Broker Connections

It’s a new year! With most new year’s, we tend to look to refocus or try something new and different. That holds true for our Association also.

In 2025, the Association will refocus its’ initiatives with our Broker-owner REALTOR® Members. Our Broker relations will be a high priority for our programming this year. Debi Reynolds, 2025 President, has placed a priority on connecting with our Brokers. RASM will be on the road to visit with brokers in outlying areas to provide information on our programs and services and to hear their concerns to enable the Association to better serve them.

We are planning to add a broker relations specialist to our staff who will be devoted to making contact in the field with our brokers. This will provide a vital communications link between our Brokers and the Association.

Our Broker Advisory Council will continue into its’ second year. The Council will help the Association in developing programs for Brokers by serving as a sounding board or initiating relevant programs themselves.

“Connecting and communicating with our Broker Members is mission-critical for our Association this new year. Brokers are urged to look to the Association for the resources and information to Thrive in ’25.”

Lastly, our ever-changing legal environment is likely to bring significant changes affecting condos, flood disclosure, a new purchase and sale agreement, foreign buyer purchases, and more. RASM will provide Brokers with what they will need to be kept current and to understand this new information to be able to share it with their agents.

Connecting and communicating with our Broker Members is mission-critical for our Association this new year. Brokers are urged to look to the Association for the resources and information to thrive in ’25. We wish all of our members the best in 2025, especially our Brokers. •

TAKING RASM ON THE ROAD

In 2025, Debi’s goal is to prioritize deeper connections with RASM’s 9,000+ members through its innovative initiative, RASM on the Road. This program will bring the Association directly to brokers and their teams, hosting town hall meetings across the regionfrom Palmetto to Parrish, Venice to Myakka City, and beyond, including Siesta Key, Longboat Key, and Anna Maria Island.

By delivering resources, educational opportunities, and personalized support straight to members’ offices, RASM aims to strengthen relationships, foster understanding, and empower Realtors® to thrive. This innovative approach underscores a commitment to accessibility and relevance, tailoring solutions to meet the unique needs of each member. For Debi, it’s more than just bridging physical distances; it’s about cultivating a sense of belonging and unity, ensuring every member feels equipped to succeed in their role as champions of homeownership and the Realtor® brand. Through these efforts, RASM will cultivate a shared vision of growth, collaboration, and excellence in the real estate community.

“I stand before you tonight deeply honored, humbled, and incredibly inspired for what lies ahead for RASM. The theme for this year is ‘Building Bridges.’ It represents the vision of connection, collaboration, and progress for RASM. THRIVE IN 25: ADVANCING ADVOCACY AND COMMUNITY IMPACT

Debi’s theme continues with the advancement of RASM’s advocacy efforts. The second “bridge” RASM is building in 2025 focuses on innovation and advocacy through Thrive in 25, an initiative aimed at enhancing the RASM Realtor® Charitable Foundation (RRCF) and amplifying the influence of the REALTOR® Party Action Committee (RPAC).

“Thrive in 2025 will focus on growing the RRCF through multiple opportunities for members to donate, creating awareness campaigns, and encouraging direct engagement,” added Reynolds. “The Foundation’s growth will be driven by increased opportunities for member donations and heightened awareness of its profound community impact. Sustainability will take center stage as RASM reduces reliance on traditional fundraising events, ensuring the foundation continues to make a difference in the lives of those it serves.”

Meanwhile, Debi remains focused on supporting RPAC as a cornerstone of RASM’s advocacy efforts. By investing in RPAC, Realtors® can make a real difference in protecting private property rights, promoting affordable housing, and defending the American dream of homeownership.

“In 2025, we will amplify our effort to bolster RPAC,” added Reynolds. “RPAC is more than just a committee; it is the backbone of our industry. Let’s not just meet our goals in the new year; let’s exceed them, becuase every single dollar invested in RPAC is a step towards safeguarding the communities that we serve.”

ROLLING WITH THE CHANGES

In a world where change is constant, adaptability is key. The real estate landscape evolves daily, driven by economic shifts and technological advancements. Yet, Realtors® are more than ready for the challenge.

“No matter the challenges, we persevere,” said Reynolds. “Why? Because we are not just Realtors®; we are leaders, advocates, and bridge-builders. Together, we will navigate every twist and turn, pushing forward with strength and resilience.”

As 2025 President, Debi acknowledges the resilience and innovation within the Association. Drawing inspiration from REO Speedwagon’s iconic anthem, “Roll with the Changes,” she emphasizes the importance of embracing transformation with strength and optimism.

ADVICE FOR FUTURE LEADERS

Debi aims to inspire others to get involved, drawing from her own experience of receiving encouragement on the path to leadership positions within the Association.

“I am standing here tonight in part thanks to those who inspired me to take the chance on leadership opportunities. Thank you to those key people who tapped me on the shoulder and said, ‘You’ve got this.’ I encourage you all to be that person who supports others in the same way. Be part of someone else’s success story,” said Reynolds.

Michaela Stamm is a 39-year-old Kansas City native and former Orlandonian who introduced herself to RASM as a mortgage lender just shy of 4 years ago. She quickly made a splash with her enthusiastic grassroots marketing efforts, bubbly nature, and impressive industry knowledge. She shifted by licensing herself as an agent, completing the GRI designation, and is now a New Home Sales Associate for Neal Communities. With a diverse background, including work as a consultant designer for a home remodeling company, Michaela brings a unique perspective, combining aesthetic sensibility with the analytical skills and understanding of market dynamics her MLO and notary signing agent experience laid the groundwork for.

In her current role, Michaela focuses specifically on selling a townhome product in Grand Park in South Sarasota. With homes offering nearly 1,800 square feet on water or preservation-only home sites, using all-block construction, and prices starting at $344,990, she provides us with a unique solution that is hard to find elsewhere in town!

Outside of work, Michaela takes pride in being plugged into the social scene. Recently, she found her philanthropic home, Sunshine from Darkness, a nonprofit organization focused on advocacy for Sarasota adolescents’ mental wellness, a cause close to her heart.

She can also be caught wining and dining, supporting the local restaurant scene, with her lovely boyfriend or fabulous colleagues. Her recent move into historic Laurel Park’s central location is exciting. She hopes to continue connecting with like-minded people to create fun memories together, a gift her friends would call her superpower. Listing Property at Excessive Price

Mr.A was about to retire and move to a warmer climate, and had discussed the sale of his house with a number of brokers. He dropped in on REALTOR® B to discuss the matter and said that various brokers had told him he should expect to sell the property at from $150,000 to $158,000. “Oh, that sounds low to me,” said REALTOR® B, “property moves well in that neighborhood and I recall that your house is in good shape and well landscaped. Give us an exclusive on it at $168,000 and we’ll make a strong effort to get you what your property is really worth.” REALTOR® B got the listing.

He advertised the property, held it open on weekends, had many inquiries about it, and showed numerous prospective buyers through it for a few weeks, but received no offers. When activity slowed, and the client became concerned, REALTOR® B was reassuring. “We’ll just keep plugging till the right buyer comes along,” he said. When the 90-day exclusive expired, REALTOR® B asked for a renewal. He told the client that new houses coming on the market were adversely affecting the market on resales of existing houses, and recommended lowering the price to $158,900. Client A ruefully agreed, but the lowered price did not materially increase buyer interest in the property. As the term of the 90day extension of the listing neared, REALTOR® B brought Client A an offer of $150,000 and strongly recommended that it be accepted. But the client objected. “You told me it was worth about $168,000 and sooner or later the right buyer would pay that price. Meanwhile similar houses in the neighborhood have been selling within 30 to 60 days at around $156,000.”

“I know,” REALTOR® B said, “but six months ago we had a stronger market and were at the most favorable time of the year and $168,000 was not an out-of-line price at that time. But now we’re in the slow time of the year and the market is off. All things considered, I think the $150,000 offer in hand is a good one. I doubt that a better one will come along.”

Client A accepted the offer and complained against REALTOR® B to the local Board of REALTORS®, charging REALTOR® B with misinforming him as to fair market value apparently as a means of obtaining the listing of his property.

At the hearing, the facts as set out above were not disputed. Questioning developed the additional fact that at the time of the original listing REALTOR® B had not gone through the house to make a systematic appraisal of opinion of value, and that his recommended offering price was not based on a systematic review of sales in the neighborhood. Members of the Hearing Panel pointed out that the neighborhood in question was a development of houses, basically the same in size and quality, that had been put on the market about 10 years earlier at prices varying from $145,000 to $150,000; that good location and land development practices had maintained a good market for resales, but there was no indication that any property in the immediate neighborhood had been resold for as high as $160,000. When told that circumstances tended to bear out the complainant’s charge that REALTOR® B’s recommended price was a stratagem to obtain the listing, REALTOR® B’s defense was that he felt he had a right to take an optimistic view of the market.

It was concluded that REALTOR® B was in violation of Article 1 of the Code of Ethics. •

RASM has reached out to our knowledgeable Realtor® Attorney Joint Committee to help members to recognize the red flags of exploitative real estate offers, and provide actionable advice to safeguard both homeowners and sellers.

Post-Hurricane Contracts

Here in our area, we were all impacted in one way or another from the 2024 hurricane season, whether it be from Hurricane Debbie, Helene, Milton, or a combination of the three. The 2024 hurricane season will go down in history as one of the most destructive seasons on record. According to AccuWeather Chief Meteorologist Jon Porter, the 2024 hurricanes caused an estimated $500 billion in total damage and economic loss. Following the seemingly never-ending chaos, many of us jumped into action squeegeeing flood waters from our homes and businesses, ripping out wet drywall, and making multiple trips to the nearby laundromat (thanks to power outages and damaged appliances!). Too soon? It sure does feel like it!

Many Florida homeowners desperate for contractors such as roofers or water remediation companies and were forced to “sign [contracts] now and ask questions later,” to get the necessary repairs started. Unfortunately, many homeowners unknowingly executed agreements containing assignment of insurance benefits (“AOBs”) in exchange for services. In recent years, these AOB contracts have been the focus of increased scrutiny by the courts and as a result now are often invalid and unenforceable.

An AOB allows a third-party contractor (referred to as an “assignee”) to collect benefits from an insured’s

insurance policy (the “assignor”) in exchange for the services or repairs which may be covered under the assignor’s insurance policy. Another example of contractors who typically benefit from these arrangements are auto windshield repair companies (you, as the insured do not pay out of pocket because the contractor collects the money directly from your insurance carrier). This arrangement often is helpful to those without the resources to pay up front and allows the homeowner to get their home fixed without shelling out additional money. The homes get fixed, and the contractors get paid by the insurance carriers. It seems like a win-win. However, in the past, restoration contractors would unilaterally increase the scope of work often conducting unnecessary testing, assessments, and repairs, which led to increased costs to the insurance companies. The escalating costs ultimately resulted in a flurry of litigation between the contractor and the insurance carriers requiring the Florida legislature to step in.

In 2019, and in response to the increased litigation, the legislature enacted Fla. Stat. 627.7152 which now governs agreements for these types of emergency repairs, and which sets out certain requirements (and very limited and rigorous exceptions) to be met to ensure that an agreement between a homeowner and contractor is valid and enforceable.

Although the use of AOBs has been prohibited in Florida for several years, many restoration contractors are uninformed about the statutory changes and may still operate using their old contracts. What does this mean for the homeowner? It means that the Agreement could very well be void, invalid, and unenforceable.

In an effort to assist and protect residential and commercial policyholders from prohibited AOBs, the Florida Department of Financial Services’ (“DFS”) recently rolled out a free online portal called, “Check My Contract,” to assist residential and commercial policyholders wherein DFS will examine storm recovery contracts to determine if they involve an unlawful Assignment of Benefits (AOB). If you are unsure about your rights, you should either submit your contract to the DFS or consult with an attorney.

Understanding the FEMA 50% Rule and Lookback Periods in Florida Real Estate

In Florida, compliance with the Federal Emergency Management Agency (FEMA) regulations is critical, particularly when dealing with properties located in Special Flood Hazard Areas (SFHAs). One of the most commonly discussed FEMA regulation is the 50% Rule, which has significant implications for property owners, developers, and real estate professionals alike.

WHAT IS THE FEMA 50% RULE?

The FEMA 50% Rule governs substantial improvements and repairs to structures in SFHAs. It states that if the cost of improvements, modifications, or repairs to a building equals or exceeds 50% of the building’s market value (excluding land value), the entire structure must be brought into compliance with current floodplain management regulations. This often includes elevating the structure to meet base flood elevation (BFE) requirements or implementing other flood mitigation measures.

This rule applies to both improvements and repairs. For example, if a property sustains damage from a hurricane or flood, and the cost to repair that damage meets or exceeds 50% of the structure’s market value, the property owner may be required to bring the building into compliance with FEMA’s current flood standards.

MARKET VALUE AND COST CONSIDERATIONS

Determining the market value of the structure is a critical part of applying the FEMA 50% Rule. Market value typically refers to the value of the structure prior to the start of any repairs or improvements and excludes the value of the land. Appraisals, property tax assessments, or market analyses are commonly used to determine this figure. Meanwhile, the cost of the proposed work includes labor, materials, permits, and other associated expenses.

THE LOOKBACK PERIOD

A key element of the FEMA 50% Rule is the lookback period, which accounts for cumulative improvements or repairs made to the structure within a defined timeframe. Local jurisdictions may

have specific ordinances governing how long this lookback period is, but it often ranges from one to five years. For instance, if a homeowner made substantial improvements three years ago and is now planning additional work, the costs from the previous project may be combined with the new proposed expenses to determine whether the 50% threshold is met.

Understanding the lookback period is particularly important for real estate professionals and buyers, as it can impact the feasibility of planned renovations or repairs. Before purchasing a property, buyers should review past permits and construction records to assess the potential for FEMA compliance requirements in future projects.

Risky Buyers in Risky Times

As the recent storms have hit our area and impacted us greatly, we are starting to see a lot of buyers that are trying to purchase properties at very discounted levels. These buyers are taking advantage of distressed sellers and a lot of these buyers are undesirable and considered “bottom feeders” and their contracts are very poor to say the least.

CONTRACT TRAITS

Some of the traits of these contracts are as follows: usually a custom “simple” Contract and not a FAR/BAR “AS IS” Contract, out of town buyers with no address, always assignable with very low deposits (if any), do not meet minimum requirements to make a Contract enforceable in the state of Florida, no Escrow company named, no radon gas disclosure, etc., have damage provisions in the default paragraphs, which means that they can sue the seller for damages in the event of default and have easy termination rights as to buyer, they have the right to continue to market the property, a long due diligence period, there is no Realtor®/Broker involved and some want the Seller to hold a mortgage.

These Buyers usually want to make a quick hit and either flip the property and typically get the property tied up in a contract and flip the contract. The closings are very awkward in the fact that they designate their title companies either out of town or out of state.

My advice is to advise your clients to use the normal and customary methodology, procedures and forms in the sale of their properties and obtain licensed Realtors® to help them. •

Setting Goals and Creating Impact in 2025

As we dance into this new year, it’s time to celebrate our accomplishments and reflect on the goals we’ve achieved and those that fell just short. Looking back, 2024 was a year of adjustments and growth, but remarkable achievements.

MAKING AN IMPACT

While I met some but not all of my personal goals, I look back at the shared experiences while volunteering with our fellow members in the RASM REALTORS® Charitable Foundation and know we have made an impact. And while the Fundraising Committee did not exceed all of its targets, their collective efforts made a tremendous impact on our community and members last year:

ƒ $44,000 awarded in scholarships

ƒ $177,000 granted to members in need

These numbers are a testament to what can be accomplished when we work together with the support of our RASM members, Business Partners, and community, but they also inspire us to aim higher and grow the reach of our support.

This past year, I have been honored to serve on both the Fundraising Committee and the Grants & Benefactors Task Force, which are merging to form the Fundraising & Grants Committee. I am thrilled to announce my role as Chair, and together, we aim to amplify our impact by setting clear goals for 2025.

New Disaster Tax Relief Law Brings Hope to Communities in Recovery

President Joe Biden has signed U.S. Representative Greg Steube’s Federal Disaster Tax Relief Act, offering much-needed support to Americans recovering from natural disasters.

EXPANDED TAX RELIEF FOR DISASTERAFFECTED COMMUNITIES

For RASM members and the communities they serve, this law has real implications. It removes significant barriers by allowing individuals to claim disaster-related losses without itemizing deductions and eliminates the 10% Adjusted Gross Income (AGI) threshold that has long made it difficult for many to claim this relief.

The legislation also ensures that settlements for disaster victims will be tax-free. Importantly, the relief extends to those impacted by several hurricanes - Ian, Nicole, Idalia, Helene, Debby, and Milton - as well as wildfire victims in the western U.S. and residents of East Palestine, Ohio, affected by the 2023 train derailment.

“This law is a win for Floridians and communities across the country,” Steube added. “For Florida in particular, where we’ve endured multiple hurricanes in recent years, it means families and businesses can recover more quickly and with fewer financial challenges. I will always fight to ensure that our communities have the resources they need to rebuild stronger than before.”

The journey to secure this relief wasn’t easy. Since Hurricane Ian devastated Florida more than two years ago, Steube and others have pushed relentlessly to bring this legislation to fruition. The delays caused by congressional inaction left millions without access to critical disaster-related tax benefits following presidentially declared disasters.

For Florida homeowners, businesses, and property owners, the relief provided by this law comes at a critical time. As we’ve seen firsthand, Floridians have faced back-to-back disasters, with five hurricanes since Ian alone.

“This legislation represents a huge win for our state,” Steube said. “It will bring hundreds of millions of dollars in tax relief to Floridians, supporting their

recovery and helping them rebuild stronger and more resilient communities.”

As a REALTOR® Association, we know that disaster recovery isn’t just about rebuilding homes; it’s about restoring communities and livelihoods. This law represents a critical step forward in making recovery easier for countless families across Florida and beyond.

A PREVIEW OF THE 2025 STATE LEGISLATIVE PRIORITIES

With the state legislative session still months away, our current efforts are centered on setting broad goals rather than concentrating on specific legislation. These overarching objectives will shape our 2025 legislative priorities, which many of you will discuss with state lawmakers during Great American REALTOR® Days, taking place March 4–6, 2025.

THE NEED FOR MORE RESOURCES

One of our top priorities is securing additional funding for the Hometown Heroes Housing Program. The $100 million allocated earlier this year was depleted within a few months, underscoring the significant need for this initiative. We’ll be working closely with legislators to ensure continued investment. Additionally, both the House and Senate have hinted at potential updates to the groundbreaking Live Local Act enacted in 2023. We intend to actively participate in these discussions to protect its innovative housing strategies and explore new possibilities, such as expanded use of Accessory Dwelling Units.

An area that all of us RASM members can appreciate after this year’s brutal storms is home hardening, which is why a critical area of focus is advocating for more resources for the My Safe Florida Home (MSFH) and My Safe Florida Condo (MSFC) programs. These initiatives provide matching grants that help homeowners strengthen their properties against storms while potentially lowering insurance costs. Demand for these programs is exceptionally high, as evidenced by MSFH funding being fully allocated in two months and MSFC funds running out in just one week.

Our agenda also includes efforts to further reduce the Business Rent Tax, support initiatives for improving water quality, and continue dialogue with lawmakers to ensure recent property insurance and condominium reforms are achieving their intended outcomes. Lastly, defending private property rights will remain a key focus as we move into 2025. •

November 2024 Real Estate Market Report: Trends in Sarasota and Manatee Counties

Association of Sarasota and Manatee (RASM) has released its November 2024 real estate market report, detailing key trends across Sarasota and Manatee Counties. Based on data compiled by Florida Realtors®, the housing market in Manatee and Sarasota Counties shows a clear slowdown, with fewer sales, lower prices, and longer times to sell. There are more homes for sale, and buyers aren’t competing as much, shown by sellers getting lower offers compared to their original asking prices. This change is partly due to high mortgage rates, inflation, and homes becoming less affordable, which has made buyers more cautious. The usual seasonal slowdown in real estate, along with the market adjusting after the pandemic boom, is also playing a role. Sellers now have to wait longer to find buyers, but buyers have more options and slightly better prices. These changes mark an important shift toward a different phase in the local housing market. In this evolving market, working with a REALTOR® is essential to navigating these complexities, whether you’re buying or selling, to ensure you make informed decisions and achieve the best possible outcome.

KEY TRENDS IN SARASOTA/MANATEE NOVEMBER 2024:

ƒ Decreased Closed Sales: Both Sarasota and Manatee counties observed a year-over-year decrease in closed sales except for Manatee County single family homes.

ƒ Declining Median Sale Prices: Median sale prices have dropped across all property types, especially for townhomes and condos.

ƒ Longer Time to Sale: Median time to sale has extended year-over-year, signaling a slower market.

ƒ Growing Inventory: Inventory levels have grown in all segments, accompanied by an increase in the months’ supply of inventory

“The current trends show the market is finding its footing after the pandemic-driven surge,” said Tony Barrett, 2024 RASM President and Broker/Owner of Barrett Realty. “We’re seeing a return to more balanced conditions, similar to what we experienced before 2020, where buyers and sellers had equal opportunities to navigate the market successfully.”

SINGLE-FAMILY HOMES

In Sarasota County, there were 439 single-family home sales in November 2024, an 18.9 percent decrease from the previous year. The median sale price remained stable at $490,000 compared to last month but decreased 2 percent year-over-year. The average sale price increased 7.3 percent to $708,439, reflecting continued strength in the luxury market.

Inventory in Sarasota County increased 18.9 percent year-over-year to 3,220 active listings, with a 5.2-month supply. The median time to contract rose to 53 days, an increase of 112 percent year-over-year, while the median time to sale remained steady from the previous month at 94 days.

In Manatee County, single-family home sales increased 15.5 percent year-over-year, with 635 homes sold. The median sale price dropped 11.5 percent to $430,000, while cash sales accounted for 29.1 percent of closed transactions.

Inventory in Manatee County rose 15.5 percent to 2,442 active listings, with a 3.9-month supply. The median time to contract increased 87.5 percent year-over-year to 45 days, though it was 25 percent shorter than in October 2024. The median time to sale rose 24.4 percent year-over-year to 102 days.

TOWNHOMES AND CONDOS

The townhouse and condo market in Sarasota County experienced a 19.7 percent decline in closed sales year-overyear, with 236 transactions. The median sale price dropped significantly by 31.8 percent to $373,700, while 60.2 percent of sales were cash transactions, signaling continued investor interest.

Inventory grew by 18 percent to 1,843 active listings, with a 6.3-month supply. The median time to contract increased 209.5 percent year-over-year to 65 days, and the median time to sale doubled to 118 days.

In Manatee County, townhouse and condo sales decreased 17.7 percent year-over-year to 163 transactions. The median sale price fell 11.8 percent to $309,900, with cash sales accounting for 48.5 percent of transactions.

Inventory in Manatee County increased 32.2 percent to 1,400 active listings, with a 6.6-month supply. The median time to contract rose 71 percent year-over-year to 53 days, while the median time to sale increased 13.3 percent to 94 days.

“For buyers, the townhouse and condo market has become more accessible,” added Barrett. “Rising inventory and softened pricing mean there’s less pressure and more room for choice, making this a promising time to consider purchasing in this segment.”

SUMMARY

The housing market in Manatee and Sarasota Counties is showing signs of becoming more balanced, especially when compared to the rapid pace during the pandemic. While it may seem concerning to see fewer sales and longer times to sell, these changes bring the market closer to the steadier patterns we saw before 2020. Back then, prices grew more slowly, and there was less competition, making it fairer for both buyers and sellers. The cooling market today - with more homes for sale and prices leveling outmeans buyers have more options and less pressure, while sellers still have opportunities to make good deals. This shift is a step toward a healthier and more stable housing market, where both sides can benefit in the long run.•

Upcoming Global News & Goals

If you are a member of RASM, you have probably already heard that our association has been awarded the PRESTIGIOUS Platinum award for Global Business from NAR for the second year in a row. We are one of only 12 associations to receive this award in 2024 out of 1,031 in the entire United States. We feel proud, lucky and challenged to keep the momentum going!

As your 2025 Global Chairperson, I have set several, okay many, initiatives, but here are the most important and the ones I have room to discuss.

SPOTLIGHT SERIES PAIRED WITH LIVE MISSION TRIPS

We have become known for our global spotlights which is a LIVE Zoom highlighting a country with several experts from that region explaining it’s intricacies, including lifestyle, real estate options, financing and tax expertise. We spend a little under 2 hours on a LIVE broadcast of this Zoom from the association. Afterward, we have a networking event where we provide refreshments from that region, think France….Beaujolais & Brie!

After becoming well educated on that country we will offer an opportunity for our members to travel, with like-minded professionals, on a live trade mission to that country within 2-3 months of the event. We introduce you to the country and then give you an opportunity to visit that country in person! There will be 4 spotlights throughout the year, locations TBD, but Colombia and Canada are definitely already in the books! Mission trips all over the globe are also planned throughout the year, hosted by Florida REALTORS® and others, and we will be providing a calendar with the opportunities posted on our website.

CULTURAL NIGHTS OUT

Many cultural nights out were hosted at different on-site ethnic restaurants with a peek into that culture with members’ participation and information. In October 2024, we hosted the Spicy Global Soiree at

Turmeric, an Indian restaurant, where we featured a traditional Indian dancer, Florida REALTORS® Global agent Trisha Roy. We provided a henna tattoo artist and had two of our Indian members speak about their personal experiences while snacking on some delicious Indian bites. We plan to do several more of these events, and the locations/countries are open for discussion as of yet. If you have an idea or recommendation, please feel free to reach out and let us know!

CIPS EDUCATION-CERTIFIED INTERNATIONAL PROPERTY SPECIALIST

CIPS Education-Certified International Property Specialist is an NAR designation that is earned through a series of educational classes. We not only offer these classes at RASM but plan to partner with other associations in our region, from Tampa to Naples, to offer opportunities to take these classes, earn the designation, and network with other Realtors® in those areas, while perhaps gaining exposure to those marketplaces as well. Additionally, we hosted the first-ever CIPS day in November 2024, a full day of speakers/education hosted at the association by Zoom from across the globe. It was a smashing success, and we hope to offer it again in 2025.

Spotlight on Indian Beach: A Historic Sarasota Gem

Nestled along the sparkling waters of Sarasota Bay, Indian Beach is one of Sarasota’s most historic and captivating neighborhoods. Celebrating 100 years since its annexation into Sarasota in 1925, this area exudes charm, history, and cultural significance. Known for its architectural diversity and natural beauty, Indian Beach remains a soughtafter enclave for discerning homeowners and history enthusiasts alike.

A STORIED PAST

Historic records show that Indian Beach has been a desirable place to live for over 5,000 years, beginning with Native American communities who settled along its shores to hunt, fish, and trade. RASM Leadership Academy Graduate, Class 0f 2021

For Meagan West Jones, 2021 was a year of transformation.

It was the year she graduated from the RASM Leadership Academy, setting her on a trajectory that would change her career and leadership path forever. Recommended by her broker to apply, Meagan joined the Leadership Academy without fully knowing the immense impact it would have on her life. Today, she serves as the Director of Productivity for Engel + Voelkers, applying the leadership skills she developed through the Academy in her daily work.

BUILDING LASTING CONNECTIONS

When reflecting on her time in the Leadership Academy, Meagan recalls that the most memorable aspect was the relationships she built. “The connections I made during the Academy have lasted long after graduation. It wasn’t just about learning leadership skills; it was about forming meaningful, lasting bonds with my classmates and mentors,” she shared. These relationships have not only helped her professionally but have also enriched her personal life.

LEADERSHIP SKILLS THAT LAST

The lessons Meagan learned in the Leadership Academy have become integral to her success. “The Academy helped me with the organization of events, delegation, accountability, and communication - skills that I use every single day,” she said. In her role as President of the Women’s Council of REALTORS® Sarasota and Vice Chair for the RASM Expo/Conference committee, Meagan has drawn heavily on the knowledge and experience gained during the Leadership Academy.

Her ability to lead official board meetings, thanks to her training in Roberts Rules, has been a vital asset. “Understanding the structure of meetings and using proper procedures has helped me tremendously in my leadership roles,” Meagan added. The organizational structure and support from RASM’s staff liaisons also left a lasting impression, as Meagan has since applied many of those skills in her business and leadership roles.

A CHAMPION FOR RASM AND ITS MEMBERS

Since graduating, Meagan has not only been an active member of RASM but also an advocate for everything the organization offers. “I’ve served on a number of committees, participated in fundraising events like REALTOR® Day, and I’m now Vice Chair for the Conference/Expo committee,” she said. Meagan consistently encourages other Realtors® to take advantage of RASM’s diverse offerings, from education to market statistics and networking opportunities.

Meagan’s journey is a testament to how the Leadership Academy prepares participants to give back to their

professional communities. “I am always eager to share my experience and encourage others to take part in RASM initiatives, especially newer agents who may not be aware of all the resources available to them,” she noted.

A LEADERSHIP JOURNEY CONTINUES

Meagan’s post-Academy journey has been filled with leadership roles and opportunities. In addition to serving as President-Elect and then President of the Women’s Council of REALTORS® Sarasota, she earned the opportunity to serve as CEO for two real estate organizations, and most recently as Director of Productivity for Engel & Voelkers Suncoast coaching agents from the Lakewood Ranch, Sarasota, Venice, and Naples area. “The skills I developed in the Academy have been essential in my learning journey as I learned how to not only deepen my own leadership skills, but also learned how to pour into others and empower them on their own leadership journeys,” she shared.

Her leadership doesn’t stop with her professional roles. Meagan has also given back to the Leadership Academy itself by serving as a mentor to new participants. “It’s rewarding to help guide future leaders through the Academy, and I’m proud to contribute to an experience that was so impactful for me,” she said.

A STRONG NETWORK OF SUPPORT

The connections Meagan made through the Leadership Academy continue to influence her career. Relationships with colleagues like Julianna Burns, Anita Lambert, Amy Worth, and Julia Montei helped guide her journey through Women’s Council leadership, while her Leadership Academy classmates have become lifelong friends and collaborators. “I cherish the exclusive Leadership Academy Alumni events, where I can reconnect with my classmates and continue building those relationships,” she said.

ADVICE FOR FUTURE LEADERSHIP ACADEMY APPLICANTS

When asked what advice she would give to someone considering applying for the Leadership Academy in 2025, Meagan is clear: “Challenge yourself. The Academy will help you grow, learn, and reach your full potential. The relationships you build and the skills you develop will last a lifetime,” she said. Whether you’re an experienced agent or new to the industry, the Leadership Academy offers something for everyone, from personal growth to professional development.

For Meagan, the RASM Leadership Academy has been a key turning point in her career, and she continues to advocate for its value to anyone looking to enhance their leadership skills. “It’s about more than just learning how to lead; it’s about building a community, discovering your own potential, and forming connections that will last a lifetime,” she concluded.

Michael Bruno took a significant step forward in his leadership journey by participating in the RASM Leadership Academy. For Michael, the Academy was not just about honing his skills - it was a gateway to building lasting relationships and a foundation for a thriving career in leadership within the real estate industry. Now, more than a decade later, Michael reflects on the transformative experience and how it continues to shape his professional life.

THE START OF A LEADERSHIP JOURNEY

Motivated by his desire to continue growing as a leader, Michael applied for the Leadership Academy, knowing it would help him chart a path forward. “I wanted to continue my leadership journey,” he explains. “The Academy exposed me to others who shared the same goals and taught me invaluable lessons on what makes a good leader.” Those lessons have stayed with him throughout his career, helping him navigate challenges and opportunities alike.

One of the most valuable lessons he learned is the art of communication. “It’s not necessarily what you say, but how you say it that makes others feel your passions and leadership abilities,” Michael emphasizes. “And attitude matters - how you start or finish even the smallest projects reflects who you are and what you’re capable of.”

This focus on communication and attitude continues to influence his leadership style. Whether he’s managing a real estate transaction or serving on a committee, Michael stops to consider what outcome he wants and how to achieve the best result for everyone involved.

MAKING AN IMPACT AT RASM AND BEYOND

Since graduating from the Leadership Academy, Michael has used his leadership skills to contribute to RASM and the broader real estate community. He believes strongly in the power of teamwork. “Starting a new committee can be daunting, but selecting the right individuals, developing the right products and services, and achieving the right results can only be accomplished by a team effort,” he explains. “The skills of one are limited, but the skills of all are extraordinary.”

Michael’s dedication to teamwork and leadership has led him to take on significant roles, including serving as President of RASM, District Vice President for Florida REALTORS®, and Florida REALTORS® RPAC Chairperson of the Year. His leadership doesn’t stop there - he has also served as a Florida REALTOR® and NAR Director, playing an integral role in shaping the future of the industry. In 2022, he had the honor of serving as Chair of the Leadership Academy Committee, giving back to the very program that helped launch his leadership journey.

HELPING OTHERS ACHIEVE SUCCESS

Today, Michael is at the pinnacle of his career, but his greatest joy comes from helping others achieve their leadership goals. “You can’t always be president of an organization, but maybe you have what it takes to help someone else get there,” he says. As a mentor and leader, Michael finds fulfillment in guiding others on their own leadership journeys, watching them grow and succeed just as he did.

A WORD OF ADVICE FOR FUTURE APPLICANTS

When asked if he would recommend the Leadership Academy to others, Michael’s response is a resounding “Yes!” His advice to those considering applying for the 2025 Academy is simple: “Go for it! Time Management for Busy Real Estate Professionals: Planning for a Successful Year Ahead

As real estate professionals, our success often hinges on how effectively we manage our time. Between showings, client meetings, marketing, and paperwork, it’s easy to feel like we are pulled in many different directions. In The 12 Week Year, Moran highlights the power of short-term, focused planning to accomplish goals faster. Instead of thinking in 12-month cycles, break your year into 12-week sprints. Understanding the New NAR Fair Housing Training Requirement

St arting January 1, 2025, all National Association of REALTORS® (NAR) members must complete two hours of fair housing training every three years as a condition of membership. This new rule applies to both new-member applicants and existing members and aligns with NAR’s Code of Ethics training cycle.

WHAT DOES THIS MEAN FOR RASM MEMBERS?

This requirement is part of NAR’s Fair Housing Action Plan: ACT!, which emphasizes accountability, culture change, and training to ensure REALTORS® actively protect housing rights. To help you meet this obligation, RASM is committed to supporting our members with accessible training options.

Jackie professionally manages the front office, juggles a busy phone system, assists our members with an array of needs including assistance with Supra Lockboxes and keys, and so much more.

Jackie adores her job. She loves working with the friendly staff and interacting daily with the RASM membership. She works tirelessly each day to meet the needs of the RASM members.

Originally from Cincinnati, Ohio, Jackie moved to Florida 40+ years ago with her family. In her free time, she enjoys spending quality time with her family and friends. She has four beautiful and successful adult children who mean the world to her. She also has four beautiful granddaughters who have stolen her heart.

Cheyenne Barber celebrates her first year with RASM. Over the past year, Cheyenne has gone from the Association Services Coordinator to being promoted to North Office Manager Cheyenne regularly demonstrates her love and commitment to her job. She loves working with room rentals and making sure both Realtor® stores are stocked and ready for our members. Having a background in real estate really brings everything full circle with Cheyenne.

In her downtime, you will find her spending time with her two beautiful children, reading a good book, or line dancing at Joyland.
