UNDERSTANDING DIFFERENT TYPES OF AI
Artificial Intelligence (AI) can seem complex, but breaking it down into its basic types makes it easier
to understand. Here are the main types of AI in a way that beginners can grasp:
1 | Reactive AI is a fundamental type of AI system that functions based on immediate reactivity. These reactive AI systems lack memory and cannot learn from past experiences, meaning they are unable to utilize previous information to guide current or future actions. Instead, they rely on rules and heuristics to make real-time decisions and adapt to changing environmental conditions.
2 | Machine Learning models are often considered reactive systems because they analyze customer data, like purchase or search history, to generate recommendations for those same customers. An example of this is a streaming service that utilizes machine learning models to analyze a customer’s viewing history and suggest movies and TV shows they are likely to enjoy.
SPAM Filters or Self-Driving Cars are examples of Machine Learning.
Generative AI, is a type of machine learning that uses large amounts of data to create new content. Generative AI uses models to
learn patterns and relationships from humancreated content and then generates new content. This process involves a large language model (LLM) producing original material for each user interaction, ensuring that no two users receive the same content. This approach helps to address concerns related to copyright, trademark, and plagiarism by ensuring that the generated content is always original and not simply copied from existing sources.
Popular tools such as ChatGPT, Google Gemini, Microsoft Co-Pilot, Midjourney, etc. all utilize Generative AI technology.
3 | Theory of Mind AI is a type of AI that is still being developed. Theoretcially, it can engage with understanding and incorporate human emotions, conditions, and behaviors like an emotionally intelligent robot used in the health care system.
4 | Self-Awareness AI (which also goes by the name Singularity or AGI/Artificial General Intelligence) doesn’t really exist yet. It’s what you see in sci-fi movies, like robots that can think, learn, apply knowledge across a wide range of tasks, and make decisions similar to a human.
Understanding these types can help us see how AI is already a part of everyday life and how it might develop in the future. In addition, AI and its capabilities can help Realtors® identify which technologies can help improve customer experiences, and stay ahead in a competitive market.
EMERGING TRENDS IN AI
In the fast-evolving world of real estate, staying ahead of emerging trends and technologies is crucial for Realtors® aiming to remain competitive and provide top-notch service. And with AI leading the forefront of technological advancements, we’ve reached out to expert Craig Grant, CEO of The Real Estate Technology Institute/RETI, to help us identify emerging trends and understand their implications.
“Generative AI is seeping into just about every aspect of life and business and can be used to do just about anything these days,” said Grant. Grant further explains that the main trends we are seeing are:
Computer Visualization is a form of AI that allows computers to detect and interpret just about anything in a picture or video. This technology is improving by leaps and bounds and is going to transform real estate in many ways; where a listing can not only be entered into the MLS just based on the pictures of that property, but combined with data, it can also evaluate the property condition,
amenities, compare it to other properties in the area on the market, create the CMA and a lot more.
Personalized Avatars: The ability to create an avatar of yourself to create video content without being on camera is also improving rapidly. But what we are starting to see is more advanced functionality such as being able to convert video into other languages (HeyGen) or merging with your database (BHuman) so that one piece of video content can become multiple and even personalized video content in seconds.
AI Assistants: Realtors® can use AI to be like your personal secretary or assistant to do so many of your traditional manual tasks such as responding to communications and leads, handling customer service, customer follow-up, and more.
Office Software Integration: By adding AI into your email account and office applications, it allows you to operate so much faster and more efficiently such as responding to or preparing email responses in a click or even create entire documents in seconds.
Marketing: From brainstorming ideas to content creation, to developing marketing materials, plans, and more, AI and tools like Canva are amazing at marketing.1
TIME-SAVING AND MANAGEMENT
AI-powered software, including CRMs, is a gamechanger for real estate professionals. These tools automate routine tasks, allowing agents to focus on what they do best: building relationships and closing deals. Here are some key benefits:
Task Automation: AI automates scheduling, follow-ups, and data entry, significantly reducing administrative workload.
Improved Customer Service: AI-driven chatbots and virtual assistants ensure that clients receive timely responses, enhancing customer satisfaction.

Here are some essential AI tools every real estate professional should consider:
ChatGPT: An advanced language model that assists in drafting communications, analyzing data, using a vast library of custom GPTs (apps and integrations.
Google Gemini: A powerful tool for data analysis and business intelligence that integrates with Gmail, Google Docs, and many Google tools.
Microsoft CoPilot: Integrates with Microsoft Office and Outlook, helping with task management and document creation. ChatGPT, Google Gemini, and Microsoft CoPilot are all types of AI known as Large Language Models (LLMs). These models are trained on vast amounts of text data to understand, generate, and manipulate human language effectively.
Canva: An AI-powered design tool that simplifies the creation of marketing materials.
MidJourney: An AI tool for generating high-quality images and visual content.
RPR Script Writer: Specialized for real estate, this tool helps in creating detailed reports and scripts.

HeyGen: An AI tool for generating high-quality video content.
Descript: A powerful tool for video editing and transcription, enhancing content creation.
POTENTIAL RISKS OF USING AI IN REAL ESTATE
While AI offers numerous benefits for time management, task automation, and data analysis, it’s crucial to be aware of the potential risks associated with its use.
“Generative AI platforms are known to sometimes provide false or misleading information (or even make it up), content can often include hate and/or bias, etc. and it is the real estate professional’s responsibility to ensure everything they publish is accurate, not misleading, not illegal (legally or the code of ethics), and/or wouldn’t potentially damage their reputation,” said Grant. “For example, it can easily create a property description that is inaccurate or violates fair housing laws or create a profile of a community that is outdated or wrong because it pulled information from an unreliable source. It is imperative that all content created with AI is thoroughly checked in every way before using it in the public or in one’s business practices,” added Grant.
A FEW ADDITIONAL RISKS INCLUDE:
Bias and Discrimination: AI systems can inadvertently perpetuate biases present in the data they are trained on. If AI tools are trained on biased data, they can produce biased outcomes, potentially leading to discriminatory practices in customer service or marketing.
Over-Reliance on Automation: While automation enhances efficiency, over-reliance on AI can have drawbacks such as loss of personal touch. Real estate is a relationship-driven industry. Overreliance on AI for customer interactions can result in a loss of the personal touch that is often crucial in building trust with clients.
Invest in Training and Development: Proper training is essential for anyone utilizing AI to ensure they can effectively work with AI tools and adapt to changing roles.
By being aware of these potential risks and taking proactive steps to address them, real estate professionals can harness the power of AI while safeguarding their businesses and clients.

Advantage Gained Through Deception of Client
By: National Association of REALTORS® Interpretations of the Code of Ethics Agreement Case 1-24: (Originally Case #4-3. Revised and transferred to Article 6 as Case #6-5 May, 1988. Revised November, 1993. Transferred to Article 1 November, 1994. Revised November, 1997.)
Client X listed his unique parcel of land on a lake exclusively with Realtor® A, who worked diligently for months to sell Client X’s property. Finally, Realtor® A came up with the idea of selling the property to the county for a park, and made arrangements for its presentation at a special meeting. Client X went before the County Commissioners with his attorney. Realtor® A, the listing broker, was in the audience. Realtor® A commented about the property and told the County Commissioners that if the County purchased the property he, Realtor® A, would receive a real estate commission. The County Commissioners agreed to take the matter under advisement.
Realtor® B, a member of the County Commission, approached Client X and suggested that if the property were listed with Realtor® B exclusively, and Realtor® B then cooperated with Realtor® A so that the real estate commission would be split between them, the County would probably purchase the property from Client X. Otherwise, Realtor® B indicated, the County would not purchase it. Unknown to Client X, the County Commissioners had already voted to buy the land. Worried that he might not sell the land, Client X immediately signed a second written exclusive listing with Realtor® B. Thereafter, a sales contract was executed which provided that the real estate commission was to be divided equally between Realtor® A and Realtor® B. Unknown to Realtor® B, Client X had told Realtor® A the entire story about Realtor® B’s approach to and conversation with Client X.
Realtor® A filed a complaint against Realtor® B alleging violations of Article 1 and Article 16. The Grievance Committee found enough evidence of Realtor® B’s alleged violations of the Code to warrant a hearing before a Hearing Panel of the Board’s Professional Standards Committee.
At the hearing, Realtor® B defended himself, indicating that he had been instrumental in influencing the County Commission to vote to buy Client X’s land, and had voted for it himself. Accordingly, Realtor® B felt it was appropriate for him to receive a commission.
It was the Hearing Panel’s conclusion that Realtor® B had used his official position as County Commissioner to deceive Client X with respect to the prospects of the County purchasing his
property, and had coerced Client X into executing an exclusive listing while the property was already listed exclusively with Realtor® A. The Hearing Panel found Realtor® B in violation of Article 1 for having advised Client X dishonestly and Article 16 for having acted inconsistently with the exclusive relationship that existed between Client X and Realtor® A. •

Sales and Rentals by Non-Residents

Navigating the intricacies of sales and rentals of real estate owned by non-residents presents some significant differences from the sale and rental by permanent residents. The primary regulation which comes into play is the Foreign Investment in Real Property Tax Act, which is commonly abbreviated as “FIRPTA” (pronounced Firp-Ta). The IRS considers residents as being U.S. citizens and those other non-citizens who satisfy the IRS’s substantial presence test.
FIRPTA REQUIREMENTS AND EXCEPTIONS
Unless an exception applies, FIRPTA will require that fifteen percent of the sales price of the real estate be withheld from a non-resident seller upon the sale (or other disposition) of the property. There are two main exceptions which can be utilized by non-residents. The first exception allows for the withholding percentage to be reduced to zero if the sales price is below $300,000.00 and the buyer is willing to sign an affidavit stating that either the buyer or a member of the buyer’s family is going to reside in the property for at least half of the time the property is occupied for the first two years after the sale. The second exception allows the withholding amount to be reduced to ten percent if the sales price of the real estate exceeds $300,000.00 and the buyer is willing to sign such an affidavit.
IRS REGULATIONS
Since the non-payment of required withholding can create a lien on the real property, the IRS regulations make a buyer responsible for ensuring that the seller’s sale proceeds are properly withheld. A buyer may accomplish the withholding by either placing the withheld funds with an escrow agent selected by the buyer, who will hold the funds until the IRS issues a withholding certificate specifying the amount of the seller’s tax liability, or sending the withheld funds directly to the IRS upon the closing of the sale. If an escrow agent holds the funds, then they will send the IRS the withheld funds up to the amount of the tax liability shown on the withholding certificate and return any excess funds to the seller.
FIRPTA REGULATIONS: RENTAL PROPERTIES
In addition to sales of real estate, FIRPTA also applies to rental income from real estate. When a nonresident leases their U.S. property, they are required to withhold thirty percent of the rental income received and remit it to the IRS. The FIRPTA regulations applicable to rental income require anyone who is the control, receipt, or custody of the rental income to make the required withholding. Such persons are primarily liable for the tax which should have been withheld in addition to interest, penalties and potential criminal sanctions for failing to withhold and remit the taxes. As such, it is critical for Florida Realtors® who receive and collect rents for non-residents, to ensure that the withholding is accomplished in a timely manner. •

It’s that time of the season again. Mailboxes stuffed with glossy campaign mailers, radio and tv airwaves packed with campaign speech, and candidate signs dotting the soil as far as the eye can see. Amidst the campaign rhetoric and election year shenanigans, your colleagues on the RASM Public Policy Committee and the Board of Directors have spent hours this year interviewing, deliberating, and vetting candidates at the national, state, and local levels to identify which individuals are best suited to serve in public office and advance the pro-Realtor® agenda.
This means candidates who believe in fighting for issues important to our members: private property rights, increasing homeownership incentives, decreasing barriers and cost of homeownership, commitment to preserving Florida’s quality of life, and promoting a thriving business environment that allows our members and their clients to thrive. During these interviews, the Public Policy Committee focuses solely on Realtor® issues. This allows us to stay in our lane and stay out of the issues that aren’t relevant to real estate.
This month, mail-in ballots will be going out for the primary elections which take place on Tuesday, August 20. If you have not registered yet you need to do so by July 22 to vote in the primaries! GOVERNOR DESANTIS SIGNS FLOOD DISCLOSURE BILL: KNOW YOUR OBLIGATIONS!
Governor DeSantis recently signed HB 1049 into law which will add requirements for your clients selling homes. House Bill 1049 requires residential property owners to provide flood disclosures to buyers at or before the sales contract is executed. These disclosures must include the following:
The title of the form must be labeled “FLOOD DISCLOSURE.”
A flood insurance disclaimer must be provided which states as follows: “Flood Insurance: Homeowners’ insurance policies do not include coverage for damage resulting from floods. Buyer is encouraged to discuss the need to purchase separate flood insurance coverage with Buyer’s insurance agent.”
The seller must state whether he or she has filed a claim with an insurance provider relating to flood damage on the property, including, but not limited to, a claim with the National Flood Insurance Program.
The seller must state whether he or she has received federal assistance for flood damage to the property, including, but not limited to, assistance from the Federal Emergency Management Agency.
Florida REALTORS® supported this bill to help buyers make more informed decisions about properties and reduce post-closing disputes. The flood disclosure law goes into effect on Oct. 1.
VA ANNOUNCES TEMPORARY RULE CHANGE FOR BUYER COMPENSATION
Last month the VA announced a temporary rule change in their policies which will allow buyers to directly compensate their brokers. It’s important to note that the formal rulemaking process will still be necessary, but this is a welcome change to policies to provide clarity and guidance to all Realtors® that represent VA buyers. The VA loan program is an essential tool to provide our veterans an efficient and affordable method of financing as they pursue the American dream of homeownership, a dream they were vital in helping preserve through their service to our country.
This change comes at the tail of months-long advocacy efforts from NAR and your Realtor® colleagues who hammered home the issue during our annual trip to D.C. in May. Every Representative we met with in Washington agreed when our members advocated for this change during our meetings, and these advocacy efforts bore fruit mere weeks after our meetings. •
May 2024 Real Estate Market Report: Trends in Sarasota and Manatee Counties

Association of Sarasota and Manatee (RASM) released its monthly market report detailing the real estate trends for May 2024. According to the data compiled by Florida REALTORS®, the housing market in Sarasota and Manatee counties shows a mixed trend compared to May 2023 with increasing inventories and longer times to contract and sale, indicating a potential shift towards a more balanced market or even a buyer’s market, especially in the townhouses and condos segment. Median and average sale prices vary, with some areas showing increases and others decreases, reflecting local market conditions and demand.
KEY TRENDS IN MAY 2024:
Sarasota County: Single-family homes are seeing stable sales and rising prices with increasing inventory, suggesting a shift towards a buyer’s market. The condo/townhouse market is showing a decrease in sales, with decreasing prices and increasing inventory, indicating a potential buyer’s market as well.
Manatee County: Both single-family homes and condos/townhouses are experiencing fewer sales and increasing inventory, indicating a potential shift towards a buyer’s market. Prices for single-family homes are stable, but condos/townhouses are seeing slight decreases.
SINGLE-FAMILY HOMES
The market for single-family homes in Sarasota County showed a positive trend in May 2024, with 850 closed sales, marking a 3.4 percent increase compared to May 2023. The median sale price rose by 3.9 percent to $530,000, while the average sale price saw a 6.3 percent increase, reaching $743,303. The total dollar volume surged to $631.8 million, reflecting a 9.9 percent year-overyear growth.
However, inventory levels saw a significant rise, with 3,239 active listings, a 77.6 percent increase, leading to a months supply of inventory at 5.0 months. The median time to contract extended to 43 days, up 72.0 percent, and the median time to sale increased by 25.4 percent to 84 days. Sarasota County hasn’t seen inventory levels this high since Q1 of 2019.
Manatee County’s single-family homes market remained relatively stable, with 801 closed sales, showing a slight decrease of 0.2 percent compared to May 2023. The median sale price increased by 1.9 percent to $525,000, while the average sale price rose by 3.4 percent to $709,406. The dollar volume reached $568.2 million, reflecting a 3.2 percent increase.
According to Stellar MLS data, Manatee County has seen the sale of 3,697 single-family homes in the last 180 days. Among these, 1,167 were newly constructed in 2023 or later.
“It’s important to note that the current median home price may appear skewed due to higher selling prices of new construction homes from a year ago. This lagging indicator affects the overall median home value,” said Tony Barrett, 2024 RASM President and Broker/Owner of Barrett Realty. “We will closely monitor the market over the next few months to gain a clearer understanding of how increased inventory and longer days on the market impact median home values.”
Active listings in Manatee County rose by 68.6 percent to 2,570, resulting in a months supply of inventory of 4.1 months. The median time to contract grew by 40.6 percent to 45 days, and the median time to sale increased by 18.8 percent to 95 days.
The combined average sales price for single-family homes in Sarasota and Manatee counties increased by 4.9 percent, indicating strong performance in the luxury market.
“We’ve seen numerous record-breaking luxury home sales in recent months,” added Barrett. “Among them is the Ohana Estate, which set a new high with its $19.75 million sale on Longboat Key.”
TOWNHOMES AND CONDOS
The townhouse and condo market in Sarasota County experienced a slight decline, with closed sales dropping by 4.1 percent to 423. The median sale price decreased by 9.1 percent to $368,000, and the average sale price fell by 6.1% to $545,992. The dollar volume also saw a decrease of 9.9 percent, totaling $231.0 million.
Inventory for townhouses and condos increased by 87.3 percent to 2,010 active listings, resulting in a months supply of inventory of 6.3 months. The median time to contract increased by 125.9 percent to 61 days, and the median time to sale rose by 34.7 percent to 101 days.
The townhouses and condos market in Manatee County experienced a notable decline, with closed sales dropping by 25.8 percent to 264. The median sale price decreased by 5.5 percent to $361,495, and the average sale price fell by 32.0 percent to $412,348. The dollar volume saw a significant decline of 49.6 percent, totaling $108.9 million.
Inventory levels for Manatee County townhouses and condos increased by 88.4 percent to 1,458 active listings, leading to a months supply of inventory of 6.3 months. The median time to contract rose by 51.4 percent to 56 days, and the median time to sale increased by 9.2 percent to 95 days.

Global Times at NAR’s 2024 Legislative Sessions in Washington, D.C.

The NAR 2024 Realtors® Legislative Meetings, held from May 4-9, 2024, in Washington, D.C., provided a vital platform for Realtors®, lawmakers, and industry leaders, to engage in critical policy discussions. It was also a golden opportunity for NAR Global Staff, Global Coordinators, and Global Ambassadors to connect and discuss the latest happenings in the NAR Global sphere.
CIPS ADVISORY BOARD MEETING
Held on May 5, the CIPS Advisory Board Meeting kicked off with an inspiring overview of the CIPS program. Currently, there are 3,650 CIPS designees, with 940 being international. This year, 275 new CIPS designees were welcomed, 90 of whom are international. Impressively, 43 CIPS Institutes were conducted, with 16 held overseas.
NAR Partners overseas are thriving, with over 70 partners and 34 of those partners licensed to provide CIPS courses. Exciting updates include a refreshed CIPS logo, new materials, monthly CIPS Mentor Open House webinars, increased networking opportunities, and the prestigious CIPS Excellence Award for nominated CIPS Designees, including Association Staff and Certified CIPS Instructors.
NAR GLOBAL ALLIANCES ADVISORY BOARD
The Global Alliances Advisory Board meeting on May 5 featured critical regional updates from the five NAR Regional Coordinators. Alina Aeby (Eastern Europe), Ileana Bogaert (South America), Mark Kitabashi (Asia/Pacific), David McCoy (North/Central America and the Caribbean), Alireza Memar (Middle East and Africa), and Christel Silver (Western Europe), provided invaluable insights on those global markets. Mark your calendars for the C5+CCIM Global Summit in Hollywood, Florida, from September 17-19, 2024! Registration is now open at C5summit.realestate. Additionally, FIABCI USA will hold its Fall Meeting concurrently with this event.
NAR GLOBAL BUSINESS AND ALLIANCES COMMITTEE
On May 6, the NAR Global Business and Alliances Committee convened, attracting committee members as well as 61 attendees from 17 countries. A highlight was Russell W. Riggs’ presentation on Federal and legislative regulatory updates concerning the H2-B (temporary worker) and EB-5 (investor) visas, restrictions on foreign property buyers, housing supply, and inventory, and global real estate trends. Notably, Florida remains the top destination for international buyers, commanding 23% of the market share.
NAR GLOBAL BUSINESS COUNCILS FORUM
The Global Business Councils Forum held on May 6 was pivotal for Association staff and Global Business Councils. This forum highlighted the resources and opportunities available to help Global Business Councils thrive and achieve recognition through NAR’s Global Achievement Program. Moderated by NAR Global Business Councils Chair Amy Kong, the panel featured Stephanie Acker of NAR, Agueda Del Borgo, NAR Global Business Councils Vice-Chair, Yoshi Nori Takita, NAR Global Liaison, Evan Smith of LIBOR, Rhonda Henry of HPRAR, Maria Grulich of Florida Realtors®, and Pius Dawson of HGAR, who shared their global successes and best practices.

The event concluded with the CIPS Networking Reception on May 6 at 6:00 at the Washington, D.C. Convention Center. This reception offered a fantastic opportunity for new and seasoned CIPS Designees to connect and socialize, reinforcing the strong bonds within our NAR Global Family.

TROLLEY TOUR
You might remember we kicked off our year with a Trolley Tour of Lakewood Ranch and Waterside, and we just kept covering more ground from there! We continued the tradition of sold out Trolley Tours, traveling from South Sarasota Golf communities to North River Ranch. The demand for the Trolley Tours has been so high that this month, we’ve added a second trolley for our upcoming Downtown Sarasota Condo Tour on July 11, and we can’t wait to see you there!

We all know it would only be a real YPN with the socials, though. So we kicked off the year at Mandeville Garden for a casual after-hours reunion with members, future members, and our beloved business sponsors, coupled with live music and a toast to 2024.

The annual charitable fundraiser was voted “Putt Putt Palooza” which was a success in benefiting SPARCC, a dedicated organization committed to supporting survivors of domestic violence and sexual assault, and the RASM Realtors® Charitable Foundation, the charitable arm of RASM supporting housing-related charities, local students, and members in need. Who knew you could do so much good while teaming up on the putting green with friends and coworkers?

Then off to the races with YPN’s “Realtors® to Watch under 40” award! This year, we are thrilled to announce that we received the highest number of applications with the most qualified candidates yet! Not only did we have to expand the winners from a final five to six, but we also selected the first “team” in Realtors® to Watch history! Congratulations to all.
LUNCH AND LEARNS
Last, but definitely not least, our third pillar: education. Our YPN “Lunch and Learns” filled the rooms with anticipation for our speakers. Cyrus Mohseni, a true real estate guru, traveled all the way from California to inspire, motivate, and share his tips on “How To Double Your Listings” and he did not disappoint. His energy and passion were contagious and his personal journey of success was extremely motivating. More recently we welcomed Montana Thigpen to share how to generate quality leads from social media and where to focus your time and money. She took the guesswork out of what can be an overwhelming amount of digital tools and provided a realistic and attainable process.
I’d say YPN has covered quite a lot of ground thus far... but we’re only halfway there! We’re always looking for new ideas and collaborations. If you have a specific request or have a fresh idea, we want to hear from you! Looking for an opportunity to work on a committee with like-minded professionals?
