated through the MLS. Through all my years working with Realtors®, I know one thing for certain: Realtors® will adapt, overcome, and thrive. I am also certain that the REALTOR® Association at all levels will be there along the way to support members.

What “organized real estate” has done for the industry over the years is nothing short of remarkable. Our system to efficiently transfer property and our MLS systems are the envy of the WORLD! There isn’t a country around the globe that doesn’t want what we have. What you have!

Organized real estate is synonymous with the REALTOR® Association, especially the National Association, which has provided the foundation of our industry through the Code of Ethics, the REALTOR® Brand, government advocacy, and yes, legal advocacy, despite the recent setback in court and the subsequent settlement.

At this time of each year, we ask members to renew their Realtor® membership. Many of you may be questioning the value of membership, and especially NAR as part of your Realtor® Membership in light of their recent difficulties. However, in my humble opinion, after having recently returned from the NAR annual meeting in Boston, the righting of our mother ship is underway.

NAR, post settlement, is taking steps to minimize future risk from similar types of antitrust lawsuits. In essence, looking to ensure your livelihood is protected. The settlement protects the industry for the next seven years.

As for the industry, the way you conduct your business, and how you get paid, while that has changed, members have adapted. I have yet to hear any outcry from a member of RASM who has not been compensated for their part in a transaction.

So, you may be questioning renewing your membership when you think about the value of NAR. Perhaps, rather than questioning NAR and your membership in light of the lost lawsuit, think about the role of NAR in creating what constitutes our industry today. Consider how NAR has protected the industry through the settlement and how NAR will help to minimize future risks.

The longer you have been in this industry and the greater your success, then the more you have to lose. The best protection for what you have built is NAR, FR, and RASM. Protect your business, and renew your membership today! •

REALTOR® OF THE YEAR

The Realtor® of the Year award honors a Realtor® who has contributed to RASM, Florida REALTORS®, the National Association of REALTORS® (NAR) and has recognized service to the community and other business accomplishments. A recipient’s activities during the past three years have been given

the strongest consideration. This year’s top honor goes to Tony Veldkamp, CCIM, Senior Advisor at SVN Commercial Advisory Group in Sarasota

Tony’s professional journey began 34 years ago in the Sarasota and Bradenton real estate industry, starting in 1991 as an appraiser before moving into commercial real estate sales with a small firm in Bradenton. He later spent 12 years with Michael Saunders Commercial Division and now celebrates 15 years with SVN Commercial Advisory Group.

Tony has been very active in the Realtor® community, which includes being the 2022 RASM President, 2016 President of the Commercial Investment Division of RASM, and 2023 President of the RASM Realtor® Charitable Foundation. He is also a Florida REALTORS® Board Member and serves on their Public Policy Committee, Florida CCIM Legislative Committee Chair, and will be Chair of the Florida REALTORS® Commercial Alliance in 2025 as well as Vice Chair of Public Policy.

“I am very honored and humbled to have been chosen as the 2024 Realtor® of the Year for RASM,” said Veldkamp. “We have so many hard-working volunteers that make our Association the pre-eminent Association that it is, that many deserve to be recognized. My goal was never to be President, or Realtor® of the Year, but always to do my best at that task at hand for the committee I was involved in.”

Tony’s awards and accolades include 2016 Commercial Realtor® of the Year, President’s Award in 2019, and Distinguished Service Award in 2020 all from RASM. He is recognized annually by SVN International as a top-ranking producer nationwide, including 2018, when

he was ranked #1 in the State of Florida and #8 in the World with SVN.

Tony has been active in various RASM committees through the years, including the Nominating Committee, CEO Search Committee, and Finance Committee, and served on the North Manatee Office Presidential Advisory Group (PAG). Above all professional achievements, Tony treasures most his 36-year marriage to his wife, Debbie, and their family of five healthy, wonderful children as well as their four spouses, and six grandchildren. His boisterous family of 17 brings him great joy.

PRESIDENT’S AWARD

The President’s Award is a special honor bestowed by the current RASM President to a member who best embodies the Realtor® spirit and has contributed to the President’s goals. This year, 2024 RASM President Tony Barrett awarded this great honor to Paula Cashi, Broker Associate with Coldwell Banker Realty. Paula Cashi, a seasoned real estate professional, has built a dynamic career as an agent, manager, trainer, and recruiter, excelling in various roles throughout her extensive experience in the industry. Originally from Pittsburgh, Pennsylvania, Paula began her journey in real estate in 1982, securing her license she quickly became the number one agent in the office. Her passion to help others inspired her to become the Broker of that office and get involved with the Realtor® Association of Metropolitan of Pittsburgh and then became President of the Board in 1999. Working across both Pennsylvania and Florida markets, Paula brings a unique perspective to her practice, shaped by her experience navigating diverse market landscapes.

Bringing her two daughters into the business is her biggest claim to fame. Together, they are a powerhouse team that represents knowledge, honesty, and strength -a hard group to beat. Alongside her daughters, Paula has traveled internationally to destinations like Dubai, Panama, Portugal, and Spain, exploring new real estate opportunities for their clients. Together as Team Cashi, they continue to build connections and deepen their expertise to benefit their growing client base.

Paula’s commitment to professional development is demonstrated by her numerous designations and certifications, which include being an Emeritus Agent, Certified International Property Specialist, Certified Residential Specialist, Certified Real Estate Brokerage Manager, Residential Real Estate Council, AHWD, C2EX, and NAR’s Green Designation, among others. She is an active member of the RASM, having served on the Board of Directors, Chairing Public Policy and Members Benefits committees, and now an active member of the Global Business Council. She has served as a Director for NAR and is currently serving on their Risk Management Committee. She is currently on the Florida REALTORS®

Board of Directors and the RASM Risk Management Committee and has gone on many trade missions.

“Getting involved with my association was one of the best decisions I ever made,” said Cashi. “The knowledge you acquire is well worth the time you give, so get involved!”

DISTINGUISHED SERVICE AWARD

Linda Formella, Broker/Owner, Linda Formella, Real Estate Broker

The Distinguished Service Award honors a Realtor® based on their lifetime contributions to the local, state, and national Associations, as well as the community. This year’s Distinguished Service Award goes to Linda Formella, Broker/ Owner at Linda Formella Real Estate

Linda has nearly 30 years of real estate experience, marked by her unwavering commitment to excellence, professional service, and a willingness to take on leadership roles that positively impact both her industry and community. Throughout her impressive career, she has held multiple leadership positions, including numerous committees at the state and local levels, serving on the RASM board of directors, the Florida REALTORS® Board of Directors, and serving as the 2016 RASM President. Most recently Linda has been a member of the Leadership Academy committee and a mentor to many up-and-coming stars within the Association.

An exemplary professional and prominent leader in the Florida real estate industry, Linda’s expertise has ranged from a sales associate with 20+ years in residential sales, specializing in corporate relocations, to managing multiple offices in Manatee County for Michael Saunders & Company, to the Broker/Owner of her own brokerage.

Linda’s extensive real estate sales career is enriched by her remarkable level of involvement in the industry and in-depth knowledge of the area. Her numerous designations and certificates are a testament to her belief in ongoing professional education, and include Accredited Buyers Representative, E-Pro, Senior Real Estate Specialist, Graduate, REALTOR® Institute, C2EX, and Certified Luxury Home Marketing Specialist.

Linda is a graduate of the University of Missouri and has lived in Manatee County for almost four decades. Happily married to husband Joe for 45 years, Linda is immensely proud of her family, including two adult daughters, a son-in-law, and three adorable grandchildren. She enjoys boating, reading, and live music of all types.

“I am humbled to receive this award. The real estate profession has provided me with many opportunities for personal growth and life-long friendships. It has been an honor to give back to the professional that I love,” said Formella.”

GLOBAL COMMITMENT AWARD

Anita Lambert, Global Real Estate Advisor, Premier Sotheby’s International Realty downtown Sarasota

The Global Commitment Award recognizes a RASM member who demonstrates excellence within the global real estate market. This year’s highly distinguished award goes to Anita Lambert, Global Real Estate Advisor with Premier Sotheby’s International Realty in downtown Sarasota

Anita’s real estate journey began in 1986, focusing on sales and marketing across multiple local brokerages. She later partnered with her husband, Frank Lambert, a Broker Associate with Premier Sotheby’s and created The Lambert Team. Longtime residents of our beautiful coastal community, the Lamberts developed, designed, and built three boutique bayfront communities in Sarasota and two 40-acre developments in the San Juan Mountains near Telluride, Colorado. Her diverse background also includes running her own interior design business in both Cortez, Florida, and Telluride, where she furnished and designed custom homes.

Originally from Cheshire, United Kingdom, Anita holds triple citizenship (American, Swiss, and British). She has lived and worked in several European countries and is multilingual. Her global perspective and cross-cultural expertise enhances her ability to connect and network with clients and Realtors® worldwide.

She is a 2022 graduate of RASM’s Leadership Academy, a graduate of the esteemed REALTOR® Institute as well as a Certified International Property Specialist, Certified Waterfront Specialist, and is C2EX endorsed. Before real estate, she spent 12 years in the global energy industry, and was often in Indonesia. This global experience strengthened her skills in strategic planning, negotiations, and international relations.

Anita served as Chair of RASM’s Global Business Council in 2023 and is very proud of the Platinum level Global Achievement award, presented by the National Association of REALTORS® in 2023 and also in 2024. Also, Florida REALTORS® awarded the Global Engagement Award to RASM’s Global Business Council in 2023 and 2024.

RASM is very proud of its relationship with Fedelonjas, the Colombian Real Estate Association, appointed by NAR as the Ambassador Association to Colombia. She and other realtors from RASM have supported this relationship by attending the Fedelonjas International Congress for 3 years in a row, traveling to Barranquilla, Cartagena, Pereira, and Medellin, Colombia.

Beyond her professional accomplishments, Anita is committed to giving back. She is 2024 Chair, Global Project Team for Women’s Council of REALTORS® Florida, and the team’s vision consists of enhancing Florida REALTORS®’ success through the exchange of global business building opportunities, organizing educational events, and building referral networks as well as encouraging trade missions, and travel opportunities for Florida REALTORS®.

“I find it truly rewarding to help Realtors® grow their connections across the globe with our International Realtor® Members and grow everyone’s cultural horizons.”

BUSINESS PARTNER OF THE YEAR

The Business Partner of the Year award honors a Business Partner member for their outstanding contributions to RASM, the real estate industry, and to the community. This year’s deserving recipient is Real Estate Attorney Natalie G. Coldiron, with Natalie G. Coldiron, PLLC

As a Sarasota native, Natalie is deeply committed to both her clients and her community. After graduating from law school, she followed in the footsteps of her father, Steven R. Greenberg, a highly respected and legendary real estate attorney with over 40 years of experience in Sarasota. Natalie worked alongside Mr. Greenberg for more than a decade and guided by his example, she opened her own law firm earlier this year. She continues to approach every transaction with exceptional care and a steadfast dedication to providing the highest level of customer service. Serving clients locally, nationally, and internationally, Natalie has successfully negotiated and closed real estate transactions worth hundreds of millions of dollars.

Her exceptional legal skills have earned her numerous accolades, including being named a Best Lawyers: Ones to Watch and a Florida Rising Star by Super Lawyers, ranking in the top 5% of attorneys nationwide. In 2023, she was voted Real Estate Attorney of the Year in the Herald Tribune Readers’ Choice awards and has been recognized annually as one of SRQ Elite’s Top Attorneys since 2020.

As a proud member of RASM since 2012, Natalie is passionate about educating and empowering real estate agents and colleagues. She has continued her father’s tradition of regularly teaching classes and seminars, and hosts monthly “Roundtable” presentations for Realtors®. Natalie is also one of the select attorneys chosen to teach the new member orientation contract class for RASM. Earlier this year, Natalie spoke on a panel of experts regarding the practice changes resulting from the ongoing NAR Settlement.

Beyond her professional achievements, Natalie’s greatest pride is her family - her loving husband, Josh, their two young daughters, Shay and Ellie, her parents, Steve and Sue Greenberg, and mentors Troy and Carol Myers. She is also deeply grateful for her Team, whose trust and support have been the backbone of her success.

“Receiving this award was unexpected, and deeply appreciated beyond words,” said Coldiron. “Carrying on my father’s commitment to providing quality legal education to our Realtor® community has been my favorite and most rewarding aspect of my career. My dedication to education has allowed me to give back to the real estate community and the Realtors® who have entrusted me with their business. Helping Realtors® grow their careers has brought so much happiness to my heart, and this award reignites my passion to continue on this path. My long-term goal is to leave a widespread positive impact on this community upon my retirement, as my father has done. This award is particularly meaningful to me because it proves that I am on the right path. Thank you for this incredible recognition, RASM, and I look forward to many years of continued service!”

HUMANITARIAN OF THE YEAR

Julianna Burns, Realtor®, Berkshire Hathaway Florida Realty

The Humanitarian of the Year award is bestowed upon a member of RASM for their significant contributions as a community volunteer. This year, the award goes to Julianna Burns, Realtor® with Berkshire Hathaway Florida Realty

Julianna was one of eight graduates from the 2021 RASM Leadership Academy who collaborated with local businesses to organize the inaugural fundraiser for RRCF. Their efforts raised over $50,000, netting more than $30,000 for the foundation.

As 2022 President of the Women’s Council of REALTORS® Sarasota network, Julianna prioritized waterfront education for Realtors® and clients. She designated Mote SEA as the year’s charity, organizing numerous educational and social events that raised over $14,000 for Mote SEA in a single event. Additionally, she spearheaded the first World Ocean’s Day Beach CleanUp with the WCR Sarasota, Mote Marine Laboratory, and Sarasota County Parks & Recreation, gathering 50 volunteers and earning notable publicity.

In 2023 Julianna was appointed Chair of Philanthropy for Mote SEA. World Ocean’s Day Beach Clean-Up then expanded significantly. Salt Life in Atlanta reached out to her to participate, and Mote Marine Laboratory requested to host similar events through their organization statewide. The event, now including partnerships with Sarasota County and local businesses, featured interactive displays, water safety education, waterfront homeowner guides, recycling information, and giveaways, drawing hundreds of attendees. Later that year, Julianna was honored with the “Civic Organization Excellence Award” from “Keep Sarasota County Beautiful” at the 33rd Annual Volunteer Awards Ceremony. This growth led Mote Marine to adopt World Oceans Day as an annual and statewide event. Sarasota County took a lead role in organizing, and the event has become a celebrated community tradition.

Julianna has been actively involved in numerous committees, supporting local, state, and national nonprofit organizations through fundraising, volunteer work, and community engagement. Annually, she participates in at least a dozen charitable events. Her dedication spans across multiple organizations, including the American Cancer Society, Habitat for Humanity, the Humane Society, Safe Children Coalition, Salah Freedom, SPARCC, Children’s First, Mote Marine Laboratory, and Everyday Blessings.

In addition to her impressive charitable endeavors, Julianna has earned the C2EX, Certified Water Specialist, Green, At Home with Diversity, Military Relocation Professional, Pricing Specialist Advisor, Accredited Buyer Representative, Short Sale and Foreclosure Resource, and Resort & Second Home Property Specialist designations and certifications. Julianna is also an RPAC Major Investor.

“I am deeply honored to be named Humanitarian of the Year by my peers,” said Burns. “This recognition is not only meaningful to me personally but also reflects the collective efforts of so many within our community. I am truly grateful to the City of Sarasota and the State of Florida for fostering an environment where philanthropy is celebrated. Throughout my journey, I’ve had the privilege of meeting inspiring individuals who have broadened my perspective shown me the power of using our resources for good.”

YPN MEMBER OF THE YEAR

Alina Kirilenko, Business Development Director with Berlin Patten Ebling PLLC

The YPN Member of the Year award is given to a member of the Young Professionals Network (YPN) who has demonstrated extraordinary leadership, volunteering their time and talents in YPN committees, sponsored events, and giving back within the community. This year’s award goes to Alina Kirilenko, Business Development Director with Berlin Patten Ebling PLLC

Alina Kirilenko has been an integral part of the Berlin Patten Ebling team since October 2021, with strong ties to the Sarasota community. After graduating from college in Tennessee with a degree in Business and Marketing, she moved to Sarasota in her early 20s. Alina first worked in downtown Sarasota’s service industry for two years before earning her Real Estate license and diving into lead generation and marketing.

With several years of experience in real estate, Alina later explored wedding and event planning, where she honed her skills in organization and networking. During this time, she reconnected with the Partners of Berlin Patten Ebling, leading to her current role as Sarasota Business Development Director.

Alina’s outgoing and meticulous nature, coupled with her expertise in real estate and networking, makes her an outstanding Business Development Director in the area. She’s widely respected for her strong work ethic, quick wit, and remarkable ability to connect with others, all of which enhance her professional reputation.

Beyond her role, Alina is actively involved in the local real estate community. She has served on multiple RASM committees, supporting industry professionals and promoting involvement in local organizations that build personal and professional strengths and raise funds for charitable causes.

Alina has been a member of YPN for the past two years and believes in fully committing to the organization’s success. She values collaboration, the exchange of ideas, and out-of-the-box thinking as key elements that make YPN both successful and enjoyable! Alina also plans to engage with other young professional organizations in the community and looks forward to helping plan and collaborate on exciting future events.

Her warm, compassionate, and open-minded personality has been essential to her personal and professional growth. In her free time, Alina enjoys the Sarasota sunshine, hosting dinner parties with friends, cheering on the Tennessee Titans, and spending time with her two Australian Shepherds.

“I’ve always wanted to contribute and get involved in YPN. For me, the goal has always been to show up, engage, and exchange ideas. I never expected this award at all, and I’m truly honored to receive this recognition from my colleagues, leaders, and RASM,” said Kirilenko.”

CREA PRESIDENT’S AWARD

Kyle L. Hembree, Property Manager/Commercial Agent Hembree & Associates, Inc. Commercial Real Estate Sales, Leasing & Management

The CREA President’s Award is a prestigious honor granted by the current President of CREA to a member who exemplifies the true spirit of a commercial Realtor® and has made meaningful contributions toward advancing the President’s goals. The 2024, CREA President, Ben Bakker, presented this award to Kyle Hembree, Property Manager and Commercial Agent with Hembree & Associates, Inc.

Kyle Hembree is a graduate of the United States Merchant Marine Academy, where he accepted a commission as an officer in the U.S. Coast Guard, serving as a Deck Watch Officer on the US Coast Guard Cutter DECISIVE and Officer In Charge of Law Enforcement Detachment 402.Following his active service, Kyle continued to serve in various law enforcement, national defense, and emergency management missions, achieving the rank of Lieutenant Commander in the U.S. Coast Guard Reserve.

He also sailed as a U.S. Merchant Officer holding a 3rd Mate Unlimited Tonnage Marine Officer’s license. Kyle returned to his hometown and began a career in Commercial Real Estate and Property Management at Hembree & Associates, Inc. An active member of the community, Kyle has volunteered as a soccer coach at Sarasota High School, Sarasota Military Academy, and with various youth soccer clubs in the Sarasota area.

Kyle and his brother, Joe C. Hembree, have carried Hembree and Associates, Inc. into the next generation, where they bring a legacy of community involvement and relationship-based service to the greater Sarasota Manatee area.

Currently, he oversees a property management portfolio of approximately 2 million square feet spread across six counties. Kyle joined several partners in the development of commercial and residential condos in downtown Sarasota, as well as the first of its kind Public Private Partnership to build the state-of-the-art Medical Examiner’s Office and Morgue.

Neil D. McCurry, Jr., Market Executive for Sarasota and Manatee Counties with SeacoastBank, was selected by CREA’s nominating committee as the 2024 Commercial Realtor® of the Year for his many impressive contributions to CREA.

Neil began his banking career in 1988. In 1999, at the age of 34, he founded People’s Community Bank which was headquartered in downtown Sarasota with offices in Bradenton and Venice. Neil served as its President and CEO. This made him one of the youngest individuals to have created a new FDIC Insured bank.

By the end of 2006, People’s Community Bank had grown to over $300 million dollars in total assets and was one of the highest-performing banks in Florida. In 2007, the Bank was successfully acquired.

During 2012, Neil developed a Recapitalization Plan for Sabal Palm Bank which included raising over $7 million dollars in new capital from local shareholders, and assuming the role of President & CEO.

The Bank grew to over $400 million dollars in total assets while achieving and maintaining a 5 Star Bauer Rating. During this time, Neil was appointed by the FDIC to a two-year term on the FDIC’s Bank Advisory Committee in Washington, D.C. The Advisory Committee consists of sixteen bank CEO’s from across the country that report directly to the Chairman of the FDIC providing feedback and recommendations concerning the banking industry.

In 2022, Sabal Palm Bank was acquired by Seacoast Bank for one of the highest valuations obtained by a community bank in the last 15 years. Neil currently serves as Seacoast Bank’s Market Executive for Sarasota and Manatee counties.

Aside from his career, Neil is an active supporter of the community. He currently serves on the Foundation Board of the Boys & Girls Club of Sarasota and Desoto Counties and Harvest House of Sarasota and is the longest-serving Board Member for the REALTORS® Association of Sarasota & Manatee Commercial Real Estate Alliance (CREA) and serves as its Treasurer.

As CREA Treasurer, Neil has been instrumental in enhancing the organization’s financial health, implementing innovative strategies to optimize resources, and guiding the Board to new financial achievements. His leadership has also driven CREA’s sponsorship appreciation initiatives, solidifying partnerships and support. Neil’s dedication extends beyond his volunteer service, as he and Seacoast Bank are longstanding supporters of CREA through its Annual Sponsorship Program.

Claims of Guaranteed Savings

By: National Association of REALTORS® Interpretations of the Code of Ethics Agreement Case 1-23: (Adopted November, 1993 as Case #727.Revised April, 1994. Transferred to Article 1 November, 1994.)

In response to Realtor® A’s advertisement, “Guaranteed Savings! Don’t purchase without representation,” Mr. and Mrs. B signed an exclusive buyer representation contract with Realtor® A. After viewing several homes accompanied by Realtor® A, Mr. and Mrs. B decided to make an offer on 1234 Hickory. The seller did not accept the offer. The listing broker explained to Realtor® A that the sellers were well-situated, spent much of their time at their vacation home, and had determined not to accept anything other than the listed price. Realtor® A, in turn, explained that to Mr. and Mrs. B. In response to their questions, he indicated that there appeared to be little point in making anything other than a full price offer but that he would be happy to continue to show them other properties. Mr. and Mrs. B responded that they were not interested in other properties and had decided to make a full price offer on the Hickory Street residence. They did and their offer was accepted.

Following closing, and after discussing their transaction with friends, they wrote a letter to the Board of REALTORS® indicating that while they were pleased with the service provided by Realtor® A, they thought that his claim of “guaranteed savings” was an exaggeration. After obtaining and reviewing a copy of the Code of Ethics, they filed a formal complaint alleging that Article 1, as interpreted by Standard of Practice 1-4, had been violated.

At the hearing, Realtor® A defended his advertisement on the basis that as a buyer’s agent he was able to aggressively negotiate purchase agreements on behalf of his clients whereas the listing broker or subagents, with their loyalty to the seller, could not. He also indicated that, in many instances, his buyer clients paid less, often substantially less, than buyers dealing through listing brokers, subagents, or even through other buyer agents. However, in response to questioning by Mr. B’s attorney, Realtor® A acknowledged that, while savings were not uncommon, they were not ensured in every instance, particularly in cases where the seller was determined to receive full price. “But I offered to show them other properties and, if we looked long enough, I am sure I could have found them a bargain,” offered Realtor® A in his defense.

The Hearing Panel disagreed with Realtor® A’s reasoning, concluding that while savings might be possible, Realtor® A had been unable to demonstrate them in every instance and that this guarantee of savings was misleading. Consequently, his advertisement was in violation of Article 1. •

A Wonderful Year Serving as RAJC 2024 Chair

It has been an honor to serve as your Chair of the Realtor® Attorney Joint Committee (RAJC) this year. Following in the footsteps of Garrett Barnes from Barnes Walker, who laid a strong foundation for me in 2024, has been both a pleasure and a privilege.

Together with my dedicated committee, we have successfully delivered numerous sessions, ELEVATE Magazine articles, and professional panels, all carefully put together to ensure our members have access to the most current and vital information. These sessions covered a wide range of topics, including Probate, Mold Issues, Contract Addenda, Estates and Powers of Attorney (POA), Force Majeure, and Fraud Issues. As a committee, our aim has always been to equip you with the knowledge needed to navigate the inevitable changes and potential challenges within our industry.

I’m fortunate to have been part of many RASM Committees since 2007, from Professional Development to Grievance, Professional Standards, and more. The primary reason I enjoyed serving on this committee is that the RAJC is committed to providing informative sessions that keep us well-informed and safeguarded against potential pitfalls. 2 | College Scholarships: We award scholarships to members, their families, and local students, investing in education that empowers future generations. In 2024, our scholarship program achieved a milestone by awarding 22 scholarships totaling $44,000 to local students.

3 | Support for Members in Crisis: Through disaster relief, medical support, and other assistance, we support our members in their times of greatest need. In response to recent hurricanes, we provided essential support to members impacted by the storms, distributing $41,500. Through a generous grant from the NAR REALTORS® Relief Foundation, we were able to offer housing assistance to displaced residents affected by Hurricane Debby.

This record-breaking year was made possible by contributions from donations, fundraising events, membership dues, and our Buy-a-Brick campaign.

PERSONAL REFLECTION ON GIVING BACK

I have been a Realtor® in the Sarasota and Manatee area for 25 years, and as I approach retirement, I want to reflect on how giving back has influenced not only my career but, most importantly, my personal growth.

I started my real estate career during the short sale and foreclosure era, adopting the motto “Fake it till you make it.” In my first year, I was named Rookie of the Year for a large brokerage firm. As the market changed, I worked tirelessly to be in the top ten in my office, and I achieved it. However, I began to see that looking at the sales board and competing was personally unfulfilling.

That’s when I started volunteering with the Women’s Council of REALTORS®, Sarasota. I dedicated my time to leading the Membership Committee, serving as Vice President and President, and later as District VP for Florida. RASM became my personal growth track: I volunteered for the Leadership Academy Committee, then chaired it, helped create the Mentoring Program, and mentored two amazing participants over the last two years. In 2021, I was honored to receive the President’s Award, and in 2023 and 2024, I became a Major Investor. I served on the Board of Directors for RASM and Florida for 3-year terms. On the RRCF Committee, we raised recordbreaking funds in 2023, and this year, I served as Chair.

I share this not to boast but to express why I find giving back so fulfilling. The satisfaction comes from serving others and contributing to our community. It has brought joy and a deep sense of purpose to my life and career. I hope to be remembered as a successful, professional Realtor®, but more importantly, as someone who invested in people beyond job titles and commission checks.

I encourage you to give back in your way. Florida REALTORS® released new and updated forms Tuesday to help Realtors® as they incorporate the practice changes required for the proposed National Association of REALTORS® settlement agreement following the Sitzer-Burnett verdict. The forms are located on Form Simplicity.

UPDATED FORMS:

ƒ Commission Agreement (CA-8): Updated with the required compensation disclosure language for NAR settlement compliance. Also, replaced the term “Prospect” with the term “Consumer” throughout the form to keep consistent with the Showing Agreement and Exclusive Buyer Brokerage Agreements. Click here to preview changes.

NAR APPLAUDS INTRODUCTION OF THE ROAD TO HOUSING ACT

Last month, National Association of REALTORS® (NAR) President Kevin Sears released the following statement in response to Congress introducing the Renewing Opportunity in the American Dream (ROAD) to Housing Act:

“The United States is facing a historic 5.5-millionunit housing shortage. Coupled with increasing home prices, the American Dream of homeownership is moving further and further away from reality. Bold solutions are needed.

“The National Association of REALTORS® thanks Ranking Member Scott and Representative French Hill for introducing the Renewing Opportunities in the American Dream (ROAD) to Housing Act to serve as a marker for discussions on how Congress can help bring families closer to achieving homeownership and building intergenerational wealth.

“The ROAD to Housing Act places a spotlight on important reforms that expand the housing supply, including updating requirements for manufactured homes. NAR commends Senator Scott and Representative Hill for continuing meaningful conversations around housing in the House and Senate, and we look forward to working with them on accomplishing important, bipartisan reforms.” •

October 2024 Real Estate Market Report: Trends in Sarasota and Manatee Counties

The REALTOR®

Association of Sarasota and Manatee (RASM) has released its October 2024 real estate market report, detailing key trends across Sarasota and Manatee Counties. Based on data compiled by Florida Realtors®, the housing market in Sarasota and Manatee counties showed clear signs of cooling in October 2024, with decreased sales activity, extended time to close transactions, and rising inventory across all property types. Median and average sale prices experienced varied trends, with slight declines for single-family homes and more pronounced drops for townhouses and condos in both counties. Buyers appeared more hesitant, with fewer cash sales and longer timeframes to contract and sale completion. These shifts indicate a market transitioning away from the frenzied activity of previous years, reflecting broader economic factors and changing buyer behaviors. Additionally, the lingering impacts of Hurricane Milton and other recent hurricanes may have contributed to market disruptions, delaying transactions, affecting property conditions, and influencing buyer confidence in vulnerable areas.

KEY TRENDS IN SARASOTA/MANATEE OCTOBER 2024:

ƒ Decreased Closed Sales: Both Sarasota and Manatee counties observed a significant year-over-year decrease in closed sales across all property types.

ƒ Inventory Increases: Inventory levels rose compared to the previous year, particularly for townhouses and condos.

ƒ Longer Time to Sale: Median time to sale has extended year-over-year, signaling a slower market.

ƒ Decline in Cash Sales: Both counties reported reduced percentages of cash sales, indicating fewer investor-driven purchases.

“The latest marketing reports continue to show a stabilization in the market, month after month. A decrease in median home prices or longer days on the market shouldn’t be seen as a setback, but rather as an opportunity for adjustment,” said Tony Barrett, 2024 RASM President and Broker/Owner of Barrett Realty. “Like any investment, the market experiences ups and downs, but we are holding steady with relatively minor fluctuations in the numbers, moving towards a more normalized market.”

SINGLE-FAMILY HOMES

In Sarasota County, there were 515 single-family home sales in October 2024, a 4.3 percent decrease from the previous year. The median sales price remained stable at $490,000 compared to last month but decreased 5.8 percent year-over-year. Cash sales accounted for 39.6 percent of closed sales, a 13.7 percent decrease from October 2023, suggesting a decrease in investor activity in the county.

Inventory is significantly higher than a year ago, with 2,952 active listings, marking a 21.8 percent increase from October 2023. The months supply of inventory has remained relatively stable compared to last month, with 4.7 months of supply in October 2024. The median time to contract in October 2024 was 49 days, a 69 percent increase from a year ago, and the median time to sale increased 34.3 percent to 94 days.

In Manatee County, there were 470 single-family home sales in October 2024, a 22.8 percent decrease from the previous year and 11.7 percent decrease from September 2024. The median sales price remained stable at $479,990 compared to October 2023. Cash sales accounted for only 30.2 percent of closed sales, a 7.9 percent decrease year-over-year.

Inventory in Manatee County also rose significantly, with 2,385 active listings, a 19.6 percent increase from October 2023. The months’ supply of inventory remained stable at 3.9 months. The median time to contract in October 2024 was 60 days, a 106.9 percent increase from the previous year and a 27.7 percent increase from September 2024. Median time to sale increased 36.1 percent to 113 days.

TOWNHOMES AND CONDOS

In Sarasota County, the townhouse and condo market recorded an 18.7 percent year-over-year decrease in closed sales, with 200 transactions. Cash sales accounted for 67.5 percent of these transactions, a 13.3 percent increase from September 2024, suggesting opportunities for investors in Sarasota condos and townhomes. The median sale price slightly increased from September 2024 to $385,277, with the average sales price increasing by 100.8 percent year-over-year to $1,218,391. The dramatic difference in median and average sales prices indicates that the luxury condo market is doing well in Sarasota.

Inventory for Sarasota townhomes and condos increased 19.7 percent year-over-year to 1,614 active listings, resulting in a 5.5-month supply of inventory. The median time to contract increased by 87.5 percent year-over-year to 60 days and median time to sale increased 41.1 percent to 103 days.

In Manatee County, townhouse and condo sales dropped by 24.7 percent year-over-year, with 162 sales recorded. Cash transactions made up 49.4 percent of the sales. The median sale price decreased 11.4 percent year-over-year to $327,990.

Inventory for townhomes and condos in Manatee County increased 39.5 percent year-over-year to 1,285 active listings, leading to a 6-month supply of inventory. The median time to contract increased 150 percent year-over-year to 75 days and median time to sale increased 61.5 percent to 126 days.

SUMMARY

In conclusion, the October 2024 housing market statistics for Sarasota and Manatee counties highlight a significant shift toward a slower and more cautious market. Declining sales, extended timeframes, and rising inventory levels point to changing dynamics influenced by broader economic trends and the aftermath of recent hurricanes like Hurricane Milton. While median prices have shown resilience in some segments, the overall decrease in activity and buyer engagement suggests a need for adaptability among sellers and real estate professionals. As the market continues to adjust, the focus will likely shift toward addressing the impacts of environmental events and fostering stability in a changing housing landscape

A Year in Review: RASM Young Professionals Network 2024

As we close out 2024, the Young Professionals Network (YPN) celebrates another year of growth, innovation, and impactful community engagement. This year, our focus was on fostering connections, expanding professional knowledge, and giving back to our industry and community - all while having some fun along the way.

TROLLEY TOURS: A HIT FOR NETWORKING AND LEARNING

One of YPN’s signature events, our trolley tours, continued to deliver high energy and engagement in 2024. These tours provided participants with a unique opportunity to explore local neighborhoods, learn about real estate trends, and connect with fellow professionals. If you haven’t joined us for a trolley tour yet, we hope to see you on one next year!

LUNCH AND LEARNS: BUILDING EXPERTISE

This year, we expanded our educational offerings with two great “Lunch and Learn” sessions. In April, we were fortunate to host Cyrus Mosheni, who served on the NAR YPN, board where he went over his team strategies for building a successful real estate career. Then, in June, Montana Thigpen spoke about ideas for social media lead generation. By prioritizing knowledge-sharing and professional development, we aimed to empower young professionals to stay ahead in a competitive industry.

PUTT-PUTT FUNDRAISER: FUN WITH A PURPOSE

This year, we brought back our beloved Putt-Putt fundraiser! This event brought the YPN community together for a fun afternoon of mini-golf at Evie’s Tavern and Grill. SPARCC and RRCF were the recipients of this year’s fundraiser.

CROSSOVER MIXER: JOINING FORCES FOR RPAC

One of the highlights of the year was our firstever crossover mixer with the Women’s Council of REALTORS® (WCR) at Big Top Brewery. Held to benefit the Realtors® Political Action Committee (RPAC), this event marked a significant step in collaboration and advocacy within the real estate community. By bringing together two dynamic groups, we amplified our collective voice and raised awareness about the vital role RPAC plays in protecting the interests of Realtors® and property owners alike.

Applying to the Leadership Academy was about more than skill development for Brian; it was about making a lasting impact. “I wanted to expand my leadership abilities on a broader, more strategic level,” Brian explains. “I was eager to enhance my skill set and position myself to better serve others and create a greater impact within my community and profession.” This proactive approach laid the foundation for a transformative experience that would prepare Brian for meaningful roles within RASM and beyond.

BUILDING CAMARADERIE & A SHARED VISION

One of the most memorable aspects of the Leadership Academy for Brian was the camaraderie shared among their cohort. The group’s collective passion for growth and service was not only inspiring but also instrumental in establishing lasting friendships. “The Leadership Academy introduced me to individuals who share a common dedication to personal and professional development,” Brian recalls. A highlight was the cohort’s unified support for the RASM REALTORS® Charitable Foundation, a powerful reminder of the difference they could make together.

ELEVATING SKILLS FOR A GROWING CAREER

The Academy provided Brian with an enriched understanding of the real estate industry, helping him navigate his role as Broker Associate and Director of Growth and Business Development with Engel & Volkers along the gulf coast of Florida. “The Academy strengthened the foundation for my current position, allowing me to apply leadership principles that drive growth and success,” Brian shares. The program emphasized the importance of community engagement and service, values that have become central to his career.

APPLYING ACADEMY SKILLS TO RASM INITIATIVES

The skills gained through the Leadership Academy have been instrumental in Brian’s contributions to RASM. He continues to collaborate with fellow leaders to develop initiatives and resources that elevate the real estate industry. “Working together, we aim to create a stronger association that empowers members to excel and serve our communities effectively,” he explains. Whether serving on the RASM REALTORS® Charitable Foundation or the Board of Directors, Brian’s Academy experience has laid a solid foundation for impactful leadership. Additionally, he reinforces the value Leadership Academy has brought him in his current role as Chair of the upcoming RASM Annual Conference and Expo in April 2025.

For Neha Ketkar, the RASM Leadership Academy offered the perfect foundation to establish her career and community presence. A graduate of the 2022 class, Neha was new to real estate when she applied, eager to deepen her understanding of the industry and engage with leadership at local, state, and national levels. Now, with the Academy experience under her belt, Neha reflects on how it transformed her approach to real estate and prepared her for continued leadership within RASM.

Motivated by a desire to learn more about RASM and expand her network, Neha applied to the Leadership Academy. “I was new to my career and wanted to learn more about RASM and the various levels of local, state, and national leadership,” she shares. The Academy proved to be the ideal launchpad, offering her a wealth of knowledge, access to industry insights, and the opportunity to connect with like-minded professionals dedicated to excellence in real estate.

The skills and connections Neha gained through the Leadership Academy have opened doors for her to contribute actively within RASM. Recently, she had the honor of being a featured speaker at a RASM Global Networking Event, where she shared insights on Indian heritage, highlighting her cultural background and bringing a unique perspective to the RASM community. Additionally, she was recognized on the Young Professional Network (YPN) “Under 40 to Watch” list— an achievement she attributes to the strong network and support she found through the Academy.

In 2025, Neha will take on an important role as part of the RASM Global Business Committee, where she’ll work with her team to develop programming for the Global Business Council. It’s an exciting opportunity for her to apply her leadership skills, contribute her knowledge, and build upon her commitment to fostering a globally engaged real estate community.

A BOOST IN CONFIDENCE AND CLIENT RELATIONSHIPS

Since graduating from the Leadership Academy, Neha has noticed significant growth in her confidence and approach to customer service. “The Academy is a great jumping-off point to speak with fellow agents and customers about my involvement in the broader community. A Year in Review: 2024 Chair of the RASM Professional Development Committee

Wow, what a voyage it has been to be the 2024 chair of the RASM Professional Development Committee. I was honored to work with such great, eager Professionals who were “all in” from day one. The creativity and enthusiasm that the committee brought to the table at every meeting made for smooth sailing. With the RASM calendar already brimming with classes from past Professional Development Committees, we faced the challenge of identifying new opportunities to provide value to our members. Our solution was to focus on “hot topics” - relevant, timely issues that could benefit not only members but also their clients. One of the most significant topics this year was the ongoing NAR lawsuit and related agreements and addendums. We prioritized creating educational sessions around these pressing issues, ensuring members had access to up-todate information. Classes were added to the calendar continuously throughout the year to keep pace with developments. Our committee is made up of several subcommittees, which include Video, Past President Panel, Economic Panel, and Top Producer Pane

VIDEO SUB-COMMITTEE

Led by Lyndsay Ashley, Jennifer Young, and Natasha Selvaraj, our Video Sub-Committee conducted a comprehensive review of RASM’s video library. They evaluated content for relevance, quality, and viewer engagement. Their findings were summarized in a detailed report, which was shared with Denise Ricciotti for future action. Together, we brainstormed ways to enhance the YouTube channel’s viewership and effectiveness as an educational resource.

PAST PRESIDENT PANEL SUB-COMMITTEE

Our Past President Panel Sub-Committee, “Wisdom in Leadership,” led by Sherry Grooms and Mike Baker, brought together a panel of experienced past presidents to share insights about leadership and personal growth. Panelists included: Barry Grooms (2009), Mike Bruno (2011), and Brian Tresidder (2023). Michael Baker served as moderator, guiding the discussion around topics like the journey to leadership, balancing personal and professional responsibilities, and the importance of prioritizing family. The event concluded with a networking session sponsored by DR Horton, which added a personal touch and allowed members to engage directly with the panelists.

ECONOMIC PANEL SUB-COMMITTEE

Our Economic Panel Sub-Committee hosted “Economic Horizons - Insights from Lakewood Ranch, Bradenton, and Sarasota,” and it was a huge success. Organized by Lorena Barona, Katie Citron, Brian Dorner, and Estraca Grayson, this panel offered valuable perspectives on the economic trends shaping our region. Featured speakers included: Sandy Shahinian (Lakewood Ranch), Josh Ewan (Sarasota Economic Development Council), Erin Duggan (Visit Sarasota), and Karen Corbin (Realize Bradenton). This team worked very hard to bring some great knowledge and value to our memberstry leaders. Attendees gained insights into growth opportunities, challenges, and strategic initiatives across Lakewood Ranch, Bradenton, and Sarasota and experts will delve into the latest economic trends and developments impacting our region.

TOP PRODUCER PANEL SUB-COMMITTEE

The Top Producer Panel Sub-Committee included Jennifer Young, Brittnay Gillman, and Denise Gagne. This group wortked outside the box and brought in Top Producers who earned their title from Social Media -Making their career by being the best at using Social Media for lead generation, branding and more. From Facebook, Instagram, YouTube, and TikTok we will get to learn how they “Won it Big with Social Media.” Panelists are Mark Boehmig with Michael Saunders and Co., Richard Souksengphet with LPT Realty LLC. In GRI 101, Realtors® will learn just what sets them apart from real estate licensees. Professional Standards will guide you through the National Association of REALTORS® Code of Ethics, and the expectations and requirements of the Florida Real Estate Commission (FREC). Real estate contracts are the most used, yet most misunderstood documents in the profession. But in GRI 102, Contacts to Contracts will provide you with the key to understanding the fundamentals of contract law, including the process of offer, counteroffer, and acceptance. Setting goals is a critical element of planning for personal and professional success. Goal Setting and Business Planning for the Real Estate Professional will assist you in identifying and defining business goals, and in designing the business plan that will help you to effectively achieve your goals. A key purpose of the MLS is to provide real estate brokerages a mechanism to compensate each other for bringing buyers to each other’s listings. In order for this to work, it is critical that we share accurate data, and enter listings in a way to maintain the cooperative nature of the MLS. This required class for new subscribers reviews the MLS comprehensive Rules and Regulations to ensure that all users have access to the best data possible.

Monday, December 2 2:30 – 3:45 p.m. [ North ] Wednesday, December 4 2:30 – 3:45 p.m.[ South ] This class is mandatory for agents who will be adding and modifying listings in the MLS.
